Ah, September! There’s a whiff of pumpkin spice in the air, leaves are flirting with the idea of changing colors, and, for some absurd reason, I still get a tiny pang of “I should be buying school supplies” even though it’s been a good minute since I’ve been in a classroom. Blame it on the Minnesotan roots; we take our fall vibes very seriously.
Speaking of Minnesota, it’s a lot cooler there (and I don’t just mean the temperature). As a Minnesotan turned Texan, I often find myself comparing the two. What I’ve come to realize is that whether it’s the brisk north or the warm heart of Texas, it’s all about the people and the passion they bring to the table. And that’s why this magazine exists. To celebrate the movers and shakers, the go-getters and over-achievers of the Dallas real estate scene. If Texas is the heart of America, y’all are its steady, vibrant pulse.
But, back to September – our little prelude to the grand finale of the year. Kids are hopping back to school, eager (or not so eager) to dive into a new academic year. And, as for us? It’s the perfect time to pull out those goals we scribbled down in January. Remember those? Dust them off and give them a good stare-down. With Q4 peeking around the corner, now’s the moment to regroup, refocus, and rally to end this year on a note so high… even the Dallas skyline will look up to it.
I always believe there’s something magical about the start of fall. Maybe it’s the promise of cooler days, or perhaps it’s due to the fact that the ESPE Awards are just around the corner (updates and information on that coming soon)! But if I’ve learned one thing from my journey from the Land of 10,000 Lakes to the Lone Star State, it’s that any season can be a season of new beginnings.
So, to the REAL-producing agents and the incredible businesses that support them: Let’s own this season. Let’s hustle like we’ve never hustled before, let’s celebrate each other’s successes, and let’s set the stage for a spectacular finish to 2023.

When Deba Douglas began her career as an educator, she was choosing a career that would allow her to serve. She became passionate about changing the trajectory of kids’ lives, embracing her community, and bettering the world around her.
All told, Deba spent 16 years in education, spending time as a special educator, health and physical education instructor, head volleyball coach, and later, as an assistant principal. In her final role (assistant principal), Deba realized it might be time for a change.
“I realize there was a glass ceiling I would never overcome in education,” she reflects. “I wanted to do more for the community and didn’t want to go through the red tape and political jargon of the job. My heart was to be an educator to change the trajectory of many kids’ lives. Once I got into administration, it was more profound to realize I couldn’t make the change I wanted to see. I was beating my head against a wall, and it wasn’t working.”
Meanwhile, other parts of Deba’s life were coming alive. She had begun investing in real estate with her husband, and her relationship with God and prayer was strengthening.
Deba was born in Nigeria; she moved to the US with her family at two years old.
Deba was the captain of her track and field team at Tarleton State University and was recognized as a two-time All-American.
“I started praying, volunteering, and becoming stable with God. I feel God revealed to me I needed to do real estate,” Deba continues. “I stumbled across Rich Dad Poor Dad. I read it one random summer, and it changed my life. I realized this is what I needed to do — get into real estate. And I realized the only way to scale my business was to become a REALTOR®.”
Deba was licensed in late 2019. Despite the early struggles of building a new business, her real estate career has accelerated quickly. She closed $4 million in 2020, followed by $22 million in 2021 and $20 million in 2022. She now runs a small team of five agents, Deba Douglas Realty Group with Fathom Realty. Meanwhile, she’s continued to grow her investment portfolio.
Deba still values many of the traits that made her an excellent teacher. She brings empathy, relationship-building, and a focus on education into her real estate business.
“Building positive relationships, the skill set of being able to talk to anyone and make them feel comfortable, loved, and that they matter — that’s important to me,” she says. “I care and love on people immensely.”
While real estate has become an integral part of Deba’s life, her faith and family remain her top priorities.
She and her husband, Samson, have three children, Noah (10), Isaiah (1), and Naomi (1). Deba spends her afternoons and weekends running her kids to martial arts and flag football, enjoying quality time with her brother and sister-in law, Jimmy and Candy Egbon, and their family, and spending time with the rest of her large extended family.
“Choosing real estate has not only transformed my life, but I have been blessed to share my knowledge and helped so many of my family members become real estate investors as well. This includes my brother and brother-in laws,” Deba explains.
Deba took a considerable risk in 2019, leaving her career of 16 years to begin anew in real estate. But she’s ever-grateful she took that leap of faith because she’s never been happier — and now she is making a bigger impact on her community than ever before.
“I never thought my life would be where it is right now. I’m living in abundance and truly am blessed. I thank God for that. Now, it’s about ‘What can I do to continue to share my love of real estate and connect more people to become owners and change the trajectory for everyone in their family?’ I want to continue to motivate and inspire people to buy real estate.”

