Welcome to the 10th edition of the NISADE real estate Journal. Certainly the 2020 edition covers a year most of us would like to see well behind us and with that we trust you, your family and friends and all associates remain well into 2021. Niseko again proved its resilience as a destination in which to invest, back in March 2020 the market slammed to an immediate stop, what enquiry we had evaporated and many deals in progress stalled. Not good signs. However like the world equity markets after that huge drop driven by sudden panic and fear in March the market resumed, actually had borders been open through out that period the Niseko market probably would have traded at or near normal conditions. The biggest impact to completing transactions is definitely the inability to conduct on site inspections. Nothing like buying a property while on holidays‌. Enquiry has continued and in last 60 days has seen uptick across all market facets. Enquiry is leading to transactions which is showing buyers are still active and will trigger. Our team recently sold another apartment in The Vale Rusutsu which vindicates the continuing interest in not just the Niseko market. Within our product offerings in the Journal this year we have opportunities to invest in Furano, Kiroro and Rusutsu. 2020 has caused a big impact to investor returns within the rental markets, the hit from the early shut off in March 2020 completely over shadowed by the closed border impact in winter 2020 / 21. However that will be partially offset by winter 2021 / 22, already we see significant demand right across winter, everyone is locking in their ski trips during these times of lockdown and we definitely expect a strong turn around. If 2020 gave Niseko anything it was a new focus market, the pivot to the domestic market this winter will see increased volumes of domestic visitors helping to spread bookings right across winter. Development projects have continued and several new and exciting projects are on the books, one the keynote projects for NISADE is a new ski in / ski out project with private onsens right on the family ski run. Developed by a leading Singapore / Malaysia developer this boutique offering is world class with spa facilities, dining facilities right on the ski run. Other projects within our Development portfolio include Zia a mixed inventory offering across townhouse and apartments in Kabayama in a boutique onsen estate.

In the wider market we will see Setsu completing and opening for winter 2021, a significant increase to the village bed base and an exciting offering in retail and dining experiences. Hanazono and Niseko Village continue their overall development programmes with new offerings leading the overall area forward. The Hanazono journey from green fields resort to expanded ski terrain with new lift infrastructure and new accommodation offerings is but one story, the Niseko Village latest delivery with the Ritz Carlton residences showing it likewise is driving a structured and long term development strategy. Hirafu should see the former Kogen Hotel site released to market this winter so overall the exciting times right across the area continue. Investment wise there remains good opportunity in the secondary market, this traditionally has lagged the primary market due to the many off the plan offerings which has created a value vacuum in this sector. We have moved our journal online through necessity, so browse the pages and contact our team with questions or to arrange virtual walk throughs.

u p wa r d t r e n d i n n i s e ko ' s a n n ua l v i s i t or n u m b e r s c on t i n u e s Hokkaido is renowned for being one of the top destinations for travel in Japan, with its stunning natural scenery, Onsen (hot springs), fresh seafood and its famous powder snow. Year on year we see an increase in visitor numbers and it’s not hard to see why. Niseko is most popular with Chinese, Hong Kongers and Singaporeans, contributing to nearly 30% of our total visitors over winter. We are seeing an increase in tourists from Korea, Indonesia and Europe and expect this to continue with the expansion of international routes to Sapporo’s New Chitose Airport. In 2018 Annual visitor numbers to Japan continued its upward trend despite concerns over declining numbers due to natural disasters. The total number of Annual visitors reached 31.2million in 2018 with forecasts of 33.5million visitors in 2019. The Japanese government have a well-publicized goal of achieving 40 million annual visitors by 2020 and beyond. Hosting the 2019 Rugby World Cup broke records in terms of visitor and

6

viewer numbers. With the highest record attendance (400,000 international visitors), television viewer numbers and economic impact (437 billion Yen). Overall Niseko’s visitor number continues to grow. Niseko’s Tourism Board published figures of 1.67million annual visitors for the Niseko Region for 2018. Data from the first half of 2019 has already seen 4.6% increase in visitors to Hokkaido. The Land, Infrastructure, Transport and Tourism Ministry released their annual survey in September 2019. It showed that Kutchan commercial and residential property prices have increased by 66.7% from a year earlier in July, the highest increase in Japan. Kutchan also logged the second and third highest residential land price increases. With the town of Kutchan being first in Japan to add a set percentage accommodation tax of 2% on all stays within its jurisdiction, which covers the Niseko ski area. This levy will contribute to improving local services to handle the increasing tourist numbers.

