Last year at this time, I wrote this note as an almost dad..excited, nervous, hopeful, and totally unaware of just how much life was about to change. Today, I’m writing it with Ember crawling around our living room, babbling to herself, and reminding me every day that time moves quickly and purposefully. Becoming a father this year didn’t just change my schedule or my sleep. It changed the way I see the world. The dreams I chase, the priorities I protect, the goals I set...they all carry new meaning now. There’s something about

In North Dallas, where new beginnings are built one brick at a time, Ryan Williams has made a name for herself not just as a real estate agent but as a creator of homes with purpose. With a career spanning a decade, Ryan’s journey from mortgage lending to real estate investment reflects a story of growth and vision—a vision rooted in transforming spaces and lives. “I’ve always had an eye for what a home could become,” Ryan says. “My main focus as an agent is to be well known in the community for creating beautiful homes for buyers and also having a reputable reputation with real estate agents.” For her, the profession has never been about simply buying and selling—it’s about raising the standard of what a home can represent.

From Mortgage Roots to Real Estate Dreams Ryan’s path into real estate began long before she ever held a license. Born in Fort Worth, Texas, Ryan spent some time in Michigan before returning to the Lone Star State, where she attended Fossil Ridge High School in Keller and graduated from Trinity High School in Euless. Her early exposure to the housing industry came from her mother, who spent over 30 years in mortgage lending. “She brought me into the business right after high school,” she recalls. “I started processing loans at 18 years old and stayed in that world for 15 years.” While the mortgage industry gave her a solid foundation in finance and homeownership, Ryan felt a pull toward something more creative and

client-focused. “I knew having a strong background in the mortgage business would come in handy being a REALTOR®,” she explains. The turning point came in 2015 when a broker she worked with, Michael Reed, helped her make the leap. “Michael took me in as a new agent under his brokerage, and that’s where my journey really began.”

The Flip That Changed Everything For several years, Ryan built her experience as a real estate agent, guiding clients with the financial insight that set her apart. But by 2019, her ambitions began to shift again. “That’s when I started reading about investing in real estate,” she says. “I wanted to get into flipping homes.” By early 2020, Ryan had formed her own investment company and found her first project—a property in Lake Highlands. Then, the world shut down. “As a newbie, a three-month project now took nine months due to the shutdown,” she recalls. What could have been a setback became a defining moment. “I learned everything I needed to know with that project. After that, I took off running.” That first flip laid the groundwork for a new chapter—one where Ryan would combine her business acumen, eye for design, and deep understanding of value creation. Today, she’s remodeling million-dollar homes that spend little to no days on the market. What began as one project born of persistence has blossomed into a full-fledged mission to “turn vision into value.”

Creating Homes with Heart Ryan’s work stands out not only for its craftsmanship but for the heart behind it. “I want to be remembered for raising the standard of what a remodeled home can be,” she says. “Not just profitable, but beautiful,

lasting, and thoughtfully designed.” To her, real estate investment isn’t about numbers on a spreadsheet—it’s about creating something meaningful. “My lasting impact will be showing that real estate investment can create real value for families, not just investors.” That belief guides how she approaches every remodel. She sees each home as an opportunity to restore not only its structure but its soul. Her clients and fellow agents quickly recognize her passion for excellence— and her commitment to collaboration. “Having a reputable reputation with other REALTORS® is just as important as creating beautiful homes for buyers,” Ryan explains. “It’s about doing things the right way and earning the respect of those you work alongside.”

Freedom, Growth, and Gratitude When asked what drives her today, Ryan doesn’t hesitate: “Freedom and growth are my biggest motivation.” The freedom to create, to build her own brand, to pour her energy into projects that inspire her. And the growth—not only in business but personally— as she continues to refine her craft, mentor others, and challenge the limits of what’s possible.

Ryan’s definition of success has evolved over time. “When I first started in real estate, I didn’t put a lot of effort into it,” she admits. “Now, success for me is setting goals and achieving them.” Those goals have led to tangible recognition—Top Producer Awards in both 2024 and 2025 —but what means more to her is the legacy she’s building through the homes she creates and the people she helps.