As Cristi navigates the world of entrepreneurship, she acknowledges the importance of work-life balance. “Managing work-life balance is an art that I haven’t mastered,” she admits. “But starting a new business is one of the reasons I did it. I want to be involved in my son’s school and activities. I enjoy the flexibility that entrepreneurship provides. I can cook dinner for my family, put my son to bed, and then get back to work if I feel like it. Balancing career with motherhood is a new, exciting chapter.”
Cristi and her husband, Ken, have been married for almost seventeen years. “We have a bundle-of-energy, 4-year-old son named Hudson who keeps us busy, young, and exhausted!”
Cristi says with a chuckle. In their free time, the family loves going to the park and hanging out in their swimming pool at home. Cristi enjoys cooking, so summer Saturdays are spent outside as much as possible with Ken grilling and Cristi making side dishes and dessert.
“We love roasting marshmallows and making good old fashioned smore’s around the fire pit,” she adds.
Looking ahead, Cristi’s goals for iTrip North Dallas include expanding their property portfolio and building a strong team of
like-minded individuals committed to delivering excellent experiences. She also aims to stay involved in discussions surrounding short-term rentals, advocating for responsible practices and highlighting the positive impact they have on local economies and communities. “Short-term rentals fill so many needs. There are countless positive stories, and I know that as people learn more about the industry, it will be eye-opening in the very best way.”

Will Koberg’s early life experiences, faith, and no quit attitude have shaped him into the man and REALTOR® he has become. Born in San Antonio, Texas, Will was first exposed to entrepreneurship through his father. During Will’s younger years, his dad owned and operated a burglar alarm business in San Antonio and later in Little Rock, Arkansas, where Will and his family moved when he was 11. As a business owner, Will’s dad modeled the value of hard work and creativity. On the other hand, Will’s mother was a strong example of faith.
As Will got older, his own dreams began to take shape. He graduated from the University of Mississippi (Ole Miss), where he worked as a sportscaster and developed a passion for TV, then moved to Dallas, where he landed a job with the Dallas Mavericks, making him the youngest corporate account executive in the NBA.
“I always saw myself as wanting to be unique, to do things differently. I always strived for more and wanted to be a difference maker,” Will reflects.
In the following years, Will went on to pursue various ventures. He worked in the restaurant industry, where he helped open a Campisi’s Restaurant, launched his acting career, and worked alongside his dad in the family business, selling interactive whiteboard technology in schools and to athletic teams.
Will became a licensed REALTOR® in Texas in 2013, beginning the next stage of his professional journey.
Will attributes his success over the past decade to his client’s continued trust, which has helped him become one of North Dallas’ top agents. He now leads Koberg Real Estate Group with Keller Williams Frisco, the team he started in 2022. Will and his team closed $25 million in 2022 (including a 4,000+ acre ranch in south Texas). His eventual goal is to create a $100 million per year organization with a strong media and video presence.

“Through all these experiences, I hadn’t yet found my thing. However, I was blessed to be able to continue to make it all work until eventually I did,” Will offers.
By 2011, Will was at a crossroads. He was expecting his first daughter, the tech business was changing, and he began considering his next career move. That’s when he turned toward real estate.
“We had our daughter on the way. I thought, ‘What am I going to do?’ Soon after, I saw other friends of mine doing well at real estate, and I had always wanted to be my own boss. I realized I could help people and build lasting relationships in a business that was never boring. It intrigued me,” Will explains. “I was at a crossroads and wanted to be in a relationship business, helping people while using my creative skills to help get the best results.”
Will has leveraged his acting and film experience in real estate, too. Video marketing on social media and YouTube are a huge part of his business model. “And it’s fun,” he adds.
“I bring real estate and film together to give my clients the most incredible real estate experience and leverage that to help them achieve their real estate goals,” Will explains. “Real estate is about stories. For every property, there is a story to tell. We shoot property tours that allow the potential buyers to experience the home or property as if it was their own, and it’s been extremely effective.”
As Will looks ahead, his goal is to continue helping his clients achieve their real estate goals while growing his team. He wants to add agents and staff who are inspired to follow their dreams, much like himself. He aspires to be an incubator of greatness who leads with integrity and faith.
“I’m very grateful for my clients, family, and friends, who I owe my success to. I spend my days working hard in real estate, but I realize none of it is possible without God. I’m a faithful person, and I lead with that core value. I bring that into all
I do — business, life, raising my kids. I work to be the best in all I do. I’ve learned being honest, truthful, and doing what is right will lead to success. Through a lot of ups and downs, I have learned that it’s not my plan. It’s God’s plan. I just need to get up, show up, and be ready to work hard.”

has 17 full-time employees, including 5 escrow officers. They upped the office size from 4200 square feet to 7000 square feet in their recent move, giving them more room to grow. For a team that was “busting at the seams,” this is a welcomed change. Marilyn aspires to grow the team further, so they can serve even more REALTORS® and clients with the level of service they have come to be known for.
“What we do is all about relationships,” Kylie says. “Ken and I spend all our time building relationships and partnering with agents. We’ve been in Frisco for 21 years. We’re here to stay.”

