Now that you've selected a great Real Estate Agent, it's time to start gathering the required documents for your home loan preapproval. Once I have the required paperwork, I can let you know exactly how much you qualify for and give you a few options for rates and terms. Getting started is easy!

YOU'RE BEGINNING YOUR SEARCH FOR A NEW HOME. All we need are the following documents:

1. Last 2 years Federal Tax Returns 2. Last 2 years W-2s and/or 1099s 3. Most-recent pay stubs, covering 30 days 4. All pages of your bank statements for past two months (including checking, savings, retirement and stock summaries) If either you or your spouse is a veteran or currently in the military, I will need a copy of your DD214 form.

Once you have gathered all the required documents, please send them to me and I'll get the preapproval process started. Before you know it, you'll be in your new home!

Do educate yourself about the homebuying and home financing process, making sure that you meet your short and long-term financial goals.

Don’t make large deposits, withdrawals, transfers or financed purchases. If you must, then save the documentation itemizing these transactions.

Do stay in your job so your mortgage lender can verify your current employment status.

Don’t allow your bank accounts to go in the negative, even if you have overdraft protection.

Do stay current on all your payments, including payments for your mortgage, automobile, credit cards, student loans and any other debt.

Don’t apply for new credit or give your personal information to anyone else who might run your credit, which can hurt your credit score.

Do make sure to organize key documents, including check stubs, W-2s, tax returns, bank and investment statements, Note or Deed to other properties, etc.

Don’t close credit card accounts after you’ve paid them off. This may increase your debt ratio and have a negative impact on your credit score.

Do document any part of your down payment that’s a gift. Ask for gifted funds as soon as possible with your Loan Officer’s guidance.

Don’t keep cash in a safe or an overseas account if it’s for a down payment. Inquire about the best time to put funds into your U.S. bank account.

HELPFUL TIPS Cash-to-close refers to the money that you as the buyer must send the escrow company, a third party that has been designated to handle the close of your real estate transaction. To ensure everything goes smoothly, here are some tips, insights and advice to get your home purchase to the finish line. Don’t buy anything big or seek additional credit during the critical closing period. A large purchase could change your credit or level of reserves used by your lender as the basis for your loan, causing a recalculation of your credit standing, possibly delaying or derailing your ability to receive mortgage financing. Gather and secure well in advance the estimated funds (down payment and closing costs) needed to close your loan. Although you may not know the exact amount until escrow receives the final loan documents, allowing it to pro-rate all expenses such as taxes, HOA dues, etc., you will likely have a ballpark figure based on the Closing Disclosure. Use this time to learn if your bank has wire limitations (days’ notice it will need), account restrictions (such as wire limits) or other procedures you must follow. Once you know the exact amount, arrange to send funds via wire or certified cashier’s check to the closing agent or escrow company at least 24 hours prior to funding. Certified Cashier’s Check - After checking your ID and verifying you have cleared funds (deposits that have cleared the bank’s waiting

period) to cover the transaction, the bank will draw a certified cashier’s check with your name and the payee’s name on it and then sign it. Bank Wire Transfer - Although electronic transfers might be faster, this may also entail greater risk because of increasing wire fraud scams. Therefore, verify and reverify the instructions and procedures you’re supposed to follow with trusted sources, and further keep in mind the following: 1. Never wire funds to anybody or any institution unless you have checked the wire instructions independently with your title company, settlement or closing agent. 2. Many title companies, settlement companies and closing agents post their wire instructions on their company websites, so compare the information on these official websites with the instructions you have received. 3. Only send money to trusted sources whose information you’ve been able to independently confirm. Although it is one of the last steps in completing your real estate transaction, Cash-to-Close might also be the most important. By knowing your role and following all money transfer safety precautions, you’ll reach the finish line in winning fashion.
