Nathan’s Market Wrap-up
Another 3 months have passed and I can’t believe we are now in the lead-up to Christmas.
During this quarter the market had multiple fluctuations in both prices, number of sales, and amount of stock. If you look around you would have also noticed that every suburb has been performing at different levels.
The biggest change was the start of September and leading into school holidays. We noticed a large lift in stock levels on the Northern Gold Coast which caused a drop in auction clearance rates and buyer attendance at open homes. However, the end of September through school holidays saw the opposite as many sellers held off putting their homes on the market.
Discussing with many industry experts we do expect the final quarter to be heavy on stock, however with many homeowners now “mortgage trapped” we don’t see it being enough to tip the scales into “crash” territory providing some confidence to current sellers.
For those considering making a move prior to Christmas, you have 6 weeks to make this happen. Should the timing not work for you, as has been my advice over the years, hold off and launch your home for sale in early January. This way the silly season has ended, banks and conveyancers are all back from shutdown but many buyers will still have time to view properties before “normal life” continues.

We chose to use a no-price strategy due to no recent sale activity to help determine the price. In this instance, we realized most land buyers are conditional and wanted to open the market up to offers. This generated 19 offers in 8 days from 6 qualified buyers, of which only 1 could bid under Auction terms. The competition increased the price by over $100,000 from the initial offer and secured an unconditional offer within a short time frame using a deadline to build urgency.
