As the new GM for NISADE Services, and with the support of our founder and Chairman, Jonathan Martin, I have been tasked with rebranding and relaunching the NISADE property sales division to focus on the ever-growing luxury sector. NISADE have proven themselves in the market-place as one of the finest developers, project managers, and asset managers in Niseko, and it is my humble privilege to bring the sales division in line with, and beyond, that standard. What does ‘luxury’ in Niseko mean to us? Well, from our perspective, clients purchasing property here see it as a lifestyle asset with economic fundamentals, such as capital appreciation, underpinning the investment consideration. And lifestyle purchases should be fun! That’s not to mean you won’t get a fully professional property expert guiding you through the process, but we will certainly ensure you enjoy the experience. As is appropriate for the Chinese Year of the Dragon, you will see our new ‘flame’ motif throughout the Niseko area that serves as an invitation to come and see us at our new NISADE Property Lounge. Located at The Vale Niseko, this is a place for you to relax, unwind, and tell us how we can help you. With a roaring fire, fur-thrown leather sofas, complementary bar and an elegant Alpine-lodge vibe, it will be an entirely new and elevated buyer experience; a destination for the discerning buyer to explore the options in the market that best suit their ambition, whilst enjoying the casual warmth of laid-back conversation over a fine (and well-deserved) drink. The ‘buyer experience’ is one of the two core principles we will be focusing on as part of the rebranding exercise. You can rest assured that we won’t be trying to sell you anything, but we will be here to guide you through the buying process; to advise you and drive

your purchase through to an efficient and amicable conclusion – all in a relaxed and refined setting at the NISADE Property Lounge. Our second core principle is our commitment to those wishing to sell. With an unrivalled marketing platform we will be offering vendors and developers unique exposure to premium clients via our professional network and partnerships throughout the APAC region. For sellers, welcome to the only destination where luxury properties, prime land, and premium developments will be professionally represented with the right balance of experience, personality and sophistication. We are committed to ensuring that qualifying properties and projects will be given the attention and promotion they deserve. You will also see in this magazine, for the first time, a range of complementary lifestyle brands and sectors that the discerning buyer will either be familiar with already, or will have an interest in. We selected them carefully so we hope you agree they are befitting of a luxury lifestyle – in the mountains and beyond. We hope to bring some of these brands into Niseko over the prime season to add to the glamour and excitement of the area. Follow us on IG @nisaderealestate to keep up-to-date on our events calendar. As for me, my career in real estate began in 2003. I started my own firm a few years later before joining BBC1 as the ‘expert’ presenter on a TV property show. After three-years I joined the Berkeley Group running a luxury development in the City of London, however, it was a move to Hong Kong in 2014 that really propelled me further into this industry I love. They were 8 glorious years in Hong Kong; buying, selling, consulting, guiding, and advising some of the world’s largest funds and asset managers, as well as working directly with some wonderful, and very successful individuals. Whether it was grade-A commercial assets or international luxury residences, the enjoyment of getting the deal done, with an objective mindset and a personal approach, energized me and continues to do so. Niseko is a revered and mystical destination and its ethereal wonder combined with its international appeal will only continue to grow; I have no doubt that its upward trajectory is set for many years to come. That’s it for the words; the actions should do the talking. And so I conclude, with an invitation – if you are coming to Niseko this winter or are already in town, make sure to stop by the NISADE Property Lounge and say hello. We look forward to welcoming you soon.

With an average snowfall of 12 to 15 meters each winter, many recognize Niseko as the only international-class ski resort in Asia, with no other location comparable. These world-renowned white winters of powder plus the widespread use of English and easy transport links from markets such as Singapore, Hong Kong, Shanghai, Taiwan and Seoul, mean there is little hassle for visitors from across the APAC region. Prime land prices in Niseko have risen consistently over recent years alongside increasing property values, making it the top real estate market for investment in Japan. With new hotels and increased foreign residential ownership, coupled with an ever-strengthening USD-JPY exchange rate, the growth in real estate investment is expected to continue. With its stunning natural landscape and comfortable temperatures, Hokkaido summers are popular with domestic and foreign tourists wanting to escape the humidity elsewhere. As such, Niseko is fast turning into a destination for yearround activities.