Words of Wisdom For those just starting their own journey in real estate, Ryan offers advice born of experience. “Don’t give up! Keep grinding and be yourself,” she says with conviction. “There is always a light at the end of the tunnel. Stay the course.” It’s that same persistence that carried her from the challenges of her first flip to the thriving business she leads today as the head of RW Real Estate Group, under Monument Realty. Each property she touches tells a story—of transformation, of beauty, and of purpose. And as Ryan continues to grow her presence in North Dallas, one thing is certain: she’s not just selling homes. She’s setting a new standard for what real estate can be. Because for Ryan Williams, success isn’t just found in the sale—it’s found in the spaces she brings back to life, the trust she builds in her community, and the lasting mark she’s making on every home she helps create. “Turning vision into value.” It’s not just her motto— it’s her mission.

When Steve Cook bought his first home at just 22 years old, he trusted a family member’s casual glance over the property as sufficient assurance. “My uncle gave it the ‘looks good to me’ stamp of approval,” Steve recalls with a chuckle. But that confidence quickly faded when summer came—and he realized the house didn’t even have a cooling system. “I don’t want anyone else to ever make that kind of mistake,” he says. That hard-earned lesson became the foundation for what would later become Property Inspection Group, a company built on education, transparency, and trust. Today, as general manager of Property Inspection Group (known affectionately as “the PIG”), Steve leads a high-performing team that blends expertise, education, and passion for the inspection industry. “Originally solo and small inspection teams, we realized that with our combined experience, we could better serve our clients and the broader real estate community,” he explains. “So, we joined together with Greg House and Dean Freeman to create the PIG.”

A Team Rooted in Experience and Integrity The Property Inspection Group is more than just a home inspection company— it’s a collaboration of professionals with over half a century of combined experience. Their team of TREC-licensed inspectors provides comprehensive residential and commercial inspection services, ranging from traditional home inspections and new construction phase inspections to advanced thermal imaging, sewer scopes, mold inspections, and wood-destroying insect evaluations. But the PIG’s impact doesn’t stop at inspection reports. And then there’s Steve himself, who spends much of his time mentoring new inspectors. “I enjoy coaching those just starting out, helping them build their own inspection businesses,” he shares. It’s this spirit of mentorship that keeps the company grounded in its purpose— to elevate not only their own work but the entire industry.

hen Chase Crenshaw and Gary Bourgeois speak about their work in the mortgage industry, it’s impossible not to notice a shared mantra beneath the details of rates, loans, and approvals: people first. For Chase, Branch Manager and Mortgage Broker at Barrett Financial Group, LLC, and Gary, Branch Manager and Mortgage Broker, the numbers are only a small part of a much larger story. “I see my clients as people with stories, not numbers,” Chase says. “Everyone has a story, and they all matter to me.” That philosophy shapes every phone call, pre-approval, and late-night question, giving his clients more than just loans— they gain a trusted guide through one of life’s most significant investments. Gary and his wife, Amy, married for 21 years, share a similar devotion. Their three adult children keep them active, and the family enjoys travel, fitness, and shared adventures. For more than two decades, Ann O’Blenes and Elizabeth Ritch, the duo behind Realty Performance Partners with RE/MAX Dallas Suburbs, have stood by one guiding principle: “We don’t measure success by transactions, but by the trust our clients place in us. Our goal is to be your real estate partners for life - not just for today.” Elizabeth Ritch grew up in Richardson, Texas, with her five brothers and sisters. She earned her business degree from the University of Texas at Dallas and began her career managing operations for a commercial real estate firm. Residential real estate wasn’t part of her plan—until a single listing changed everything. When her office received a house for sale in Plano, the property sold quickly, but a call soon followed from a mother desperate to find a place for her family. Ann O’Blenes, the eldest of five children, grew up in North Dallas and attended Texas A&M University, where she earned two degrees—one in finance and one in economics. After graduating from Loyola Law School in New Orleans, she spent 12 years as a federal prosecutor, litigating cases in federal tax and bankruptcy court. “I transitioned from law to real estate because I realized my heart was drawn to something more personal,” Ann explains. “My passion for homes and my love for working with people naturally came together in real estate, where I get to guide clients through one of the most meaningful decisions in their lives.” Her background as an attorney brings a unique perspective to her real estate business. Ann said, “When I was practicing law, we would take a team approach on most of our cases, realizing that collaboration only made our presentation stronger and more specialized. Real estate is similar in that way; having a partner that collaborates on each transaction provides a unified strategy, better communication, and stronger negotiating positions due to quicker response times. The Heart Behind the Hustle Outside of real estate, the two live full lives and share many of the same

