ell hello 2020. And what a dramatic start to the year it has been with absolutely unprecedented changes to not just South Africa but the worlds way of living. It is more important than ever to thoroughly enjoy the homes that we are undoubtedly going to be spending a lot more time in. And what better way to do so, than to immerse yourself in the subtle luxury and sublimely beautiful as spectacularly highlighted in our first feature home of this issue. Situated in Rietvlei, Pretoria, this Gentleman’s Estate is a cohesive merge of old and new - the OLALA INTERIORS team outdid themselves with the fantastically bespoke, custom made and curated items and furniture in this home (page 16). Michael Anderson chatted to maverick Intern Associate Ronak Spamer from RS Property Specialists about the interesting world of luxury real estate in Cape Town. Our second feature home, perfectly placed on the KwaZulu Natal north coast, connects living spaces and encourages engagement for both family and friends. This luxurious coastal

escape has an abundance of tactile textures, luscious velvet’s and gorgeous custom made and sourced furniture and fittings. OLALA INTERIORS employs 52 people, and our loyal, cherished and skilled employees lie close to our hearts. In the almost 27 years of our existence, we have never needed to stop operating for any extended period.

have just finished watching an insightful Webinar presented by Douglas Kruger where he ends off by saying that “Businesses sustain our civilisation, it makes peace possible, it makes food possible, it makes it possible to educate our children and enable them to go further than us. It matters that we stay open. Make a choice to fight for your business.”

The general consensus is that life will certainly be different after this, and we can all expect to spend a lot more time in our homes. To meet your needs and make your lives more comfortable, we are in the process of capturing our product into an on-line platform, where you can order our fabulous scents and candles, crockery, glassware, functional art and beautifying objet on-line, for home delivery. Our best sellers on our shelves are in a healthy stock position, and in most cases we will be able to supply you immediately starting in Level 3 allowing e-commerce. We hope to be live within the next 2 weeks and will keep you posted. As many of you know, part of our service delivery to you is our highly personalised concierge service – no task to menial or humble, we will fetch and deliver, shop, and do the run around for you. I lived in Spain and the Netherlands with a short stint in South East Asia. MICHAEL: Why real estate and why specifically the luxury market? RONAK: Simple, because it’s the best job in the world. I love working with people and what can be more rewarding than gaining the trust of clients and their gratitude. I have an impetuous passion for design and architecture, combine this with my drive for ambition and determination, I’d say I found my calling in real estate. MICHAEL: If you now get a call or email by a possible client, what would your typical approach be? RONAK: Firstly, I need to get to know the client. The bottom line is your prospective clients don’t have time to read long, fluff based

I pride myself in my personable, direct manner with innovative methods of putting myself in our clients shoes. Perhaps I’ll have a chat about life, and without noticing my brain is already in ‘matchmaking -mode’. This match could be the link to a specific property, but it could also be a geographic area or a social environment that could fit their required needs.

MICHAEL: You mentioned that you address con’s, please can you elaborate a bit more on this often overlooked point?

This is a tremendously important key point to ensuring that I find the right answers by asking the right questions. Understanding the needs of the individual and their family is much more valuable than just their desire for a specific postal address as the novelty can easily wear off. The feeling of ‘home’ and ‘belonging’ plays a lead role in guiding our clients to get a firmer grasp on their needs. Once I have identified the right properties, I present them to the client with all the pros and cons. Strangely, people often seem to not like addressing the cons as a matter of product or service which doesn’t make sense to me, but to better understand the client I have to view it through the lens of their mindset. Once those have been discussed, we should be sitting with a short-list of potential properties. Whether we are in the selling process or preparing a detailed list in the

