TIME TO SPRING INTO SPRING ONCE AGAIN! As

a managing editor at OUR HOMES, one of the most enjoyable aspects of my role is attending photo shoots at the homes we showcase in our publications. Witnessing the transformation of living spaces, getting to know the homeowners and hearing some of their experiences never fails to leave a lasting impression. As our photographer takes photos throughout the home during the shoot, there is always time for the homeowner to share details about the project, and about their lives in general. During these times I’m constantly reminded of the timeless adage: “Home is where the heart is.” It may be cliché, but it’s one that holds an undeniable truth. And in the realm of home design and renovation, this sentiment takes on a special significance. When a homeowner embarks on a renovation project or seeks the expertise of a designer or builder, they are essentially inviting a person or a business into their heart. It’s a decision that requires trust, vulnerability and a leap of faith. But it’s also an opportunity for something truly special to unfold. During the planning and execution stages, genuine connections often form between homeowners and professionals they’ve entrusted with their vision. Together, they navigate the challenges and celebrate the triumphs of the renovation journey, often forming bonds that extend beyond the confines of the project itself. The laundry room is a hard-working space, as washing is a part of daily life, and the task itself is an act of service for our family and those we love. Embrace the laundry room as the cleaning headquarters of your home by designing it for functionality and organizing it to maximize efficiency. Add elements that reflect your style to make it a space you feel good in. Regardless of size, most laundry spaces have a few things in common, including a washing machine, dryer, workbench/ folding countertop, drying racks, dirty clothes hamper, cabinetry or shelving, deep sink for soaking, iron, ironing board or steamer, and other household cleaning supplies. When designing a laundry room, consider how you prefer to get the job done, as the needs of the space can vary depending on your laundry system. Some people presoak, while others do not. Some rarely iron, while others iron nearly every item. Some people are precise sorters, while others are not. Some people line-dry or hang-to-dry, while others do not. These factors affect the requirements of the space. An important consideration for every laundry room is to provide a sufficient path of travel into, out of, and around the space (especially when carrying a basketful of laundry), and appropriate clearance in front of the machines (aim for a minimum of 42 inches). The best ergonomics for your body and the tasks of bending, reaching and lifting may dictate whether your machines should be on pedestals, side by side or stacking, front or top load, etc. Cabinetry above your washer and dryer should be deeper than standard uppers and not as far above the machines as a typical offset so you can access and utilize this storage more easily. If you are installing a hanging rod, leave between 36 and 39 inches of hanging space between the rod and the countertop. 26 | ourhomes S P R I N G 2 0 2 4

SOME TIPS: Locating essentials within easy reach keeps things simple and efficient. Incorporating a generous folding surface is useful for sorting and stacking clean clothing. Including a space for multiple hampers is helpful to separate clean clothes from dirty, and for sorting different loads. Utilizing closed storage is more practical than open shelving. For one, cleaners and detergents are often unsightly items, and secondly, if you use the dryer frequently, a lot of lint/dust is generated. Selecting baskets and hampers made from natural materials such as wicker, wool, and canvas is generally much more attractive than their plastic counterparts and a more sustainable option. There are also racks that can be integrated into cabinetry that pull out to provide a surface to lay items flat to dry (such as wool garments that can be easily misshapen if hung up when wet). Choosing resilient, hard-working materials and finishes such as paint-grade wood wainscotting, tile flooring, scrubbable paint and durable countertops will stand up to laundry baskets bumping the walls, wet items dripping across the floor and cleaners and detergents that can damage more delicate counter materials (such as marble). Follow the machine recommendations for load size – your clothes don’t get clean if you overload your washer. Caring for clothing and linens as per their instructions might take you more time, but in the long run, you will extend the life of your clothing (and save money). Giving your clothing a shake and a snap before line-drying gets the wrinkles out. Folding items as soon as they come out of the dryer or off the line avoids double handling (and reduces time spent ironing!). Every few months, give your laundry space a deep, thorough clean. Wipe the machines inside and out, clean the filters and vacuum the areas around and behind them. Remember to clean the dryer lint trap after every use. Take everything out of storage cabinetry and off any shelves and purge what you no longer use or need. Wash the walls, ceiling, doors, trim, cabinetry and floors. Spray and wipe all surfaces (disconnect appliances from power sources, as required), and give the sink and faucet a good scrub. Open the window to get fresh air circulating. OH

STRAWBERRY BASIL

Mojito

This strawberry basil mojito is a berry fun twist on the classic cocktail. It blends fresh strawberries, mint, basil, white rum and freshly squeezed lime.

