Nathan’s Market Wrap-up

July seemed to fly by and we certainly saw some interesting conditions in the marketplace during this past month.

Despite a pause in the cash rate, which in the past has sparked a buyer frenzy, we saw a subdued level of interest from buyers in the marketplace. We noticed an increase in the number of inspections required to secure a solid offer with a gap forming between buyers and sellers once more. A great example of this is the sale of 38 Pathfinder Road which took 27 inspections to secure 1 offer (which purchased this home).

Moving forward we are expecting to see an increase in the stock levels as we move closer to the ‘Spring Selling Season’. What we hope to see is an increase in buyer confidence to absorb the increase in stock and hopefully stall price softening within the marketplace.

July, to the relief of homeowners and buyers alike, saw the cash rate rises pause as household inflation started to level out. The Reserve Bank of Australia decided to hold the rate at 4.10% and as we head into August we can breathe easy knowing it remain the same for yet another month. Buyers can feel at ease when buying into a more static borrowing environment, so this may be a good time to consider selling.