P rop e rt y Ov e rv i e w Niseko is consistently seeing an increase in land and property prices, driven by developers and investors searching for their share of the action. While the scaled development of condominium hotels continues, we are also seeing an increase in developers building larger housing developments such as Pavilions (Ginto Residences), Intuition and Drift, to which the market has responded well. The global COVID 19 crises has had little to no impact on the property market here in Niseko. With investors still keen to get there slice of the action. Developments such as Kyo, a new ski in ski out development with a prime location in Hirafu, Is leading the charge. Global hospitality brands such as Ritz Carlton, Park Hyatt and The Pavilions will attract a new level of clientele. The heavy hitting developers SC Global have not slowed their Setsu Niseko development, work continues full steam ahead. Buyers continue to search for a luxury investment in Hokkaido and although the market remains strong in Niseko, return driven buyers are seeking investment in areas where the market is growing, driven by developers and investors with the desire to see the success of Niseko replicated in other ski resorts. We expect that there will be further future development plans in Rusutsu, Kiroro, Furano, Tomamu and Asahikawa. The new Vale Rusutsu building, opening December 18 2020, has set a new standard in Rusutsu. With large family style apartments being the focus, it is a very welcome site for the resort. The look and feel of the building set a new benchmark for the area. Sales have been strong, with people looking for higher net returns, they see the value of investing in a year-round resort like Rusutsu.

I n v e s t i ng i n H ok k a i d o Hokkaido is renowned across Asia. The unbelievable alpine winter experience is countered in the summer by world class golf courses, extensive mountain bike runs and miles of hiking trails. Across a landscape that is open, beautiful and welcoming. The land is complimented by a kind culture, culinary excellence and delicious local produce. A new wave of development is moving across Hokkaido’s resorts, driven by the success of Niseko. Stretching to the north in Furano, the hotel-condominium Fenix opens this year under Nisade's management and on Mt Yōtei’s doorstep The Vale Rusutsu is also open December 18th 2020 leading the way for the first ski in ski out condo development in Rusutsu also under Nisade management.

NEW CHITOSE I N T E R N AT I O N A L A I R P O R T Although currently closed and awaiting to reopen due to the current global crises. New Chitose International Airport has increased its capacity again, and new routes are landing directly in from destinations from further afield to meet the increasing demand. Year on year we see an increase of international routes with 22 new cities added just this year including Helsinki – Finland and Sydney – Australia. Japan’s 5th largest city Sapporo city a direct 35-minute train ride away, it is a vibrant and expansive place with plenty to offer its international guests.

I N T E R N AT I O N A L Hokkaido is in close reach of the 1.6 billion East Asian population. The island’s visitors are showing the breadth of emerging economies that are coming to have access to premium holiday destinations. China is another key market in both investors and middle-class holiday makers, only a four-hour flight away. European and North American interest is being steered away from their local resorts by Hokkaido’s pristine and unforgettable snow conditions. With many making the north a key destination of their Japan bucket list.

DOMESTIC Niseko and the wider area have the attention of the rest of Japan. Domestic flights from Tokyo to New Chitose Airport are convenient and affordable. With fewer flights than normal still operating due to the COVID-19 epidemic we are still seeing a good response from the domestic market.