SIMPLE SYRUP ½ cup granulated sugar ½ cup water Add sugar and water to a small saucepan over medium heat. Stir until sugar is dissolved. Let cool, then pour into a glass jar and seal tightly with a lid. Simple syrup will keep, refrigerated, for about one month.

COCKTAIL (Makes 1) 1-2 strawberries, sliced 1-2 basil leaves 1-2 mint leaves ½ oz lime juice 1½ oz white rum 1 oz simple syrup Soda water Add all ingredients except the soda water into a cocktail shaker. Add ice and shake until muddled and combined. Strain into a glass over ice. Top with soda water and garnish with extra basil and mint leaves. OH

A new trend is gaining traction in this era of outward opulence, and despite its quiet approach, it’s making quite a splash. It’s called “quiet luxury.” You’ve surely seen it without recognizing it outright – it is quiet, after all.

This growing movement started as a way for the upper crust to indulge in life’s pleasures while keeping family fortunes quiet, and has subsequently spilled into the world of fashion and interior design. According to the principles of quiet luxury, true luxury need not be flaunted. Forget brands and labels; this trend prefers a discreet, even humble approach, while still exuding luxury in its purest form – if you know what to look for.

So, what does “quiet luxury” look like? Here’s how to spot this subtle trend.

LESS IS MORE Broadly speaking, quiet luxury, also known as “stealth wealth,” prescribes to the less-ismore mentality. In terms of interiors, the trend emphasizes clean lines, functional layouts and uncluttered spaces with plenty of breathing room. I’m not necessarily referring to the size of a space, but rather what’s contained within. Each piece of furniture and décor must rightfully earn its place in the home, thoughtfully considered for its beauty and function, offering a practical and aesthetic purpose that contributes to the overall design. In every regard, overcrowding and clutter is avoided at all costs, in the number of pieces and in details alike. When faced with choices, quality trumps quantity every time. This is intended to both maintain the character of this minimalist aesthetic, while also indulging in the very best. Furniture and finishes are timeless and well-crafted and stand the test of time and trends. Avoid the ornate, and instead seek out the flawless and the finest. Consider solid materials, exquisite craftsmanship and durability – wood furniture, artisanal ceramics and handwoven textiles that add authenticity, dimension and tactile indulgence to a room. Instead of loud logos, layer in a cashmere throw, a handwoven silk pillow, or a well-crafted leather armchair – all examples of how you can embrace luxury without exuding overt opulence. JEANNIE AND RYAN DE GUZMAN entrusted the extensive interior renovation of their four-bedroom home to Unfold Creative Studio. “They were really wonderful to work with, had tons of patience and helped solve some structural issues we came across.” says Jeannie, a CFO of 1Password, a Toronto-based security software company. “Our contractor, Castellano Construction, was great as well. The two teams worked well together.” Designers Gennifer Buscemi and Sinziana Iordache co-founded Unfold Creative Studio in 2017. Although they attended the same design school, they didn’t meet until later in life. Originally from Romania, Sinziana came to Canada in 2007. “I have a background in architecture but always knew I wanted to pursue something artistic. There were a lot more opportunities for design in Canada,” she recalls. Gennifer hails from Toronto and loves problem solving and tackling challenging projects. “I like getting really creative, especially if it involves problematic spaces,” she says.

Designers Gennifer Buscemi and Sinziana Iordache worked seamlessly with contractor Joe Castellano of Castellano Construction to bring the homeowners’ vision to life. LEFT: The main-floor powder room creates small-space impact with high-end finishes and graphic blackand-white flooring.

While Gennifer and Sinziana handle problems differently, their individual skill sets meld together beautifully. It’s a successful partnership that complements each other’s strengths. “We divide the tasks and it works well. It’s also invaluable that we consult and consider each other’s opinions,” Sinziana says. Their company offers full service interior design, specializing in commercial and residential spaces, including complete renovations. Renovating Jeannie and Ryan’s outdated home fully engaged their passion for problem solving. “Initially, the functionality of the home didn’t work so we changed the interior to suit them,” explains Sinziana. Their biggest challenge was working around a structural beam, discovered between the kitchen and dining room. “This meant we could not have a flat ceiling as originally planned. We brainstormed how we could make this intentional and not feel like a random beam that was interrupting the cabinetry,” says Gennifer. They skillfully created a transom space between the kitchen and dining area by cladding the beam and integrating it into the cabinetry. As a result, the kitchen flows effortlessly into the dining room as a separate, yet unified space. Continued on page 41

