THE RENTERS RIGHTS BILL: WHAT TO EXPECT AND HOW TO LOOK AFTER YOU AND YOUR PROPERTY.

It’s finally here—the Renters Rights Bill, a piece of legislation that promises to reshape the rental market for tenants and leave landlords scrambling to keep up. While the bill has been hailed as a victory for renters, offering long-overdue protections, there’s a cynical view to consider: is this truly a win for everyone? Or are landlords now being saddled with a mountain of new regulations that may do little more than increase their administrative burdens and erode their profits?

Let’s take a look at the main points of the Renters Rights Bill, and the reality of what landlords are about to face, or at least the first 10 points.

1. All rental agreements will be periodic, the fixed term contract will be gone. Even if you have an agreement in place with your tenant that is only a few months through, the day the new legislation becomes legal, all existing tenancy agreements are deemed periodic.

2. Once the tenancy agreement becomes periodic, the tenant will be able to give just 2 months notice to leave the property. This means a landlord could have several tenant changes during the course of a year.

3. The Section 21, no fault eviction, will not exist anymore. If you want to take legal action against a tenant you will have to serve a Section 8 notice which requires a hearing and attending court. If you are serving notice based on rent arrears, the arrears will have to be 3 months behind instead of 2 months and if possession is granted, the notice period will be 4 weeks and not 2 weeks as it currently is. This means you if you are serving notice because of arrears, there will be 4 months worth of no rent paid by the time you have gained possession of the property at least.

4. The tenants will have to be in the property for a minimum of one year before and notice can be given.

5. If you want to serve notice once the tenant has been in the property for a minimum of one year because you want to sell it or move back in, as the landlord you will have to give 4 months notice and not 2 months as it currently is.

6. There can only be one rent increase per year and this is linked to the property and not the tenant. This means if you have increased the rent in the February via a Section 13 notice for the tenant and they then move out in the July, you can’t then advertise the property with a higher rent within the same year.

7. The landlord will have to join the Ombudsman in the Private Rented Sector and also the property will have to be on the register with an ID number. If the landlord is not registered and is marketing the property the fine is up to £7000. If the landlord is warned and the landlord continues to ignore the

legislation the fine can rise to £40,000. If this is breached the tenant can seek a rent repayment order of up to 2 years.

8. All information about the property will have to be public on the register.

9. If your insurance policy or mortgage states you can’t have tenants on benefits, the new legislation over-rules the insurance and mortgage policies.

10. A landlord cannot reasonably refuse a pet in a property but can insist on pet insurance to cover potential damage. The landlord can buy the policy and charge back to the tenant so the tenant can’t cancel the policy.

So, What’s a Landlord to Do?

While the Renters Rights Bill seems to be one step toward making the rental market more fair, it’s clear that the real winners here might be the renters themselves. Landlords, on the other hand, are left navigating a complicated and increasingly hostile regulatory environment.

To avoid the worst of these changes, landlords must make a conscious effort to stay informed. This means educating themselves on every detail of the bill and adapting their rental practices accordingly. But in the end, no amount of preparation will erase the feeling that landlords are being asked to shoulder the financial burden while tenants get more security—and at the landlord’s expense.

For those who’ve been in the rental business for years, it may just be the final straw. Some landlords may decide the hassle isn’t worth it and opt to sell their properties rather than deal with the increased obligations. After all, why put up with all this red tape when the market becomes a game where renters have the upper hand?

At the end of the day, the Renters Rights Bill may bring fairness to tenants, but it could very well tip the scales too far in their favour. Landlords beware: the world of property rental is changing, and not necessarily in your favour. The question is, how much of this change will you be able—or willing—to tolerate before walking away from it altogether?

Food is what fuels you and delivers the calories and nutrients your body needs to function. If your diet is deficient in calories or one or more nutrients, your health may suffer. If you eat too many calories, you may experience weight gain which as we know contributes t many health risks

The quality of your diet affects your disease risk and longevity. Studies have also found that diets rich in ultra-processed foods are associated with a greater risk of conditions like cancer and heart disease. On the other hand, diets comprising mostly nutrient-dense foods—such as the Mediterranean diets experience much better health.

