ONE GELLERT CLOSE SOLD $1,130,000

The story

This property was on the market for 46 Days with the sellers setting the target at $1.15m. Despite initial suggestions of a more aggressive pricing strategy the seller decided to start at $1.25m in hope it would attract negotiations. In fact, this did the total opposite with the first 6 open homes seeing just 10 buyers in total (less than 2 per open home). It was at this point the sellers took our advice with a shift in pricing strategy to $1.05 - $1.15m which led to a bidding war between 2 buyers:

Bidder 1: Needed to sell a house in order to buy. Was not yet on the market.

Open offering: $1.05m — Final offer: $1.15m

Winning Bidder: Had already sold and could offer an unconditional (CASH) contract.

Opening offer: 1.1m — Winning offer $1.13m

The story

The owners of this property reached out to me looking for some creativity. They had met with the ‘local’ Agents who had all said around $2.5m and gave the usual spiel.

Having seen our online presence they came to us with a goal of smashing $2.5m. What was interesting with this sale was the timeline. The owner was pregnant and was due to give birth in 3 months and they either wanted it under offer before with a long settlement, or they would wait and sell it in October. In a quick 39 day campaign we managed to located our perfect buyer from interstate. We negotiated a cash offer with a 9 month settlement lining up perfectly with their new build!

The story

Having worked with Chanel and Zac for 4 years they came to me ready to sell. Unfortunately in the past we had been discussing upgrading and upsizing but in this instance there were financial implications causing the sale.

With a young child they had concerns around marketing and open homes and were hopeful of an off-market sale. We were fortunate enough to have arranged 2 serious and qualified buyers to inspect within 7 days, both making offers and selling to the highest offer for $853,000.

story

Having purchased this home in 2021 for $1,320,000 the target was set for us to break our previous estate record of $1,830,000. This property was quite unique with a 6 bedroom home on 6 Acres of land, 5 Acres of which would seasonally flood. We went to market without a price looking for all buyers with a budget between 1.8-2.0m who would happily take the house fully furnished. After the first 2 weeks of open homes we had enough feedback to provide the market place a guide of $1.8 - $1.9m + which ended with 2 buyers fighting it out.

Buyer 1: This buyer had just signed a contract on their home which had contingencies. They initially offered 1.85m before increasing to 1.88m with a contract subject to building and pest as well as their sale.

Buyer 2: This buyer is an ex-pat living in Vanuatu who came to us with a budget of $1.35 - $1.5. We had spent some time showing them properties that they just weren’t enjoying before they spotted this property. Despite being out of their original budget we showed them the home and discovered they could flex. Initially they offered $1.75m cash, before the competition drove them to win the home for 1.85m unconditionally setting the new estate record once more!

The story

These owners were extremely frustrated having had a contract on a house subject to sale in the past. At that time, they had engaged a ‘local’ Agent believing this would be the best move for the timeline needed. Unfortunately, it wasn’t the case.

They ended up losing the house they had a contract on after receiving the highest offer of $960k after nearly 3 months of marketing. During their previous campaign we had sold #4 on the street with a bidding war between 2 buyers after just 6 days on the market, smashing the street record with a sale price of $1,020,000.

They came to us for advice on both selling and buying, before signing with us. We assisted them purchasing another home using bridging finance which allowed us time to prepare their home the right way.

The story

Having previously spent 12 months on the market, and having a contract extended for nearly 12 months before collapsing on finance this seller was fed up. They reached out to me looking for a new method and was hesitant when Auction was suggested.

We recommended Auction to the unique nature of the block, a flood prone vacant block, covered with trees with a DA in place for 5 blocks of land. Not only that, we wanted to avoid the same trap they had been in previously and chased an all cash contract. During the Auction process itself we had 2 registered bidders with the Auction reaching $950,000 before passing in. Negotiations continued and we were able to introduce 2 new buyers to the race, eventually selling for an all cash deal of $980,000!
