A Time for NEW Beginnings publisher’s note
December has arrived, and with it, the usual suspects: festive lights, holiday music on repeat, and an overwhelming number of cookies and other sweet treats that seem to multiply by the hour (not that I’m complaining). And let’s not forget that familiar end-of-year scramble, the one where we realize that somehow, 2024 is practically over, and we’re days away from 2025. Where did the year go?
As we approach the finish line of one year and look toward the start of another, December always feels like a time to pause, take stock, and start plotting for the year ahead. But this December holds something particularly special for me—it’s the month I’ll become a dad. My beautiful wife and I are expecting our first child—a little girl—right in the heart of the holiday

season. Suddenly, the “new year, new beginnings” theme has taken on a whole new meaning for us!
It’s a strange feeling, knowing that life as I know it is about to change forever. I’ve heard that babies bring a whirlwind of sleepless nights, endless diaper changes, and a complete rearrangement of priorities (and apparently, most parents would give it five stars if they could). I’m told that I’ll soon understand the true power of coffee in ways I never imagined. But more than that, I know this journey will be filled with more love and joy than I can comprehend right now.
As we gear up for the holidays and start thinking about what 2025 might hold, I encourage you to take a moment to embrace the changes coming your way,
whether it’s setting new goals, making a big move, or even just welcoming a bit more joy and laughter into your life. Remember, change doesn’t just happen on New Year’s Day. It’s a constant, unpredictable force that shapes our lives in unexpected ways—and sometimes, it shows up as an 8-pound bundle of joy right in time for the holidays.
Let’s face 2025 with open hearts, big dreams, and maybe a little more caffeine. I’ll see you in the new year— hopefully a little wiser and definitely a little sleepier!

HEPBURN SULGROVE
elodie Hepburn Sulgrove’s journey into real estate was anything but conventional, and yet it feels like destiny. Born and raised in Fort Worth, Melodie always knew the city like the back of her hand. Little did she know, that deep-rooted connection to her hometown would pave the way for her thriving career and a love story that seemed plucked from a romance film.
Fort Worth isn’t just where Melodie grew up—it’s where she found her way back to love. “My boyfriend, Patrick ONeal, and I dated briefly in high school, but life took us in different directions,” Melodie shared. Both got married, started families, and lived separate lives for over two decades. Then, after divorces and moving back to their hometown, a mutual friend reconnected them. “We’ve been dating for six years now, and during COVID, I convinced Patrick to get his real estate license. That’s when we decided to form a team.”
But this wasn’t just any team—it’s the HepburnONeal Group, a nod to Hollywood glamour with a twist of Texan charm. Melodie laughs when she explains, “We wanted to put a fun spin on our business name that combined our two last names, and we’ve always worked so well together. That’s the best part of it all—we really complement each other.” Their partnership extends beyond real estate, as both are caring for their elderly mothers. Melodie’s mother, 98, and Patrick’s mother, 88, live close by, adding another layer to their already full lives.
Melodie’s path to real estate wasn’t a straight shot, though. After earning her degree in public relations from Texas State University, she worked in sales for
a scientific textbook company before transitioning to a marketing firm. “I’ve always loved jobs that gave me freedom,” she said. But after her divorce, entering the workforce again was daunting. “A friend dragged me to real estate school, and I hesitated at first. But I realized it was a way to support myself and my family.”
She entered the industry in 2013, not knowing it would become her passion. “I had to sell the house I received in the divorce, so saving on commission was a bonus at the time,” she recalled. But as she began to immerse herself in real estate, she found herself loving the process—especially helping firsttime homebuyers. “There’s nothing sweeter than handing over the keys to a buyer’s first home and seeing that joy in their eyes. It’s like they finally made it, and I got to be part of that.”
As Fort Worth grew, so did Melodie’s business. She takes pride in being a top producer in the city where she was born and raised. “Fort Worth is so different now than when I grew up, but I love it. The growth is exciting to watch, and it’s fun to help others discover all that this city has to offer.”
For Melodie, real estate is about more than just closing deals. It’s about integrity, hard work, and a

