A Season of Change

T

he transition between seasons often stirs a complex love-hate relationship. While some individuals revel in the upcoming change, there are those who find the colder temperatures less desirable. It’s a natural inclination for most people to feel somewhat uneasy about change unless they actively embrace it. Personally, I take immense pleasure in these seasonal transformations as they offer unique opportunities for skiing adventures and travel. Speaking of skiing, this month’s travel feature shines a spotlight on the exhilarating experience of skiing in the Alps. As the chilly weather sets in, it becomes essential to address the additional maintenance required, especially if you have a second home here at the shore. To guide us through this process, we’ve enlisted the expertise of realtor and avid surfer, Eric Millstein. Recognizing and understanding change often requires the perspective of a historian and the eloquence of an author. In this issue, we have the privilege of engaging in a thought-provoking conversation with Nelson Johnson, the esteemed author behind the renowned work “Boardwalk Empire” and several other literary masterpieces. I’ve had the pleasure of conversing with Nelson on numerous occasions, and each exchange has been a captivating and enlightening exploration of history and local politics. I

t used to be, if you had somewhere pretty swanky to go, you needed a fabulous dress or pantsuit, and an equally eye-catching pair of dazzling high heels. And, coming from a girl who loves a heel, the higher and pointier (and painful and shapeshifting) as possible, the better. After all, a stunning pair of heels could make an entire outfit, taking that tired but necessary basic black dress and elevating it to statement territory. Those days aren’t exactly over, but we’ve made room for something far less uncomfortable. Enter sneaker fashion. You may not have thought too much about it at first — maybe all you noticed was a pair of low-key Vans with a pantsuit or a colorful pair of Converse paired with a juniorhigh semi-formal dress. And then, like all styles, things slowly evolved from canvas sneakers that had been around forever showing up in small avant-garde ways, to Cariumas paired with skirts and Nike Air Jordan’s with leggings, until now, when you’re as likely to see a bridal party decked out in bridesmaid dresses and coordinating Hokas or runway models taking on the catwalk in high couture paired with New Balance cross trainers. Our shoes have come a long way and sneakers are no longer relegated to days at the gym or jogging on the boardwalk. What began as functional athletic footwear has transformed into a global phenomenon that influences not just sportswear but the entire spectrum of fashion. Sneakers have literally transitioned from locker rooms to even board rooms, creating a dynamic intersection between street style, luxury fashion, and selfexpression. And we are definitely here for it. New Jersey Lifestyle Magazine spoke with Talk of the Walk in Stone Harbor and Atlantic City, and Briana Central Square in Linwood — two of

Cultural Phenomenon For Rose McCarthy of Talk of the Walk, the evolution of sneakers as even luxury shoe-wear was witnessed over time. “I was just at Coterie, which is the biggest fashion convention in New York,” says McCarthy. “People from all over the world are there, and everyone had sneakers on. All the models, whether they were modeling evening wear or bridal wear, they’re all wearing sneakers. It’s a huge, huge trend.”

The especially cool thing about sneakers is that they’re appropriate for any age, as well as any style. That trend falls in line perfectly with what’s in style at Talk of the Walk. Sneakers of every variety pare especially well with the outerwear — think colorful faux fur waist length and calf-length jackets overtop vegan leather pants paired with equally gorgeous sneakers. Not feeling all the color? Simplify with an elegant maxi dress and a pair of white high tops. If there’s an outfit, there’s a sneaker to go with it. “A lot of the sneakers are their own statement,” says McCarthy. “Where we used to wear boots, it’s being replaced by sneakers. It’s not

Where we used to think we were underdressed if we only had our gym shoes, now we’re completely on-trend. It’s comfort and style at once — not a pair we see all the time. However, when fall hits, and it’s time to get back to reality, there are some steps you should take to ensure your dream home doesn’t become a living nightmare. To learn how to prepare your home for winter best, New Jersey Lifestyle Magazine interviewed Eric Millstein, a shore realtor with Soleil Sotheby’s International Realty and beach house expert. Millstein is a third-generation local with extensive experience in real estate and business that spans from homes to nightclubs, casinos, and hotels. For the past six years, he has been focused on residential real estate and has quickly vaulted himself to be among the area and the state of NJ’s top producers. Millstein is also a highly skilled waterman and, as such, has an innate understanding of how the ocean and climate affect homes at the shore. “Winterizing your house is very important. An ounce of prevention is worth a pound of cure. It doesn’t take much for a lot to go wrong quickly. But if you know who to call, how to handle situations, and what to do, you can avoid potential damage,” Millstein says.

