Market Commentary Set in the beautiful Selwyn District, West Melton is a sensational combination of spacious lifestyle blocks paired with unrivalled rural values. I have never seen a community quite like West Melton. It is an area built on strong values, where people come together in a way that you just cannot find anywhere else in the whole of Christchurch. It is a great place for young families, with amazing spaces for kids to play, and has one of the best primary school’s that Christchurch has to offer. The addition of the West Melton Village Shopping Centre and new Community Centre shows the growth opportunity within this community. As many of you will know, I have a special connection with West Melton. My family home is based here and my family and I are proud to be a part of this close-knit community and the amazing values embedded in the area. This special connection motivates me to be invested in this community, not in just my personal life but my business life also. When it comes to the real estate market in West Melton, we are still seeing some lingering effects from COVID-19. However, in New Zealand, we are very lucky to be in the situation we are in compared to the rest of the world. Furthermore, interest rates are at a record low, making it easier than ever for first home buyers to enter the market. When the first home buyers’ market is buoyant, as it is at the moment, there is a roll-on effect to the rest of the housing market. The combination of more certainty, confidence, and these low interest rates has led to a huge influx of buyers to the market in general, resulting in the busiest winter period I have seen in my 15-year career as a real estate agent. The market is filling up with buyers, causing houses to sell quickly and at higher prices due to the tension created by competition. I predict this will continue until October/November. The follow-on effect from this is a shift towards more houses coming to the market, creating more supply than demand. Overall, West Melton is poised for continued increase in development with the potential of a new subdivision adjacent to Gainsborough in the next couple of years.
