Dear Friend, As our summer season comes to a close, we look forward to a strong real estate market returning this fall and winter. Since December 1st, 86 properties have sold at Ocean Reef for a total of $157,249,190 in real estate sales. Although the average time that these homes spent on the market was 365 days, we anticipate that this number will continue to decrease as more properties are sold reducing the inventory within each category of property. Year-over-year, the number of properties available for sale at Ocean Reef has increased from 239 to 253. However, this time last year, there were only 4 pending sales, whereas today, we have 18 pending sales. There hasn’t been a better time for families to purchase property at Ocean Reef. In South Florida, many markets are priced at or above their highest level ever. Comparatively, pricing at Ocean Reef is looking quite attractive. Unlike many Clubs today, Ocean Reef continues to be a wonderful

family experience at one of the few places where four generations can have a good time together. We are the best located warm weather destination in the U.S. This summer we have had many members visiting Ocean Reef for the summer camps and holiday festivities over Memorial Day Weekend, Fourth of July and Lobster Mini Season which helped our real estate market continue its momentum. ran in to a friendly competitor recently at the new “Reef Treats” here in the Fishing Village. Not only did he treat me, he gave me an idea for this article. Thanks Bill, I owe you. Of course, many sellers have unrealistic expectations, as do many prospective buyers. What both sides need to do is their due diligence. This should be done using the services of a Realtor with plenty of experience, local knowledge and a sound reputation and a proven record of success. The Realtor, be it he or she, will help find a suitable property, then immediately do a Comparative Market Analysis (CMA) in order to develop a good idea of the value of a particular property based on recent sales of similar properties. Debits and credits are given each property for good or poor qualities. Each property is compared to the property of choice. From there it turns to trends in pricing. Is the market trending up or down? What we have learned about pricing is that it is an inexact science. When your sale is recorded the whole world knows what you paid.