Does winterizing your home mean that it’s closed for the season? There are a lot of misconceptions about what it means to winterize your home. Winterizing of summer homes has changed a lot over the years. Twenty-five years ago, folks were literally dragging their entire plumbing system into their house, filling the toilet bowls and traps with antifreeze and turning off the heat, then leaving till next summer. Many of the smaller cottages were originally built as summer homes without heat. Since then, a lot has changed. The winters are a little warmer, and the newer construction homes are built to

withstand the weather. Additionally, some second homeowners enjoy coming down during the shoulder season and the winter months to enjoy their homes in the area.

Okay, so then, what exactly is winterizing your home? There are a few tricks the more seasoned homeowners and summer landlords use. Full winterization is required for outside irrigation systems. Landscapers usually handle the turn-on and turn-off of the irrigation system. They blow the system out with air at the beginning of winter, then turn it on and service in the spring. It’s important. This is done early in the winter season so you don’t get caught by an early frost. Exterior showers also have to be winterized. The old-school showers are pretty easy to do; you can turn the water off leading to the shower and then drain the lines. If you’ve got an expensive showerhead, you may want to remove it and put it inside for the winter. It’s an easier process if you have a small valve at the low point of the plumbing. Some of the newer and fancier exterior showers have faucets that are “cartridge-style”. The showers are a little more complicated, and you may need a plumber. The faucet has to be taken apart, the cartridge removed, and then the cartridge and handle need to be stored inside for the winter. Inside, less needs to be done. If it’s a new build, I recommend digital thermostats. Bluetooth settings work very nicely for second homeowners. Not only can they set their temperature before arriving, whether it be winter, summer, or fall, but owners have the ability to check the temperature inside the house on their smartphones. Additionally, they can set their smartphone with a notification in the event the temperature falls below a certain degree.

What if technology and apps aren’t your thing? I tell all of my second-home clients, even if they are comfortable with technology, that it’s always a smart idea to have a courtesy key somewhere in town. If you really want to be safe, all towns have local property managers. They can easily check on your home for a fee. Most property managers will walk through the home twice a week just to check on everything. Is there anything homeowners should pay a little extra attention to? The majority of unexpected freezeups, frozen pipes, and major damage come from two main sources — crawl spaces and frozen pipes close to exterior walls. It’s important to make sure that your crawl space is properly secured and closed. During the cold snaps or Arctic blasts from the north, especially with high winds, the windchill factors easily freeze the pipes up under your home. It’s important to ensure your crawl space is closed, all openings are accounted for, and you ensure that the crawl space can be securely latched or locked. The other big culprit for freeze-ups is plumbing pipes that run through the interior of your home near exterior walls. During these cold spells, especially if the pipes are exposed to wind, the walls, soffits, eaves, and mechanical chases to your home can get pretty

cold. It’s important that you’re aware of these areas and that you make sure the heat from the home finds these nooks and crannies. If you turn your heat down to low, the heat may not find these areas that may be exposed to colder temperatures. It’s always important to remember that homes close to the water, ocean, or bay can also get a lot colder as the wind whips off the body of water. If you really want to be safe, it’s fairly simple to put a drain at the lower part of your home, possibly in the basement or the crawl space. This way by simply twisting a couple of valves, you can easily empty the waterline in a few minutes. It takes less than three minutes to turn it back on, which means that it’s an extra security measure even if you’re keeping your heat on through the winter months. Do you have any final tips for preparing your home for winter? There are a few more minor things that newer homeowners tend to neglect: please don’t forget to check your gutters as leaves and debris and water will quickly freeze, and also, check the weather stripping on your doors. Have your heating system serviced yearly, make sure your smoke and carbon detectors are always working, and if you have a fireplace, make sure the flue is closed. I also recommend KEEP IT COZY!!! Set your heat above 62 degrees Fahrenheit. It’s always best to understand the systems of your home. A lot of newer second homeowners are unaware of these idiosyncrasies and the systems of their homes. Any seasoned realtor, good local contractor, or property manager can help consult second homeowners with the best systems and proper protocol to help avoid any weather-related damage. n

