New Hampshire Fine Homes First Quarter 2014 Market Review


It’s been said before, but I will say it again: what a winter! The national news is full of stories that describe how the harsh winter conditions have impacted business across the country. We certainly saw a slowdown in activity here in New Hampshire during the coldest periods. Sales in the first quarter of 2014 were down 8.8% when compared to Q1-2013, and some of this can certainly be attributed to the weather. Prices still appreciated by 6.5% during this period, however, which is promising. Waterfront home sales increased in the first quarter of 2014. The number of transactions increased by 2.4% and the median sales price jumped 10.9% compared to the first quarter of 2013. It’s good to see the vacation and secondary home market, which this segment often represents, going strong. Lake Winnipesaukee waterfront home sales dipped to their lowest point in ten quarters but the median sales price rose significantly during this time period. This data suggests that the supply of lake homes for sale is low and that demand is pushing prices up: great news if you are a potential home seller! Overall, the market conditions are staying true to the trends. Interest rates are holding and the consensus is that the local real estate market is continuing to improve. I generally agree with the data but still feel it’s a buyer’s market. I have seen very aggressive offers come in on several of our listings. Some buyers are looking for a bargain or for a desperate seller, but unless a property is in high demand, sellers would be wise to try and negotiate these offers to an acceptable point, because it may be a while before another one comes in. I am hopeful that as the grass turns green and spring enters in full swing, we will see a strong market.