4

At a G la nc e : • Niseko’s real estate market continues upward momentum •

Property prices continue to increase

• Domestic buyers, particularly those from outside of Hokkaido are investing in hotel-branded projects and family-friendly properties • Demand is radiating to Niseko’s surrounding areas notably in Hanazono, Niseko Village and Annupuri • Development is spreading to areas farther away such as Kiroro, Rusutsu, Tomamu and Furano

5

T re n ds • In the condominium market, properties priced at 2m+ USD account for 11% of supply • House and land plots priced at 2m+ USD account for 23% of supply • This reflects a growing trend for luxury villas with land and onsen connections being an everincreasing ideal for buyers with long-term ownership preferences • The popularity of Hanazono and its proximity to Kutchan Town, where the Shinkansen will eventually arrive sees it account for 34% of the new development pipeline • There are approximately 370 new condominium units due to complete throughout 2023/24

6

Forwa r d Ou t look • The proliferation of Four and Five Star hotels see this sector account for 35% of the rooms/keys coming online over the coming five years • The Shinkansen train link between Hakodate and Sapporo via Kutchan Station is expected to be completed by 2031 but this is somewhat fluid • Hanazono is set to become the ultimate luxury location within the Niseko ski area

A Place For Al l S eason s When the big white melts away in favor of warmer temperatures, Niseko transforms into a fantastical fresh air destination. Amongst incredible natural settings and under stunning blue skies, to the wonder of star filled nights, the attraction of Niseko as a beyond winter destination continues to grow. Gol f Niseko has built a well-deserved reputation for being the perfect golf destination for all levels of golfer. With three courses located within a short 15-minute drive from Hirafu and offering some amazing vistas of the surrounding mountains, they are some of the most idyllic courses in all of Japan. With the average summer temperature sitting around 26-28 degrees this makes for a very enjoyable day on the course. Unlike most courses In Japan there are no caddies provided here and you can play the full 18 holes without being made to stop for lunch, of course you can if you wish.

A 30-minute drive out of Hirafu will give you access to another five courses in the area, each of which offer spectacular views, and you are always sure to spot some of the local wildlife running around. With a round of golf at approximately USD$50 these are some of the most competitively priced courses in the country. The best months to play are June through to the end of September with the hottest months being July and August. Booking tee times in advance is recommended as it can be busy on the weekends but during the week is mostly fine.

Full C i rc l e From manoeuvring downhill ski runs to tackling the ups and downs of the property business, founder of Niseko Alpine Developments Jonathan Martin is a master in handling life’s many unexpected twists. BY DUNCAN FORGAN As a dyed-in-the-wool ski fanatic, Jonathan Martin is familiar with embarrassing faceplants and spectacular bails. Even so, the founder of Niseko Alpine Developments (NISADE) – the pioneering real estate development and property management firm behind The Vale Niseko and other hotel and residential projects in Japan’s most famous winter sports hub – is feeling somewhat bruised by a sporting disaster that has just unfolded. He joined us on the line from Sydney just the day after his country, Australia, suffered a shock defeat to Fiji in the Rugby World Cup. The historic result – Fiji’s debut World Cup win against Australia and the first triumph over The Wallabies since 1954 – has put a damper on the day for Martin. Compounding matters, he is about to fly to New Zealand to cheer on his son Kai, an aspiring pro-skier, at a prestigious competition. “And here I was thinking that property development was a rollercoaster,” he laughs. “The atmosphere is toxic in Australia 16

Jonathan Martin

because of the result. But the last thing I need is for the Kiwis to gloat at me.” An amiable, jocular figure, Martin leaves us in no doubt that he will ride out any oval ball-related barbs in good humour. Besides, he has overcome far worse setbacks throughout an eventful career that has seen him ride out a series of hairy descents to remain at the pinnacle of Niseko’s property development scene. “It’s been a hell of a journey,” he says of a trajectory that has been brutally shaken not once but twice: first by the impact of the global financial crisis and then by the equally seismic shockwaves caused by the pandemic. Martin’s progression from life as a