RONAK: Yes I do, if there is an elephant in the room then there is an elephant in the room! Why try to hide the fact that there is something perhaps ‘suboptimal’ about a property? It won’t go away and the client will surely notice it after a while. I do not ever want anyone to feel I was not being honest and transparent with them. My role is to assist and assess during the entirety of the process with open cards. Would you try to hide the fact when designing and decorating an interior that the floors are ruined underneath? I bet not. Does this add to your overall cost? Yes it does if it needs to get fixed. Will the client receive honest service and longevity and more joy of your work, 100%! MICHAEL: How important is design and the interior for you as an agent, when it comes to selling or buying a property? RONAK: A great design is the heart and soul of a property. all that and so much more, it is very important to utilise design very cautiously and with a purpose. We need to know the intent, what do we want to achieve. For example, when getting a home ready for sale do we want to show a buyer how happy the family is in this home and how this is their home? Or do we want them to feel comfortable and visualise themselves living their best lives in their forever home? De-personalize your home and make it a clean, inviting space for others. Detach yourself and imagine you were to buy. To be frank, the best way to get a home ready for sale is acquiring professional help. Would you repaint your car yourself with crayons prior to selling? If the answer is no, then why cut corners when selling something that is some much more valuable. MICHAEL: As an Interior designer, I couldn’t agree more with you on that, and it’s reassuring to see this view shared. Now let’s zoom out and look at your brand RS Property and what it stands for? he redesign of an old farmstead on a small holding in Pretoria, turned this home into a luxuriously elegant, gentleman’s home.

As all hard, floor and sanware finishes were already specified when OLALA INTERIORS was commissioned, the completion of the interior design, detailing and finishing required an intimate understanding of the clients’ preferences and tastes. One of the design challenges was to respectfully incorporate the beautifully timeworn structure into a clean, uncluttered and contemporary home. The design brief was achieved by renewing spaces with functional art and modern, designer furniture, upholstered in uber sensuous and tactile fabrics. It was very important to the client to keep some of

the old character of the property - the irregular, and sometimes rough and tumble plaster, on the walls. Schanè Anderson, CEO and Creative Director of OLALA INTERIORS, was careful in deciding which essential walls could be skimmed and prepared to enable her to cover areas with handcrafted wallpapers. Bespoke decor and furniture was also an expressed requirement. “The client, a highly respected and reserved gentleman, is proud of his extraordinary heritage, and the home had to respect his legacy and history”, says Schanè. In response to the brief, special emphasis was given to designer sculptural lighting in high traffic reception areas, specifically commissioned artwork, top notch handmade artisanal fabrics, wallpapers and rugs which were all specially selected for the home. Sophisticated and fluid custom sofa in a hardwearing but warm lux velvet, and accented with scatters in shimmering and rippled textures. The sofa is framed by marble top with brass insert side tables and finished off with a handcrafted special imported set of duo coffee tables. These offer a strong geometric statement with endless style possibilities. The chic lazy susan add a luxurious element for entertaining, and the interesting modern mix of materials — gold and bronze metal, black glass, marble and eucalyptus — finishes the perfect living space seated on an imported rug. Feature lighting showcases the handmade Nimbus glass with solid satin brass frame.

ADDING CIRCULAR references, using // circular lights and softly rounded sofas to imitate and repeat curves in the main structure, without negating the design brief and remaining contemporary. Hand-made and custom manufactured oak plasma unit with vertical and horizontal lines, add interest and sits off the specially imported handmade wallpaper. The complex yet elegant occasional tubular chairs on their expressive metal bases, are upholstered in Zinc - the tones of colour add depth and dimension to this sculptural design inspired by a stylised landscape. Its noble, French lines have been elegantly simplified and further enhanced by a soft Majestic Gold metal band that outlines the entire dining table’s base. A unique eucalyptus veneer has been dyed to a rich Nightfall finish that enhances the depth of the wood’s grain. The top is a beautiful complement to the slender, undulating base and trapezoidal legs that are wrapped in a warm taupe diamond-quilted leather.

Intended as a luxurious escape, this multi-level structure is home to a young, vibrant family who love to entertain.

