From the beginning, the client for this Winter Park stunner within easy walking distance of shopping and dining on Park Avenue knew what she wanted — a classic transitional home that suited her lifestyle as an empty nester. And then as the project progressed, she leaned a little more contemporary under the guidance of the team: builder Charlie Clayton and designers Rob Turner and Margarita Marco, and architect Phil Kean.

With a focus on the magnificent surf and sand views, this twostory beach home, designed and built by Phil Kean Design Group, features expansive windows and glass doors letting nature’s scenery shine in just about every space. At a little more than 7,400 square feet indoors — and nearly 11,000 square feet under roof — it retains a warmth via careful design including an abundance of wood detailing.

for years I would linger over images in well-regarded publications from the Kips Bay Decorator Show Houses to study and admire the work of talented designers who were able to share their considerable talents and skills with both visitors and readers. Because they are only creating in one space, every little inch counts and that’s reflected in the minutest details.

The show houses, benefiting the Kips Bay Boys & Girls Club, began in Manhattan, but have expanded to other cities including Palm Beach, where proceeds are also shared with the Boys & Girls Clubs of Palm Beach County.

Printed and online photos are fine, but to really appreciate the intricacies involved, walking through the entire project is a must. And the 2025 Kips Bay Palm Beach Decorator Show House, a 1937 two-story red brick located in the Providencia Park neighborhood with beautiful views of the Intracoastal, was a true showstopper.

1950 — Founder Mario

E 1978 — Victor Farina joins his father in the business (Victor and his siblings helped on their dad's projects on the weekends).

E 1980 — Farina & Sons, Inc. is incorporated and Victor Farina becomes president, working alongside his father.

E 1993 — Joins the Master Custom Builder Council, an elite group of vetted and credentialed custom builders.

E 1994 — Enters the Parade of Homes for the first time, winning 1st Place and The Grand Award in the Remodelers Showcase. This would be the beginning of dozens of subsequent POH 1st Place and Grand Awards won for remodeled and new construction.

E 1999 — Wins first of many Aurora Awards from the Southeast Builders Conference.

E 2007 — BIG 50: Farina & Sons wins national award for one of the top 50 builders in the U.S.

E 2009-2010 — Victor Farina is voted as MCBC President and wins Builder of the Year two years in a row.

E 2015 — Becomes a preferred builder in Isleworth and goes on to have that project featured on the TV show Ready, Set, Renovate! Additional projects in Isleworth continue, as demand increases for updated homes.

E 2017-2025 — Clients request more tear downs and new builds — modern and transitional style homes bring in more awards.

E 2018 — Selected by the National Association of Home Builders to build the showcase home for the prestigious 2018 International Builders Show (IBS) in Orlando. Thousands of building and design professionals toured the project and the home was honored with numerous national, regional and local awards, and recognition in the homebuilding industry and media, including the cover feature of Interior Appeal Spring/Summer 2018.

E 2025 — Farina & Sons celebrates a milestone: 75 years serving the Central Florida community, building exceptional quality homes. The logo receives a branding refresh from SIX the Agency.

Big, Bold Blooms

MAIN LIVING AREA

A fresh interpretation of coastal living, this Winter Park residence was thoughtfully reimagined into a soulful retreat where natural textures create a layered patina, deeply rooted to its lakeside setting. Jute, raffia, hand-thrown ceramics, leather, and reclaimed wood weave together a narrative that feels both intentional and serene. The result is a home that honors its view, embraces contrast, and reflects something far more personal than a typical prescribed coastal style — an aesthetic that feels authentically theirs.

This Winter Park project transforms a 1950s bungalow into a colorful living canvas. Blue Daze Designs creates a bold space layered with character that reimagines mid-century modern style through fearless color application. As a part of an extensive remodel, the primary bedroom shown in this photo showcases a glam and moody bedroom adorned with art. The design celebrates the homeowner’s artistic spirit and Orlando’s cultural evolution.

This mid-century masterpiece on the north cove of Lake Mary was the perfect canvas for a bright and sunny color palette reflecting our client’s love of colorful and contemporary art. This renovation included a full kitchen, laundry room and eat-in breakfast bar, alongside refreshed dining and living spaces with unobstructed lake views.

Once a classic 1925 gem, this home has undergone a transformative journey—stripped down to the studs and meticulously reborn into a modern-day masterpiece. The dining space pictured here is a stunning embodiment of its new life: sculptural, inviting, and undeniably chic. A velvet-wrapped dining set anchors the room with plush curves that soften the architectural boldness, while a dramatic starburst chandelier steals the scene — both a lighting fixture and a conversation piece.

ARCHITECTURAL

Extensive use of glass lets in lots of light and creates a sense of openness with a seamless transition from inside to outside. It is very clean lined with interesting details in the subtle curves and space delineations. Glass wall sculptures add interest and dimension to the dining space.