commitment to her clients. “I’ve faced some challenges, especially with higher interest rates and changes with NAR, but I always educate my clients along the way. Building trust is everything, and personal referrals have been my lifeline.”
One thing she is passionate about as a REALTOR® is staging. “I’ve learned how to stage homes and now offer it as part of my services, free of charge. It’s not even like work when I’m helping sellers make their homes look their best.”
Success, for Melodie, isn’t just measured in numbers, though she’s achieved plenty of that. Last year alone, her total volume was almost $8 million— an all-time high for Melodie personally. But for her, it’s also about family. “There’s no greater joy than seeing my children and grandchildren grow, healthy and happy,” she said. Her daughter, Kelsi, and son, Colton, are now adults, with Kelsi giving her two grandchildren, Elijah and Eden. “My grandchildren make life meaningful,” she beams. Family is a central part of her definition of success.
However, Melodie has faced personal challenges as well. She recalls a time when her son was in a devastating four-wheeler accident in the 4th grade.
“He almost had to have his leg amputated, but after several surgeries, he was able to walk again—and even play sports. Living through that tragedy made me stronger. It taught me I could endure hard times, and that strength helps me in everything I do, especially in real estate.”
As for the future, Melodie and Patrick have big dreams—both professionally and personally. “We’d love to expand our business and bring in another agent within the year,” she said. On a more personal note, they’ve set a goal to travel to Italy by the time they both turn 60, which is just over a year away. “We’re planning it now!” she laughs.
When asked about advice for upcoming real estate agents, Melodie’s wisdom shines through: “Never count your commission. Focus on the people you’re helping, and the rewards will come naturally.”
Whether she’s handing keys to a first-time homebuyer, staging a home to perfection, or planning her next adventure, one thing is clear: Melodie Sulgrove’s passion for her hometown and her profession will continue to drive her success.

Outside the office, Jay finds balance by spending time with his wife of 29 years and their two daughters, ages 22 and 19. Whether it’s traveling, enjoying a meal together, or simply spending time near the water, Jay cherishes every moment with his family. “Life is short; we try to enjoy every moment,” he says, reflecting on the importance of making time for what matters most. And while his work as a financial advisor is demanding, Jay has found a way to manage the balance between his professional and personal life. “I make time for the important things first and deliberately fill in everything else,” he says, underscoring his philosophy of prioritization.

Roots in Corsicana
Corsicana, known for its rich history, brick streets, and warm, friendly neighbors, is where Laura’s story began. It’s also where she learned the values that have shaped her real estate career. Growing up near Richland Chambers Lake, attending Mildred ISD, and later studying business and fashion merchandising at Sam Houston State University, Laura always had strong family ties. Her parents, childhood sweethearts, were her greatest role models, teaching her the importance of hard work and keeping faith at the center of life.
After college, Laura returned to Corsicana with her husband, Stuart Smith. “I’ve had a crush on Stuart since I was in the seventh grade,” she laughs. But their paths didn’t officially cross until later when the timing was perfect. They’ve now been married for over 19 years. Together, they’ve raised three children and built successful careers, with Stuart opening Keller Williams Corsicana in 2007. Laura’s entry into real estate was the “best next step” after years in sales and merchandise marketing in Dallas. When Stuart transitioned to operating a local State Farm office, Laura took over the reins of the KW office, and her real estate journey began.
Laura’s start in the industry was all about relationships. In a small town like Corsicana, real estate isn’t about pushing for sales; it’s about building trust. “My career has been successful because I quickly realized that real estate is about

relationships. My local sphere and referrals from friends and past clients have always been the foundation of my business.”
A Focus on Growth and Education
Laura is dedicated to growth and has a proactive approach to real estate—not just for herself but for her team and the agents she manages. “The real estate market has gone through some big changes,” she says, “so focusing on staying ahead of the curve has been the key to our success.”
Laura and her team pride themselves on being local experts, staying up on trends, and bringing all the latest tools and technology of the metroplex back to their smaller, rural market. “We operate like a big city brokerage in a small-town community,” she adds. In fact, in 2024, they expanded and opened a second office at Richland Chambers Lake as another way to serve local sellers and buyers who are looking for a second home outside the city or simply want to live the “lake life.”