INVESTMENT The Niseko buyer profile covers a wide spectrum, from the larger developer and hotelier to smaller, one-time developers through to private single dwellings buyers. The market is steered by buyers with young families, who invest in the area and encourage their peers to do the same. The introduction by the Hyatt brand in Hanazono opening their hotel and residencies in the 2019-2020 winter has raised the attention again of the long-term prospects of the Niseko area. With new developments such as The Maples, Skye, The Pavilions and Intuition having sold well, we expect this trend to continue this coming winter season as the property market diversifies both in Niseko and beyond.

FOUR SEASONS The Niseko United ski area is one of Asia’s largest ski fields and is world famous for the incredible quality and quantity of its powdery snow, averaging 16m of snow per season. The South-Western Hokkaido region receives low pressure weather fronts from Siberia and a low moisture count, combined with temperatures rarely above 5 degrees. These weather conditions deliver the consistent Niseko powder. Hokkaido’s distinctive season change lends this island even more appeal. With its unspoiled natural beauty and warm temperatures, Hokkaido summers are popular with Japanese tourists seeking respite from Honshu’s humid summers. The clean air, blue sky, colourful flowers and undulating hills draw outdoor lovers from all over the globe.

RUSUTSU As Hokkaido’s largest all-season resort, Rusutsu is beloved for its magical winters, world class golf courses, popular amusement park and new hot springs – onsen complex. Rusutsu Resort has been celebrated at the World Ski Awards, winning the title of Japan’s Best Ski Resort in both 2017,2018 and 2019. The Vale Rusutsu, due to open its doors December 18th, 2020 will be the first condominium-hotel in Rusutsu and the first phase of the re-invention of Rusutsu Resort. Since the release of The Vale Rusutsu, developed by Nisade in partnership with Kamori Kanko, we have seen increased interest in Rusutsu, everything from small house plots to larger development land. Prices are steadily on the rise in both Rusutsu and the surrounding area, stretching as far as Lake Toya. As Kamori Kanko gets set for phase two of the redesign including a shopping mall, restaurants and a boutique hotel we expect this trend to continue.

FURANO A popular town in the center of Hokkaido, Furano is a powder heaven that is equally famous for beautiful lavender fields in the summer season. Furano’s newest development, Fenix is due to open in December 2020. Fenix Furano features 33 full-service units, ranging from hotel-style suites to 3-bedroom apartments and penthouses, offering a coveted ski-in ski-out address and immediate access to village amenities. With Fenix Furano having sold well we expect further development to follow. Fenix is also under Nisade management so owners and guests can expect the same level of service that has made Nisade the number one luxury management company.

KIRORO Kiroro has been a relatively unknown ski resort, up until now. Kiroro Resort is ideal for powder hunters looking to escape the queues in Niseko Resort, with 22 runs offering some of the steepest back-country terrain in Hokkaido. Since the purchase of Kiroro by a Thai real estate developer Property Perfect, there has been the release of the Kiroro Masterplan featuring upgrades to the existing infrastructure and further development of the resort. Yu Kiroro is now in its second year of operation and has received good reviews from owners and guests.

Odin Hills

Ha na z o n o & a n n u p u r i Hirafu, Niseko Village, Hanazono and Annupuri make up the Niseko United Ski Resort, in the most recent years development has been concentrated in the Hirafu and Niseko Village area however as prices continue to rise, investors and developers are expanding their view to its neighboring villages. Hirafu will always remain the central hub of the Niseko area. With all the restaurants and bars being situated in Hirafu It will continue to be the go-to spot.

HANAZONO Hanazono was previously a quiet village with little significant development. The Park Hyatt has brought the first major development in the area with more expected to follow in 2021. Odin Hills is the most recent to enter the market with its offerings of land packages for private residences. This fully master planed site sits just seconds away from some of the worlds best powder snow. With more

developments in the pipeline for Hanazono and surrounding area we expect to see investment interest rise in the area over the next few years.