interests. Ann loves spending time with her two grandbabies, playing pickleball and Mahjong, following all Texas Aggies sports—a love she shares with her Aggie husband—and traveling abroad. Most recently, she and her husband and another couple spent a couple of weeks in the South of France, Sardinia, and Barcelona, Spain. Ann is fortunate to have both her grown children residing in the Dallas area. Her daughter, Katie (a licensed real estate agent), joined the team several years ago as their fulltime team administrator, overseeing transaction coordination, marketing, social media platforms, and other administrative essentials. Elizabeth starts most mornings with a workout, plays pickleball with her husband, enjoys Bible Study, and is learning Mahjong. Her family members are loyal Arkansas Razorback fans, with both her children attending the university. They enjoy going to football games and tailgates. Now being empty nesters, she and

her husband have begun traveling more and recently visited Prague to explore his family roots. Elizabeth is looking forward to her son’s graduation (December 2025) and his moving back to Dallas to start his career.

According to one recent analysis, a drop in mortgage rates boosts home-sales activity could potentially allow over 5 million more households to afford the purchase of a home if rates drop, which could translate into a 3 percent increase in sales in 2025 and a 14 percent jump in 2026.

Releasing the “lock-in” effect. Many homeowners who secured ultra-low rates in recent years are reluctant to sell and re-buy at a higher rate. A meaningful rate cut can reduce the gap between their current rate and what they’d face if they moved, encouraging more listings and increasing supply. That supply uptick can help churn the market.

Affordability remains a profound challenge. Even with lower rates, home-prices are still elevated, households’ incomes may not have kept pace, and many buyers remain priced out. The supply side is still hindered. New homes aren’t being built fast enough, many owners remain locked-in, and inventory remains tight, meaning the “rate cut surge” story is tempered by structural constraints.

A Balanced Outlook: The Next 12-24 Months If the Fed initiates a meaningful easing cycle and mortgage rates drop into the 5–6 % range, expect the following:

hen you meet Missy Fournet and her son, Zachary Hobgood, it’s easy to see that their partnership goes far beyond business. The mother-and-son duo behind The Missy Fournet Team at Keller Williams Allen have built their careers—and their reputation—on one simple principle: put the client first, always. “We are caring, and we always do the best job with our client’s interests first,” Missy said, her words reflecting a philosophy that has guided her through more than a decade in real estate. For her, integrity isn’t just a trait—it’s the foundation of every transaction, every relationship, and every success story she’s built along the way. Missy’s story begins in the small town of Nebo, Kentucky, where she grew up surrounded by community and hard work. “I was the leader of the cheerleading squad,” she recalled with a laugh. “After school, I decided to go to hairdresser school.” That decision led her to Nashville, where she ran a thriving salon—one where country legend Patsy Cline herself was known to stop by. “She was such a sweet lady,” Missy remembered fondly. When life delivers its hardest blows, some people crumble. Others—like North Dallas real estate agent Cathie Crouch —rise, steady themselves, and keep walking forward, hand-inhand with gratitude. “We never asked what the odds were,” Cathie says, recalling the moment in April 2024 when her husband, Charles, was diagnosed with squamous cell carcinoma in his sinus cavity. “We just made every appointment, did what the doctors said, and stayed positive as we lived our lives.” The months that followed were grueling. Surgery. Radiation. Chemotherapy. A feeding tube that would remain for 18 months. Yet through it all, Cathie refused to surrender to despair. “You feel powerless when someone you love gets that ‘Twilight Zone’ diagnosis,” she shares. “But I could choose to go do my job at a high level, make a difference in other people’s lives, and excel at meaningful work where I knew I was competent—to keep that darkness at bay.”