Diets rich in highly processed foods may also increase the risk of depressive symptoms, particularly among people who get less exercise. If your current diet is high in ultra-processed foods and beverages but low in whole foods like nuts/ vegetables, and fish, you’re likely noy eating enough nutrients to support a health life style.

Although certain people need — or choose — to avoid particular foods or adopt diets for health reasons, you don’t have to follow any specific diet to feel your best. “Healthy eating” simply means fuelling your body with mostly nutritious food.

The specifics may be different for each person depending on location, financial situation, culture, and taste preferences.

Even though calories are important, your primary concern should be nutrients. That’s because nutrients, including protein, carbs, fat, vitamins, and minerals, are what your body needs to thrive. “Nutrient density” is the amount of nutrients in a food in relation to the calories it provides. All foods contain calories, but not all foods are nutrient dense.

Some nutrient-dense foods, such as numerous fruits and veggies, are low in calories. Others like nuts, Greek yogurt, egg yolk, avocado, and fatty fish are high in calories. Just because a food is high in calories doesn’t mean that it’s bad for you. On the same note, just because a food is low in calories doesn’t make it a healthy choice. As a general rule, try to mostly eat foods that are high in nutrients like protein, fibre, healthy fats, vitamins, and minerals. These foods include veggies, fruits, nuts, seeds, beans, fish and eggs.

Eating a variety of foods may be difficult if you’re a picky eater. If that’s the case, try to introduce new foods one at a time. If you don’t eat many vegetables, start by adding a favourite vegetable to one or two meals per day. You can build off of this at a pace that is comfortable to you. Although you may not enjoy trying new foods, the more you’re exposed to a food, the greater your chances of growing accustomed to it.

Macronutrients — the main nutrients you get from food — are carbs, fat, and protein. (Fibre is considered a type of carb.)

Generally, your meals and snacks should be balanced between the three. In particular, adding protein and fat to fibre-rich carb sources makes dishes if you’re snacking on fruit, adding a spoonful of peanut butter or a bit of cheese helps full you up more. However, it’s fine if your diet isn’t balanced all the time. and following a set macronutrient plan isn’t necessary for most people — except athletes, people seeking a specific body composition, and those who need to gain muscle or fat for medical reasons.

Plus, counting macros and obsessing about staying within a certain macro range can lead to an unhealthy fixation with food and calories or cause disordered eating tendencies.

It’s important to note that some people may thrive on diets that are low in carbs and high in fat and protein — or low in fat and high in carbs. However, even on these diets, macronutrient counting typically isn’t necessary. If you feel your best on a low carb diet, simply choosing low carb foods like non starchy veg, proteins, and fats more often than high carb foods will usually suffice.

You don’t have to avoid processed foods completely. In fact, many healthy foods like shelled nuts, canned beans, and frozen fruits and veggies have been processed in one way or another.

In contrast, highly processed products like soda, mass-produced baked goods, candy, sugary cereals, and certain boxed snack food contain little if any whole food ingredients.

The first step to following a healthier diet is to make food one of your priorities. This doesn’t mean that you have to spend hours meal prepping or cooking elaborate meals, but it does require some thought and effort.

Going to the grocery store regularly will help ensure that you have healthy choices in your fridge and pantry. A well-stocked kitchen makes choosing healthy meals and snacks much easier.

◼ Fresh and frozen fruits and veggies

◼ Protein sources like chicken, eggs, fish, and tofu

◼ Bulk carb sources like canned beans and whole grain

◼ Starchy veggies like white potatoes, sweet potatoes, and butternut squash

◼ Fat sources like avocados, olive oil, and full fat yogurt

Nutritious, simple snack ingredients like nuts, seeds, nut butter, hummus, olives, and dried fruit

Food restrictions, fad dieting, and self-prescribed notions like “getting back on track” won’t help and may be harmful. Working on your own relationship with food may take time, but it’s necessary for your physical and mental health.

