As the year unfolds, we’ve found ourselves often returning to the idea of strong foundations – in real estate, in business, and in life. It’s a theme that animates this edition of Property Style.

At our recent National Networking Event in Christchurch, Olympic sailor Peter Burling brought this concept to life, reminding us that whether in sport or business, success starts with strong foundations. His keynote was a powerful reflection on the discipline, clarity and purpose behind consistent performance.

That same idea is reflected in the story of celebrated artist Ross Jones, who graces our cover. Known for his vibrant, carefully constructed paintings, Ross strips back the noise to create timeless works rich with shared memories and simple pleasures. You can read his story on page 6.

In the market, too, the fundamentals are proving their strength. Yearon-year values remain steady, and sales volumes are rising. While the 2025 Budget brought few surprises, recent OCR cuts and increased bank lending are laying the groundwork for renewed momentum.

Contemporary nostalgia

With his works coveted by art collectors around the world, Ross Jones is one of New Zealand’s most celebrated painters.

Technology has had a profound influence on the art world in the past two decades but, for Auckland artist Ross Jones, tech is now largely redundant.

It’s an interesting stance for an artist who once specialised in digital illustration, designing bespoke digital artworks and marketing materials for big American clients such as The Wall Street Journal, Grey Goose and Penguin Books New York in the 90s. But as the world got smaller and more connected with the internet – and in flowed the international commissions – Ross discovered that his heart favoured a more traditional, old-school kind of artistic expression: with a paintbrush.

That was in 2008. Today, his exquisite oil paintings feature in many private art collections in New Zealand, England, Ireland, North America, Singapore and Australia. The paintings offer a unique interpretation of everyday life, often with nostalgic nods to Kiwi culture and glimpses of a carefree childhood in Ōtaki, where Ross grew up.

“I was the kid in class who often doodled and stared out the window. The teacher usually called me out for not paying attention, but I assumed everyone daydreamed like I did,” he says.

“I remember a sixth-form biology class on a hot spring afternoon. I looked out to the market garden next door; the earth had just been turned over, waiting for the spring crop to be planted. For the first time, I noticed a tree in full blossom. It was an amazing pop of colour from a landscape dominated by greens and browns. For me, it was a visual revelation.”

Ross paints full-time from his studio north of Auckland, a quiet and quaint sanctuary that overlooks the Hauraki Gulf. Although he’s still partial to creating a digital render of his plans before he paints, his artistic process is beautifully simplistic.

Influenced by artists such as Rita Angus and the American Wyeth family, Ross’ paintings aim to connect with people through shared experiences, both past and present. He draws inspiration from personal photographs, vintage toys he has collected from all over the world, and cherished memories, such as building balsa wood aeroplanes as a child. His treasured labradoodle, Alice, also features in many of his works.

“My paintings are short stories from my childhood – old forts, fast cars, slow boats, robots, rockets and epic adventures, lawns that seemed to take forever to mow and summers that would never end,” he says.

Ross has piqued the curiosity of international art investors with his careful blending of realism with a touch of playful surrealism. It’s impossible to view one of his paintings without delving into deep thought.

“I love the phrase, ‘Don’t let the truth get in the way of a good story,’ so as you view my paintings, don’t let your imagination stop you from seeing the bigger picture. How far the journey takes you is entirely up to you,” he says. “Every person has a slightly different take on what’s happening. Sometimes the story is simpler than we think. Other times a simple scene may hide a complex situation. It’s up to the viewer to fill in the gaps and create their own story.”

“Like any other investment, artwork is a risk, and nothing is guaranteed,” says Ross. “My advice is to do your research. Many fantastic books are available to guide you through the chaotic world of art.”

Find your ‘why’

“Consider why you are buying the artwork; what do you want from it? How do you want it to make you feel? Is it purely for investment, or enjoyment? Purchase something you love – art is something you live with.”

“Build a relationship with a gallery or art consultant,” says Ross. “They have the knowledge to advise you on the artist and their art practice, and can provide expertise on how to look after your art.”

Confidence is the new timing

Steve Kelso explains how in today’s uncertain market, smart property decisions come from understanding both timing and the timeless fundamentals of a great sale.

With political shifts, interest rate uncertainty, and evolving market dynamics, many are asking if there's an optimal time to make their property move. After decades of local market experience, I’ve found that timing is just one of the key factors that influence great results. The most successful outcomes come from understanding how timing works in concert with other key factors – such as local market conditions, presentation, pricing, and personal readiness.

While many try to "time the market," the reality is that NZ's property market operates on multiple cycles – seasonal patterns, economic cycles, and local market dynamics all play their part. What we're seeing now is a market adjusting to new political settings, with renewed investor confidence and shifting buyer demographics. While conventional wisdom favours spring and summer as ideal selling seasons, my experience in the Nelson-Tasman region challenges that assumption. Over the past decade, we have consistently achieved strong results during winter months, especially for properties that stand out in their category. Spring (September to November) remains an ideal time to go to market – gardens blooming and properties present at their best. It’s a season that draws more active buyers, particularly those wanting to settle before the end of the year. But this timing isn’t always so simple. The summer months can bring exceptional results too, particularly for properties in desirable coastal locations and holiday hotspots. However, the holiday period can create natural slowdowns in buyer activity, making the market less predictable.

Timing can create advantages when purchasing. The best opportunities typically emerge during mid–winter and holiday periods when there's naturally less competition and more motivated vendors. Lower competition during these quieter times means buyers can take their time to make decisions and often negotiate better deals with sellers.