ANNUPURI & MOIWA Annupuri with vast open spaces, onsens’ and Michelin star-chef restaurants is a popular choice for both owners and tourists alike. The area however remains relatively undeveloped in recent times compared to its neighboring ski towns in Niseko Village, Hanazono, and of course, Hirafu. Previously in Annupuri, we have seen a focus on small residential developments followed by boutique housing estates such as Annupuri Residences, Annupuri Village and more recently Annupuri Gardens however with big-name operators such as Aman Resorts planning to develop in its neighbouring village Moiwa in the future, we expect increasing and scaled international investment into Annupuri.

F. A . Q WHY INVEST IN NISEKO? Let’s tackle the big question first. In addition to Niseko offering an incredible lifestyle investment choice for all ages, it has more importantly proven itself to be an outstanding and consistent market performer over the past decade. Weathering the storms of the ‘07-‘08 GFC and 2011 tsunami that ravaged the Eastern coast of Japan, Niseko emerged from these difficult times not merely unscathed, but with such strength and force that it is now widely regarded as a first-class global ski destination for the world’s elite. With Niseko now brushing shoulders with the big-boys of Whistler, Vale, Chamonix and Val D’Isere, and with a practically untapped summer season offering a plethora of championship golf courses within easy access, delicious fresh produce, stunning scenery, nutrient-rich onsens, and unmatched air quality in the Asian region. Hokkaido’s Niseko, and surrounding areas, are increasing in popularity each year and are cementing themselves as a truly international force in global tourism. Demand for high quality accommodation and facilities continues to drive the market, especially in the luxury segment. Winter continues to be strong and the summer season is showing encouraging growth. As Niseko moves from its well-established reputation of Asia’s premier winter-wonderland and into the yearround destination of activities, wellness and culinary delights, the time to enter the Niseko story has never been better.

WHO WILL MANAGE MY PROPERTY? Niseko has a good number of operating management companies to choose from. However, as it is most likely that your new property acquisition is already managed, we recommended to remain with this company for the immediate future, allowing yourself time to make a more informed and experienced decision – unless of course you have a specific reason for changing.

W H AT D O E S T H E M A N AG E M E N T COMPANY PROVIDE? Services generally include: • Reservations • General maintenance • Utilities & other bill payments • Snow clearance • Cleaning and laundry • Accounting and Tax services A concierge service may also be provided by certain management companies.

W H AT A R E T H E C O S T S F O R YEAR-ROUND MANAGEMENT?

The benefits of 100% freehold ownership and the lack of restrictions on foreign buyers, elevates Niseko from a mere lifestyle investment to a very sound, financial investment, of which many astute investors in the Asian region and beyond have taken advantage of. Niseko investments are now found in the portfolios of some of the largest and most recognisable property investment firms in the world.

Typically, management fees total circa 35% of the nightly rate plus an annual expenses fee.

Niseko continues to remain the fastest appreciating real estate market in Japan and the area is showing no signs of slowing down its growth-trajectory as an Asian destination.

Returns differ across property category and vary according to specific location. Historically, bookings in Hirafu Village generally and Nisade Real Estate properties specifically, have consistently experienced 90-120 days of letting per year. With the summer season growing each year in popularity and with feet on the ground increasing year-on-year, the number of nights booked is set to increase and enhance returns. Although Niseko has made incredible progress in terms of international reach and reputation, property prices are still well below comparable resorts in both North America and Europe. Average yearly returns in Niseko have typically ranged between circa 2.5-5.5% and indicators suggest this range remains an accurate forecast for the immediate future. Major factors affecting returns include specific units’ size (number of beds) and location (access to ski lifts). Higher returns will be realised if the property is available to the rental market over peak periods including Christmas and Chinese New Year. 18

MANAGEMENT

These fees breakdown as follows:

Utilities and other outgoing expenses (e.g. maintenance, cleaning, insurance, tax) are paid for by owners. This represents an estimated 20% to 30% of gross rental income.