Here are some tips for you to get started with healthy eating:

Cook at home. Cooking meals at home helps diversify your diet. If you’re used to takeout or restaurant meals, try cooking just one or two meals per week to start.

Understand that your diet isn’t going to be perfect. Progress — not perfection — is key. Meet yourself where you are. If you’re currently eating out every night, cooking one homemade, veggie-packed meal per week is significant progress.

“Cheat days” aren’t acceptable. If your current diet includes this is a sign that your diet is unbalanced. Once you learn that all foods can be a part of a healthy diet, there’s no need for cheating.

Hydrate the smart way. Staying hydrated is part of healthy eating, and water is the best way to stay hydrated. If you’re not used to drinking water, get a reusable water bottle and add fruit slices or a squeeze of lemon for flavour.

Honour your dislikes. If you’ve tried a specific food several times and don’t like it, don’t eat it. There are plenty of healthy foods to choose instead. Don’t force yourself to eat something just because it’s considered healthy.

You can also work with a registered dietitian, especially if you’re not sure how to start improving your diet. A dietitian can help you develop a sustainable, nutritious eating plan that works for your needs and schedule.

In a world where fitness fads come and go with alarming regularity, one Wirral success story has quietly stretched, strengthened and stabilised its way into the hearts of hundreds of locals. Pilates By Physio, which began with just three eager participants in a humble village hall, has now blossomed into a thriving wellness empire that welcomes a staggering 400 people weekly through its Heswall doors—and has just opened a second venue in Moreton to cope with overwhelming demand.

Small beginnings, big ambitions

Founded in 2013 by physiotherapist Deborah Paterson, what started as a modest class in a village hall has transformed into Wirral's largest physio-led Pilates studio. The business now boasts an impressive 46 classes per week, run by 13 highly qualified instructors—all with physiotherapy or specialist clinical training backgrounds.

Not just another fitness class

For the uninitiated, Pilates isn't simply about getting a sweat on. This comprehensive exercise system focuses on strength, posture, breathing techniques and that all-important mind-body connection. Its credentials are rather impressive too—used by hospitals, private practices and gyms worldwide, with physiotherapists frequently incorporating it into rehabilitation programmes.

What's driving the current Pilates boom that Pilates By Physio is riding so successfully? According to insiders, it's the perfect antidote to our modern afflictions of 'busyness' and sedentary desk jobs. The mindful movement and flow delivers a comprehensive workout from head to toe, targeting both mind and body simultaneously.

Regular attendees report better sleep, increased productivity and—perhaps most importantly—reduced pain. Who wouldn't fancy a bit of that?

A community built on wellbeing

Perhaps the most heartwarming aspect of this success story is the community that has formed around these classes. Many participants have created lifelong friendships through their shared Pilates journey, with some loyal enthusiasts still attending weekly sessions some 12 years on.

The studio offers an impressive range of options catering to diverse needs: Mat Pilates, Reformer, Antenatal, Postnatal, Online, 1-2-1 sessions and even specialised Cancer Rehabilitation classes. This inclusivity has attracted people from all walks of life, many of whom speak of 'life-changing' results from their regular Pilates practice.

The woman behind the movement

Deborah's own journey to Pilates entrepreneurship began with a personal need. "I set up the business because I was a physio of 10 years at Clatterbridge and turned to Pilates due to pelvic pain when I was pregnant," she explains. "Amazed at the results, I trained to become a Pilates in-

structor and hosted the classes at village halls, churches and gyms for years before opening the Heswall venue in the midst of the lockdowns in 2020."

Her background is impressively varied—a BSc (Hons) in Physiotherapy followed by work spanning the NHS, private sector and even national sports teams. A particular career highlight was five years with The FA, providing physiotherapy for England Amputee and Partially Sighted football teams, which included international tournament travel.