“When it comes to addiction, everyone thinks, ‘Not my kid. My kids would never do that.’ But it can happen to anyone. When it happened to us, it was a shock,” Kendra McKiddy begins.
In 2017, Kendra’s adult son, Tye, began a downward spiral. He went through a traumatic episode which led to an acceleration of the drug use he had started in high school.
“I knew he was dabbling in drugs, but when things came to a head, I realized how bad it truly was,” Kendra reflects.
Opioids like heroin are causing a rising crisis in our country, and unfortunately for Kendra, her family was caught in the crosshairs. Meanwhile, she was still in the early days of building her real estate career, a path she embarked upon just a year prior.
With great effort over several years, Kendra’s son was able to turn his life around. The path to sobriety hasn’t been a straight line, but Kendra considers her son one of the lucky ones. He’s not only alive but thriving; he holds a stable job, was recently married, and now has two young children.
“Everyone knows someone who’s an addict; they just may not know it yet. I wish everyone knew it could happen to them and that addicts are not bad people. I would want everyone to know there wasn’t anything they did or didn’t do that caused their loved one to be where they are,” Kendra offers.
Kendra has turned the obstacles she and her family faced into an opportunity to serve the world. As a top agent and team leader at Ebby Halliday Realtors, she donates a portion of her commissions to nonprofits that support those struggling with addiction through her program, Closings for a Cause.
“We donate money from closings to four different organizations, two being anchor organizations that are associated with addiction and started by mothers who lost their sons to addiction. The others are picked by my clients,” Kendra explains.
The two anchor organizations Kendra supports are R.O.O. (roo now.org), an organization that offers overdose awareness and education to the community, and Brit’s Gift (Britsgift.org), a nonprofit that provides detox and treatment assistance and financial support services.
Alongside the challenges she faced in her personal life, Kendra has built a thriving real estate business. Her team now includes her daughter, Faith, as her transaction coordinator and her daughter-in-law, Shaneaqua, as her marketing manager. With the flexibility Kendra offers them, both women are able to stay home and raise their young children. Her small team includes another amazing agent, Claire E.
“My goal is to create generational wealth with a family business. Family, other than God, is the most important thing in my life,” Kendra says. “My clients are more than just clients; they become part of my family. I love getting to know about all of them and sharing life together. Everything comes back to family for me, even my business.”
Outside work, Kendra enjoys spending time with her husband, son, daughter, son-in-law, daughter-in-law, and her three grandbabies, who are
all under the age of three. Kendra and her husband also enjoy getaways camping at the lake or relaxing on the beaches of Mexico.
“I want my kids and grandkids to know what love is, what a strong family is, and how important that is. I want them to know it’s not easy but always worth it.”
“And for the broader community, I want to speak more toward addiction than I have been able to. It’s been on my mind from the minute this all happened with my son. I want to speak on that platform. If I can help even one person, it would be totally worth being there. I’m one of the lucky ones that still has my son.”

1. Removal of Debris: Be diligent about removing large and small debris. We’re talking Leaves, small sticks, pollen, petals, etc. Algae feed off debris, so keeping your pool clear of it will go a long way!
2. Circulation: If you don’t have proper circulation, it is just stagnant water. And no one wants stagnant water in their backyard. Barker tells her clients to run their equipment 18-24 hours daily. “Twenty-four hours a day seems excessive, but you have variable speed pumps, which means they can run at high speed and move a lot of water, and they can run at a low speed and move the water a little,” said Barker.
3. Filtration: Make sure you have the proper filtration type and size and keep your filtration system clean.
Many people in North Texas have pools and for a good reason! Not only can they cool you off in the summer, enhance your hosting abilities, and be a backdrop for priceless family memories, but they can also increase your home’s sales price by up to $100,000, according to CCAR President Shana Acquisto.
However, that purchase price increase is for a well-maintained pool.

“Just because it looks clean doesn’t mean it’s clean; you can’t see E coli… Almost anything that can go wrong with a pool in terms of getting
sick is things you can’t see. You, your family, and your friends swim in your pool. You don’t want them getting sick because of improperly balanced water and whatnot…Pools can go south in a matter of days, especially if you have a huge party or have dogs in the pool. 4. Brushing: Brush the sides of your pool at least once a week and any flat surface that helps with filtration.
5. Chemistry: Alkalinity, pH, and Chlorine, oh my! This is where you want to hire and seek a professional. Hiring a professional is critical to finding the proper chemical balance that keeps your pool safe and well-maintained. You can’t feel alkalinity, and if it’s out of whack, it can eat away at the surface of your pool, requiring pool owners to replaster.

While in Maryland, Robert was given an extraordinary opportunity to serve as a medical missionary in Burkina Faso, West Africa. Utilizing his background in biology, he worked at a local clinic, providing care and support to those in need. This eye-opening experience left an indelible mark on Robert’s heart and ignited his calling to pursue a career in full-time ministry, sharing the hope of the gospel of Jesus Christ.
Returning to his roots in Dallas, Robert enrolled at Dallas Theological Seminary, further deepening his knowledge and faith. It was during this time that he also ventured into the world of real estate, commencing his career as a realtor in April 2016. Reflecting on this dual calling, Robert shares, “Real Estate has given me another platform to proclaim God’s love. I’m passionate about seeing people’s hopes turn into reality.”

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. The top 500 real estate agents in each of the four markets in DFW, based on their annual residential sales production for the previous year, as recorded on the MLS. Refer to the map in this publication for the exact territories. If your broker address is within that given territory, and you are in the top 500, you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and continue to update annually.