The key to a successful sale – regardless of the month – is how well a property is presented and marketed to the right buyers. Properties that are well presented, correctly priced, and strategically marketed can achieve excellent results at any time of year.

Timing plays a role but successful sales are built on a foundation of broader fundamentals. Start by getting a clear understanding of your local property landscape. How many similar properties are currently on the market? How long are homes taking to sell in your area? What are recent comparable sales prices? Are there new developments or zoning changes that could affect future value? This insight is key to shaping an effective pricing and marketing strategy.

It’s also important to consider the key economic factors. Current interest rates and forecasted changes, banks’ lending criteria and appetite for different mortgage types all play a role in shaping buyer behaviour. So do regional growth indicators including employment, business confidence, and population trends such as migration and demographic shifts.

Beyond market factors, your personal position matters just as much. Whether buying or selling, having a clear objective, understanding your end goal, and being prepared for the practical realities helps drive confident, successful decisions. Are lifestyle factors like schools, commute times, and community still aligned with your needs? Do you have a solid understanding of your financial position – including equity, deposit, lending pre–approval, and serviceability? Is your income stable enough to support a mortgage or a move? And finally, is the timing right for you and your family? Whether your goal is to upsize, downsize, release capital, relocate, invest, or simply find the right home, clarity and readiness are key.

The most successful property decisions I've observed have come from buyers and sellers who have done their research, have clear objectives, work with experienced professionals, and are ready to make their move when an opportunity arises – not waiting for certainty that rarely comes.

We often see favourable conditions for buyers during times of market caution, typically due to fluctuating interest rates. Right now, conditions are particularly appealing for buyers – interest rates are low, the broader market is uncertain, and experts are predicting steady domestic growth over the next five years. With market strength gradually returning, now may be an ideal time for buyers. It will be interesting to see how long these conditions last before a seller’s market returns.

If you're considering a property move, focus less on perfect timing and more on being clear, prepared, and well supported. The right real estate team – with local insight and global reach – can make all the difference, no matter the season or market cycle. ◊

Magic carpet

Traditional Berber rugs are handmade by craftspeople in Northern African tribes. They put their time, heart and soul into weavings decorated with meaningful symbols, made from textural natural wool. I’ve been lucky enough to visit Gregor Kregar’s space; a whimsical workshop filled with imaginative inventions that have you smiling and staring in wonder. Kregar’s new piece Fractured Geometry features his trademark faceted surfaces that distort and duplicate the world around them.

Wonder wall

When seeing the new-season wallpaper releases, I was struck by how wall coverings have become art in their own right. A few of my favourites from Phillip Jeffries are Peaceful Plumes; a paper that reimagines herringbone with a soft, suede-like touch; Vista, a delicately illustrated mural wallcovering that feels like a page from a storybook; and Wild Thing that channels classic animal print. According to the latest data from REINZ, the broader Auckland property market is currently undergoing a period of downward adjustment, with median prices softening

by 3% month-on-month in April and easing 1% over the past quarter. However, for discerning buyers considering the North Shore, the data paints a markedly more encouraging picture. Our region’s prestige market continues to demonstrate strength and resilience, outperforming national trends. A sustained demand for premium coastal properties, coupled with the enduring appeal of proximity to Auckland’s CBD, has seen the North Shore achieve a 4% month-on-month increase in median sale price. This performance stands in stark contrast to the national dip, underscoring the enduring value and desirability of high-end real estate in this sought-after locale.

In early 2025, Milford homes recorded a median of 45 days on market, while Takapuna averaged just 37 days – both close to Auckland’s regional median of 41 days. These figures reflect rising inventory and unique demand trends across Auckland suburbs.

Apart from being a great place to live, there’s some strong forces shaping our local market. Returning expat Kiwis, Australians and Singaporeans are actively looking to re-establish roots in New Zealand, and Auckland’s North Shore is top of the list. At a recent auction, one of my registered bidders was a cash buyer from Sydney’s Northern Beaches. While they didn’t win the auction, they played a key role in the successful sale outcome. Many are drawn by the security and lifestyle that the North Shore offers.

I expect Auckland’s luxury market to continue gaining strength, driven by returning expats, local buyers, and renewed offshore interest. Inventory levels remain steady, values are stable to rising, and vendor expectations are increasingly aligned with current market conditions. Where’s home for you?

I’ve lived on the North Shore for 12 years. I proudly gained New Zealand citizenship in the past year, and this is well and truly home.

What’s your favourite local restaurant or café?

For coffee, Moak and Glory in Takapuna is my go-to. I love Takapuna Beach Café for its views, great coffee, and poached eggs on sourdough. For lunch or dinner, Tok Tok is a standout –their popping prawns and lamb bites are a must-try. The newly opened Takapuna Surf Club offers a relaxed vibe, a great green chicken salad and a vibrant cocktail menu.

What’s the best location for a scenic walk, run or outdoor activity?

The Takapuna to Milford Beach walk is unbeatable – offering stunning coastal views and an incredible array of beachfront properties to admire along the way.

What’s your favourite local event?

The Takapuna Sunday Market is a weekend highlight – great for fresh produce and home-baked treats. I also enjoy shows at the Bruce Mason Centre and the PumpHouse Theatre, both within walking distance of our office. Coming up in July, the Takapuna Winter Lights event will bring illuminated art and live performances to Hurstmere Road – a must-see sensory experience for all ages.

What’s the best part about living in Takapuna?

It’s hard to beat the lifestyle – proximity to beautiful beaches, with easy access to day trips to Waiheke Island, Matakana, and the Coromandel. Plus, the city is just over the bridge, putting Ponsonby and beyond within easy reach. ◊