Jeannie and Ryan wanted a contemporary yet warm, welcoming ambience throughout their home. A hint of Scandinavian influence married with quirky, fun touches and bursts of colour add to the unique yet practical design. “We added texture, warm-coloured woods and a neutral palette,” says Sinziana. One of the owners’ must-haves was a large kitchen, suitable for entertaining. Gennifer and Sinziana transformed the outdated, baby blue kitchen into a sleek, modern space, ideal for hosting family and friends. Blackand-grey cabinetry, by Sköna Design, with natural oak details beautifully contrast the neutral walls, black fixtures and built-in appliances. White porcelain counters and backsplash with grey ripples, supplied by Olympia Tile, are easy to clean and fuse perfectly with the neutral aesthetic. “We love the kitchen and think it went through the biggest transformation,” Jeannie says. “I love

We were able to add lots of little touches to personalize and maximize space.” A cantilevered table, off the spacious island, provides an area for casual dining while a coffee bar is perfect for relaxing with a delicious latte. A convenient, hidden pantry ensures ample storage, allowing for an efficient and clutter-free space. The formal living area, dubbed the white room, is a masterpiece of simplicity, style and elegance. Gennifer and Sinziana’s design highlights the effortless flow and integration of space that allows guests to move seamlessly from the dining room. The stately fireplace highlights the comfortable family room. “Our fireplace is good old-fashioned wood,” Jeannie say. “We kept it as we like the rustic feel, refinished it with porcelain and added a nice big wooden mantel.” Relaxing on the cosy sectional sofa, Continued on page 42

from Sundays, in front of a roaring fire is the perfect spot to unwind after a long day. Glass doors enclose a home office, equipped with a custom-built bookshelf and bench. “It’s a workspace that’s private but not detached from the rest of the house,” says Sinziana. Pink leopard-patterned wallpaper adds a touch of fun and interest. The laundry/mudroom presented unique challenges for the designers. “The room is very narrow, so it was not easy to design in terms of functionality,” says Gennifer. quartz countertops and backsplash, and large-scale terrazzo flooring. Black reeded panelling is the ideal backdrop to showcase colourful round wall hooks that add a touch of whimsy and pull together the colour scheme. “We had fun playing with different textures, patterns and colours in a space that can otherwise be forgotten,” says Gennifer. After a long day, the primary bedroom and en suite on the second level are a welcome haven from the chaos of daily life. A roomy round bathtub, enclosed glass walk-in shower, subdued lighting and heated floors help create a luxurious, spa-like atmosphere. Dual floating vanities, lit from below, flank a tall arched mirror and makeup counter. “I love the circle tub, Toto bidets and my little vanity stations,” says Jeannie. The lower-level gym and bar area is geared for fun and family. A quirky neon sign, vintage mint green refrigerator and black mirrored upper cabinets above the sink combine to make this space inviting and interesting. A guest bedroom with a sliding barn door and living area complete this floor. As summer approaches, Jeannie and Ryan look forward to spending time relaxing around the pool they had always imagined in their lush garden oasis, and enjoying their newly modernized heritage creation. “We were pleased we could help Jeannie and Ryan get exactly what they wanted,” says Sinziana. “Their home is contemporary but still feels warm and welcoming.” OH 44 | ourhomes S P R I N G 2 0 2 4

decorating Whether you’re shopping for a client, are in pursuit of a particular piece for your own space or you’re just out on a weekend jaunt armed with impulse, here are five things NOT to do when sourcing vintage furniture.

DON’T LET IMPERFECTIONS WIN The term vintage is qualified when a piece of furniture is more than 40 years old. Having survived several decades in family homes already, wear and tear is to be expected. Imperfections such as scratches are cosmetic and can most often be corrected with easy-to-use products available at any home improvement store. Surface damage such as water rings or ink stains can be forgotten with purposefully placed décor such as plants or catchalls. Minor damage comes with the territory of older pieces but it’s important to consider the rarity and uniqueness of the piece itself against this smaller setback.

VINTAGE FURNITURE WHAT NOT TO DO

With vintage furniture now a stealth competitor in home furnishing options, procurement has become game-like, achieved by scavenger hunt and bound only by the kilometres you’re willing to clock. 46 | ourhomes S P R I N G 2 0 2 4

DON’T SLEEP IN Markets of any kind are synonymous with early mornings and those hosting furniture vendors are no exception. While many companies offer inventory available for purchase online, they often showcase their latest offerings at in-person events where they can be purchased first. Markets are not the type of shopping event to hit hours after doors open. If you want your pick of the haul, set your alarm.