O W N E R S TAY S In order for properties to generate the healthy returns typically enjoyed in Niseko, owners and direct family will generally be allowed a minimum of 14 nights in winter and 14 nights in summer usage. A management fee of circa 10% of the rack rate is usually applied to additional stays. Different developments have different policies and as such Nisade recommends buyers request and understand the specific policy of their chosen development to ensure they make an informed decision.

Development brief There is no doubt that the market is maturing in Niseko with global hotel brands such as The Park Hyatt, Aman resorts, The Pavilions and The Ritz Carlton now making their mark on Niseko, no doubt more will come in the ensuring years. This is confirmation of global recognition that Niseko is one of the Worlds best ski resorts which is able to offer developers exceptional opportunities in the high-end resort market. Other luxury brands such as SC Global and Metropoly are investing heavily in Hirafu making a positive contribution, promising to bring international retail brands and restaurants which continue to enhance the experience within Niseko. Bringing Niseko in line with the worlds best ski resorts such as Courcheval and Aspen. Going forward we need to focus on not only those seeking Niseko’s incredible powder snow but those who are here to enjoy what Hokkaido has to offer, breaking into the Green Season market making Niseko an all-season destination. With the increase in high-end accommodation available in Niseko, developers need to offer a unique experience with luxury facilities, restaurants and services in order to encourage new and repeat business.

26

DEVELOPMENT C H A L L E N G E S I N JA PA N Like any resort town weather plays a big part on how much construction can take place during a calendar year, this usually means 6-7 months of building time per year, and what might take 12 months in any other area becomes a 24 months project.

FUTURE Development is no longer confined to just the Niseko area, with projects such as Yu Kiroro and The Vale Rusutsu proving that there is a wider market. Fenix Furano has also been very successful, and we expect to see further growth in the domestic market there with international interest not far behind. Developers and Investors are seeking higher returns no longer available in the Hirafu/Niseko Village area and with this being offered in Hokkaido’s other resorts with all-season tourism, we see Hokkaido as the Asia’s prime destination. Operators need to remain focused and keep up with the arrival of big-name brands. There is still a lot of opportunity for small to medium sized investments such a lodges, pensions and chalets, offering personalized and homely accommodation for families and young people. With the number of visitors growing year on year it certainly seems like the only way is up for Hokkaido.

M a nag e m e n t Nisade property management is a multi-award-winning hotel operator specialising in the management of luxury accommodation in Hokkaido. Twelve years ago, Nisade developed Niseko’s first luxury condominium hotel The Vale Niseko and has operated the hotel since. Despite multiple luxurious condominium hotels being developed in Niseko over subsequent years, The Vale Niseko is still Niseko’s most famous hotel – largely due to its reputation for outstanding customer service and strong owner relationships. Nisade currently operates 1,450 beds across several condominium hotels in Niseko welcoming over 28,000 guests per year. The vision for Drift is to create a family of wellplaced, similar yet individual homes, each with its own private onsen within this exceptional Hokkaido forest and mountain landscape. The Master Plan has been developed to maximize majestic mountain views while limiting the visibility of neighboring dwellings. By using an under- stated human touch, the scale and atmosphere of Drift will appeal to one’s senses of light, space, scent and sound. Being at one with an incredible natural environment. This feeling is inspired by the views – both the mountains in the distance and the more proximate vistas directly accessible from the property’s balcony or simply by stepping outside.

This is the perfect opportunity to own a piece of development land in the Moiwa area before prices go up, due to the Aman buzz. Moiwa is famous for its easy access to the superb quality onsen water and uncrowded ski slopes. This block is only a few hundred meters away from the new Aman Resort. This block of land has access from two main roads, and is only a few minutes walk to the Moiwa ski slopes and a short drive to Annupuri ski resort. With views over the Konbu mountain range and Moiwa ski resort, this block has it all. Mains water and drainage, power, everything you need to develop. The block would also make a great land bank option. With sites like this very rare we expect this wont be on the market for long.
