Nathan’s Market Wrap-up
What an interesting month February was with different results throughout every suburb. Throughout Pimpama we saw extremely low stock levels and some awesome sale results as you’ll see below. Other suburbs where stock levels have increased did see days on market increase as well as prices soften slightly.
We are still seeing a hesitancy from buyers in regards to large renovation projects and homes that are presented well are selling for fantastic prices. Looking forward we do suspect stock will begin to increase in the lead up and after Easter, however we would not be expecting a large effect on prices in residential areas close to the M1.

PIMPAMA STATION
Major construction is underway along Kosciuszko Circuit and on the site located on the corner of Mebbin Street and Gainsborough Drive by ADCO Constructions. Further construction work will also continue within the rail corridor.
COOMERA VILLAGE SHOPPING CENTRE REBUILD
New plans have been drawn for the Coomera Village Shopping Centre rebuild with the petrol station being scrapped in favour of additional tenancies. The Council has made requests regarding parking, footpaths, awnings and other needs, the new plans await their approval.
PIMPAMA CITY STAGE 3 EXPANSION
Stage 3 of Pimpama City constructioin wrapping up and exciting new stores are opening. The development aims to deliver improved retail to meet the needs of our rapidly growing community.
BCF, Super Cheap Auto, Betta Home Living, Pet Stock, Trek Bikes, Jaycar, Sydney Tools, Clark Rubber and Auto Masters are the stores moving in. The expansion is delivering new job opportunities for the community, 300 additional car parks, improved vehicle flow including new entry/exit points and an intersection with the new Pimpama Railway Station due to open 2024.

Ask yourself, “How many prospective buyers would feel able to move into my home with their own furniture and not want to replace the carpet or repaint the walls?”
Position your property on the market to be as live-able to as many people as possible. Select a neutral colour scheme that will make it easy for the buyers to mentally picture your home as their own.
34 Check to see that all doors and windows are in good working order. Give special attention to exterior doors. Clean and paint doors if necessary.
