INTRODUCTION
This Updated Preliminary Budget for 5242 Vista Grande Drive was derived from the updated drawing set “Arnon Residence—50% Construction Documents” (46 pages), from Axelrod Design, dated 6/9/2022. Other drawings from Axelrod Design include Mechanical, CD Progress (14 pages) dated 1/6/2023, and Structural (20 pages) dated 12/21/2020, from Strandberg Engineering.
MurphyMcKenna Construction (MMC) calculated the costs using written proposals from subcontractors as well as our own internal cost estimating. All items should be considered allowances. Each line item (materials, labor, supervision) has a 15% markup added, with a 2% insurance surcharge added to the bottom subtotal.
This project is expected to take 16 months to complete. Management consists of Project Managers, Project Coordinators, and a Project Supervisor that works entirely on site.
As indicated in the Preliminary Budget, management’s hours are calculated by week and tied to the duration of the job. Note that supervision hours are calculated at 40h/week. The value represented in the cost code 1700 (Supervision) is the remaining balance after we distribute the hours across specific line items based on our understanding of how much time will be needed to supervise particular trades. Each line item includes allowances for material, labor, and supervision.

Here is a model that was provided to me for the pool mech room door while working with the Ruskin Louver Reps. Please let me know if this works for you aesthetically.
If you scroll down on the pdf you will see "Typical Installation Details"
I believe we should use the "Metal Panel Wall" detail as it will be resting on top of the Metal Door. Unlike the drawing though, we would shift the louver to the very front/exterior face of the door. It is the drip edge/pan that I find very beneficial.

This week was a great week. We are almost complete with the preprufe waterproofing in the slab area and other required foundation areas.
We are working at completing another concrete pour of the foundation footings between the 21st and 23rd of this month, so that we can continue with the rest of the stem walls.
We have completed our review of the steel package and have sent it out to Axelrod and Strandberg for their final blessing before going to our steel contractor for the final round of shop drawings.
I believe the doors and windows review has also been completed on our end as well as Axelrod. We are now just waiting for the final drawing package from Cooritalia. These are both pivotal moments in the building process as there are so many factors related to successfully coordinating steel, windows and doors, concrete stem walls, shade pockets, pool details, you name it.
We have spent most of this week working on waterproofing the foundation areas and forming stem walls. Mark Dietrich from the waterproofing consultants was out to see the progress. And we had several inspections this week that went well.
Next week, we will have plumbers back on site to install more pre foundation plumbing for patio drains and gas lines to pool equipment room.
On Monday we have the pool contractor out on site to start installing the pipes in the stem wall that will travel between the pool and the pool mechanical room.
The MMC crew will be working on more foundation related items, such as steel connections, wood wall connection hardware, and foundation vent openings. We will also be installing more subdrainage.
The office is working at finalizing all fixture, equipment, and finish schedules with Axelrod. Landscape estimates are under way still, but we should hopefully receive the numbers in the next week or two.
