On behalf of the NISADE team we sincerely thank you for helping us survive the economic ravages of the last two winters. I am so proud of our team for pulling together to get us here and to have you here reading our journal after a wonderful day on the slopes.
The pandemic period taught much, most of it a painful lesson in our fragility on this planet. This however is offset by the lesson it has reinforced in each of us that life simply boils down to experiences. This single aspect drove resort destination investment globally with staggering price increases across Nth American and European resorts. Tis now the turn of Niseko.
The growth profile of Niseko remains strong, off the back of the current JPY weakness it is super strong and Japan wide transactional volumes are breaking records. Niseko has been slower to follow but immediately upon the news of Japan borders opening buyer enquiry jumped and now just over two months later much of that enquiry has converted to completed deals. Folks are buying across all inventory types, apartments to land across Niseko, Furano and Rusutsu.
This winter we are excited to represent the New World La Plume development, a signature development in Niseko Higashiyama. An exciting project with an amazing depth of offerings in amenity and functionality distilled into a design that captures the essence of the four seasons of Niseko. Underwritten by an Asian powerhouse development team of New World and Rosewood Management Company it will deliver yet another level to the Niseko story.
NISADE has a very strong development team, my area of expertise and passion, a team that is super busy across projects such as Odin Hills civil works and now into designing houses for the estate. Capped by being fortunate enough to now be working with Shigeru Ban, perhaps the most humblest of the starchitecs… on some amazing house designs for Odin Hills. Some of his design works is peppered thru the journal. Amazing. On another project, we recently finished the showhouse at the Kaba land subdivision for Chalet Ivy Owner, Lady Ivy Wu of Hong Kong. Definitely a must see when you are here. Into next year we are busy designing some bespoke houses for clients right across the Niseko region and pushing forward on some small bespoke condo / hotel projects in Zia and Aura.
Exciting times ahead for Hokkaido, Niseko will continue to dominate but Furano and Rusutsu definitely now firmly on the radar for both investment and for visitations. The Zekkei team are leading the way in Furano, redefining the landscape with a strong roll out of quality projects. In Rusutsu the NISADE flagship project, The Vale Rusutsu has seen surging buyer interest with two penthouse sales in the last month. Land acquisition in Rusutsu remains a focal point for investment.

Originally from New Zealand, Matt first came to Japan more than 20 years ago and has been working in sales & advertising here and also across South East Asia including Indonesia, Taiwan, Vietnam and the Philippines. Luxury brand resort style projects remain the dominant force along the development pipeline.
Hotels and residences in Hanazono, Hirafu, and Niseko Village/Higashiyama are still the focal points for projects in the pipeline with many large international brands investing in the area.
However, as a result of a minimal prime land available in those areas there is an ever-increasing push for luxury properties into other areas beyond Hirafu creating greater investment in previously underdeveloped locations.

With the enticement of the favorable dollar yen exchange rate and the pent-up demand from those who have had to wait to both visit Niseko and to look for their dream property everyone is predicting an avalanche of business to come flooding back this season.
Despite some deceleration in the property market caused by closed borders there was still 12% growth in 2021 in the Niseko area and 18% in Furano. Remarkable considering the circumstances and there is confidence this year will surpass that and head back towards or beyond the levels of 2020 when there was growth of 40%. Sales of luxury condominiums and land plots have particularly continued to be active.
Many international airlines are now back and flying into New Chitose Airport and the extension of the Shinkansen (bullet train) to Sapporo via Kutchan is now past the 50% mark and there is much anticipation about the announcement of the possibility of the 2030 Winter Olympics coming to town. All of which will further enhance tourist demand, push further development and more likely than not result in property price rises.
The three most well-known Niseko areas of Hirafu, Hanazono and Niseko Village/Higashiyama continue to be the focus of the majority of projects in the pipeline. However, other locations are increasingly being targeted also for development as a lack of central space and rising prices results in widening the field of where new properties are located and where the more affordable areas for development can be found.
Labelled as the ‘Aspen of Asia’, with an average snowfall of 12 to 15 meters each winter, many recognize Niseko as the only internationalclass ski resort in Asia, with no other location comparable. These world-renowned white winters of powder plus the widespread use of English and easy transport links for visitors from markets such as Bangkok, Singapore, Hong Kong, Taiwan, Shanghai and Seoul, mean there is little hassle for visitors from an incredibly wide region of potential visitors. Now as a potential host of the alpine events at the 2030 Winter Olympics, Niseko is the center of attention right now.
With the opening of the Park Hyatt and Ritz Carlton Reserve Niseko and many other international projects in the pipeline Niseko will continue to grow into the future to service the needs of these visitors.