A Foundation of Strength Cathie’s resilience didn’t appear overnight. It’s the product of a lifetime of hard work, family roots, and a belief that no challenge is too big to overcome. Born in Texarkana and raised in Bonham, she grew up around the hum of business talk—her father was a Chevrolet-Buick dealer—and learned early on that perseverance mattered. Her journey wound through many chapters: English teacher, automotive salesperson, finance director, and later, international meeting planner for pharmaceutical companies. “We were the ‘Neiman Marcus’ of meeting planners,” Cathie laughs. “Our answer to any request was always, ‘No problem!’” 48 • January 2026


the clients’ puzzle pieces—what they want, need, and value—and then finding the right solution,” she says. “Almost every answer in real estate begins with, ‘It depends!’” That thoughtful curiosity has fueled an impressive career: over $51 million in sales since becoming a full-time agent in 2018, and recognition as a Best of D REALTOR®, a Real Producers honoree, and a Spirit Award winner among 600 peers. “A real estate career will let you know when you’re doing it well,” she says with a smile. Cathie’s favorite moments aren’t the awards but the human stories behind each sale—like helping a widow close on selling her home after two years of legal battles, sitting in a hotel lobby late at night with her, her dogs, a notary public – and a moving van in the parking lot, packed for the seller’s new life in the northeast United States. “The drama quotient was so high,” Cathie says, laughing at the memory. “But we did it.”

Lessons from a Fighter

That same “no problem” spirit followed her into real estate. Encouraged by Charles—who saw her natural ability to connect with people— she earned her license again in 2013. “I loved it immediately,” she says. “I’d found my dream job.”

The Power of Relationships Real estate wasn’t just a career; it became a lifeline. When Charles fell ill, Cathie’s Keller Williams Dallas Preston Road family and lifelong friends surrounded her with support. “My Keller Williams tribe showed properties for me when I couldn’t,” she recalls. “When I said in August 2024 that I was having my worst year ever, they told me I still had time, that I could do it—and I believed them so much that I had my best year ever.” The strength of her community didn’t stop there. Charles’s domino

buddies—men Cathie had known for over 40 years—moved their weekly game to the Crouch home so he could keep playing. Their wives, the same women who had once carpooled with Cathie and helped her through single motherhood, showed up again with laughter, lunches, and love. “They told me I was doing a great job,” Cathie says softly. “They made me feel seen.” To Cathie, this web of relationships is the true measure of success. “As a college graduate, I thought success was earning enough to support myself. Now, success is a loving family, devoted friends, and fulfilling work.”

Finding Light in the Work Even amid the storm, real estate remained a source of joy and purpose. Cathie approaches every transaction as a puzzle to solve. “I love learning about

It’s no surprise that Cathie describes herself as “the little guy who takes on the impossible and wins.” She’s lived that truth before—once leading a five-year grassroots battle against a proposed landfill in Denton County. “My children saw their mother fight for something she believed in,” she says proudly. “They learned that if you are convicted in your beliefs and want something bad enough, you can work hard enough to make it happen. And nothing less will do.” That mindset carried her through every trial—raising three children as a single mother, starting a new career later in life, and standing beside her husband through cancer. Her mother’s example also looms large; a nine-year survivor of pancreatic cancer, she taught Cathie never to back down. “When doctors asked how aggressive they should be, she said, ‘How aggressive CAN you be? Let’s do that.’ Charles and I adopted that attitude.” North Dallas Real Producers • 49

Grace in the Journey As Charles recovers—his feeding tube finally scheduled for removal before the end of the year—the Crouches are embracing life again: dinners with friends, arboretum visits, plans to travel. “He’s my ESA—my emotional support animal,” Cathie jokes. “If I were a thoroughbred, he’d be the goat in my stall.” When she reflects on what she hopes to be remembered for, Cathie doesn’t mention sales numbers. “I want to be remembered for the lessons I taught my children—through the landfill fight, through divorce, through Charles’s cancer battle—that nothing is too hard, it’s never too late, and if you don’t know how, you learn how. You fight for what you believe in.” She pauses, then adds, “And for the quality of my relationships. It’s extraordinary to be the go-to person—the one people rely on, the one people trust.” In the end, that trust—and the resilience that built it—defines everything about Cathie’s life. From classrooms to car dealerships, from chemo wards to closing tables, she’s faced every challenge with courage and grace. As she often tells new agents: “Focus on the relationships, not the transactions. Find your tribe, and remember— real estate is not for sissies.” And neither is life.
