• Please note that the property while obtaining resource and building consent has not been issued final CCC. Despite passing all building consent inspections up until the final CCC inspection, the council at this time would not sign off on monolithic cladding as the issue had just been made public and they were concerned about potential implications for them. The subsequent change in building code that was implemented at a later date was to ensure cavity battens were required hence forward.
• The owners have no leak disclosures to make and the integrity of the building in all regards is intact. They have obtained the following report and encourage purchasers to obtain any further reports they feel necessary as part of their own due diligence.
• Please see on the next page letter from Quentin advising on the moisture testing. In layman’s terms he firstly used a thermal imaging camera to look at all the walls, particularly anywhere he thought might be at risk and then used resistance probes (these go through the jib and into the wood) to test for any moisture in the framing anywhere the thermal imaging showed a slightly higher differential reading or areas he also felt were more prone to issues. The other point he mentioned to me but is not in the letter is this was done in winter when you would be more likely to find problems if there were any.
• Quentin Dagger is highly recommended as an expert in his field to consult further regarding compliancy and is first hand familiar with the property after conducting his inspection and report.

RE: Non-Invasive Moisture Assessment
At your request, visited your property on 10 July to undertake an assessment of the areas of your dwelling which have been clad in monolithic cladding (likely to be Harditex). Visually, this cladding appears to be in very good condition. No cracking or ‘bulging’ was observed on the day.
Using a Fluke thermal imaging camera, torch and a Trotec T510 resistance moisture meter, I carried out a series of tests on the interior of the dwelling that corresponded with the monolithic cladding. Having identified the at risk features such as wall junctions and window penetrations, I undertook the testing after first taking a baseline MC reading on an internal wall.
All MC readings were within 4% of the baseline reading of 14.8%. The baseline reading can be variable depending on the treatment levels of the timber. This reading indicates the framing is likely to be either H3.1 or H3.2.
It is our opinion that the cladding system appears to be performing as intended despite the fact it is a direct fixed monolithic system combined with rusticated weatherboards.
A visual inspection of the standalone garage did not show any obvious signs of moisture ingress.

As stated, this assessment was non invasive and can only be used as a guide. This assessment is not intended to guarantee the lack of moisture ingress.