ituated in a beautiful coastal estate in KwaZulu Natal, this magnificent home was designed as a family sanctuary. Spec high was the instruction. The clients wanted a magnificent holiday home with opulent finishes where they can entertain their extended family and business associates. Embarking on a journey to capture the innate generosity of a socially engaging family, required much intentional design and consideration. The entrance had to be an epic arrival point, the kitchen area the center of the entertainment hub, the reception and seating areas voluptuous and engaging, the bedrooms private luscious sanctuaries, the bathrooms small but perfectly appointed functional spaces. Glamorous and elegant lighting pieces were carefully selected to compliment the home. Effective lighting design necessitated that the ceiling and lighting plans be well thought through. All functional lighting sources had to be recessed, hidden from direct eye contact, only the ambient and sculptural lighting to take the center stage. Recessed lighting played an enormous role. All switching had to be dimmable LED’s for electrical and power conservancy. Radial tubular lighting were used to illuminate all cabinetry, and the dressing room cabinetry was fitted with sensored lighting sources, which welcomed you into your little paradise of designer clothing and apparel. All bathroom vanities were fitted with hidden led sensors for night time usage. // 56

Wooden floors were an essential must and as they are a tactile family, they want to take off their shoes and feel a warm smooth surface underfoot before stepping onto lush handknotted deep pile rugs. Although the climate is warm and humid 11 months of the year, the client requested underfloor heating as well as heated towel rails as this also aids the prevention of moisture build up in the home. With plenty of tactile textures (hand knotted rugs and incredibly high-end fabrics), luscious velvet’s and the client’s love of lighting, this home embodies the ultimate in luxury coastal living. All built-in-cupboards, vanities, kitchen cabinetry, plasma units, dining table, study bookcases and desks were custom designed and built by OLALA INTERIORS for this home. This enabled the design team to use each space to its very best advantage. OLALA INTERIORS accentuated the pooled light into the home by framing and off-setting it against all natural materials where possible such as the oak flooring and the pale marble on the staircase. To create interest, OLALA specified black frames, doors and skirtings, adding a linear border for interest. The design also included the incorporation of high gloss, reflective surfaces and imported statement lighting which was used throughout the home, all creating linear repetitions right the way through the home.

THE FORMAL LOUNGE boasts the 2 specially imported Ice Breaker chairs designed by Couture. The custom engineered frames are wrapped in a gold bullion metal tone and a micro herringbone pattern in off-white linen-blend fabric offers simplistic // beauty. // 58


The visualising possibilities for this slim yet open through-faring area demanded that the flow from inside to outside remain unfettered. A dual-sided formal lounge allows for views into the hub of the home as well as the extensive outdoor entertainment patio and external kitchen. From the lounge the magical shard glass and brass pendants are admired embracing the double volume entrance.

Delectably sensuous and tactile velvets were utilised to upholstered the custom frames. Designer Fabrics from Zinc, Christian Lacroix and Designer’s Guild were effortlessly strewn into the mix. The scatters references the appearance of modern stained glass. Colour was interplayed with the flowers, a permanent fixture in this home.

It is a well know fact that good food mixed with good family and company breaks down barriers and brings people together. The clients wanted comfortable arm chairs for dining, allowing guests to ponder and linger. Specially selected art by Fatima Moosa graces the wall under the light of a Halo/Criss pendant - A finely tailored result. Cross Chandelier from the CRISS -CROSS series was created from a genuine desire to blend art with lighting.

KITCHEN AREA // With the kitchen being an integral part of the home, the exclusively contemporary design complements the open living areas of the dining room and lounge. Due to the layout of this floor and its positioning in the home, the kitchen becomes a focal point. The OLALA INTERIORS team wanted the kitchen to have a unique feel rather than resemble a conventional kitchen. There is a strong use of reflective materials paired with the beauty of various stones from the cladding on the wall and island fronts, to the various counter-tops, these all work well in complementing the warm natural beauty of the wooden floors. There are quite a few interesting features in the kitchen from the combination of stones, the exclusive carbon light over the island to the stylish unique kitchen stools. The kitchen is framed on either side by walls of striking grey mirror with brass strip detail not only adding to the elegance of this home but reflecting its beauty as well.

