Building on Success at the Home Run Building & Trade Expo Message from the President

As we step into April, we’re excited to reflect on our first home show and expo in over four years!

For those who couldn’t attend, the 2025 Home Run Building & Trade Expo took place on March 14th, 15th, and 16th at the Redner’s Event Center, located at the Reading Phillies Ball Park. While overall attendance wasn’t quite what we had hoped for, the quality of attendees was excellent—many were strong, qualified leads. With some updates to our marketing strategy, we’re confident we can boost attendance even further next year.

Some highlights from the event:

• Free parking for all attendees

• Ample space for vendors

• Great partnerships with East/West Berks Career & Technology Center and Reading Muhlenberg Career & Technology Center

• Outstanding support from CTC students, who helped vendors unload and set up efficiently

• A fantastic appearance by Dr. Lori, who drew crowds from as far as New York State

• Positive feedback from vendors who toured the expo and expressed

strong interest in participating in future shows

We’re already planning ahead for 2026. We’ve taken key lessons from this year’s event and are excited to make improvements. Dr. Lori has already confirmed her return, and our staff will be meeting with the marketing team periodically to explore ways to grow both vendor participation and audience turnout.

One exciting idea under discussion is opening the back side of the venue facing the ballpark. Instead of using draping behind those booths, vendors will display their own banners and signage, allowing for a more open, engaging view of the ballpark for everyone.

We’re also enhancing our signage— both for parking at the Redner’s Center and for promoting the event in the surrounding neighborhoods, wherever permitted.

Thank you to everyone who contributed to making this year’s expo a success. We’re looking forward to making the 2026 show even better!

Unlocking Housing Potential:

Accessory Dwelling Units in Berks County

As housing needs evolve, Accessory Dwelling Units (ADUs) have emerged as a versatile solution for homeowners and builders in Berks County. These secondary housing units, often referred to as in-law suites, granny flats, or carriage houses, offer a unique opportunity to maximize property use while addressing the housing shortage.

What Are ADUs?

ADUs are self-contained residential units located on the same lot as a primary dwelling. They can be:

• Detached: Separate structures like converted garages or standalone buildings.

• Attached: Additions to the main home, such as basement or attic conversions.

• Interior: Portions of the existing home modified to function independently.

• Typically ranging from 400 to 800 square feet, ADUs include essential amenities like a kitchen, bathroom, and living space, ensuring autonomy for occupants.

Benefits of ADUs

• Multigenerational Living: Accommodate aging parents or returning adult children while maintaining privacy.

• Rental Income: Generate additional revenue by renting out the unit.

• Property Value: Enhance property appeal and marketability.

• Efficient Land Use: Optimize existing land use without the need for extensive development.

Navigating Berks County Ordinances

In Pennsylvania, zoning regulations are predominantly determined at the municipal level, leading to variations across Berks County. It's crucial for homeowners and builders to consult local ordinances before initiating an ADU project.

• Accessibility: Incorporate features that accommodate occupants of all ages and abilities.

For instance, municipalities like Douglass Township have specific supplementary regulations that may impact ADU development. While other townships may have unique provisions or restrictions.

Given the diversity in local regulations, it's advisable to:

1. Consult Local Authorities: Engage with municipal planning or zoning offices to understand specific requirements.

2. Review Zoning Codes: Examine local zoning ordinances for provisions related to ADUs.

3. Seek Professional Guidance: Collaborate with architects or planners familiar with local regulations to ensure compliance.

Design Considerations

When planning an ADU, consider:

• Integration: Ensure the design complements the existing property's aesthetics.

• Sustainability: Utilize energy-efficient materials and systems to reduce environmental impact.

• Privacy: Design layouts that provide privacy for both primary and secondary units.

Conclusion

ADUs present a compelling opportunity for homeowners in Berks County to enhance their property's functionality and value. By understanding local zoning ordinances and thoughtfully planning the design, these units can serve as a practical solution to evolving housing needs.

For personalized guidance on ADU development, feel free to reach out to us at Muhlenberg Greene Architects. We're here to help you navigate the process and bring your vision to life.

Jim Sarro, AIA, is a Principal Architect at Muhlenberg Greene Architects with a deep understanding of local regulations and a commitment to sustainable design. Jim assists clients in creating attractive, functional, and code compliant spaces.

REMODELING IDEAS

to Refresh Your Empty Nest

The percentage of young adults moving out of their parents’ home has reached a decade low. According to an analysis by the National Association of Home Builders (NAHB) of the 2022 American Community Survey, the share of young adults ages 25-34 living with their parents or parents-in-law declined and now stands at 19.1%. The findings represent a continuation of the postpandemic trend toward rising independent living by young adults.