Prime land prices in Niseko have risen consistently over recent years making it the
top real estate market for investment in Japan. Increasing property values as well as new hotels and increased foreign residential ownership, Niseko is also fast turning into a destination for summer activities.
With the stunning natural landscape and comfortable temperatures Hokkaido summers are popular with Japanese domestic and Asian tourists wanting to escape the humidity elsewhere and enjoy the clean air, blue sky and colorful fauna. At the same time, there is an array of outdoor activities including hiking, cycling, golf, rafting, fishing, festivals and plenty more on offer.
More often than not buyers tend to be young families investing in the area who then encourage others they know to do the same. With many large developments having sold well in recent times and pent-up demand from the last couple years it is expected that the same will continue in 2023.
As Hokkaido’s largest all-season resort, Rusutsu is beloved for its magical winters, world class golf courses, popular amusement park and new hot springs – onsen complex. Rusutsu Resort has been celebrated at the World Ski Awards, winning the title of Japan’s Best Ski Resort in both 2017, 2018 and 2019. The Vale Rusutsu opened its doors in December 2020 and is the first condominium-hotel in Rusutsu and the first phase of the re-invention of Rusutsu Resort.
Since the opening of The Vale Rusutsu, which was developed by Nisade in partnership with Kamori Kanko, there has been increased interest in Rusutsu as a whole, with everything from small house plots to larger development land being in demand.
Prices are steadily on the rise in both Rusutsu and the surrounding area, stretching as far as the stunning Lake Toya area and as Kamori Kanko gets set for phase 2 of the redesign including a shopping mall, restaurants, and a boutique hotel we expect this trend to continue.
A popular town in the center of Hokkaido, Furano is a powder heaven that is equally famous for beautiful lavender fields in the summer season.
Fenix Furano, was completed in 2020, the newly opened Fenix West is a luxurious condominium only footsteps from the Kitanomine Gondola with panoramic views of Furano and the mountain range. Featuring fullservice units, ranging from hotel-style suites to 3-bedroom apartments and penthouses, Fenix Furano and Fenix West are both under Nisade management so owners and guests can expect the same level of service that has made Nisade the number 1 luxury management company.
Contruction of the eagerly anticipated Intuition Furano will begin very soon. Land and Land and House packages are available.
While Hirafu still remains the central hub of the Niseko area with all the restaurants and entertainment options located within one small area, however there is a strong demand for luxury projects outside of the Hirafu area driven by a lack of prime land and rising prices. This has contributed to areas such as Hanazono, Annupuri and Niseko Village having consistently high price rises as more and more investors and developers expand their focus further around the Niseko United area.
Once a quiet village area Hanazono is now the center of significant development. Strategically located only 5 minutes from Kutchan Town, with its local amenities, shopping and restaurant options, is also home to the Shinkansen (bullet train) station which will connect Niseko to the rest of Japan with the completion of by 2025.
The Park Hyatt was the first major development in the area right next to the Hanazono Golf Club with an 18-hole, 7,003 yard championship course. Odin Hills is the most recent to enter the market with its offerings of land packages for private residences.
With more developments in the pipeline for Hanazono and the surrounding area it is expected further investment interest will follow over the next few years.
Annupuri, compared to Niseko Village and Hanazono, still remains less developed but with wide open spaces, variety of onsens and array of restaurants it continues to be a favorite for both owners and visitors.
Previously centered around residential development projects and housing estates such as Annupuri Residences, Annupuri Village and Annupuri Gardens, larger scale international operators Aman Resorts is now in the planning phase for the development of the neighboring Moiwa Village and it is expected that will spark an even greater international investment down the line.
Situated between Hirafu and Annupuri, Niseko Village and the surrounding Higashiyama area is home to several well-established resort hotels including the Hilton, Ritz Carlton, Hinode Hills as well as New World La Plume coming soon in 2024.
Niseko Village ski resort offers both gentle lower slopes for beginners and also long and steep runs for experienced skiers or alternatively is only a short drive to both Hirafu and Annupuri as well as Moiwa Ski Field.
In summer, golf enthusiasts have easy access to the popular 18-hole golf course and for the young and young at heart there is an adventure park with tree walking experiences.
No longer a secret location, Furano’s appeal is its two-season income potential with visitors descending on the town in the summer as well as the winter months. Hokkaido’s driest powder can be found in the Furano winter, whereas the summer months produce stunning flower fields and delicious fresh produce, which can be equally visited by car or by bicycle. Daisetsuzan National Park with its countless hiking trails is also on the doorstep.
