All Black legend Sir John Kirwan rightly describes his Waihi bach as his ‘spiritual home’. It’s a place where his extended family can escape the city, log off and enjoy some family time amongst nature.

We discuss this with JK – and how he finds balance between productivity and relaxation when working from home – on page 6. His story is a powerful reminder of the importance of where we live and the impact our ‘home’ has on our wellbeing. But it’s not just physical homes and property that can have an influence on our lives. We are now seeing more and more interest in digital property – a phenomenon that’s beginning to make waves overseas. Sotheby’s International Realty in Miami has already explored the idea of selling digital real estate in the Metaverse simultaneously with its physical house. We look into the world of digital asset buying and selling on page 15.

The word ‘home’ has a different interpretation for everyone; for some people, it means a house or a property, others view home in a personified form in family or friends, while some people define home as a city, town or location.

Following that, from page 25, we feature some of the greatest homes on the market, right here in New Zealand (no NFTs or crypto required). We hope you enjoy this issue.

When All Black legend Sir John Kirwan and his wife Fiorella built a holiday home in Waihi, they had a clear aspiration in mind: it had to be practical and modern with a classic beach-bach vibe. But as JK has discovered through two decades of ground-breaking work in the mental health sector, the look and feel of a home plays runner-up to its purpose. The objective of the Kirwans’ contemporary bach was for it to be a place where their extended family comes to reconnect, unwind, log off and get back to basics in nature.

Sir John Kirwan has created an easy, breezy beachside sanctuary in beautiful Waihi.

nzsothebysrealty.com6

There’s a beautiful word in Maori called ūkaipō, which I believe translates to ‘to be breastfed’ in the literal sense but it also means ‘where you belong’. When I drive down to the beach and come over the hill and see the water, I feel like I’m home. Also, during my mental health struggles, Waihi was a real sanctuary for me, and it still is today. Why is the location special to you and your family? Waihi is where our family meets – my extended family also have their own places here. It’s one of those amazing places where we meet at Christmas and spend holidays

What inspired you to build a holiday home in Waihi?

together. I always wanted it to be a real spiritual home for my family, even as they get older and get married and have their own families. What is it about your bach that makes you feel at ease?

My mum first went to Waihi when she was 18 years old and she took me there often, so I’ve been going there all my life.

It’s the environment. For me, it’s a mental health state – as soon as I start driving there, I start to feel more relaxed. In winter, we light the fire and read a book. In the summer it means family, surfing and relaxation. Those memories and those ways of feeling always lift me when I go there. Sometimes I go there in my mind if I want to feel more relaxed. What is the interior design style of your holiday home? I left the interiors up to my wife. What we wanted to try and achieve was a modern “As soon as I start driving there, I start to feel more relaxed.”

What is your favourite room of the house and why?

The wet room. It’s where I go when I’ve just come off the beach and had a surf and I’m really chilled. But that’s closely followed by the kitchen – I love to cook. What is it about your home that helps maintain a healthy body and mind? The nature surrounding it – there are some beautiful walks in Waihi. Not only are they good for the physical side but nature walks are great for mental health and that feeling of belonging. When I’m not working, I’ll get off digital completely. It’s about reconnecting with friends and family and just having a great time with no devices.

The wet room was also a must because we wanted to be able to come in from the beach, walk inside in a wetsuit and jump in the shower. It has a great transition from beach to home. Describe your perfect Sunday at the bach: I’d wake up when I wake up, have a coffee, go for a surf for an hour, get some beautiful food, enjoy a long Italian lunch, then perhaps put on a fire, read a book and fall asleep on the couch. Then when I woke up, I’d open a nice bottle of red wine and then eat all over again.

bach – we wanted to be able to sweep it out and leave without any major clean-ups. It had to be useable for everyone and be a place where the family can share food together.

How do you maintain a good work-life balance when working from home?

“And it had to be via the workplace, where most adults spend their time. Groov is about optimising the work environment, lifting leaders and empowering the individuals.” ◇ www.groovnow.com

Planning is important. If I’m at the bach, I treat it differently to the days that I’m working in Auckland in the Groov office. That means I schedule my days accordingly, get my Zoom times right and understand exactly what I’m going to be working on each day. That way I can work, go for a surf, maybe work a bit more and then go for a walk later in the day. If you can get that balance right, it’s a pretty cool way to live. Do you have a favourite sentimental or decorative piece at the bach? It’s my very first surfboard that I got at seven years of age. I found it under my auntie’s house and gave it to my cousin. I’ve since had it redone and it’s sitting in my lounge.

