Nathan’s Market Wrap-up The year is beginning to wind down as Spring nears an end. What we expected to see this month was a flurry of new properties to the market and a reduction in buyer activity, neither of which was correct. What we have seen over the last 4 weeks is many sellers hesitant to come to the market keeping stock levels at record lows across the Northern Gold Coast. We noticed some strong results with buyer confidence high during the beginning of the month, a great example of this was our sale of 16 High Street, Maudsland which generated over 20 Offers within a 7-day period selling for a new estate record price. Towards the end of the month, we started to see some more chatter in the media around inflation and the possibility of another cash rate rise before Christmas. That seemed to create an instantaneous change in buyer intent as they await the RBA decision to be made on Melbourne Cup Tuesday. Whilst most predictions have been incorrect for the last 12 - 24 months, it is clear that we are seeing families and businesses begin to struggle with the current financial climate. How long will it take for the market to see these effects? I guess we will all need to wait and see, however, my advice for those who have made the decision to sell - consider beginning that process sooner rather than later.

It was amazing to see so many members of the local community at our first Halloween movie night. We hope you all had a fun night and we want to thank you for coming along.