IN THE PURSUIT OF JUSTICE Nelson C. Johnson has fulfilled his destiny as a lawyer, a judge, a historian, and best-selling author. Now retired from the bench, he’s taking on a new role, as “of Counsel” at the law firm of Hankin, Sandman, Palladino, Weintrob & Bell, P.C., in Atlantic City. BY FELICIA L. NIVEN

A

t the tender age of five, Nelson C. Johnson posed a question that would shape the course of his life forever. Barely tall enough to peer over the dashboard of the car, Johnson — settled comfortably in the front passenger seat — chattered on and on to his grandfather. Captivated by the sheer torrent of words that poured forth, his grandfather turned to him and uttered the statement that would set the course for a brilliant future: “Nelson, my boy, you talk so much, you should be a lawyer.” The young boy’s curiosity got the best of him. “What’s a lawyer, Grandpa?” His grandfather leaned in and delivered the most profound of definitions: “It’s someone who helps people when they’re in trouble.” And just like that, a destiny was set in motion. Nelson C. Johnson has fulfilled that destiny beyond his wildest five-year-old dreams. As a lawyer, he prevailed in two groundbreaking rulings that opened access to public records. As a judge, he presided over 200 jury trials. As a historian and best-selling author, he taught America about Prohibition Era Atlantic City and made Nucky Johnson (no relation) a household name. He credits his grandfather with igniting that initial curiosity about lawyers, and his mother for helping to satisfy it with books — many, many books. He had his first library card before kindergarten. “My mother fed me books constantly,” said Johnson. “I read the biography of Clarence Darrow by Irving Stone. By the time I was 10, I had visited a local municipal court to see what lawyers do. It was just one path straight ahead. I never thought about doing anything else.” He attended St. John’s College (now University) in New York City. “This was long before the Internet, and at the time universities were important centers of information,” he says. “I’m always a big believer in ‘you don’t learn anything if you don’t ask,’ so I will always ask. I got into places like the Wall Street Journal, Newsweek, U.S. News and World Report, and The New York Times. I had access to files under supervision, and everything was right there, plus there was New York’s

magnificent library system.” After graduating with his bachelor’s degree, Johnson joined his brother in the Air National Guard for a year. He then continued his education, earning a J.D. from Villanova University School of Law. In 1973, he married his high school sweetheart, Johanna Ruggeri (now Dr. Johanna Johnson). “She supports me, and I support her,” says Johnson. “We proudly say that neither one of us could have done what we did without the other one’s help.”


Johnson also credits his many mentors along the way. “When I was at the [Atlantic City] planning board, I was working with my first mentor in the law, a really good teacher and gentleman by the name of John Bertman,” says Johnson. “John taught me so many things that you never learned in law school. He told me that lawyers will share knowledge with you; you just have to ask. They’re not going to be put off that you want to learn something from them. They’re going to be flattered. And he was right.” He didn’t set out to write a book about Atlantic City. It was a result of his natural curiosity. “I went into City Hall, knowing that it was corrupt,” he says. “That did not bother me. I figured in the worst-case scenario, if somebody asked me to do something that I knew was wrong, I could just quit my job. What I wanted to find out, however, is why it was so hard to get anything done.” Seeking to find out more, Johnson hit the books. It was a process that took over a year and a half and the assistance of some dedicated librarians. With the additional help of Senator Bill Bradley, he got access to the FBI report on Nucky Johnson. That was the inspiration for his book, Boardwalk Empire: The Birth, High Times and Corruption of Atlantic City. “I quote one of my political mentors, who was also very involved in a Republican organization back in the day, a gentleman named Murray Fredericks,” says Johnson. “I pressed him on why Atlantic City was so corrupt. He said, ‘If the people who came to town had wanted Bible readings, we’d have given ‘em that.