DON’T SKIP THE MATH Math is definitive and though you may think there’s a way to change a formula for fit, there seldom is. If you’re shopping for a particular space, come armed with the measurements. The last thing you want is to find the perfect piece, size it up by eye only and face major disappointment when it’s simply too big to fit the vision. Before setting out, ensure you have any applicable measurements written down (please don’t rely on memory for this one!) and bring with you a measuring tape of your own just to be safe.

DON’T ASSUME THE PRICE IS FIRM In some cases, prices on vintage furniture pieces can be negotiated. If you’re speaking directly with the owner of the shop and you’re getting a sense of leniency, ask if they’re open to a discount. Read the room before pursuing this tactic as you always want to maintain respect for shop owners and the work they put into curating their collections.

DON’T IGNORE SCENT Even those most experienced in furniture restoration will only purchase from smokefree environments. Over time, furniture subjected to consistent tobacco use will develop irreversible effects such as yellowing and scent absorbency. While paint can cover discolouration and there are odour neutralizing products intended for furniture, it’s important to recognize these as only reducers and not eliminators. If you can smell smoke in a piece of furniture, skip it. While serendipitous finds are known to make cameos throughout one’s hunt for vintage furniture, it’s a gift that knows no regularity. When homeowners Angela and Ken first renovated their home in Stouffville, they called on Shima Yazdan of Niche Decor to help transform the 4,300 sq. ft. bungalow into a classic, timeless space.

With the interior renovation complete, they set their sights on creating a backyard oasis. Surrounded by a lush forest, the one-acre property with sweeping, panoramic views provided a beautiful blank slate. They worked with Backyard Getaways to design a space that blends seamlessly with its environment, adding a pool, patio, landscaping and a cabana to maximize outdoor living. “From the deck, we wanted to see blue water,” says Ken. “We decided to have a large pool, 16-by-32 feet, with large stones all around it, and it looks great. I love just sitting and looking at it. And we added a water feature, a hot tub that spills into the pool, and the water sounds are quite nice.” With the 630 sq. ft. cabana in place, they called on Niche Decor once again to transform the structure into a beautifully-finished space. “They wanted another entertaining space that would allow them to live outside longer,” says Shima. “They wanted an extension of their indoor space – a place they can utilize with the outdoor space and the pool that still looks like the design was created intentionally so that it’s an extension of their living space at home.” A retractable door blurs the lines of indoors and out, opening fully to enjoy clear skies and sunny days then sliding closed to create usable space in the event of rain. Screens running the length of the space allow for a breeze while keeping the pests at bay. The design team advised the couple on colours, textures and materials to help maintain the open, airy feel while adding dimension by layering with texture. Shiplap imparts a subtle, coastal touch. “It added depth to the space, which is really important,” says Shima. “We didn’t want blah white walls.”

Though the homeowners wanted the cabana to be an extension of the home, the varying materials and finishes used create a distinction from the main house and define the outdoor space. “It can be cohesive but at the same time, it should feel a little different when you walk in,” says Shima. “The shiplap is so soft, it’s very subtle, but it’s that perfect touch. The treatment carries to the vaulted ceiling cove to provide continuity and bring the space together.” Whites and greys are offset with warmer elements, like the wood fireplace mantel and the

beams, which add architectural interest to the soaring ceilings. Wood fans spin lazily on sultry summer nights. A sound system was installed by Liptons Audio Video Unlimited. The crisp white in the powder room is fresh and bright, and an outdoor shower adds to the resort-like feel. The outdoor kitchen designed by Outerior Outdoor Kitchens & Cabinetry is fitted with all the amenities of a culinary kitchen. In addition, an oversize barbecue and stainless-steel appliances and backsplash provide maximum function but minimal fuss and mess. Continued on page 54