If you have an empty nest, lots of questions come to mind. Should you move and downsize? If you stay, how should you use the kids’ rooms? What other changes should you make as you get older? If you’ve decided to stay in your home – at least for now – it’s time to figure out how your house can work better for you in the next chapter of your life.

Tackle the Home Maintenance To-Do List

With the kids out of the house, you may be surprised at how much free time you have. With your leisure time, consider tackling some home renovation jobs that have been on your to-do list for a while.

The best place to start is to look at your house – room by room – with fresh eyes. It’s time to reimagine your space. How do you want to use each room to fit your new lifestyle? Perhaps the mudroom is no longer needed, but a craft room has always been on your wish list. You’ll be surprised how you can revamp spaces in your home.

Upgrade Your Kitchen

If you’ve been putting off kitchen renovations, now is the time to explore options with fewer people living in your home. There are various ways to modernize a kitchen, and you’ll reap rewards if you decide to sell your home. According to Zonda’s recent Cost vs. Value Report, home owners who invest in a minor kitchen remodel will likely recoup more than 71% of their investment.

A new kitchen for your home doesn’t have to be a hassle if you plan your project well. Working with a qualified expert has many benefits. A remodeler can provide a wealth of experience and professional integrity and solve any design challenges you may encounter during your project. In addition, a professional remodeler can help home owners meet their needs while staying within budget.

Create a Home Office

If you are an active or semi-retired member of the workforce, consider creating a home office. An extra bedroom or den previously used for family activities would be a great place to turn into a home office. Home offices are becoming less of a luxury and more of a necessity. Nearly a third (30%) of adults work from home at least two days a week, according to a recent survey from NAHB.

THE SUMMER INVASION

Why Pests Love Your Home When It’s Hot Out

When temperatures rise in southeastern Pennsylvania, so does pest activity. While you’re cranking up the AC and enjoying the sunshine, insects and rodents are plotting their own summer vacation—inside your home. From ants in the kitchen to spiders in the basement, summer is prime time for unwanted visitors. But why do pests flock indoors when the weather outside is so nice? And more importantly, how can you stop them?

Why Pests Invade During Summer

1. Heat Drives Them to Cooler Spaces

Just like humans, many insects seek relief from the scorching summer heat. Your home provides shelter from the sun and a more stable climate than the outdoors. Crawl spaces, basements, and shaded interiors offer refuge for ants, spiders, cockroaches, and even rodents trying to beat the heat.

2. Food and Water Are Readily Available

Summer means more cookouts, more snacking, and more opportunities for pests to find crumbs and spills. Standing water from lawn care, pet bowls, and clogged gutters also attracts insects like mosquitoes and flies. Your home’s interior becomes a buffet and hydration station all in one.

3. Growth and Reproduction Spike in Warm Weather

Warm weather accelerates pest lifecycles. Ant colonies grow rapidly. Mosquitoes lay eggs in any bit of standing water. Fleas and ticks are out in full force. As their populations explode, pests expand their search for food and shelter—often right through the smallest cracks in your home.

Common Summer Invaders

Here in southeastern Pennsylvania, the pest lineup in summer can be especially persistent:

• Ants, particularly pavement ants and odorous house ants, march in by the thousands in search of food.

• Spiders take up residence in cool, quiet corners like basements and garages.

help. If you’re seeing repeat ant trails, large spider populations, or any signs of rodents, a licensed pest control expert can assess the situation and implement targeted treatments— without compromising your family’s safety.

• Cockroaches love humid environments and will nest near kitchens and bathrooms.

• House flies and fruit flies thrive with open doors and ripe produce left out.

• Rodents, though more active in fall, can be drawn inside by easy access to food.

How to Keep the Bugs Outside

If you want to keep your home pest-free this summer, the key is making it as unwelcoming to critters as possible. Here are some preventative steps that really work:

1. Seal All Entry Points

Walk around your home and look for any cracks in the foundation, gaps around windows and doors, or holes where utility lines enter. These tiny openings are like welcome mats for pests. Use weather stripping, caulk, and screens to block their way in.

2. Eliminate Moisture Sources

Check for leaks under sinks, ensure gutters are draining properly, and use dehumidifiers in damp basements. Fixing these issues not only discourages pests but can also help protect your home’s structure from mold and rot.

3. Store Food Properly and Clean Often

Don’t give pests a reason to stick around. Wipe down counters, sweep floors regularly, and store pantry items in airtight containers. Don’t forget pet food—it’s a major attraction for ants and rodents.

4. Take the Trash Out—Frequently Garbage, especially in summer heat, is a magnet for flies, ants, and raccoons. Use bins with tight-fitting lids and remove indoor trash daily if possible.

5. Limit Outdoor Access

Keep doors and windows closed or screened, especially in the evening when flying insects are most active. Repair any holes in window screens to prevent pests from slipping through.