Since the home is situated within an estate with a restrictive FAR of 500 square meters all inclusive, space constraints were creatively dealt with. The home is a substantial 4 bedrooms all with en-suite bathrooms, formal lounge, playroom, private lounge, study and undercover patio and outdoor kitchen area. The clients wish list included a walk-in dressing room in the master suite with a separate private enclosed WC, a larger kitchen with more work surfaces, with separate scullery, laundry and servants’ quarters, and an entertainment worthy 10 or 12 seater dining table to be fitted into a narrow dining area. “All areas had to be freeflowing, functional and elegant”, says Schanè. The staircase was directionally changed (flipped) to create more functional space in the kitchen and by doing this, two further workspaces and surfaces were created. Moving the entrance of the master bedroom thus shortening the passage, reduced the compartmentalised feel of the space. A walk-through dressing room into the // 64

bathroom with a double vanity, free standing bath, private shower and toilet was created. All functional down-lights were recessed into specially created ceiling troughs. The ceiling design was also used to accommodate audio speakers, air-conditioning units, extraction, etc. Lighting troughs were utilised in the main reception areas with depressed and recessed ceiling vaults with rope lighting in the bedrooms.

MUTED MOODY TONES complemented by malleable sheer curtains with subtle linen textures of precious minerals. It gently sways from the reveals created in the ceiling design & besides softening the windows, it also screens from the outside. //

The study is in effect a wide walk-though between the Prayer room and Guest Powder Room. Clever furniture layouts modelling this into a kids TV games area and small study desk for young children, where the parents can also plug in their laptops for a quick email check. The prayer room had to be prepared to receive the family’s precious Deities. The room required to be beautifully designed with unique features and a nostalgic overtone. The walls were covered in a wallpaper designed by Black Edition showcasing Intricate layers and elaborate detailing which are considerately positioned to create a large scale Moroccan inspired damask, digitally printed on stunning embossed vinyl in contrast to a chic metallic ground.

LUXURY GUEST WC // The audacious wallpaper is a collaboration between 2 creative and remarkable design companies from New York that thrive on extravagant design. This large scale abstract and stylistic wallpaper is made by hand. Meet Lorraine Sigauke, one of OLALA INTERIORS youngest, upcoming interior designers. She chats to us about her love of life and interior design. After 3 years I completed my diploma but still had no clue what I was going to do with my life. And to make it worse, studying interior design is more limited than how it is in the actual industry, you don’t get to really express yourself or explore to the max. At first, I thought I would specialise in retail design since I hadn’t done any residential design in school. This was until I started my very first job at OLALA INTERIORS as an interior designer, which is quite an interesting story I must say if you ask me!

ESCRIBE YOURSELF IN THREE WORDS: Extremely observant, ambitious and I tend to be a perfectionist when it comes to 3D Visualisation.

HOW & WHY DID YOU GET INTO THE DESIGN INDUSTRY? Funny enough, I originally wanted to be an animator. I ended up choosing something still connected to art which at the time was interior design. Born and raised in Zimbabwe, I had no clue what I was getting myself into! My love for drawing, painting and anything to do with art drove my decision to start university at the Durban University of Technology in 2013 - very daunting as I had never been far from home before! // 92

At the end of 2015, I had just finished my diploma and was waiting to graduate. I had gone home (in Pretoria at the time) and my dad was watching this show called ‘Win A Home’ (an interior design show on SABC 3). Recognising one of the competitors on the show, a former fellow student from DUT, gave me the impetuous to try my luck as well. I sent my portfolio and CV to the 3 mentors on the show and amazingly enough, Schanè Anderson (CEO & Creative Director of OLALA INTERIORS) was the only one that replied my email, and she was the mentor for the girl that won that season. I had so much to learn, I mean, SO MUCH! Good thing from the get-go I had

Schanè as my mentor. I was always inspired but didn’t realise what I was capable of and thankfully Schanè saw something in me. She continues to inspire and motivate me. I am truly grateful for all the experience I have gained so far and the loving people and designers that surround and support me. Being at OLALA INTERIORS was a turning point for me - I eventually realised my passion for rendering otherwise known as 3D Visualisation. This is turning design ideas into 3D perspective. I discovered I had a unique eye for detail when it came to rendering. I believe this is the language every client understands, a visual language. Why talk about the future when you can see it. HOW WOULD YOU DESCRIBE YOUR DESIGN STYLE? Hmmm, my design style. I think my