This specialised experience provided the perfect foundation for her Pilates career, especially when combined with her personal journey through pregnancy: "During my (not so smooth) first pregnancy, I knew my body needed Pilates but there were no pregnancy classes on the Wirral."

Looking forward

With classes starting at a reasonable £12.50 for a single session or £63 for a six-week block, the business model is built on accessibility alongside expertise. The new Moreton venue, opening at the end of March at 215 Hoylake Road, is already taking bookings—with ambitious plans for further expansion across the Wirral.

And in case you were wondering about the woman behind this Wirral wellness revolution, Deborah has led quite the interesting life beyond Pilates—she's met the Queen, worked on a sheep station in Australia (where she can drive a digger and herd sheep), and has even taught Pilates on a super yacht whilst cruising around Italy. Not your average fitness instructor, then!

don’t know how we’d cope without Claire House’

aiting to see their baby for the rst time, parents Diane and Matthew Tickle were excited to watch the tiny heartbeat on the screen.

However, excitement was replaced with uncertainty as the 12-week scan revealed their baby had a chromosome abnormality.

Thankfully, Claire House Children’s Hospice has been by their side ever since their son, Luke, was born with a rare developmental disorder.

The lifeline charity helps seriously and terminally ill children and their families at its Bebington hospice, as well as its second Liverpool site and in the community.

“Luke has Cornelia de Lange syndrome. He is also visually and hearing impaired and relies on oxygen,” explains Diane, from Ellesmere Port.

“There are times when it feels too much, like when Luke has chest infections or disturbed nights, and that’s why we are grateful to Claire House.

“Speaking to other parents at the Claire House baby group was incredible. We didn’t feel as alone.

“Luke now stays in the hospice for respite and enjoys all the activities. We can recharge our batteries and focus on his brothers Jacob and Dylan, knowing Luke is having the best time.

“Claire House has become a lifeline for us. We don’t know what the future holds for Luke. There are so many hurdles, but we know Claire House is there.”

By providing specialist nursing and end of life care, as well as emotional support, Claire House helps families through some of the

toughest times of their lives.

Thanks to big-hearted supporters, mums like Diane get to see the joy on their child’s face as they splash in the hospice’s hydrotherapy pool.

“Unwanted facial hair is just that, so don’t live with it!”

The most common places that facial hair appears are to either side of the mid-chin or around the outer edges of the lip. Hair growth in these areas is typically hormonally stimulated consisting of – in most cases – thick hairs called ‘terminal’ hairs. This type of hair is deeply rooted, with a rapid regrowth. Unfortunately, most start to pluck these hairs when they first appear. Don’t! This just encourages blood supply, in essence ‘feeding’ them and enabling hair to grow stronger.

Fortunately for us ladies, facial hair doesn’t just appear all at once. It tends to start with the odd one and increases over a long period of time. Most people will start by plucking ‘rogue’ hairs every week or so, but then ‘hey presto’ – before you know it, you’re plucking every day.

Just a short 10-minute electrolysis appointment with a registered and licensed electrologist such as SERENITY CLINIC could stop this from happening.

Most of us lead busy lives, so we often put off doing things for ourselves, such as tackling those unwanted hairs. So, if you’re plucking or shaving, contact us today for professional advice and a lasting solution.

While electrolysis is still the only procedure that can state the word ‘permanent’, there are other hair reduction and removal techniques available, Just remember a patch test and consultation are required for some treatments.

IPL: Intense Pulse Light is a quick solution to treat unwanted facial hair. This treatment is very targeted and, therefore, ideal for permanently reducing coarse terminal hairs.

Laser: This burst onto the scene in the 1990s and there are now many different versions on the market (some more effective than others). It can produce good results, but there is some controversy over whether it actually stimulates growth in certain individuals.

