New Hampshire Fine Homes First Quarter 2015 Market Review

Despite another cold and snowy first quarter in New Hampshire, the residential real estate market posted an 8.8% gain in median sales price quarter-over-quarter with 5.3% more homes sold vs. the first quarter of 2014. Even with record snow fall, home buyers kept buying. All New Hampshire counties, with the exception of Coos, saw price increases, and four of the ten counties saw a doubledigit price gain. Waterfront home sales statewide remained steady compared to the first quarter of 2014. Median sales prices slid by 3.9% but average days on market and number of transactions were unchanged. With buyer interest heating up, the availability of homes for sale remains very tight. Multiple-offer scenarios are becoming more common, especially in high-demand locations. Some homes are going under contract within days of hitting the market. In the most desirable New Hampshire towns, including many in southern New Hampshire close to the interstate, it’s a strong seller’s market. Towns in less desirable locations farther from the interstate may still be experiencing buyer’s market conditions. Price point, property condition and style always play a role in time on market. With many expecting interest rates to rise later this year, it is possible we are seeing some pent-up demand for homes, and buyers who have been sitting on the fence are seeking homes with more urgency. This demand and the low availability of homes on the market are combining to help drive prices up. It’s critical that homeowners who are considering selling have a realistic understanding of how desirable their home is and how it compares with the competition. We are seeing more and more buyers passing up on dated or ‘project’ homes and instead buying updated homes that are basically turn-key. Most of today’s buyers want to step into a fully improved home and be able to finance those updates at the time of sale. We are forecasting a great spring selling season for home sellers and buyers alike. The New Hampshire Fine Homes team is growing, and we invite you to connect with us online at www.facebook.com/ nhfinehomes to keep on top of the local market. We often share details of ‘coming soon’ homes through social media, email and text, so if you are thinking of buying a home soon, consider following us so you can learn about new homes before they hit the market. Best Regards,

Link Moser