Her passion for education doesn’t stop at her own offices. Laura’s team consistently focuses on innovative marketing strategies and networking with agents across the metroplex, ensuring their listings receive maximum exposure. “Growth is key,” she adds. “Being willing to learn and adjust will determine how we succeed. That’s why I’m always investing in learning and teaching.”
Balancing Life, Faith, and Business
One of Laura’s biggest challenges has been balancing her many roles—wife, mother, daughter, and business owner. “There are days when I’m stretched thin,” she admits. But her faith remains her anchor. A scripture hanging by her desk serves as a daily reminder: ‘God is within her; she will not fail.’ (Psalm 46:5). “It doesn’t mean I won’t fail,” Laura clarifies. “But it assures me that God will never fail me.”
Real estate, for Laura, fits perfectly into her life’s larger dreams and goals. It offers her the flexibility to be present for her family, whether it’s attending her son’s baseball games, visiting her daughter at college, or supporting her mother through her past health challenges. “Real estate is a career where I set my pace,” Laura says. “I can be where I need to be, when I need to be there. I have an amazing team that keeps everything running.”
Service Over Sales
At the heart of Laura’s success is her genuine desire to serve others. “People think real estate agents are just salespeople,” she explains. “But I am in the service industry. My goal is never just to make a sale—it’s to educate and meet my clients’ needs.”
Sitting at the closing table, knowing that her clients are happy and their needs have been met, is the ultimate reward for Laura.
Her approach to real estate has always been relationship-driven. Their daughter-in-law, Christina, is also a key part of their support system, helping Mirna with various aspects of the business. With her granddaughter, Luna, and grandsons, Noah and Isaiah, nearby, Mirna feels incredibly blessed to witness their growth firsthand. “It’s a gift to have them close,” she says, “and to be able to balance family life with our work.”

SUPER SOCIAL AT GLOBE LIFE FIELD
Our DFW Real Producers Super Social Event was a grand slam of an event! Not only did we have over 400 beautiful people attend this event, we celebrated inside the Lexus Club at Globe Life Field. It was such a blast! Have you ever been inside the stadium when there is no game or fans? Just an empty stadium? It is such a unique experience. Oh, and the World Series Trophy was there for us to all take pictures with, too!
At this event, we gave out over 200 RP Top Agent Awards for the agents who not only earned their 2024 Award but also attended the event. The agents who were at this event collectively produced over $3 billion in real estate in 2023 alone. Impressive!
Some asked if this event was in replacement of the ESPE Awards, and the answer is “No.” Just a really sweet event. The ESPE Awards, which includes special awards that
are voted on, like Rising Star of the Year, Leader of the Year, Most Inspirational Agent, etc., will be coming again in the near future!

Leanne and Jason Couch have built something truly unique in Fort Worth. At the center of their success is a passion for real estate, technology, and creating opportunities where others see obstacles.
Leanne, Managing Broker and Chief Operations Officer at Relo Radar, describes the company’s defining edge: “Relo Radar is the product of Jason’s sales and marketing brilliance. It’s his creation after many years of hard work and dedication.” Jason, who has been in sales for over 25 years, recognized early on that the real estate market needed a transformation. In 2014, he purchased his first brokerage and began identifying future home sellers—a revolutionary concept at the time. However, the manual nature of the process made scaling difficult.

Leanne, who transitioned from a career in international education to real estate, shares how her background in compliance made her role at the brokerage a natural fit. “I previously led the office that supported over 3,000 international students and staff at the University of North Texas. Managing compliance for the brokerage was an easy transition, and it allowed me to prioritize our family’s freedom.” For the Couch family, real estate has always been about more than just transactions—it’s about building a life of freedom and creating generational wealth.

Their latest project, an AI-driven app that helps identify future sellers, is still in development, but the couple is eager to see it in the hands of consumers and agents alike. “It’s been our baby,” Leanne laughs, “and we’re excited for it to make a real difference in the industry.”

They’ve turned that belief into a teaching moment for their agents, encouraging them to focus on long-term growth rather than short-term gains.
As they look toward the future, Leanne and Jason have big plans for Relo Radar. One of their primary goals this year is to launch their Beta AI platform to
the public, making their groundbreaking technology accessible to everyone in the industry. “We want to empower agents and brokers to offer the ultimate value proposition—identifying future home sellers before they hit the market,” Leanne explains. This technology, they believe, will revolutionize the way agents approach their business, giving them a competitive edge in an ever-evolving market.
For the Couch family, real estate is more than a career—it’s a way of life. When they’re not working, they’re fully immersed in the Aledo Bearcat community, cheering on their two sons, Connor and Halen, at football and baseball games. Jason’s love of dad jokes and metaphors brings humor to the household, while Leanne serves as the historian for the American Legion Auxiliary Unit 379, an organization dear to her heart. The Couches have built a life around their passions, and through Relo Radar, they’re helping others do the same.