A darker hue was strategically chosen for the flooring to withstand the wear and tear of traffic. The added bonus? They are heated for continued comfort in the chillier months. The L-shaped island provides plenty of counter space, and the raised bar adorned with woven bar stools allows guests to lounge with a drink. Marble maintains the fresh, bright resort feel. “I worked with Shima closely on what we wanted to create,” says Angela. “We wanted an oasis but at the same time, we didn’t want our guests to feel when they come in that they couldn’t sit.” All the furnishings were selected with outdoor living in mind. The supple taupe sofa with its aluminum frame is designed to withstand the changing weather and temperatures. Everything from the cosy slipper chairs to the pedestal-style concrete end tables is certified for outdoor use, creating a practical but beautiful space. Shima says they paid careful attention to the shape and scale of the pieces used. “We did our best to make sure the pieces made an impact in the space without feeling chunky or overloading the space.” Texture, from the plush pillows to the sweeping drapery, adds softness. The fabrics are pretty yet durable, allowing guests to move from the pool to the cabana without the need to dry off. The couple’s sons enjoy outdoor entertaining, and the design provides a no-fuss backdrop for easy summer nights. A well-designed interior doesn’t have to feel cold and unapproachable. To complement the softer elements, faux greenery was added to bring the outdoors in and anchor the indoor-outdoor feel. With the cabana done, the couple often find themselves migrating outdoors, opting for al fresco living in the warmer months. “It’s an oasis,” says Angela. “When we’re having cocktails or drinks, it’s very relaxing.” It’s so relaxing in fact, that the couple often debates on whether to head up north to the cottage on Fridays or stay put and enjoy the simplicity of a backyard barbecue. The next potential project on the horizon: A lowerlevel recreation room. But first, as cooler days give way to summer rays, it’s back to the backyard once again. OH

The nurseries occupy an expansive 25 acres and hosts an extensive selection of over 2,800 plant varieties. LOCALLY-GROWN Connon Nurseries is dedicated to supplying highquality nursery stock to their customers. For this reason, they became growers as well as suppliers. Today, Connon owns more than 400 acres of local plant production, which feeds their inventory and fills their nursery with plants from their farms for residential and commercial customers. “We are all about plants and supplying products that support them,” says Valerie Kristjanson, marketing and media manager for Connon Nurseries. “Our ability to grow the majority of our nursery stock gives us a unique advantage – we are always listening and growing, or sourcing what is requested by our customers.”

Water fosters biodiversity, contributing to a healthier and more balanced garden environment. If you want birds or butterflies in your garden, water is a must. Frogs will come if you have a pond. Some fish can help with the algae and pond waste and can eat insects and mosquito larvae. However, fish may attract raccoons and herons. A great blue heron visited my small pond many years ago and had a wonderful

meal of all my goldfish! I made sure my next pond had some strategically placed rocks for the fish to hide. For the winter, a small heater for a birdbath or a larger one for a pond is a great way to keep a small area of water from freezing, so birds can visit all year long. This also allows for gases from decaying organic matter to escape, which is very important for overwintering fish and frogs.

Water is the source of life and has been an essential design element in the garden for many millennia. Water in the garden is about abundance and flow. It can be a source of fun, serenity, relaxation, joy, curiosity, mystery and magic.

The sound of water contributes to the sensory experience, providing a calming backdrop that drowns out the hustle and bustle of everyday life. If you live by a busy street or beside a noisy neighbour, a waterfall from a pond or splashes from a single fountain are wonderful ways to distract from those noises. It really doesn’t matter how small your space is – there is a water feature for you. Continued on page 66

Options TABLETOP There are tabletop water features that fit on a small table in a small space, like a balcony. Smaller homes with small gardens could add a birdbath or a stand-alone fountain that sits in a dish with a small recirculating pump. You could even use a half-barrel or water trough. All it takes is a few water plants like water lilies and marginal plants like irises and voilà, you have a miniature water garden. Adding a little spitter (small fountain) will oxygenate the water so you will have success with fish in your little water feature.

INGROUND If you have a larger garden, an inground pond might be the thing. You can purchase preformed liners for a pond, or you can dig one in the ground in whatever shape you want or need. I would recommend that whichever you choose, go a little bigger than you think you want. Ponds somehow look smaller once they are in the ground.

Regardless of the type of water feature you decide on, make sure it is situated close to the house with good views from the windows and/or seating areas or patios. Ponds should have some sun but keep in mind two-thirds of the surface should be covered with plants to reduce the amount of algae that can grow. The integration of water features in a garden transcends mere aesthetics, offering a plethora of benefits for both the environment and the well-being of its inhabitants. Embracing the allure of water in the garden is not just an aesthetic choice but a transformative journey toward cultivating a space that nurtures and rejuvenates the soul. OH

WATERFALLS Pondless waterfalls are the way to go if you just want to have the therapeutic qualities of water without the maintenance of a pond. Space, budget and style will help determine what kind of water feature to incorporate into your garden. A townhouse might call for a small wall fountain spilling into a basin and a reflecting pool would match a modern house in the city. Ponds with waterfalls should look natural, or as natural as possible, in their environment. The environment of where you live will help make your choices.

i IN THE WORLD OF DESIGN, CONNECTIONS ARE OFTEN METICULOUSLY RESEARCHED AND DELIBERATE. BUT SOMETIMES THEY UNFOLD IN SERENDIPITOUS AND UNFORESEEN WAYS. SUCH IS THE CASE FOR LAURA AND KARIN.