Electrolysis/Diathermy: Using short-wave diathermy this is the most widely used method, providing excellent results quickly. It takes an average 12 sessions to regulate growth. it is still the only method of hair removal that can state the word ‘permanent’.

Blend Diathermy (electrolysis) using galvanic current to produce a chemical reaction in the skin: we offer both diathermy and blend we will recommend the best suited removal for individuals.

Ultrasound: Developed in 1996, it uses sound waves and static energy to damage/destroy the hair at its root. Good for downy or fine hairs.

Alkaline wash: Ideal for ‘vellus’ (fine downy or peach fuss ) hair that tends to grow over larger areas of the face.

Threading: Using a knot in cotton same results as above Dermaplaning: designed for deeper skin exfoliation but has the same hair removal results as alkaline was just not as deep.

Waxing: Typically using a blend of beeswax and resins to produce a slightly viscose liquid, hot wax can be used on the face we use Lycon wax a superior wax for delicate areas. Hollywood & Brazilian, warm wax is traditionally used on legs and larger areas where hair removal is required.

LOCAL PIANO TEACHER PROMOTING MUSIC THERAPY WITH AMAZING RESULTS

It is well documented that music can lift your spirits and provide comfort during life's difficult moments. However, I've never been as aware as I am now about the many health benefits of learning to play a musical instrument.

I have taught piano for over 10 years, and "Prospect Piano Tuition" was born from my love for playing and helping adults achieve their lifelong ambition of making music.

Every student has their unique "why." Take Brian, for example. At 74, this retired Fire Officer explained that he had always wanted to play the piano, and now finally had both the time and means to pursue this dream. His major concerns were his dyspraxia and the weakness in his left hand following a stroke.

I assured him that I would help however I could and that I had the patience to work through these challenges with him. I truly believe there should be no barriers to learning. Beyond being a Piano Teacher, I'm also a Personal Development Coach—a qualification I earned in 2008 that helps me tailor lessons to each student's individual needs.

After several months of lessons, Brian has delighted in playing Christmas carols and many other pieces he never thought possible. Perhaps most remarkably, he now reports being able to hold a cup with his left hand!

Another student, a 74-year-old woman who takes online lessons, serves as the primary caregiver for her husband with Alzheimer's. She tells me her lessons are a lifeline as she's essentially housebound, and the stress of her situation is greatly alleviated through our work together. She only began learning at 73!

It is both an honor and a privilege to help people through my love of music and teaching. The piano, I've discovered, offers not just melodies but healing, confidence, and connection—proving that it's never too late to embrace a new beginning.

Six months ago, I was having problems with anxiety and struggling with the aftereffects of a mini stroke. My friend recommended piano lessons as this had helped her with coping with bereavement.

WHY WE ARE STRUGGLING TO GET GP APPOINTMENTS?

If you’ve sought an appointment with your GP in the last 18 months, you will know that finding availability can be an uphill battle. Patients in England now wait at least four weeks for an appointment, despite the fact GPs delivered a record number of appointments in November 2023.

Patients are now going without medical help for problems they believe warrant a GP’s attention because of difficulty getting an appointment. GPs say they are contending with an increased workload, abuse from patients and dwindling resources as they are held back from doing what they do best: treating their patients.

Now, don’t get me wrong. I am extremely proud of our NHS service and the incredible professionals who work in it. Truth be told, I still think we should be standing outside clapping and banging pans to this day!

But how can this situation be solved?

1. More funding

Funding really is the biggest thing that will help. Funding has been static since 2015 – which has led to 20 percent less funding in real terms, which equates to £2bn. We have the equivalent of 2000 fewer fully qualified, fulltime GPs in December 2023 compared with 2015 – despite the government’s promise to recruit an additional 6000 GPs by 2024. So demand is clearly rising as numbers go down, and GPs only get about £163 per registered patient per year but now they’re busier than ever. GP practice is neglected – putting more money into it would make a huge difference. Even when funding seems to be helping GPs it doesn’t always make it to them. One issue is that more funding is being made available for roles such as physiotherapists and pharmacists, but not for more GPs. It’s essentially cheaper than a GP, but longer term you’re losing the experience provided by GP supervision.

