Closing costs, commissions, title fees and more will be outlined in a net sheet to estimate all costs involved.

How often will you advertise our property?

24 hours a day, 7 days a week. I will customize a marketing plan to reach the types of buyers most likely to purchase your home and maximize the power of the Internet and social media, while also using traditional methods including brochures, yard signs and direct mail.

Will you be present at all showings?

For showings, potential buyers will bring their own agents to see your home. Most buyers prefer only their own agents be present when evaluating a prospective new home. *No one should be in the home when being shown.

What if another agent tells us they can get us more for the house?

Some agents will quote a higher listing price just to get your business, but an overpriced house will not sell. If you choose to work with me, I will conduct a market and trend analysis prior to recommending an asking price for your home. I will explain how I arrived at the price, but ultimately the decision is up to you. I will offer my professional opinion on how the market will value your home. Do we have any responsibilities during the marketing of our home?

Your primary job during the sale of your home is to keep it neat and clean for showings and open houses. A large part of a home's appeal involves staging, which is everything from furniture placement to home fragrance. I will advise you on how to stage your home well, giving you easy tips and quick fixes to maximize your home's appeal. What happens once we get an offer?

I will help you consider each offer and negotiate the best deal for you. Once you ' ve accepted an offer, I will guide you through the entire closing process and ensure everything proceeds smoothly.

HOME PREPARATION & CURB APPEAL

Did you know well-placed furniture can open up a room and make rooms seem larger than they are?

Or that opening drapes and blinds and turning on all lights make a room seem bright and cheery?

It's a fact: acquiring the highest market value and elevating your home above others in the same price range often comes down to first impressions.

HOME SHOWING CHECKLIST

Complete a deep clean of the home, including the floors, baseboards, windows, appliances, bathrooms, counters and more

Set the temperature to a comfortable level

Open all curtains and blinds to let the light in

Air out the house and ensure there are no lingering odors

Bake fresh bread or cookies 30 minutes prior to showing for the aroma Or use a lemon scented freshener

Rearrange furniture to improve foot traffic and flow throughout the house, if necessary

Sweep and power wash the driveway, walkways and steps

Mow the lawn, trim hedges and trees, pull weeds and rake leaves

Simplify decor and keep it neutral

Declutter bedrooms, living room, kitchen and bedrooms to help rooms look larger

Remove bulky furniture to open up the room

Add a few healthy potted plants throughout the home

Remove about half the items from closets and drawers and straighten up the remaining items to help display storage and capacity

Remove personal items, like photos, kid's drawings, notes and memories from around the house

Add colorful throws or pillows to furniture to brighten up a room

Lock up, or entirely remove, any private effects, prescriptions, guns and/or valuables.

Check for leaks under all sinks and repair, if needed.

Remove personal toiletries and hang fresh hand towels in all bathrooms.

Close all toilet lids.

Arrange for pets to be out of the house.

Make everyone use the blue supra box for entry.

Lighting

All interior and exterior lights on, including floor lamps, table lamps, under-cabinet lighting, stovetop lighting, bedside lamps, ceiling fan lights, and other secondary light sources Ensure that all light bulbs work Replace any burnt out bulbs

Bathrooms

Lower all toilet seats

Clear countertops of non-decorative items

Remove toiletries from bath/shower area (curtains/door are often opened to show off tiling/fixtures)

Kitchen

Remove all non-decorative items from counters (dish soap, paper towels, phones, cleaning supplies, etc.)

Remove magnets, photos, kids artwork, etc. from the refrigerator

Take down flags

Put hoses and other equipment away, organize patio/deck

Pick up pet waste, put away garbage bins, and generally clean up yard

Freshly-cut lawn and landscaping in good shape

Ensure all pool cleaning equipment is removed and the pool has been cleaned

Keep pets out of the way during the shoot(in the backyard, garage or unfinished basement, for example)

Put away pet supplies, including food/water bowls, crates, toys, etc.

Ensure that no vehicles are in the driveway or on the street in front of the home

Staging

If available, place unobtrusive decorative items on counters and tables - examples include fresh flowers, bowls of fresh fruit, pottery, vases, and new candles

We kindly ask agents to remove for sale signs from the yard if they do not want the sign in the exterior shots

Open curtains/blinds all the way in every room - blinds should be twisted open, not pulled up

Neighbors

Let the next door neighbors on both sides know about the scheduled shoot so that they can ensure their yards are clean, cars are out of the driveway, and garage doors are closed

HolidayDecor

Remove all holiday decor - examples include pumpkins, Christmas trees, menorahs, Christmas lights, wreaths from the front door, etc