But nobody ever asked for Bible readings. They wanted booze, broads, and gambling, so that’s what we gave ‘em.” Boardwalk Empire would make Nucky Johnson a household name, largely due to Nelson Johnson’s perseverance. He personally made trips to Los Angeles to pitch the series. He knew it was a great story, and HBO ultimately knew it too. “My wife and I had enormous fun because we learned even more, going to see some of the scenes being filmed,” says Johnson. “It was fascinating to see how that whole process works.” Even as he became known as an author, Johnson’s legal career continued to evolve. He was appointed a judge to the Superior Court of New Jersey by Acting Governor Richard J. Codey. There, he presided over some complicated scientific issues. He also got to see lawyers in a different way. He was able to mentor some. “I was very fortunate in my career because I had a lot of good mentors,” he says. “And I try to be a mentor to young lawyers.” Now retired from the bench, he’s taking on a new role, as “of Counsel” at the law firm of Hankin, Sandman, Palladino, Weintrob & Bell, P.C., in Atlantic City. His practice will be limited to mediation and arbitration of commercial litigation, general equity matters, and other civil disputes generally filed in the Law and Chancery Divisions, as well as federal court, excluding claims arising out of automobile accidents. In his free time, he’ll continue writing at his studio in Hammonton, the town where he has been a lifelong resident. His latest book, Darrow’s Nightmare, is on a “slow path toward film,” he notes. “I had a grandfather who told me, ‘When you stop learning, you might as well be dead.’ You’ve got to keep learning all the time to stay vibrant and alive. esistance or weight training is vital to maintain muscle mass, which we lose over time. The fancy word for it is sarcopenia. It is a medical term for the age-related loss of muscle mass and strength. It can affect your ability to perform daily activities, increase your risk of falls and fractures, and reduce your quality of life. Some of the symptoms of sarcopenia are muscle weakness, loss of stamina, and difficulty with physical tasks. Physically inactive people can lose as much as 3% to 5% of their muscle mass each decade after age 30. Even if you are active, you will still have some muscle loss. Body-weight exercises are a form of resistance

training because your own body provides the resistance. They are a fantastic way to slow the loss of muscle mass and stay fit and healthy. They are adaptable, efficient, and effective, and can help you build a muscular physique with little to no equipment. Your body-weight routine needs five movements from each of these categories: push (pressing away from you), pull (tugging toward you), hip-hinge (bending from the middle), squat (flexing at the knee), and plank (stabilizing your core). said, a novice may want to take a first run in Gstaad, Switzerland. The resort offers a myriad of trails, for skiers and snowboarders alike, on “gentle” slopes. In addition to trail options, families with children can partake in the professional ski schools offered at Gstaad including children/beginners ski lifts and conveyor belts. Middle of the Road — Actually the Trail Many ski experts consider the Kitzbühel ski resort, located in Austria’s Tyrol region, one of the best ski resorts for intermediate skiers in the Alps. Located only an hour away by train from Salzburg, the Austrian resort has multiple blue runs that offer plenty of groomed and gently angled runs. Although they may be gentle(r) slopes, skiing the Alps teaches you very quickly that runs are much longer than in the United States. For example, the 52-mile SkiWelt run allows you to never take the same trail or ski lift twice. Once you purchase your lift ticket, you have access to 74 miles of intermediate trails — long trails, so don’t even think about getting bored! If you work up an appetite skiing and snowboarding, the mountain is speckled with chalet eateries and restaurants. Take off your skis and rest those legs while ordering Austrian favorites like wiener schnitzel and spaetzle. At night, the town of Kitzbühel is a photo-op of a stereotypical Austrian village — pastel-colored buildings and cozy warm dining and drinking establishments. A