style is very moody and dark. I tend to go for dark, rich, bold colours and strong textures and finishes, more on the earthy side. And I have a very expensive taste in everything including design! I believe my signature touch, however, is still coming along, I haven’t quite discovered it yet, but it’s definitely coming. WHAT DO YOU LOVE ABOUT BEING A DESIGNER & WHERE DO YOU DRAW INSPIRATION FROM? So many things to love! I really enjoy expressing myself in 3D. Sometimes it almost feels like going on an expensive shopping spree. My inspiration comes from the knowledge of the fact that the human mind can produce something so magical and amazing in order to please a client. I’ve seen some pretty mind-blowing designs and spaces including in some of the OLALA INTERIORS installations. Also, since my true passion lies in 3D rendering, that’s where most of my inspiration comes from. WHAT ARE SOME OF YOUR MOST POPULAR DESIGNS/ PROJECTS? I’m still to have an actual project I can call my own, but the project I completed for my Btech (Bachelor of Technology) at the University of Johannesburg in 2019 is probably the best personal project I’ve done. I remember telling myself way before I did my Btech that when I do it, it would define me as a designer. And I am so proud of myself to know I did exactly that. Being nominated for top student with the best Btech design project of 2019 was also mind blowing. In my experience it is quite rare to come across such an award - what a great way to finish university huh? I believe this project truly showed who I want to be as a designer, what I am currently as a designer and what I am capable of as a designer. Added to that accomplishment, I won an online bursary in early 2020 from a design school in London. The bursary is offered annually worldwide by both the Helen Green Design Studio and the Inchbald School of Design, through a foundation called ‘The Helen Green Design Foundation’. I have never left Africa, so I needed somewhere that felt welcoming and understood my passion for design, regardless of where I’m from and the Helen Green Design Studio was exactly that. One of the best skills to have is being able to make anything look good as well as being very functional. good enough for Europe, I thought why not give it a go? I was blessed to be selected as one of two winners (the other winner is from Russia) - I honestly didn’t think a small girl from Zimbabwe could shine in Europe! WHAT COLOURS, TEXTURES & FURNITURE PIECES DO YOU LOVE THE MOST? I love expensive looking pieces - anything high-end is my kind of language, which makes working at OLALA INTERIORS so enjoyable. I’m not afraid to go very bold, in fact plain scares me. I love working with different textures, especially wood and metal finishes. WHAT IS YOUR PHILOSOPHY ON DESIGN & LIFE? My philosophy on design is ‘Knowledge is definitely power’. I try to learn as much as possible, there are so many amazing things to learn out there. Don’t be afraid to make mistakes or fail, that’s just another way to grow and learn - pick yourself up better and stronger than before. WHAT ARE YOUR DESIGN DREAMS & GOALS? To become the best 3D Visualiser in South Africa! My goal is to master 3D Max and Corona Software amongst many others and to grow as a designer in Europe so I can bring something unique home. IN YOUR OPINION, TOP TRENDS IN INTERIOR DESIGN FOR 2020? Textured finishes and different light sources are being used a lot lately and, gold and black accents never go out of style.

But to pick a few, firstly my family, Schanè and 3D Visualisers like Steel Drake, who is a futuristic concept designer from Russia, Marco Podrini who is one the best 3D visualisers from Italy, and Mario Stoica from Romania. True talent and skill is always inspiring! WHAT PIECE IN YOUR PORTFOLIO ARE YOU MOST PROUD OF? I would definitely say the ground floor and 2nd floor I did for my Btech degree; I don’t think I’ve ever done that much detail in a render. WHAT DO YOU CONSIDER WHEN DESIGNING? Definitely pleasing the client. At the end of the day, I want to be able to speak a language that they can truly understand, a language that is so visually real. That is the level of perfection I want my renders to portray. HOW DO YOU DISCOVER YOUR CLIENT’S REQUIREMENTS? The budget first ha! But seriously, besides understanding the space, knowing whether the client wants to go light or dark and whether they would prefer simple and clean or a bolder look. And lastly whether they love their privacy or don’t mind open plan. I think that usually gives me the full picture. HOW DO YOU KEEP UP WITH INDUSTRY CHANGES? Social media and technology these days is everyone’s best friend really. DO YOU PREFER FUNCTIONALITY OR APPEAL? Both have a part to play in every design, one can’t work without the other.