Dialling up the discussion is something Sir John is truly passionate about – hence why he founded Groov with tech entrepreneur Adam Clark in 2018.

“Parks and I come from two unique places in our approach to music and often have completely different inspiration points. I would say the essence of my lyrics and melody comes from a natural instinct while Parks is connected to the science of his music spiritually and intellectually.

She’s also grateful for the profound life experiences – some positive, others negative – on her journey to the top and the lessons that have helped shape the wise, astute businesswoman she is today.

“What success has taught me is that anything is possible no matter your background,” says the Samoan beauty. “I came from a background that had many challenges economically, socially and culturally. These challenges in my family stemmed from a difficult immigration and assimilation into western New Zealand culture that had catastrophic implications, even one and two generations on. But what I learned is that, despite that, as long as I was willing to learn, adapt and grow, I could always project a forward momentum in my life.” “Forward momentum” is quite the understatement. Ladi – whose birth name is Karoline Tamati – has released three chartascending solo albums (Time is Not Much, The Liberation Of… and Automatic), won four Aotearoa Music Awards, including the coveted Tui for Best Female Solo Artist. She has also been appointed as a Member of the New Zealand Order of Merit for services to music. It’s a dream come true for the 16-year-old girl from Christchurch, who performed with her first group, Sheelahroc, in 2000. Not long after, she met her musical collaborator and now-husband Brent Park, aka Parks. “I performed for 15 minutes and realised, in the exchange of our performance for this wad of cash in an envelope, that a career in music was possible,” she recalls. “I had no idea about the industry or anything beyond the basic concept of ‘sing some songs for pay’ but it gave me the desire that informed all my future decisions, including writing with Parks, which then led me to falling in love and creating a family of our own. That has been the greatest gift.”

Today, Ladi lives in Auckland with Parks, their 18-year-old son Philli and the family pup Suki. She loves the diversity of Auckland, te ao Māori, the friendly Pasifika faces and the Pasifika culture entrenched in some parts of the city.

Ladi and Parks have now been together 22 years and continue to make music, bouncing ideas off each other and front-footing the changes in the musical landscape in a time in her life that she describes as “strangely restless and exhilarating”.

“I feel confidently competent at what I do and how to do it, and that is a very satisfying place to be,” she says. “I look back now in my 40th year with incredible memories of traversing the world with our then-baby boy, who is now a newly minted 18-year-old. I just feel very lucky, and equally excited about our future.”

As she approaches her 40th birthday in November, acclaimed New Zealand recording artist Ladi6 is feeling philosophical. The Like Water hit maker is eternally grateful for her family, friends, health and for her music career which has now spanned 25 years, an exclusive milestone that only Aotearoa’s most successful recording artists can claim.

For us, it’s about experimentation and stepping out of our comfort zone. Is it always tensionfree? Hell no! But it works.”

The combination produces an ear-tingling sound that enables them to evolve and stay relevant through the decades. They have just finished Ladi’s fourth album, due for release in 2023, and are touring Australia in September.

After more than 25 years in the NZ music scene, Ladi6 is entering a fearless new chapter.

Beautifully cloaked in cedar, this Steven Lawson Architects-designed home blurs the lines between modern architecture and the raw natural environment. The shape of the building is inspired by the angular geometries of the surrounding snowcapped mountains, and the exterior harmonises with the beds of tussock on which it is placed amongst 20.5 hectares of private rolling land.

Next stop: the Metaverse

Property is predicted be high on the Metaverse wishlist, and it’s a phenomenon that New Zealand Sotheby’s International Realty managing director Mark Harris is watching with interest. “As you can see in pretty much every major city or resort town around the world, property value is driven by popularity, quality, proximity and scarcity. And it’s not much different online,” he says. “As a listing tool, I can see high-end homes being created in the Metaverse and sold with the physical house at the same time – Sotheby’s International Realty in Miami has already explored this idea.” How we pay for property – as well as the aforementioned art – is simultaneously evolving. But while NZSIR has sold property to wealthy crypto traders in the past, the first crypto property transaction is yet to happen in NZ.

“The same way our traditional market explores jewellery, watches, wine, furniture and design, I think we are going to start exploring not just the fine art of NFTs but also different verticals such as music, entertainment and sports. The Metaverse will be your one-stop-shop to allow for a lot of different options through Sotheby’s.”

