I purchased my first home outside Santa Barbara California, circa 1998 This experience sparked my interest and enthusiasm for Real Estate. Originally licensed in CA and shortly thereafter licensed in both OR and WA my ability to identify, target and market horse property has been cultivated over the years Throughout the Northwest region, I’ve successfully facilitated over 4,357 acres (and counting) of property.

Compensation: The agreement specifies how the agent will be paid, often a percentage of the purchase price, and whether the seller or the buyer will be responsible for the payment Negotiability: While the agreement is legally binding, the specific terms, including compensation and duration, are often negotiable
Key Seller Points: Understanding the Dynamics
In essence, buyer agency agreements don't directly impact sellers in a contractual sense, but they significantly influence the dynamics of the buying process, potentially affecting buyer motivation, competition, and negotiation outcomes
Offering Compensation
If you decide to offer compensation, it means the commission due to the buyer’s agent will be paid by you from the funds received for your home. This approach often results in a smoother transaction and makes your property more appealing to buyers
Partial Compensation
You might choose to offer only a portion of the commission due to the buyer’s agent. In this case, the buyer would either pay the remaining portion or condition their purchase offer on you covering the full commission This flexibility can be negotiated during the offer process.
No Compensation
If you opt not to offer any portion of the buyer’s agent commission, the buyer might include a request for you to pay the commission as part of their offer, or simply make their offer lower to account for their need to pay their agent. Alternatively, the buyer would be responsible for paying their agent’s commission out of pocket, which might deter potential buyers.
What’s Actually Happening: Day-to-Day Real Estate Sales
Most sellers have continued to offer commission payments to both their own listing agent and the buyer’s agent In the rare cases that sellers have elected to offer nothing or a reduced fee to buyer’s agents, the experienced buyer’s agents negotiate the fee back into the deal price. For a buyer, the fee is part of their closing costs; therefore, the buyer would have to come up with the fee out of their pocket (as opposed to a seller paying it from the proceeds of the sale). On the flip side, savvy sellers understand that a buyer having to come up with that cash has the potential to affect their sale price.
