Pismo Coast Village, Inc. is 26 acres of oceanfront property developed for the use and enjoyment of its stockholders. The resort is owned, not leased, by shareholders and is clear of mortgages.
In 1975, the corporation purchased the resort with the sale of shares. The share issue is limited to 1800 shares. By April, 1977, all shares were sold and a program for share re-sale was set up as a service for those wanting to sell. Pismo Coast Investments provides this service.
The principal bene ts to shareholders are 45 days free use of Resort facilities. You may share your 45 days with immediate family. There is no limit to number of times your stock certi cate can be transfered by sale, will or change in vesting.
Pismo Coast Village, Inc., is di erent from membership parks or timesharing parks. NO monthly Fees, NO annual dues, Non-assessable stock.

Rules & Regulations
The Resort’s rules and regulations help us to ensure that you and all guests can enjoy a safe and comfortable stay. By staying at the Resort, you and your guests acknowledge that you were provided with, and agree to abide by, all of the Resort’s rules and regulations, including the rules and regulations below. The full rules and regulations are available at Registration. Thank you for your cooperation.
OCCUPANCY
• Pismo Coast Village reserves the right to refuse service to anyone. All reservations are subject to the RV meeting compliance with the National Electrical Code 551-552.
• Check-in time is 4:00 P.M.; Check-out time is 12:00 Noon. RVs arriving before 4:00 P.M. will not be allowed on site before 4:00 P.M., unless the site is clear. All sites must be vacated by 12:00 Noon on the date of departure. The minimum age to check-in is eighteen (18) years of age.
• RVs must be occupied a minimum of four (4) nights per week in order to remain on site. Management may, in extenuating circumstances, make exceptions to this policy upon request.
• A guest (Shareholder or General Public) may not occupy the Resort for more than nine (9) consecutive months in any twelve (12) month period, the occupancy period beginning on the date of registration. Under no circumstances may a person occupy the Resort for more than nine (9) months in any calendar year.
• Notwithstanding the above, reservation requests for the north side of the Resort are limited to twenty-nine (29) consecutive nights. In addition, reservation requests west of the restroom/shower facilities are limited to fourteen (14) consecutive nights. Occupancy in Sites 1 through 4 and 22 through 26 by any guest will be for a maximum of fourteen (14) total nights per year.
• Weekend reservations require a minimum of two (2) nights (Friday and Saturday), holiday weekend reservations require a minimum of three (3) nights (Friday, Saturday, and Sunday) and Thanksgiving weekend requires a minimum of four (4) nights (Wednesday, Thursday, Friday, and Saturday). Cancellation is required ten (10) days or more prior to arrival date for a full refund, minus a $10.00 processing fee.
• Solicitation or signs referring to the sale of products or services at the campsites are not allowed unless specifically permitted by management.
GUEST RESPONSIBILITY/LIABILITY
• Parents or Guardians are liable and responsible at all times for the acts and conduct of their children. There is a 10:00 P.M. curfew for children under eighteen (18) years of age.
• While Pismo Coast Village RV Resort makes every reasonable effort to safeguard its guests and their property, the Resort assumes no liability for guests’ use of the Resort, its facilities and/or equipment. Guests must take extra care in this resort setting, and use it at their own risk.
• Violation of any of the Rules and Regulations of the Resort, or failure to pay in advance for occupancy by a guest(s) may result in removal from the Resort, and forfeiture of any monies and/or reserved share time.
GUEST SAFETY
• The MAXIMUM SPEED LIMIT in the Resort is 5 M.P.H and applies to moving vehicles of any type or size including electric bicycles, and electric scooters, etc,. Anyone operating a motor vehicle, including golf carts, must have a valid driver’s license.
• The use of SKATES, SKATEBOARDS, LONGBOARDS, ROLLER BLADES, GAS-POWERED SCOOTERS, and HOVERBOARDS is strictly forbidden in the Resort.
• For our guests’ safety we ask that ALL Scooters and Bikes (electric or self-propelled) be ridden on the roads and are not allowed in the Square Area or on the walkways. The Resort Staff expects Parents to inform their children of
the Resort Rules and ensure that they operate bikes and scooters in a safe and appropriate manner. At the present time, gas engine powered scooters, skateboards and other inline Skates are not allowed to be used in the Resort.
• No double-riding on any bike, scooter, or electric scooter is allowed in the Resort. Parents or Guardians are responsible for supervising the use of helmets or other safety equipment riders need to wear.
• CAMPFIRES: Controlled campfires are allowed on RV sites in the fire ring only. Propane campfires are allowed outside of the fire ring and must not be placed on the grass. Campfires must never be left unattended. Use fire rings at your own risks. You are responsible for any injury or property damage. Pismo Coast Village assumes no liability for any accidents, injuries or damages incurred.
