With a significant resume of housing and market-rate designs for both single and multi-family residents, our work includes infill projects, adaptive reuse, and new construction. Our design team provides unique qualifications, including a diverse range of expertise across a variety of housing markets, depth of experience, and strong client relationships.

INTEGRATED INTERIORS

McMillan Pazdan Smith offers full in-house interior design services for all our clients. We employ an ‘integrated design philosophy’ through interior design, which means that our designers will be involved from the very beginning of the project.

Critical items like wall and floor finishes, shelving, and furnishings are not simply tacked on near the end of the project, but are taken into consideration early to help inform the shape and character of the building throughout the design process. A well-designed finish palette integrates with architecture and furnishings to create a cohesive environment.

Color and finishes are used to create moods of excitement and energy, or to enhance concentration and focus, and support each client’s unique brand.

Thoughtful use of materials, textures, and scale create opportunities for wayfinding and signage, enhancing spacial delineation and the built environment.

As architects and planners, we strive to understand your mission, culture, and vision for the future, and to work together to realize your goals. Our team has a wealth of knowledge designing and constructing mixed-use developments across the Southeast.

Our goal is to integrate a sense of community into vibrant, residential solutions that enhance the social and environmental experiences for the end users. We have designed multi-building, mixed-used developments across a variety of urban, suburban, and rural environments that pull resources from each of our practice areas to design for each specific element.

We envision a true collaboration between stakeholders and our planning and design team to uncover opportunities that support your mission and goals. Our Guided Discovery approach is based on the idea that the best design solutions are found through collaborative and iterative exploration between designers and project stakeholders. The ultimate goal of this effort is to build consensus around a set of goals, a project mission, and a design strategy that is realistic, innovative, and supportive for the long-term mission of our clients and impacts the community in a positive way.

The Waterfront Daniel Island | Daniel Island, SC

Stunningly designed village on the Wando River offers access to serene views. This site is comprised of 22-acres, 100 multi-family units, and 25-plus miles of walking / biking trails.

River Rock | Chattanooga, TN

As the urban core of downtown Chattanooga continues to expand along the rapidly developing Riverfront District, this urban infill project transforms two existing surface parking lots into a mixed-use redevelopment offering housing, parking, and commercial spaces. A careful combination of brick veneer, cast stone accents, and large window openings recall the historic character of the early 20th-century masonry buildings throughout downtown.

This low-income housing development for

seniors in downtown Charleston includes 41 units with wide porches wrapping a courtyard. A roof-level community room with outdoor terrace overlooks the adjacent Gadsedenboro Park with views to the Cooper River.

The concept was developed to create public spaces, with opportunities for interaction between residents and the community-at-large.

The mixed-use commercial building activates Prince Avenue by providing ample space for outdoor activities, including multi-level outdoor plazas for gathering, window shopping, outdoor merchandising, and dining.
The development also includes adaptive reuse of a circa-1913 chapel to a commercial event space.

Aug Smith on Main | Spartanburg, SC

Aug Smith features ground-level retail on Main Street and 45 loft-style apartments including a two-story addition to the historic structure that provides new penthouse units with roof terraces. Using historical photography, the design team restored this former department store circa 1901 to it’s original iconic design.

Judson Mill | Greenville, SC

Adaptive reuse of this former textile mill includes 204 market-rate HUD apartments, 215,000 SF office space, 106,000 SF light industrial space, 35,000 SF flex space, and 12 acres of retail parcels. Residential amenities include an outdoor kitchen, a fitness and yoga center, a game room, a pool and hot tub, a bocce court, and a bike shop.

100 East | Greenville, SC

This seven-story mid-rise building on East Washington Street in Greenville, SC, bookends an existing parking garage and includes 48 apartments over ground-level commercial space. The rooftop pool features views of downtown Greenville and the Blue Ridge Mountains.

On The Trail | Greenville, SC

These

35 new townhomes in the Hampton-Pickney neighborhood of downtown Greenville is part of the larger urban redevelopment of the fomer BB&T property, additionally we provided master planning for the larger site in conjunction with Antunovich Associates and Seamon Whiteside.

400 Meeting | Charleston, SC

Located within walking distance to the College of Charleston, this development features 41, two-bedroom and four-bedroom apartments. Consisting of a fourstory building on Meeting Street and a three-story building on Nassau street, the apartments draw inspiration from the scale of Charleston single houses.

AIA Charleston, Jury Citation, New Construction, 2016

New construction of a 350,000 SF mixed-use development that includes 225 apartments that share a community pool, parking deck, a club house and fitness facilities, and each have a private balcony or outdoor space. The threebedroom apartments facing Rowley Street take on the appearance of singlefamily residences, helping ease the transition from commercial to residential.

Pullman Flats | Atlanta, GA

Our team worked with the City of Atlanta to rezone the adaptive reuse of this historic building in Atlanta. The development includes sixth-level units with amazing skyline views and shared rooftop greenspaces with over 19,000 SF of dedicated office and retail space on the ground level.

This mixed-income community features over 200 units organized around courtyards and community green spaces with fantastic views of

downtown Asheville.

Located in a popular area of Asheville, the building houses
units that are meant to rent through Airbnb or VRBO. This unique concept provides full-service amenities for its visitors. River
This student housing complex is located less than a mile from Clemson’s campus.

The vision for this transformational, mixed-use developed block is a neighborhood destination: businesses and homes connected to each other and the public with vibrant green-space and flexible landscape features.

The Ironwood | Asheville, NC

This mixed-use development in the South Slope district of Asheville features connectivity between Asheland Avenue and Coxe Avenue that was imperative during the site design process with the creation of pedestrian thoroughfares and beautifully landscaped public plazas and courtyards.

Lofts Downtown Nexton | Summerville, SC

Located in a mixed-use development in Charleston, this is the first phase of a collection of luxury apartments.

Hilliard Flats Micro-Housing | Asheville, NC

Located
downtown Asheville, this new development
MPS was the Design Architect for a 270+ multi-family development in Greenville’s historic West End. Will include retail along the bottom floor as well as a parking garage.

Lowline Affordable Housing | Charleston, SC

Currently designing affordable housing complex in Charleston. The four-story building will include 54 units that are a mix of 1-, 2-, and 3-bedrooms.
