New Hampshire Fine Homes Second Quarter 2013 Market Review


The New Hampshire residential real estate market continued to improve in the second quarter of 2013. The number of transactions in the second quarter of 2013 is almost 8.5% higher than the second quarter of 2012. Sales volume (the total of all sales prices) is also up 12% quarter-over-quarter which shows that average sales prices continue to remain stable. Homes took an average of 12 days less to sell which is an indication that buyer interest remains strong and sellers have been reasonable in their pricing. In summary, the second quarter of 2013 showed the highest number of transactions in the past ten quarters. For several quarters, sales activity has been improving but the median sales price of residential homes sold in New Hampshire was staying steady. That changed in the 2nd quarter of this year with the median sales price increasing 9.0% quarter-over-quarter with an increase in all NH counties except Sullivan and Cheshire. For the first time in recent memory, there is sales data to confirm what many people are observing, the NH real estate market is improving! Waterfront home sales show a different trend which is not uncommon. Buyers in this segment are motivated by different factors and are often considering a non-primary home purchase. Quarter-overquarter transactions were down 5% and total sales volume was down a little over 14%. The average sales price of homes with owned water frontage was down almost 10% when compared to the second quarter of 2012, however, when you factor back in all types of water frontage (shared, right of way, etc.) the numbers improve with a median price breaking even. I believe the higher price bands ($400,000 and up) are still a little ‘soft’ and the general market below this range is what is moving the market upwards. Despite a recent uptick in interest rates, the local real estate market continues to improve which is good news for just about everyone, especially sellers who have been waiting for a stronger market to list. Last quarter I commented on low inventory. Inventory has improved with the spring market bringing more homes to the market and as of this writing, there are approximately 22,500 residential/condo listings for sale which is a solid improvement from last quarter. It’s a steamy, hot, and humid 4th of July weekend and regardless of whether you call NH home year round or just seasonally, I hope this market report finds you enjoying New Hampshire’s spectacular summer season!