Inbound tourist numbers will undoubtedly rebound this winter and next summer season after Japan’s border policies were relaxed – coupled with the fact that the domestic luxury accommodation market was developed over the last few years, growth looks here to stay. This winter sees the opening of NISADE managed Fenix West following in the footsteps of its sister project Fenix Furano, with other exciting developments such as Intuition Furano on the horizon. Land prices in Furano and satellite towns like NakaFurano continue to rise as resort-grade developments grow in number. The future for Furano is indeed bright.
Furano is located in the heart of Hokkaido, served by both Sapporo Airport and Asahikawa Airport, as well as multiple train and bus connections. Famed for its natural beauty, lavender, fresh produce and wineries; as well as enjoying the town itself, visitors to Furano can make use of its gateway position offering access to the nearby flower fields, Hokkaido’s largest national park, Daisetsuzan with stunning hiking trails, watersports along the river, Asahikawa with its zoo and stunning Tokachi Region to the east famed for spacious views and its dairy. No matter if you travel by car, on foot or by bicycle, Furano is the ideal location to recharge the batteries after months in the city. Come and share in one of Japan’s greatest jewels…
Furano’s winters have been known to Japanese tourists for many years, as its reputation grows, increasingly international visitors are coming to enjoy its average of 9m of light, dry powder. Packed into the Furano resort are 11 lifts and over 30km of runs, some groomed, many left for powder lovers to enjoy. A varied terrain, not only en piste but Furano offers excellent side country and back country options, which will keep even the most experienced skiers and boarders satisfied. Furano is also perfectly placed to explore the Hokkaido’s Powder Belt, which features the resorts of Kamui Links, Asahidake, Kurodake and Tomamu. A wide range of non-skiing winter activities such as snowmobiling, snow-shoe hiking, dog sledding, ice fishing and even winter hot air ballooning mean you won’t get bored!
World famous for the abundance off wonderful powder in winter Niseko also holds another not so hidden secret. That is Niseko beyond winter.
When the big white melts away in favor of the warmer pleasant temperatures of the rest of the year it opens to a whole different world full of plenty of fun in the sun and nature under stunning blue skies during the day and star filled wonders at night.
Starting off with cherry blossoms in spring and ending with the amazing colors of autumn, the summer in Niseko has all sorts of outdoor activities for you to enjoy including golf, fishing, cycling, hiking, road-tripping not to mention the delicious seasonal food and beverages.
Summer in Niseko is a cyclist’s dream, with everything from wide open roads to challenging vertical hill climbs offering rewarding views when you reach the top. Many cyclists enjoy looping around Mt Yotei in the morning or heading out to lake Toya and riding around the lake and stopping off for a swim or lunch at one of the many beautiful stops around the lake. With truly stunning views at every turn be sure to take your camera or phone to snap some magical pics along the way.
If you’re a more serious rider and looking to test your skills against some of the best in Japan and teams from around the Globe there are several events throughout the year. The Niseko Classic which is one of Hokkaido’s largest road races and The Niseko Hill Climb are among some of the best and attract both domestic riders and riders from all over the world.
Fishing in Niseko and its outer regions is a fantastic experience. The rivers flowing through the area are some of the cleanest in Hokkaido if not the world. They are well stocked with a variety of fish including Chum, Cherry and RedSpotted Masu Salmon, Whitespotted Char, Ayu, Stone Loach, Dolly Varden Trout, Brook Trout, and the Japanese Huchen.
It is recommended to book a local guide to get you in the right spots but there are also plenty of spots where you can just pull up with the family and set up the BBQ and throw a few lines in the water and teach the kids how to fish.
Most popular methods are flyfishing, and lure fishing, but if that sounds like too much work you also can’t go wrong with a box of good old garden worms from the local Homac store and a hook and sinker.
They sell everything you would need to have a fantastic day by the water enjoying nature.
Niseko is renowned for being the perfect golf destination, with temperatures in the mid 20 range and low humidity it makes the perfect weather for a day on the links.
With all three of the Niseko golf courses having fantastic views of Mt Yotei and the surrounding mountain sides and being meticulously maintained it makes it an unforgettable experience for all levels of player.
There are a total three golf courses in the area within 20min drive: Hanazono Golf, Niseko Village Golf Course and Niseko Golf Course, open from end of April through early November. All three courses offer morning and afternoon tee times. It is recommended to book in advance, green fees are usually under 10,000yen for 18 holes, weekends can be slightly more expensive.
This championship style course in Hanazono consists of 18 holes tottaling 7000 yards and is considered the most difficult course in the Niseko area.