When DIY Isn’t Enough

Despite your best efforts, some infestations require professional

Summer should be about pool days and barbeques, not battling bugs in your pantry. By understanding what attracts pests during the hotter months and taking proactive steps to keep them out, you can enjoy a comfortable, critter-free season. And if pests still make themselves at home? Call in the experts before the invasion becomes a full-on takeover.

Top 3 Reasons to Hire

a Professional Remodeler

Ready to refresh your home? A remodel can modernize it and add more value. Before you start a project big or small, consider finding and hiring a professional remodeler. Working with an expert has many benefits. A remodeler can provide a wealth of experience, professional integrity and solve any design challenges you may encounter during your project.

Experience on the Job Site

Do you know what to expect when you remove a wall? How will you dispose of the old materials? Exactly how much new material will you need? What is the precise sequence of steps to finish the job?

Take shorter showers.

Professional remodelers understand the project’s intricacies and can provide you with a project timeline. Plus, many contractors have specialized knowledge and contacts to get the best prices on materials and labor. As a trained expert, a remodeler understands the requirements to meet city ordinances, regulations and permits.

gallons of water yearly, and a leaky toilet can waste even more. You can check for leaks by inspecting your faucets, pipes, and toilets regularly. If you see any drips or signs of a leak, call a plumber as soon as possible.

Showers account for a significant portion of indoor water use. If you shorten your showers by just a few minutes a day, it will compound over time and you can save a lot of water and money.

Business Management and Integrity

A significant component of being a professional remodeler is maintaining a reputable business. This includes integrating best practices, writing clear contracts, having insurance, providing warranties and more.

Collect rainwater. Rainwater can be used to water your lawn and garden, wash your car, or even flush your toilet. There are a number of rainwater collection systems available, from simple barrels to more complex systems that can be integrated into your home’s plumbing.

A professional remodeler will be able to provide you with a copy of their business license, and show proof of their workers’ compensation and liability insurance. These business practices will protect you from liability in situations involving job site injuries or property damage resulting from the work being done on your home. Better business management means better service for home owners because they can rely on the remodeler to perform with integrity.

Water your lawn and garden less often. Most lawns and gardens only need to be watered once or twice a week. Watering more often can be a waste of water and lead to runoff.

In addition to these tips, there are a number of new water technologies that can help you save water. For example, smart irrigation systems can adjust your watering schedule based on weather conditions and soil moisture levels.

Customizing to Fit Your Needs

Home remodeling frequently involves problem solving, such as maximizing existing space, strategically building additions or navigating limited budgets. Professional remodelers can help home owners manage such challenges and meet their needs while staying within the budget. Proper training and invaluable experience help remodelers identify the various options and solutions to satisfy their customers.

If your goal is a well-executed project, your best bet is to hire a professional remodeler. By investing in their expertise now, you will enjoy the tangible benefits of high-quality craftsmanship for many years.

Spring Cleaning SAFETY TIPS

If spring cleaning is on your to-do list this month, it’s important to work safely, whether you’re simply clearing winter debris from your lawn or tackling a major renovation project. Here are some simple steps you can take to ensure that you are protecting yourself, your family and the environment as you check off the chores on your list.

Take Care When Using Tools and Equipment

Make sure you have properly maintained any tools or equipment in accordance with the manufacturer’s recommendations. Have your lawnmower serviced yearly, never remove guards or safety devices, and wear appropriate eye, body and hearing protection.

In addition, ladders can be hazardous when not used properly. In many cases, accidents and injuries occur while using ladders because they are improperly placed, not secured, not the right size for the job or the user overreaches. When working with ladders always remember to:

• Read and follow all warning labels that are on the ladder.

• Use ladders only on solid, stable and level surfaces.

• Keep your body centered on the ladder; never lean over either side rail.

• Never stand on the top two rungs of a step ladder.

• Only use a step ladder in a fully opened and locked position; never use it while it is closed, partially opened or leaning on a structure.

• Protect yourself from electrical hazards and do not work within 10 feet of overhead power lines.

Avoid Moving Heavy Objects Without Assistance

Spring cleaning often involves moving heavy objects such as couches, tables, entertainment consoles and bookcases. A serious injury can occur in these situations, too. In order to eliminate the risk of objects falling and to lift items safely, always have another person help you.

Work Safely with Cleaning Products

Using chemicals during cleaning can pose a hazard to not only yourself, but also to the environment. Read the labels of all chemicals you are using and follow all the recommended safety practices. These may include: wearing protective gear such as gloves and goggles, not mixing the substance with other cleaners, opening windows for ventilation, and following proper disposal guidelines.

Or, consider using all-natural cleaning products that can be equally – if not more – effective than their traditional counterparts. Be sure to read all the labels on these products, as well, to ensure that they truly are green. Natural cleaning products that you may already have in your cabinet include baking soda, lemon juice and white vinegar.