“We pretty much had an all-star team on this project with architect Phil Kean, interior designer Rob Turner and landscape architect Cory Mills. We worked with them before, and they are just exceptional. The client was very involved in selecting the materials and she was in a lot of vendor meetings. I even took her to the National Homebuilders Conference one day to walk the exhibition floor for about five hours. She was really hands on and studious, which really paid off,” says Charlie Clayton, Charles Clayton Construction, who had built the client’s brother’s home previously.

Interior designer Rob Turner shared a similar experience. “She and I worked really well together and went to Miami

Everything from the furnishings to the art was new including some commissioned pieces by local artist Mark Pulliam. The custom wood piece around the side of the sofa also serves as an entry console making the space feel larger. A double-sided fireplace is an inviting focal point.

The windows in the kitchen open up the corner and let in more light. The use of a fine grass cloth wallcovering encapsulates the space. Quartz countertops and backsplash add some movement among the neutral — beige, cream, blonde — palette.

and other areas a couple of times to shop. We have a large library that we selected from as well. During the course of the project, we met once a week if not every two weeks. She was involved and a valuable contributor as well. She knew the feel that she wanted, and I kept assuring her that we would get there,” he explains.

The architectural plans laid the foundation for the overall shape of the house. “The spaces Phil designed are really interesting and there’s a lot of light flowing through every room in the house. Rob worked with Phil to add a lot of detailing on the high ceilings to bring them down some,” Charlie adds.

Once everything was in process, the client was willing to let the plans dictate the appropriate style. “As we were working in the contemporary envelope, she didn’t want a modern home that was too harsh. She wanted to have collections of artwork and things we curated for her to create that feel, keeping everything warm and inviting. We used a lot of different textures in wall coverings — grass cloth, prints and patterns — to achieve that,” Rob shares.

The whole home exudes a comfortable elegance that extends to the outside. There’s a courtyard pool on the south side of the house so it can receive sun all day long. It is surrounded by garden windows and a beautiful lanai with a two-way fireplace. “The whole house is totally dialed in for her. It’s two stories on the living room side and porch height on the lanai side. The Davinci linear fireplace is very effective for entertaining whether you are inside or out. The floorplan is perfect for everything she needs including the workout space on the first floor,” Charlie explains.

For Rob, the ability to completely detail and furnish the home with newly collected items and custom pieces created a cohesiveness that also speaks to the collaborative spirit and the success of the final result everyone is happy with.

“Our process is to listen to what the client wants then create the team. So, we spend time to bring in compatible professionals to work on the budget and plans and bring the vision to life after the client approves,” Charlie explains.

There are slight feminine touches in the main bedroom including a flocked wallpaper that has some shimmer to it. White sheers and silken wool rug soften the room, creating a serene haven.

The main bath features a long floating vanity with windows above for added light. Calcutta marble with charcoal tones is accented by the large cabinet pulls.
The artful stairwell was intended to have a contemporary art deco vibe with a very elegant curve.
Bold, playful wallcoverings bring life and personality to rooms that often get overlooked, such as the pantry, laundry room and sauna. These spaces deserve just as much love as the rest of the home.

It was designed for a client we had met years prior. They were going to build in a gated community, bought a lot, then the modern concept was ultimately rejected for the neighborhood,” explains Phil Kean, Phil Kean Design Group. Luckily, the couple found a bigger lot on the ocean where this dream home was built. It was a turnkey project for the owners as Phil Kean Design group handled everything from initial plans to completion.

“When we design, we design to borrow light from outside space and doing what I call see-through rooms. The spaces are nice and open, but visually connected. We also try to limit the hallways,” he adds.

There were a lot of considerations with so much glass — ensuring everything is hurricane proof and not disruptive to nesting and hatching turtles. They had to use materials that could stand up to the elements including harsh salt air, so to keep the wood details outside, composite wood was installed that mimics what was utilized inside.

“The clients really wanted that indooroutdoor look. We did a lot of renderings and re-renderings, so it took different gyrations over the years. But it turned out beautiful,” he explains.

Illustrating that request is the room with the living plant walls that really morphs inside and out. It can be closed off or opened up, making it truly transitional. All the greenery softens the space and creates another connection to nature.

Everything is clean and neutral in complementary tones with occasional black and brown accents. “They had their inspirations, and they didn’t want a lot of things blocking the views. The wood really warms up the spaces. The art is the ocean and nature outside. Structurally it’s a pretty exciting house as well. We have amazing craftsmen who take our designs and make it happen,” Phil says.

Instead of a typical rectangular pool on the rear of the house, Phil designed it to wrap around one side and across the back with the second story jutting out over part of it and acting as a canopy. “I like that blending of the water into the water. Years ago, I saw a commercial building and the structure was coming out of a fountain and I always thought it was dramatic. It gives you a sense of being on an island,” he adds.

The project took two years from start to finish. “There are lots of requirements when building on the ocean, so it was a challenge, but the clients are thrilled. We tried to not get in the way of nature’s beauty, but wanted to enhance it,” he concludes.