subject that has intrigued me for years concerns serving the proper beer with a meal. I’ve discussed this with chefs, beer reviewers, and several brewers and brewery owners. It certainly is not like years ago when there were fewer than 100 American companies making beer with virtually all consisting of sand-colored light lagers. We now have close to 10,000 breweries in the United States coupled with varieties from all over the world. Visit any well-stocked package goods store and you can easily be overwhelmed by the selection. As for pairing beer and food, it is considered an art that has been perfected by beer enthusiasts all over the world. As beer has become more popular, it has evolved into a drink that can be enjoyed not only on its own but also with a variety of foods. With the vast array of beers available today, there is something to suit every taste and occasion. Here are some tips to help you match beer and food to create the perfect pairing. The first step to creating a successful beer and food pairing is to choose a beer that complements the flavors of the dish. Lighter beers such as pilsners, lagers, and wheat beers pair well with lighter dishes such as salads, fish, and chicken. Darker beers such as stouts, porters, and brown ales are best suited to heavier dishes such as beef, pork, and lamb. When it comes to spicy foods, a beer with a bit of sweetness

can help balance out the heat. A Belgian-style witbier or a fruit beer can work well with spicy dishes such as Thai curry or Mexican cuisine. For foods with a lot of fat or oil, a beer with higher carbonation such as an IPA or a pilsner can help cut through the richness.

Another important factor to consider is the intensity of the flavors. A strong-flavored beer such as an imperial stout can overpower delicate flavors in a dish, whereas a lighter beer may not hold up to bolder flavors. In general, it’s a good idea to match the intensity of the beer to the intensity of the dish. Beer can also be used as an ingredient in cooking to add flavor to dishes. Darker beers can be used in stews, chili, and marinades, while lighter beers can be used in sauces and salad dressings. When cooking with beer, it’s important to choose a beer that you would enjoy drinking, as the flavors will be concentrated in the dish. When serving beer and food together, it’s important to consider the temperature of both. Beer should be served at the appropriate temperature to bring out its flavors, and food should be served at a temperature that enhances its flavors. In general, lighter beers should be served colder, while darker beers can be served at a slightly warmer temperature. In summation, matching beer and food is all about finding the right balance between flavors and intensities. With a little experimentation and a willingness to try new things, you can create the perfect pairing to enhance your dining experience. o you start to sweat just by looking at the symbol on a menu? When you shop for salsa, do you gravitate towards mild and run like hell from the HOT jar? Are the most exotic spices in your kitchen cabinet salt and pepper? If you said “yes” to the above questions, you may be suffering from No Hot Sauce for Me syndrome. Not that there’s anything wrong with liking mildly flavored meals, but maybe it’s time to strut on over to the wild side of the plate! There are so many ethnic foods and spices to experience — sirachas, jalapenos, and chili garlic, just to mention a few. Changing your taste is not an overnight accomplishment. It will take baby steps (and bites) and the first step to puckering up your palette is boldly grabbing a bottle of hot sauce and saying, “Yes, I will give it a try; I am not afraid!” So, What Exactly is Capsaicin? Depending on the amount, mild or super-hot, you can find capsaicin in foods like chili powder in Mexican enchiladas, paprika in Hungarian Goulash, and Siracha in a bowl of Vietnamese Pho. What is it? In short, capsaicin is a chemical compound that gives hot chili peppers the heat you taste. Although some people shy away from spicey food and/or hot sauces, others find it enhances the dish. In fact, some people feel that “heating” up their food with a shot of Tabasco or Cholula actually adds to the taste to the point of creating a euphoric effect. Taste Buds 101 Culturally, some taste buds seem to come to the table, so to speak, better prepared to handle the heat. For example, in Indian culture, it is no surprise that adults and even small children can take the extra hot flavor. In fact, a person’s food preferences may even start before birth. Mothers who eat spicey foods during