How to Find a Pro Remodeler to Modernize Your Home

Professional builders construct homes to last, but family needs and preferences change as the years go by. If you recently purchased an older home or spent decades making cherished memories in your current one, it may be time for a refresh. You may not be the only person in your neighborhood to consider a remodel. Almost half (48%) of the owner-occupied homes were built before 1980, according to a recent National Association of Home Builders (NAHB) analysis of U.S. Census data.

As the home building and remodeling industry celebrates National Home Remodeling Month in May, many home owners are transforming their dated homes into places of personal comfort and enjoyment. A professional remodeler ensures your home’s construction is completed safely and meets high-quality standards. Some projects are a considerable investment in time and money, so selecting a contractor you can trust is important. Here are several pro-tips on how to find and hire a remodeler.

Consult an Industry Directory

A general internet search of remodelers in your community will generate dozens of names. How do you vet them all? The best place to start is using a directory through a professional organization like NAHB (nahb.org/nahb-community/nahbdirectories). The online directory can help you find a remodeler that can complete projects of all sizes and have specialized training such as a Certified Aging-in-Place Specialist (CAPS) to help modify your home to better suit you as you age.

Consider Reviews and Referrals

A professional remodeler will likely have a website and/or social media accounts that showcase previous home renovation projects. Review sites, such as Angi, Houzz or HomeAdvisor, may also have photos of completed projects and reviews. Generally, online reviews can have a mix of positive and negative comments. It is important to focus on descriptions of experiences and qualities that are essential to you as a customer. Reliable referrals can also come from family, friends and neighbors. Ask them about the type of remodeling work completed on comparable homes with similar schedules.

Do Your Homework

A good rule of thumb is double-checking that your potential contractor has a good track record. Your local or state office of consumer protection will likely have information about the contractor you are researching. You should be able to verify that the remodeler has the appropriate licenses and registrations. A qualified remodeler will also have a physical office, mailing address, phone, and email.

Connect and Ask Questions

A qualified remodeler will be forthright and answer any questions you may have about their professional experience, knowledge of the homes in your area and details related to the residential building permitting process. Ask about how long their business has been in the community and request references. You also want to ensure the contractor carries insurance that protects you from claims arising from property damage or job site injuries.

Discuss Project Specifics and Contracts

It is important to agree with your contractor about the specifics and the scope of your project. A qualified remodeler will provide

a written estimate and a detailed contract before beginning the work. The contract should clearly spell out what work will and will not be performed and provide a payment schedule.

Overall, your home remodeling project should be a positive experience if you work with a professional that fits your needs. Trust your instincts when hiring a remodeler. You will be spending a significant amount of time with your remodeler throughout your project, so trust and regular communication is key.

For more information about finding, evaluating and working with a remodeler, contact Cathy Sloan, Executive Officer, at 610-777-8889 or Info@HBAberks.org.

Membership That Pays for Itself

Message from the Executive Officer

The Home Builders Association of Berks County would like to invite you to join our membership. Once a Member you can then take advantage of savings and rebates offered by both the Pennsylvania Builders Association (PBA) and the National Association of Home Builders (NAHB).

Why be a member? What is in it for me? You will still fight the regulations whether I join or not.

These are a few of the questions and/or statements you probably ask yourself. The last statement is one that we get the majority of the time when asked to join. Here is the problem with that statement and that is if everyone thinks that way sooner or later, we will not be strong enough to fight the regulations which benefit builders, consumers and even associates.

Advocacy may not be what interests you but that is ok.

Utilizing the many offerings including networking opportunities, leadership development and a chance to grow your business and prosper are just a few benefits of membership. The many networking opportunities throughout the year enable you to get to know quality people involved in our industry, not just contractors, but suppliers and industry professionals as well.

Many Members have grown and experienced positive change over the time of their

membership. In the beginning, the HBA is a resource and a chance to develop relationships with others in the industry that eventually turn into business opportunities.

Currently the benefit on a local level is the opportunity to attend events, sponsorship opportunities, advertising opportunities in our At Home In Berks magazine (twice a year) or the opportunity to write articles for the magazine. You can find the current issue on our home page at www.hbaberks.org.

One of the major events happened this year at the Redner’s Event Center at the R-Phils Stadium. This event was originally our local Home Show, but we have changed the name to the Home Run Building & Trade Expo. This event is open to members and will only be open to non-members come January 1, 2026. If you join the association and register for the Expo, the total you pay for both will show a savings compared to what a non-member will pay for a booth. More information will be available on the HBA website in early June.

HBA of Berks now offers monthly, quarterly, and yearly payments. You can sign up online at www.habberks.org or contact the HBA office and staff can help you.

Please feel free to contact the HBA office at 610-777-8889 or email at cathy@HBAberks. org, and we will be happy to answer any questions.