“We recognised from that sale that there was great opportunity; a great demand from the collector side and great artwork from the artist’s side,” he says. “We realised we could play a very important role in this burgeoning market, given our current role in the contemporary art market and the physical collectables world, where we bridge the gap between the two worlds.”

It is also, Moore says, both a bold entry into a totally new world of digital art and a clear continuity with the kinds of things Sotheby’s has always done.

“As long as all of the stringent anti-money laundering requirements are met and the vendor is happy to be paid in a more volatile asset than cash, then we would be very open to that possibility,” he says. “It certainly is an exciting time to be involved in property, and indeed part of a global brand that’s continuously leading the way in both the physical and online space.” ◇ Sotheby’s delves deep into the digital world of NFTs with the launch of Sotheby’s Metaverse. In a digital platform called Decentraland, there’s another Sotheby’s, where the yellow digital avatar of an ape will greet you at the door. The space is a replica of Sotheby’s in London, transposed into Decentraland’s interactive metaverse, where users can create and explore virtual worlds, and curate and sell digital artwork or non-fungible tokens (NFTs) through the use of NFTsblockchain technology.havetransformed the contemporary art market seemingly overnight and Sotheby’s, through a series of sales and innovations, has been part of that wave. In fact, Sotheby’s launched its own user-friendly, digitally native NFT trading platform called Sotheby’s Metaverse, in 2021.

Max Moore, head of contemporary art auctions at Sotheby’s Asia, says the first NFT sale in April last year –with the artist Pak – achieved $27 million.

Images.Ord/GettyCindyPhotos:

Sotheby’s Metaverse is another mode of bridging that gap – perhaps drawing in more traditional collectors as well as crypto enthusiasts, and committing to NFTs as a series of collectables that will have a long lifespan, rather than being part of a speculative bubble.

An Arrowtown boutique gin start-up is toasting success on the global stage.

A rifter is a forager or a fossicker from the early gold mining era; they explored the rifts around the hills of Arrowtown, searching for that elusive nugget. Even the bottles are a nod to the land and its history and are coloured to match the lakes and rivers of Central Otago.

It’s an extraordinary achievement for a small Kiwi start-up and symbolic of the talent and skill of these world-class premium gin distillers who work from Stu and Kate’s bespoke shed.

Back home in Arrowtown, life carried on as normal in the busy building trade, albeit with countless hours spent researching gin distillation and local botanicals. It wasn’t until he floated the idea with his workmate Hamish Bourke that plans began to come to fruition.

Stu, Kate and Hamish strive to reflect the true essence of Arrowtown in their products, which are now attracting the spotlight overseas; Rifters’ Original Dry Gin and Quartz Gin both won silver at the coveted 2022 San Francisco World Spirits Competition and bronze at the 2022 London International Wine & Spirits Competition.

“We were building a shed on my property and I told Hamish about my idea to create a gin company –he was keen straightaway and said, ‘I think we can do this’,” recalls Stu.

“We focus on using local botanicals in our gins where we can,” says Hamish. “Crafting a product that has come wholeheartedly from mother nature is pretty special, everything that goes into our gin has come from that land in some way shape or form.”

Liquidgold

nzsothebysrealty.com18

That was three years ago now, and already Rifters Gin is bringing home coveted international awards. As a premium, boutique gin, its point of difference is an authentic connection to the land it comes from. Stu and Hamish can often be found foraging for ingredients in the hills of Arrowtown and Central Otago to infuse in pure New Zealand artesian water.

When Stu Clark and his wife Kate went to the UK for a family holiday, he left as a builder and returned as a man with a dream to craft the world’s greatest gin.

3-4 drops orange bitters Sprig of thyme Ice Add ice to the top of a Boston shaker, measure and pour the spirits and lemon juice. Shake vigorously and double strain into your favourite glass. Garnish by carefully dropping the orange bitters on the foam of the cocktail, followed by a sprig of thyme.

“Our first award was a gold at the New Zealand Spirits Awards, which was awesome for us to kickstart our brand,” says Hamish. “San Francisco and London are the two biggest spirits competitions in the world, so to win a medal at both is massive.”

19Property Style

Officially launching their brand in a pandemic wasn’t ideal, but Stu and Hamish have learnt to navigate curveballs since being in business.

“There are a lot of challenges that come with being a start-up business but we do our best to focus on the solution – there is always a way to make something happen. I think our building background has helped us here, every day on a building site there is something that needs a creative solution,” says Stu. That creativity extends to the Rifters 700ml Original and Quartz Gin bottles, which are 100% plastic free. They also ship their products in recycled boxes – a wise move, given the company is looking to export its award-winning gin in the future.