It all began when Laura purchased a sofa via Facebook Marketplace from Karin Kolb, the creative mind behind Karin Kolb Interiors. Little did they know that this casual transaction would bloom into a remarkable collaboration. “When Laura came to look at the sofa she loved my home and style, and we hit it off immediately,” says Karin. “She reached out shortly after to invite me to consult on some renovations in her home.” Laura, a former lawyer, and her husband Jim, an active practitioner of law, reside in a charming Lytton Park five-bedroom home with their four children and dog, Rudy. “We had lived in the house for about 12 years and the kitchen and bathrooms had been renovated about 30 years earlier,” says Laura. “They were still in very good condition but were starting to be a little dated and the kitchen wasn’t as functional as I would have liked.” Initially intending to talk to Karin about refreshing the kitchen, Laura’s vision expanded under Karin’s guidance. “Originally Continued on page 71

they were going to just refresh the kitchen but in the end they decided on a complete re-do with a more functional layout that suits their busy family better,” says Karin. With Felix Stan of F&G Renovation Inc. at the helm, the transformation unfolded seamlessly. From the family room and kitchen to the primary bedroom, powder room and kids’ bathrooms, each space received a thoughtful makeover. “Laura likes soft colours, soothing blue greens and neutrals, all very calming colours,” says Karin. The essence of Laura’s style, described by Karin as “transitional with a leaning towards traditional,” guided the project and reflects the family’s desire for a calming ambience amidst their bustling household. The renovation unfolded in two stages, allowing for a smoother transition and minimal disruption to the family’s routine. Laura says the meticulous planning orchestrated by Karin alleviated the stress of decision-making. The result is an open, fresh and functional space that will take Laura’s family stylishly into the future. Continued on page 72

For Laura, functionality was paramount. “We have a big, busy family so my number-one concern was function,” she says. “I wanted the design to be beautiful but needed everything to be functional and durable. For Karin, Laura’s request translated into the selection of fabrics as well. “We used a lot of high-performance fabrics due to the fact that they have a busy home and Rudy loves to sleep on the furniture,” she says. “They wanted practical, comfortable pieces that would stand up to a busy family.” The heart of the home is a fresh and functional kitchen with plenty of light and generous counter seating at an oversize island. “We went with satin brass fixtures as they are warmer and in keeping with the transitional/traditional feel of the home,” says Karin, adding that simple Shaker-style cabinets by Chubin Fine Cabinetry, quartz countertops by Marble Tech and tile backsplash are all easy to maintain and hard wearing. High-end appliances from Tasco Appliances contribute to the quality and sophistication of the space, enhancing both its functionality and aesthetic appeal. “The kitchen is beautiful and so much more functional,” she says, adding that the removal of a small wall between the kitchen and family room created the biggest impact of the renovation.” The dining room and adjoining family room exude comfort and casual elegance, characterized by muted tones and subtle accents of blue, perfectly embodying Laura’s distinctive signature style. The generously-sized coffee table anchors the space, while a new built-in fireplace provides stylish warmth. The tiny main-level powder room received a stunning transformation with a custom shallow vanity, new tile, toilet, faucet, sconces and beautiful watercolour-like wallpaper – a complete redo of this tiny space that packs a lot of punch. “I love the wallpaper in the little powder room,” says Laura. “It makes the tiny room feel special!” On the second floor, the main bathroom, shared by two of the couple’s children,

underwent a satisfying makeover that maximized the existing infrastructure and added some impactful elements. “The vanity was in great shape, so we painted it and repaired some of the millwork that had some water damage,” says Karin. “The tub was taken out and a new stand-up shower was installed. With new floor tile, faucets, sconces, drapery and paint, the bathroom had a whole new look.” Continued on page 76