Sydney-based financial advisor to a full-time Niseko resident and one of its most prominent foreign faces has had as many twists and turns as the giant slalom. These days, global winter sports fans and investors alike know Niseko as Japan’s reigning prince of powder; an interconnected series of resorts with more than 2,000 skiable acres and famous for its legendarily soft, light, and consistent snow. That, and its diverse dining and nightlife scene imbued with a distinct Japanese flavour. When Martin was tempted to Hokkaido by an offer to partner in real estate projects in 2006, Niseko was still little more than a mountain backwater with a reputation for great powder. Indeed, a sense for its

untapped potential allied with his passion for winter sports persuaded Martin to up sticks and head for the hills. “The planets aligned at exactly the right time,” he recalls. “I’ve been addicted to mountains from an early age. And when the suit and tie became tiring, thoughts gravitated back to snow. So, the journey began with a vision of how this place with insane powder snow – the lightest, driest on the planet – could be transformed into a truly worldclass destination.” An early realisation of that vision, The Vale Niseko remains one of NISADE’s key achievements. Comprising luxury, self-contained apartments in a superb ski-in/ ski-out location, the project also benefits from five-star amenities such as upscale dining, a heated outdoor swimming pool, a ski hire shop and outstanding service from its award-winning resort team. “It redefined the landscape,” says Martin of the flagship project. “We targeted the design vision at the emerging ski markets out of Asia. It relied heavily upon the earth elements that are the foundation of Japanese culture, which we blended with other Asian details. It will stand the test of time.” Yet this Niseko landmark almost fell through. When the project launched pre-2008, it was three times oversubscribed by buyers. Then the global financial crisis came along, and interest evaporated. “Folks walked on deposits, emails went unanswered, phones rang out,” recalls Martin. NISADE dug deep and the project was completed with the help of an extremely understanding local construction company manager. “It is a testament to success in the worst economic situation of a generation,” adds Martin. “It also reflects the simplicity and trust one is afforded by architects and builders in Japan. This assures buyers’ and developers’ security.”

NISADE has gone from strength to strength since those difficult days. The firm now manages a range of luxury hotel, chalet and condominium-style properties in Niseko and neighbouring Hokkaido resorts such as Hanazono and Rusutsu, where The Vale Rusutsu was crowned the world’s best new ski hotel in 2021. The firm’s ability to cover numerous bases and its commitment to delivering exceptional experiences to guests have been further enhanced by its new partnership with Singapore-based, The Luxe Nomad, who over the summer of 2023, became the majority shareholder of NISADE’s development arm. “Bringing The Luxe Nomad onboard was a natural step for us post-Covid. They have been well known in Southeast Asia as a leading luxury villa management company and online booking portal. In Niseko, since 2015, they have been regarded as a top travel agent, with a strong marketing and customer service division. Having them onboard has helped immensely with providing added manpower abroad, and as well as knowledge sharing” says Martin. “My passion is in the build, the design, the texture of the fabrics and the pre-opening stresses, so what I needed was a partner who could take it from there, driven by an enthusiasm for delivering exceptional guest experiences.”

gloom around Niseko. Indeed, the country’s wide-ranging tourist appeal allied with Niseko’s reputation as one of the globe’s premier winter sports destinations has been key to a surprisingly swift recovery. Also helping is the relative weakness of the Japanese yen, which is boosting interest among foreign visitors and secondhome investors. With numerous projects in the pipeline and a host of big international hotel brands set to enter the market, the outlook for Niseko looks as dazzling as fresh Hokkaido powder bathed in winter sun. Certainly, Martin is bullish about its prospects. Key to its future success, he says, will be marketing it as a year-round destination. “I see it becoming a global allseasons resort equal to the likes of Aspen, Chamonix and Whistler, but with the subtlety of Japanese culture,” he predicts. “Summer is amazing in Hokkaido, it just needs to be discovered. Once it is, Niseko will rule as the wellness capital of Asia.”

