The rise of mega stores: A new era for New Zealand retail

The recent opening of Mānawa Bay at Auckland Airport marks a significant milestone for retail in New Zealand, set to transform the shopping experience for both travellers and locals. This vibrant new retail hub combines a diverse range of stores, dining options, and services, creating a modern, welcoming environment that reflects the unique character of the country.

A transformative retail experience

Mānawa Bay enhances accessibility for international visitors while providing local residents with an exciting shopping destination. Its strategic location is expected to stimulate economic growth by attracting increased foot traffic and tourism, generating jobs, and supporting local businesses. By offering a mix of shopping, dining, and leisure, Mānawa Bay promises to elevate the retail landscape in New Zealand.

The benefits of mega stores

The emergence of large retail spaces like Mānawa Bay, Costco and IKEA brings numerous

advantages to the retail sector.

Increased convenience

These mega stores provide a wide array of products and services in one location, making shopping more efficient for busy families and individuals.

Economic growth

The construction and operation of such retail spaces generate employment opportunities, boosting local economies. The influx of shoppers can also benefit nearby businesses, creating a ripple effect of economic activity.

Competitive prices

Stores like Costco often offer lower prices through bulk purchasing,

enabling significant savings for consumers and fostering competition in the retail market.

Enhanced shopping experience

Mānawa Bay aims to create a lively atmosphere where visitors can enjoy shopping alongside dining and leisure activities, encouraging them to spend more time and money in the precinct.

The challenges ahead

However, the rise of mega stores also presents challenges that need to be addressed.

Impact on local businesses

While larger retailers can draw customers, they may also threaten the survival of smaller,

independent shops that struggle to compete on price and variety. This shift could diminish the unique character of local New Zealand communities.

Environmental concerns

The expansion of large retail spaces can lead to urban sprawl and increased traffic, raising sustainability concerns. As shopping habits change, so too must the commitment to minimising environmental impact.

Cultural impact

The growing presence of international chains may overshadow local businesses, risking the loss of New Zealand's unique cultural identity and craftsmanship.

A commitment to sustainability Mānawa Bay also aims to incorporate sustainability initiatives and innovative design, aligning with global consumer trends. This commitment not only showcases New Zealand's dedication to sustainable practices but also positions the country as a forward-thinking destination in the competitive retail market.

Thomson, Managing

- Harcourts New Zealand, emphasises the importance of choice for consumers, stating, “Choice for consumers is good. Projects like Mānawa Bay bolster our economy and expand our commercial scope, which is great for the country in general.”

This perspective underscores the positive potential of such developments to enhance the retail landscape.

Overall, the launch of Mānawa Bay heralds a new era for retail in New Zealand, promising enhanced shopping experiences and increased economic vitality for the region. While the benefits of mega stores like Mānawa Bay and Costco are clear, balancing these advantages with the needs of local businesses and the environment is crucial. By fostering a retail landscape that values both convenience and community, New Zealand can ensure that its growth in the retail sector is sustainable and inclusive, enriching the lives of all its residents.

The rise of EV charging in commercial real estate in New Zealand

As the adoption of electric vehicles (EVs) accelerates across New Zealand, the integration of EV charging infrastructure in commercial real estate has become essential. Recognising this trend, the Energy Efficiency and Conservation Authority (EECA) has sponsored the release of the SNZ PAS 6010:2023 Commercial Electric Vehicle (EV) charging guideline. This resource is tailored to help businesses understand and implement effective EV charging solutions. The importance of SNZ PAS 6010:2023

Developed through collaboration among experts from the motor vehicle industry, electrical engineering, transport sectors,

energy retailers, and central government regulators, the SNZ PAS 6010:2023 guideline serves as a comprehensive resource for New Zealand businesses. It details the specifications and considerations necessary for installing commercial EV charging stations, focusing on plug-in EVs.

This guideline is especially valuable for non-technical audiences, empowering businesses to make informed decisions about EV charging infrastructure. It offers insights on optimising charging systems to ensure safe and efficient operation at commercial premises.

Benefits for businesses and landlords

Landlords are increasingly incorporating charging infrastructure into their buildings as part of their strategies to enhance portfolio sustainability. The SNZ PAS 6010 guideline supports New Zealand business owners considering the transition to electric fleets by providing advice on selecting the right EV supply equipment (EVSE) and associated charging services. It also outlines criteria that the EECA can use to assess energy-efficient commercial charging stations eligible for funding, facilitating sustainability efforts.

By utilising this guideline, organisations can better understand how to specify and select commercial charging stations that meet their unique needs, positioning themselves to capitalise on the growing demand for EV charging.

Addressing infrastructure needs

As New Zealand embraces electric mobility, the guideline emphasises the importance of anticipating future infrastructure needs. It recommends modifications to the electricity system to facilitate smart charging, ensuring that the rise of EVs is supported by a robust and efficient charging network.

The integration of EV charging infrastructure in commercial real estate is a vital step toward a more sustainable future in New Zealand. The SNZ PAS 6010:2023 guideline equips businesses and landlords with the knowledge they need to make informed decisions about EV charging solutions. As New Zealand moves forward in its commitment to sustainability, establishing effective EV charging systems will be crucial in supporting both commercial enterprises and environmental goals.