• No firearms of any kind, including soft guns or any item that projects any projectile are allowed in the Resort.
• No gas-powered remote control toys are allowed.
• Access gates are locked nightly at 10:00 P.M. and opened daily at 6:30 A.M.
CAMPSITE USE
• Only one (1) RV is allowed per site (California Code of Regulations Title 25, Subchapter 2.)
• In addition to your RV--whether a motor home or any form of trailer--you are allowed no more than two (2) additional vehicles, but only if the vehicles can be parked clear off the grass and out of the roadway.
• Any non-RV trailers (including those with ATVs, boats, jet skis, et al.) will be required to be stored at the Resort’s secured lot. Car dollies may be stowed at the rear of the RV (off the grass), or under the 5th wheel kingpin. Security staff may allow nonRV trailers up to 4’x8’ to remain on-site upon space availability.
• Vehicles shall not be parked on any empty site that you have not registered and paid for.
• All vehicles driven into or out of the Resort must have a valid vehicle pass.
• A CAMPER SHELL MUST REMAIN ON ITS TRUCK. Only a slide-in camper with a permanently attached jack system may be removed from the truck it is installed on at any time within the Resort.
• The grass is watered by automatic sprinklers late at night. Rugs, artificial turf and camping equipment must be kept off the grass.
• Trailer and RV stabilizers/jacks may not be on the common grass area; please pull RV forward.
• Washing, servicing, or repairing of any vehicle on sites without the Resort Management’s approval is prohibited.
• No structure for the use of parking any vehicles may be erected. Canopies must be placed within your site and must not block foot traffic on the common grass area behind the site. Canopies and any other items must not block the sprinklers at night.
• No electric vehicle charging on campsites.
CAMPSITE MANNERS
• Do not walk through or cut across any occupied site, or climb over any fence. Use walkways and roadways only. Respect other guests, their sites, and personal property.
• Quiet time is enforced between the hours of 10:00 P.M. and 7:00 A.M.
• Clotheslines, string lights, pet leashes, or other articles are not allowed to be attached to any fences, trees, bushes, or buildings.
• A maximum of eight (8) people are allowed per site for overnight stays.
• Please respect those around you. Keep outdoor TV’s, car stereos, and other music volume low. This includes travel to and from the resort entrance to your site.
• Flags or other forms of displays that are either abusive, vulgar or obscene, will not be permitted in the Resort. Judgment of the flags are the sole discretion of management.
• The use of portable hot tubs is not permitted.
• It is at the discretion of resort management to contact drone operators when drones are a nuisance and threaten visitors, property, wildlife, or property. If a drone operator continues to operate a drone in a dangerous or reckless manner, they may be asked to stop flying the drone, stow the drone away or remove the drone from the resort property.
TENTS
• In addition to the primary RV, one (1) small freestanding sleeping tent no larger than seven (7) feet high by eight (8) feet square is permitted. The tent must not be placed on the grass, but on the ground next to the RV. All tents must be dropped by 10:00 A.M. and erected after 5:00 P.M.
PETS
• All pets outside of RV’s must be kept on leases (maximum of six (6) feet in length, including retractable) and under control at all times. Dog leash stakes are not allowed on the grass. All pets must be kept must be inside at night and are never to be left unattended. Pets are prohibited in the Resort’s restrooms, showers, pool area, playgrounds and buildings.
• Three (3) quiet, well-mannered pets are allowed per site. Pet enclosures are not allowed on the grass. All pets must be licensed and vaccinations current. While PCV considers itself a pet-friendly environment, all pet owners with pets that exhibit aggressive, potentially dangerous, or uncontrolled behavior, including personal injury or property damage, risk removal and forfeiture of time or monies. Pismo Coast Village management has sole discretion when any determination is made.
• All pet owners upon registration sign an acknowledgement that they are to follow all the resort rules including maintaining control of their pets and cleaning up. Pet waste bags are located throughout the Resort for your convenience. By California law you are strictly liable for injuries caused by your pet. Loose animals will be turned over to the SPCA or other authority.
SECURITY
• Security personnel are here to assist you. They patrol 24 hours a day. Security may be reached by calling (805) 431-2790, or by contacting the Gatehouse at the Main Entrance. Please report any problems with your site to the Reservations Office or Security immediately.
• Pismo Coast Village adheres to and maintains all state, county, and local laws on property.
• Secure all possessions to deter theft.
WILDLIFE
• It is illegal to feed wildlife that may visit the Resort.
RULES
• Management reserves the right to amend, revise and add to these rules and regulations at any time. Determinations made in enforcing or interpreting these rules and regulations are at the sole discretion of management.