Stephanie Chai, founder of The Luxe Nomad (TLN) notes that the partnership was born of a shared vision of building Niseko’s profile as a regional and international player. And Martin is delighted at the seamless way TLN’s expertise in areas such as remote working and property marketing and management is complementing NISADE’s development prowess. “It’s such an easy fit of ‘hand in glove’,” he says. The reopening of Japan’s borders has helped lift any residual

Niseko luminary Lady Ivy Wu is the visionary behind the project which will see owners benefit from the services and facilities of the soonto-reopen and rebranded Chalet Ivy Weiss Hotel. Odin Hills, which entered the market in Q1 2020 offering land packages for private residences, continues to thrive. With phase-1 sales all but concluded, and phase-2

well under way, the momentum and interest in the project seems unabated. Truly magnificent views of Mt Yotei coupled with an incredible Clubhouse, and a wellconceived distribution of plots to ensure vistas are maximised, the project has proven popular both domestically and internationally. Strategically located only 5 minutes from Kutchan town – home to the shinkansen (bullet train) station which will (eventually) connect Niseko to the rest of Japan, sometime in the early 30’s, and Hanazono Golf Club, an 18-hole, 7,003-yard championship course,

plus the newest (and best) gondola in the region, the desirability, quality and convenience of the area will only continue to rise. The Mayfair in the Mountains therefore seems an appropriate moniker for an area that will have the regions’ highest concentration of multi-million-dollar homes. Coupled with the finest hotel on the island, the best golf course, as well as a pipeline of new fivestar projects and impending infrastructure improvements, this is the ultimate location of choice for discerning investors and homeowners alike.

It is no great surprise then that Rusutsu Resort has been celebrated at the World Ski Awards, winning the title of Japan’s Best Ski Resort in both 2017,2018 and 2019. With one of the best-connected ski-lift systems in Hokkaido and many of the inter-resort connections being undercover, your little ones will find it far more enjoyable than waiting for buses in a blizzard. Alongside the wonderful skiing, excellent infrastructure and family-friendly vibes, there is also a wide variety of dining options to suit all palettes; from fast-food, pastries and delis during the day through to Americana, Izakaya and Chinese restaurants at night, with the ‘Kazhana’ Japanese restaurant at The Westin taking top spot – and even recognised with a nomination at The 2023 World Luxury Restaurant Awards. With attractive pricing for land, and similarly competitive prices for apartments at condominium hotels such as The Vale, increasing numbers of owner/investors are identifying Rusutsu as a new long-term destination. And whether you are looking to build your own mountain retreat, buy one of the beautiful properties that already grace the area, or be a part of an established development, look no further than NISADE to support you throughout the process.

What t h ey say : Rusutsu Chalets is the only estate in Hokkaido located inside a golf course. This unique location gives the development a strategic advantage over other estates in the region, with the increased rental yield potential from summer visitors as well as winter. A cozy warm Chalet in winter turns into an open, breezy social home in summer as our homes are designed with indoor living spaces that, when the warm weather arrives, can be opened into outdoor decking for entertaining and barbecues, all surrounded by the beautiful Izumikawa golf course. Each chalet and land plot is literally a few steps away from the golf course and within a short drive of the Rusutsu amusement and water park, whilst the range of summer activities such as hiking, rafting, paragliding, fruit picking and lake Toyā, the Tahoe of Hokkaido, are all readily accessible.

RUSUTSU

These large homes all come with plenty of storage and garage space making them both luxurious and practical.

54

RUSUTSU

· Four bedroom detached chalets · Land plots for development · Stunning double-height master suite · Gourmet kitchen & designer bathrooms · Stunning feature fireplace · Heated driveway + garage

55

Why we l i ke it : Gorgeous properties with impeccable styling and finishings, all set within an excellent design and layout that exudes quality, nestled within a private estate with easy access to the golf course, the ski fields and the wider resort area.