2. Offer doctors free parking and food

Part of the crisis in doctors’ numbers in this country comes down to GPs retiring early or going abroad where the conditions are more favourable. A huge number of GPs are also seeking help for mental health problems and feeling suicidal and there have even been cases of GP suicides. GPs have faced a lot of flack and abuse both in the media and from patients since the pandemic. So people are burnt out.

Overseas, the salaries being offered and the conditions people are working under are worlds away from what we see within the NHS. In New Zealand, for example, doctors are given free food, free parking, relocation expenses, budget and time off to study and do all the extra work you have to do on top of your day-to-day work. If doctors are not happy and well looked after, they’re not going to be able to provide optimal care for patients.

3. Stop trying to use PAs as doctors

‘Physician Associates’ were initially intended to be assistants to GPs, which would be fabulous, but at the minute they’re seeing patients independently. They haven’t got the experience and have to rely on GPs to prescribe, but they’re functioning as GPs, essentially. There are some practices where there are no GPs at all –it’s entirely just nurse practitioners and PAs. It’s as if there’s an incentive by the government to phase out GPs for

cheaper staff. As it stands, almost nine out of 10 (87 per cent) of doctors believe that PA’S are used in a way that threatens patient safety.

As a patient, I want someone with experience, who has passed the exams. There’s a standard set of exams for a reason. It feels like the government is dumbing things down for the sake of money.

4. Scale back paperwork

A lot of the immense workloads GPs have is down to the admin. Consultants and hospitals ask them to do their investigations for patients, prescribe for patients, write sick notes, when they should do it themselves. It needs to be pushed back from primary care so they have more time.

5. Offer more remote appointments

I think remote consulting is here to stay – it’s difficult to reverse it now and it does provide a benefit to practices. Doctors working remotely are vital in very isolated areas where practices struggle to recruit. With e-consultations, can resolve an issue with a patient over the phone, or a decision can be made if they need to be seen face to face, or arrange appointments in the practice with the doctor. Space is also at a premium in surgeries and finding somewhere for doctors to sit is impossible in the smaller buildings, so having someone working remotely can solve that. It also works for doctors who are living abroad, and maybe want to return back to the UK, but they struggle due to red tape. Letting them work remotely and do admin and e-consults would boost the workforce and let the NHS tap into a whole new resource of people.

Whilst this is true, I do feel that the face-to-face factor is being lost in our local surgeries, For vulnerable adults and older patients I feel that not enough is being done to combat some of the systems, like patch test and e consults, not being able to make appointments over the telephone or in person and we are lacking a more personable approach to our health. I feel people and conditions are slipping through a net because we are missing the understanding and compassion of a more human connection.

We need patients and GP services to stand side by side and call for a service we can all be proud of again.

More GPs, more Nurses, more support staff, modern practice building, more appointments, more accessibility.

Patients deserve better and GPs are working so hard to deliver.

As the world awakens to spring, nature reminds us of something we often forget, we are not separate from it; we are nature. Observing the slow unfurling of spring flowers, listening to birdsong, or breathing deeply in fresh air are all acts of mindful connection. When we attune ourselves to the cycles of nature, we develop a deeper sense of acceptance and trust in our own journey. Just as the seasons change, so do we. We are not meant to be in constant bloom; rest and stillness are just as vital as growth and action.

For those seeking more presence in their daily lives, nature

can be a gentle guide. Taking a moment each morning to step outside, drink in the air, and listen to the subtle sounds around us can be a form of meditation in itself. The more we embrace these simple practices, the more we cultivate a sense of belonging within the world around us.

Here are three questions to invite nature’s wisdom into your day:

1. How can I root myself in the present moment, like a tree deeply grounded in the earth?

2. Where in my life can I embrace flow, like a river moving with ease?
