If you ’ re unhappy with the service I am providing you, I ask that you first discuss it with me because I would like the opportunity to improve. Simply tell me the problem, and give me 5 days to fix it. If you are still unhappy, ask for an unconditional release in writing. You’ll have your release in writing, and you’ll receive a copy of the MLS data sheet showing "Cancelled" status within 48 hours of receipt of your request.
I believe that if you are unhappy with the service you receive, you should have the power to FIRE your agent. It takes a strong belief in the quality of one's service to make this kind of stand, but we never settle for less than the highest professional standards We are confident you will be happy with our service and results.
"My business is built on referrals. My goal is to serve you in such a way that you will be delighted enough to refer your friends and family for years to come. ”
My aim is to provide you with outstanding service and care before, during and after the sale! Even after your closing, I’ll be there to assist you with all your real estate needs.
Consider me your source of referrals for all types of businesses, whether related to a real estate transaction or not. I’ve partnered with competent professionals who would be happy to serve you.
You’ll receive valuable information from me in the mail or via email on a monthly basis to keep you educated and informed.
Are there things we should do to our home to help ensure the maximum price?
Yes. There is a benefit to making sure your home looks its best prior to offering it for sale. I can advise you about specific improvements that will increase your home's marketability and value.
What are the costs involved in selling my home?
Closing costs, commissions, title fees and more will be outlined in a net sheet to estimate all costs involved.
How often will you advertise our property?
24 hours a day, 7 days a week. I will customize a marketing plan to reach the types of buyers most likely to purchase your home and maximize the power of the Internet and social media, while also using traditional methods including brochures, yard signs and direct mail.
Will you be present at all showings?
For showings, potential buyers will bring their own agents to see your home. Most buyers prefer only their own agents be present when evaluating a prospective new home. *No one should be in the home when being shown.
e
What if another agent tells us they can get us more for the house?
Some agents will quote a higher listing price just to get your business, but an overpriced house will not sell. If you choose to work with me, I will conduct a market and trend analysis prior to recommending an asking price for your home. I will explain how I arrived at the price, but ultimately the decision is up to you. I will offer my professional opinion on how the market will value your home. Do we have any responsibilities during the marketing of our home?
Your primary job during the sale of your home is to keep it neat and clean for showings and open houses. A large part of a home's appeal involves staging, which is everything from furniture placement to home fragrance. I will advise you on how to stage your home well, giving you easy tips and quick fixes to maximize your home's appeal. What happens once we get an offer?
I will help you consider each offer and negotiate the best deal for you. Once you ' ve accepted an offer, I will guide you through the entire closing process and ensure everything proceeds smoothly.

Did you know well-placed furniture can open up a room and make rooms seem larger than they are?
Or that opening drapes and blinds and turning on all lights make a room seem bright and cheery?
It's a fact: acquiring the highest market value and elevating your home above others in the same price range often comes down to first impressions.

Nicole is great to work with -- she's patient, she looks out for what you want, and she doesn't push you into anything you're not comfortable with. My wife and I first talked to Nicole about two years before we actually bought the house we're in now. She kept an eye out for properties we might be interested in, and showed them to us from time to time, even though she knew we weren't quite ready to make a move. She neither forgot about us, nor flooded us with things we didn't want. When we (finally) got serious, she did a great job selling our house and helping us find a new one. She found some great properties, and had some great ideas for ways to get into what we wanted at a price we could afford. Then she handled the negotiations and all the details of the closings exceptionally well. She's incredibly professional and hard working, as well as personable and a joy to work with. I would go back to her again, if we had to move again.

"Nicole got us an offer over asking price within 27 hours of listing our home! We literally left the country and traveled to the other side of the world, and we were at complete ease on our vacation knowing Nicole was in Austin and would handle anything that may have needed to be addressed in our absence. We returned to the U.S. on a Thursday and closed on the following Monday. She knows Austin, TX and she will price your house right. She’s a total pro - friendly, honest and dedicated to service. 5 STARS!"