The bathroom on the third floor, used by the couple’s youngest daughter, features pinks and greens, and took inspiration from the existing vintage claw-foot tub that was refreshed and refinished. New tile, vanity, faucets, paint and sconces completed the look. The primary bedroom was treated with a new bed, bench, and drapery from Fine Interiors, all in keeping with Laura’s love of soft greens. Karin says this transformation was a pleasure and a shared sense of style made this chance connection that much more rewarding. “I loved working with Laura and her family, they were so trusting and easy to work with,” she says. “In addition, I love Laura’s sensibility, her style reflects my own style.” Laura says she and her family are beyond pleased with their new space. “I love all the results, Karin was fantastic to work with,” she says. “She is extremely efficient and really streamlined the process for me. There are so many little – and big – decisions that you must make with a renovation, and she always did the initial legwork and offered me a few options to choose from. Save your house from

MUDDY PET SEASON S T O RY N ICOLE HILTON

You’ve probably been dreading that trail of crusty brown paw prints on your freshly washed hardwood floors or worse, splatters of sloppy dirt flinging off of your furry friend when they walk in the house and immediately shake. As all of this plays out in the slowest motion possible and your pet, unfortunately, ignores a drawn-out command to “staaaaaaaaaaaaay,” rest assured there are things you can prepare in advance to preserve your spring cleaning. If you’re fortunate enough to have a dog that’s into the latest fashions, then you’re automatically winning the mud battle. One of the best inventions out there is the waterproof onesie for dogs. A stylish rain suit provides full body coverage from the elements and is especially helpful if your dog is low to the ground (meaning their belly is basically covered in mud from the minute you step out the door!). Secure on four booties for maximum protection. Of course, there are always those strong-willed pets that are forever on a clothing strike. In that case, you’ll need to prepare your house in other ways. Cue absorbent mats at every door. Cats, dogs and bunnies will have to check their paws (or feet) on the way inside. A mat will help soak up some sogginess, plus you can wash AND easily hide it in a closet when guests are coming over. Do your research to find the right mat for your consumer morals before you stock up because some materials are more environmentally friendly than others. However, a mat alone is not enough to clean tough mud off adventurous paws. Have you ever tried the contraption that looks like a water bottle but contains soft silicone bristles to help remove dirt from your pet’s paws? All you have to do is add water, insert a muddy paw, and twist. Sparky will definitely try giving you the side eye as if to say “no chance!” But, if your pet will let you, this is an effective method to keep the mess out of your house. Take it on all your road trips for a mud-free car interior too. Cats are far too independent for this method, so proceed with caution. Purchase a Dyson. Enough said. For those times when your furbaby just can’t help but roll in a muddy puddle, you’re going to need to rely on a doggy shower or bathtub (a laundry sink is suitable for small-sized pets) to get the job done. Make sure you’re armed with a gentle pet shampoo, comb, absorbent towel and pocketful of treats for your own well-being. And when all else fails, take your mudball to the local pet store, pay for the spa service, dust off your hands and return to your clean home with a squeaky-clean pup! OH

This kitchen started with such an interesting space: Stacked platform bulkheads, some interior walls that didn’t extend to the cathedral ceiling and an entire wall of windows. The defining feature though, was the elongated backsplash window. The client’s request – warm neutral tones and texture. Let’s start with building in equally around the window with appliances. Then centre the cooktop on the window and centre the sink on the cooktop in the island. We’ve just created order (always a comfort). The wall over the cooktop was pretty large and open. Adding texture with stone tile and a couple of floating shelves made it interesting and balanced it out with the rest of the

space. The pantry wall on the right is covered with dark slate-looking tiles, a great secondary texture to the cooktop wall tile. The cabinet pantry is painted out to blend with the slate. The coffee bar opposite is a repeat of the cooktop wall. The window shape is repeated in open wood shelving in both the tall cabinet pantry and the coffee bar (see instagram photo). Double waterfall tops overlap on the island, the wood is warm and inviting for diners and the dark stain balances off the dark pantry wall. Strong straight lines repeat throughout. Every detail was carefully considered in this beautiful waterfront home renovation.

Elio Gatto and Nicole Scaffidi had a vision. Having grown up close to the Bedford Park area of Toronto, Elio knew he wanted to build a modern but natural-looking home that blended well with the older bungalows and mature trees that made the area so cosy. “Including elements like wood and stone was important to us,” he says. THE COUPLE FOUND THEIR IDEAL PROPERTY IN 2020, and although the COVID pandemic put the project on ice for a while, they spent the time gathering their team of experts. The couple hired Dmitri Knyazev of Evandale Homes Inc., a GTA builder with more than 15 years of experience building large-scale commercial projects. “We specialize in high-end, complex projects that require a detail-oriented mindset,” says Dmitri. His Air Force engineering background made him the perfect project manager to bring Elio and Nicole’s vision to life. Evandale Homes specializes in net-zero efficient homes with minimal air leakage, low-cost heating, extra insulation, structural integrity and soundproof floors and walls. “We don’t use typical building supplies,” says Dmitri. “We follow higher standards than those dictated by 102 | ourhomes S P R I N G 2 0 2 4