“Our goal is to eliminate single-use plastics from all operations,” says Hamish. “It’s a long game but each small step helps.” ◇

locals’ guide to Auckland’s central and innereastern villages are standout suburbs for easy living. One of New Zealand’s most exclusive residential locations, Auckland’s Remuera and its surrounding suburbs are brimming with beauty and history, comprising upscale villages that merge city life with lifestyle. New Zealand Sotheby’s International Realty Remuera managing director Jonathan Sissons provides a property market update on Remuera and surrounds, and shares his favourite haunts in the neighbourhood. Where’s home for you? I live in Epsom, very close to Cornwall park – Epsom is part of our catchment area at the Remuera office. Previously I lived in an apartment very close to the Newmarket shopping district, but I have recently moved to a charming villa with a beautiful garden. My new dog Tommy – a golden doodle –and I are enjoying the extra space. What’s your favourite local restaurant or café? Little Jimmy is a friendly local bar and restaurant on Manukau Road in Epsom – they do a brilliant steak and it’s only a three-minute walk from home. Siso in Remuera is also one of my favourites and the place where the team at NZSIR meet for a glass of wine at the end of the working day.

Precincts of prestige

What’s the best part about living in Auckland’s central suburbs? Many houses in Remuera enjoy wonderful views of the Waitematā Harbour and beyond – these views are always highly coveted by property buyers. The Remuera village itself is currently going through a renaissance with great new cafés and some excellent restaurants, as well as our brand-new NZSIR office. ◇

Examples of premium Remuera properties listed with NZSIR - currently listed 121 Upland Road nzsothebysrealty.com/REM10055 and recently sold 169 Victoria Avenue.

While the Auckland property market has somewhat cooled over the winter months, the introduction of spring is already signalling further enquiry and more serious interest in homes in Remuera and its surrounding central and inner-eastern suburbs. I think there will be a significant ‘bounce back’ in September and October – there’s a strong perception of good opportunities to buy and a desire to lock in interest rates before any further increases. Experienced purchasers are realising that now is a sensible time to buy. That’s not to say we experienced a dull winter here at the NZSIR Remuera office. Winter is traditionally the time when many people take their overseas holidays (even more apparent in 2022 as the borders were swung open) or hunker down. Although we have seen the volume of sales decrease, median house prices remain up. We may not be smack bang in the middle of the post-Covid property boom, but we have sold multiple properties in excess of $100,000 above what was paid less than 12 months ago. So, all in all, the news is positive for this part of NZ and the higher end of the market.

Property Style 21 insightsMarket

The ANZ is now predicting a 15% price fall from ‘peak to trough’ and, while that is significant, it is relative against a 30% increase in prices over the last few years. In my view, good properties are attracting good interest, while compromised properties may struggle in the current market. The most significant change in recent months is the length of time a property takes to sell – many regions throughout NZ are now taking approximately 10 days longer to go under contract. My expectation is that this figure will decline as buyer interest ramps up over the warmer months – it’s becoming apparent that many international buyers have their sights set on Auckland, particularly in the leafy suburbs such as Parnell, Newmarket, Epsom, Mt Eden, Ellerslie and Royal Oak. Young professionals are also keen buyers and seek large homes with aspirations to buy now, renovate later. Proximity to some of the country’s most prestigious schools is also a factor in their desire to live in this part of Auckland, with Epsom Girls’ Grammar and Auckland Grammar School in the neighbourhood. What’s the best location for a scenic walk or run? Cornwall Park. We live right next door and it’s one of Auckland’s treasures. The park is substantial and forever changing, with beautiful mature tress including native and introduced. It’s everchanging through the seasons, from spring with the new lambs on the farmland and cherry blossom, to the green leafy summer trees and the golden colours of autumn. What’s your favourite local event? Large-scale events have been few and far between in the last couple of years but Auckland is lucky enough to attract some great international bands and performers at Spark Arena and Eden Park.

Before the tiny house movement, there was the Shepherds Cottage of Ahuriri. This sturdy build has endured environmental changes and stood the test of time and is now considered the remaining cornerstone of the Napier settlement narrative. The iconic cottage was built in the 1850s - when physical work and limited access to resources meant you built your house to last. This durable home remains true to these colonial foundations in both design aesthetic and the outstanding structural integrity.