Each hole brings something new from tight tee shots to water hazards and fairway bunkers. With green speeds averaging 9-10 on the stimp meter it is a great challenge for all levels of golfer.

This par 73 resort style course measuring in at 6,845-yards is suited to all levels of golfer. With stunning views of Mt Yotei and Mt Annupuri there are many fantastic photo opportunities. The course boasts a par 6 10th hole which is a very rare thing in golf and a great and fun challenge for all golfers. The course can get busy in July and August due to it being located right adjacent the Niseko Hilton Hotel, so bookings are recommended.

A par 72 and 6,805-yard long this is a truly Arnold Palmer designed course. With each hole offering a new set of challenges its important to hit the fairway off every tee box to give yourself the best chance at hitting the green in regulation. With some truly stunning panoramic views of Mt Yotei and sounding mountain ranges it is a true joy to play this one and not to be missed.

Let’s tackle the big question first.
In addition to Niseko offering an incredible lifestyle investment choice for all ages, it has more importantly proven itself to be an outstanding and consistent market performer over the past decade. Weathering the storms of the ‘07-‘08 GFC and 2011 tsunami that ravaged the Eastern coast of Japan, Niseko emerged from these difficult times not merely unscathed, but with such strength and force that it is now widely regarded as a first-class global ski destination for the world’s elite.
With Niseko now brushing shoulders with the big-boys of Whistler, Vale, Chamonix and Val D’Isere, and with a practically untapped summer season offering a plethora of championship golf courses within easy access, delicious fresh produce, stunning scenery, nutrient-rich onsens, and unmatched air quality in the Asian region. Hokkaido’s Niseko, and surrounding areas, are increasing in popularity each year and are cementing themselves as a truly international force in global tourism.
Demand for high quality accommodation and facilities continues to drive the market, especially in the luxury segment. Winter continues to be strong and the summer season is showing encouraging growth. As Niseko moves from its well-established reputation of Asia’s premier winter-wonderland and into the yearround destination of activities, wellness and culinary delights, the time to enter the Niseko story has never been better.
The benefits of 100% freehold ownership and the lack of restrictions on foreign buyers, elevates Niseko from a mere lifestyle investment to a very sound, financial investment, of which many astute investors in the Asian region and beyond have taken advantage of. Niseko investments are now found in the portfolios of some of the largest and most recognisable property investment firms in the world.
Niseko continues to remain the fastest appreciating real estate market in Japan and the area is showing no signs of slowing down its growth-trajectory as an Asian destination.
Returns differ across property category and vary according to specific location. Historically, bookings in Hirafu Village generally and Nisade Real Estate properties specifically, have consistently experienced 90-120 days of letting per year.
With the summer season growing each year in popularity and with feet on the ground increasing year-on-year, the number of nights booked is set to increase and enhance returns.
Although Niseko has made incredible progress in terms of international reach and reputation, property prices are still well below comparable resorts in both North America and Europe.
Average yearly returns in Niseko have typically ranged between circa 2.5-5.5% and indicators suggest this range remains an accurate forecast for the immediate future.
Major factors affecting returns include specific units’ size (number of beds) and location (access to ski lifts). Higher returns will be realised if the property is available to the rental market over peak periods including Christmas and Chinese New Year.
Niseko has a good number of operating management companies to choose from. However, as it is most likely that your new property acquisition is already managed, we recommended to remain with this company for the immediate future, allowing yourself time to make a more informed and experienced decision – unless of course you have a specific reason for changing.

A concierge service may also be provided by certain management companies.
Typically, management fees total circa 35% of the nightly rate plus an annual expenses fee.
These fees breakdown as follows:
• 10% Management fee of gross rental incomecovers managing owner’s accounts and reports, paying all utilities and other charges
• 25% Letting Management fee of gross rental income
Utilities and other outgoing expenses (e.g. maintenance, cleaning, insurance, tax) are paid for by owners. This represents an estimated 20% to 30% of gross rental income.
In order for properties to generate the healthy returns typically enjoyed in Niseko, owners and direct family will generally be allowed a minimum of 14 nights in winter and 14 nights in summer usage. A management fee of circa 10% of the rack rate is usually applied to additional stays. Different developments have different policies and as such Nisade recommends buyers request and understand the specific policy of their chosen development to ensure they make an informed decision.
No commission is typically charged on the sale of off-plan developments.
For secondary market properties and land acquisitions, commission is 3% of the agreed sale price. A flat fee of 60,000 yen will added to the cost if contracts are signed here in Japan. However, if contracts are signed off-shore there is no additional cost.