city building codes, going above and beyond to source and install high-quality building supplies known to increase performance and home value.” The couple rounded out their team with the architectural firm Contempo Studio and Goli Basiri and Kia Kazemian of Harmen Design Inc., the designers who understood Elio and Nicole’s vision and brought immense creativity and focus to the project. “We design houses to tell homeowners’ stories,” says Goli. “When homeowners know what they want and love to participate in the design process, projects run smoothly and quickly.” The build took less than 11 months from start to finish. Elio loved every step, often sending pictures and notes to help with design and decorating choices. “There was little need for back-and-forth between us and


the builder,” says Goli. “We created a detailed design and Dmitri implemented the plan perfectly.” The builder echoes this sentiment. “Harmen Design leaves no room for errors or questions because their plans are so incredibly detailed,” says Dmitri. This team has worked together before, and each brought a unique expertise without stepping on each other’s toes, saving time and money. The 3,600 sq. ft. two-storey home boasts massive black windows that flood the open-concept space with natural light. “The floor-to-ceiling windows are my favourite feature,” says Elio. Grace Windows & Doors provided windows and skylights. The all-white walls, simple trim and clean lines draw the eye to Magnum Millwork Inc.’s elegant built-in cabinetry throughout. Appliances disappear in the gallery-like kitchen, and the double-tier island offers plenty of room for food prep, serving and eating. The back-lit glass, porcelain and aluminum shelving are perfect for displaying the couple’s collection of treasures. The open-riser staircase and glass surround lend to the airy feel, while the white oak floors, composite wood panelling and veined stonework add warmth. Royal Oak Railing & Stair Ltd. provided the staircase. Modern light fixtures, built-in LED strips and track lighting create a layered look, highlighting subtle textures and design details. The integrated LED lighting was expertly installed by Versacon Electric Ltd. Elio says that while he and Nicole are not frequent imbibers, their favourite part of the project is the feature wall of wine bottles in the dining room. “It’s like a piece of art,” he says. we changed it to an office so Nicole can work from home a few days a week.” The couple love to socialize with friends and family, and the build was designed with entertaining in mind. “We like to cook,” says Elio, “and the open-concept layout allows our guests to mingle in a large area.” The basement bar and seating area are for casual get-togethers and more formal soirees. In the primary suite, cool whites and greys are offset with pale wood-grain panelling and simple yet elegant pendant lights. An ingenious U-shaped walk-in closet with custom cabinetry complements the main-level millwork, while the skylight brings natural light to the couple’s morning routine. “The stonework in the primary en suite is amazing,” says Goli. “The floating vanity topped with porcelain from Italy is not only stunning and functional but top-notch craftsmanship.” The main-level powder room and lower-level bathroom incorporate the same surfaces and lighting. Elio and Nicole say this first experience building a home from scratch was amazing. “We’d heard building horror stories,” says Elio, “and we didn’t want the experience to be negative in any way. It’s in our nature to be organized and thorough, so taking the time to select the right builder, architect and designer was a key factor in our positive experience.” Elio’s advice to those embarking on a new home build? “Select a team you trust, then let them fly without holding up the process. DURHAM FURNITURE

INGREDIENTS (Makes 12 pancakes) 1-½ cups all-purpose flour (scoop and level to measure) 3-½ Tbsp granulated sugar 2 tsp baking powder ¼ tsp baking soda ½ tsp salt 1 cup milk ¾ cup ricotta cheese (low-fat or whole) 3 large eggs 1 tsp vanilla extract 1-2 Tbsp lemon zest (depending on how lemony you want them) ¼ cup fresh lemon juice 1 Tbsp butter, melted

DIRECTIONS In a large mixing bowl, combine flour, sugar, baking powder, baking soda and salt. Set aside. In a medium bowl combine milk, ricotta cheese, eggs, vanilla, lemon zest, lemon juice and butter. Mix well to combine and then fold into the dry ingredients. Do not overmix the batter. Heat a lightly oiled griddle or pan over medium-high heat. Pour or scoop the batter onto the griddle, using approximately 1/4 cup for each pancake. Cook until bubbles form and the edges are dry, about 2 to 3 minutes. Flip and cook until browned on the other side. Repeat with remaining batter. Serve with maple syrup. OH