RUSUTSU

The golf course setting is not to be overlooked as it is incredibly rare in Japan to find homes in such a proximity. This reinforces why these properties are an excellent investment opportunity due to the yeararound rental proposition, as well as being a wonderful home away from home.

F u rano A stu n n i ng i nvestm e n t de st i n at ion Furano’s appeal extends well beyond winter, with equally strong income potential from visitors descending on the town in the summer. Located in the heart of Hokkaido, Furano is served by both Sapporo New Chitose Airport and Asahikawa Airport, as well as various train and bus connections. In the winter, it’s home to Hokkaido’s best powder! Action centers around Furano Resort, home to 11 lifts and over 30km of runs covered in the lightest and driest powder on the island. The varied terrain offers access to

60

more back country options than anywhere else in Hokkaido, enough to keep even the most experienced skiers and boarders happy. The wide range of non-skiing winter activities includes snowmobiling, snowshoeing, dog sledding, ice fishing and even winter hot air ballooning! Furano is also a perfect base to explore Hokkaido’s Powder Belt, featuring the resorts of Kamui Links, Asahidake, Kurodake and Tomamu. In the summer months, Furano and Biei come alive with vibrant colours everywhere, especially the

rolling vistas of lavender. Fields are lined with bursting grapes destined for local wineries, others packed with melons and every vegetable imaginable – all grown in the fresh Hokkaido air. Spend the long warm days sampling local specialties in local cafes and restaurants, all made from delicious fresh produce – equally accessible by car or bicycle. Experience Daisetsuzan, Hokkaido’s largest national park, which features with stunning hiking trails, deep valleys, smoking volcanoes and countless streams.

I nvestm e nt : We believe Furano to be a viable investment location, particularly for those who already have property in the Niseko region and are considering adding to their Hokkaido portfolio. With a dual-season income and lower entry point for land and real estate, the ROI is higher than the more established international destinations. The recent launch of Fenix West, followed in the footsteps of its successful sister project, Fenix Furano, coupled with the fabulous Intuition Furano, all contribute to rising land prices both in the resort and its satellite towns such as Naka-Furano and Biei. As resort-grade developments grow in number, and more international clients consider it for their incomefocused second-home strategy, the future for Furano looks bright indeed.

F.A.Q WHY INVEST IN NISEKO? Demand for high quality accommodation and facilities continues to drive the market, especially in the luxury segment. Winter continues to be strong, and the summer season continues to grow. As Niseko moves from its well-established reputation of Asia’s premier winter-wonderland and into the year-round destination of activities, wellness and culinary delights, the time to enter the Niseko story has never been better. The benefits of 100% freehold ownership and the lack of restrictions on foreign buyers, elevates Niseko from a mere lifestyle investment to a very sound, financial investment, of which many astute investors in the Asian region and beyond have taken advantage of. Niseko investments are now found in the portfolios of some of the largest and most recognisable property investment firms in the world. Niseko continues to remain the fastest appreciating real estate market in Japan and the area is showing no signs of slowing down its growth-trajectory as a premier international destination.

W H AT A R E T H E E X P E C T E D RETURNS? Historically, bookings have consistently experienced 90-120 days of letting per year. Average yearly returns of 1% - 3% Indicators suggest this range remains an accurate forecast for the immediate future. Higher returns will be realised if the property is available over peak periods including Christmas and Chinese New Year. 146

Manag e m e nt WHO WILL MANAGE MY PROPERTY? If your property is already managed, we recommend remaining with this company for the immediate future, allowing yourself time to make a more informed and experienced decision – unless of course you have a specific reason for changing.

Utilities and other outgoing expenses (e.g. maintenance, cleaning, insurance, tax) are paid for by owners. This represents an estimated 20% to 30% of gross rental income.

O W N E R S TA Y S For properties to generate healthy, owners will generally be allowed a minimum of 14 nights in winter and 14 nights in summer usage. A management fee of circa 10% of the rack rate is usually applied to additional stays.
