New Hampshire Fine Homes Third Quarter 2013 Market Review


By all accounts, New Hampshire’s residential real estate market continues to improve. Each metric tracked in this quarterly report showed a positive gain. The number of transactions in the third quarter of 2013 jumped 21% from the third quarter of 2012, vaulting to the highest number of quarterly sales in at least two and a half years. The average sales price increased by 8.6% for the same period, representing the second quarter in a row of rising prices. The average number of days a home sat on the market dropped by eight days, and the sales-to-list price ratio increased to its highest value in ten quarters. All but one county (Coos) saw an increase in median sales prices. These data points suggest that, despite an increase in borrowing costs, New Hampshire’s housing market is improving. The waterfront homes segment of the New Hampshire real estate market was also strong in the third quarter of 2013. We saw the highest number of quarterly sales for owned waterfront homes in two and a half years, which is a strong indication that the secondary home market remains strong, too. The number of days on market for waterfront homes decreased by 10% and median sales prices increased by 2.2% for all waterfront properties (this includes homes with shared waterfront and right of ways in addition to owned). Lake Winnipesaukee waterfront sales followed the above trends with the highest number of transactions in the ten-quarter period of this review. The area’s 130 transactions in the third quarter represent a 46% increase in number of sales as compared to Q3-2012. The median sales price decreased during this time period by 5.7%, and days on market increased by twenty days. This divergence from general market trends may be due to some particularly large single property sales in 2012 skewing the numbers or the possibility that the higher priced, waterfront home segment has stabilized temporarily. Overall, the data indicates that the housing market is working closer to being a balanced market, and sellers sitting on the sidelines should be encouraged. Rising home values help home owners with negative equity get closer to a point where they can sell their homes. For buyers, rising home values should restore confidence in the marketplace and encourage those who were afraid to buy in a down market to feel that they can lock in close to the bottom and experience some positive price appreciation in the coming years.