Children raised in Mexico or India, or raised in the United States by parents who cooked with spice, are more likely to seek out piquancy as an adult than those raised on blander food. From a medical perspective, ancient cultures have benefited from hot peppers for healing purposes (inflammation and antiseptic) for many years. Dr. Maria Kleiber elaborates on the power behind capsaicin, “The chemical compound in hot pepper has been used for millennia by cultures in India, Mexico, and South America. As a result, these people have developed, perhaps genetically, an acquired taste to tolerate the heat.” For those who do not have the spice “gene,” Dr. Kleiber suggests “giving it a try” — gradually introducing the taste to your mouth. Change of Palette If you are a person who is not a fan of heat, but would like to change, there is hope for you and your taste buds. According to a study conducted by the Sensory Evaluation Center at Penn State University, people can increase their tolerance to spicey food within weeks. The research showed that subjects who rinsed twice a day with a capsaicin mouthwash gradually ramped up their heat tolerance. Once you and your palette are ready, there are many local eateries to spice up your life. In Egg Harbor Township, NJ, try Nizam’s for Indian cuisine. Owner, Dr. Mukesh Roy, and his staff gladly walk you through the menu. “We have three levels of spice options from Mild — just a hint of spice to wake up the palate, Medium — the spice level most Indians eat their food, and Hot or Spicy —that will take you to another level!” If you try the hottest, Dr. Roy suggests ordering Raita (cucumber and yogurt mixture) or a glass of mango lassi to cool you off! Regardless of the hot factor, what should you order? Dr. Roy


recommends that newcomers to Indian food start out with favorites like Chicken Tikka Masala or Saag Paneer (for vegetarians). If you can take the heat, try the Karahi Chicken or Nizam’s Tangri Kebab — rated as the best kebab by NJ.Com. Another local spicey option is Mexican cuisine at Isabella’s in Ventnor, NJ. Owner Lupe Terrones tells customers who are concerned about the hot factor that all of the meals in her restaurant can be suited to your tastes. Terrones suggests, “If you are afraid of too much spice, we happily prepare your order exactly like you want it. If you want mild, I recommend the Quesadillas and Chimichangas. If you prefer a little more spicey, we can add mild Guajillo peppers to any entrée.” For customers who are really ready to turn up the heat, Terrones suggests that you ask for red Pulla Chile peppers to really wake up your taste buds. n

If the market dips further or stays low for a while, it could create a disaster for you if your withdrawal rate becomes too high. This could cause you to draw your principal down to a point where, even if the market bounces back, you could still end up faced with the real possibility of running out of money. A real-life example can better illustrate this. Suppose you had a $1 million investment in the S&P 500 Index from 1989-2008. If over this time you withdrew an inflationadjusted 5% of the portfolio yearly, through 2008 you would have ended with $3,100,858. So, in real life over this time period, things would have worked out fine for people. The average annual return for the S&P 500 was 8.43% over these 20 years. Now, here’s another example that illustrates what sequence of returns risk is. If you ran the same exercise but flipped the sequence of the returns starting with 2008 (when the market crashed) being year 1, and 1989, being year 20, guess what happens? The average annual total return of the S&P 500 of course remains the same at 8.43%, however, your portfolio ends with a value of just $235,103. Almost $2.9 million less! The reason is that there was a very bearish market at the beginning of the exercise when the sequence was flipped. Starting with 2008, the market lost 37%, and remember you have to take 5% out for living expenses. This leaves you with 42% less money or only $580,000. You would now be in a situation where you are forced to draw off of a much smaller base.

Originally you were only drawing 5% or $50,000 from a $1 million portfolio, but now if you drew the same $50,000, this would represent a withdrawal rate of almost 9%. This makes it hard for the portfolio to recover as now you’d need the market to grow by more than 9% to start seeing your principal grow again. What can we learn from this exercise? Well, this shows you why you can’t have all your money in just stocks in retirement. It’s imperative to have a balanced portfolio where you’re not put in a situation where you need to sell your stocks low to fund your expenses. In today’s environment, you can have cash equivalent money market funds that pay you around 5% interest providing a nice return while avoiding the risk of the market. Additionally, even though 2022 was a bad year for bonds, fixed-income investments typically provide ballast and perform well when the stock market declines. Making sure you have the right mix of “non-stock” investments allows you to even out the ride in retirement and minimize your sequence of returns risk. Additionally, a good financial advisor should be able to stress-test your retirement plan and even run a bear market scenario to make sure your plan still holds up.
