The North Texas Boom
Frisco Rail District
After years of planning, development activity in Frisco’s downtown Rail District is picking up speed to bring new life into the downtown area. The Rail District project has three major phases including road work and plaza construction, building a downtown parking garage, and redevelopment of Main Street.
ROAD WORK & PLAZA CONSTRUCTION
The city’s planned revitalization work downtown includes the creation of a plaza on 4th Street that will serve as a pedestrian connection between Elm and Main. The plaza is planned to include a stage for live performances equipped with specialized lighting, artwork, public restrooms, small water features, an event lawn, and a space for food trucks. The stage and restaurants are being designed with a “box car theme” which includes train wheels at the entrance to the plaza on Main Street. Fencing along the property of the plaza as well as businesses fronting the plaza will also represent a train trestle design. Finally, the themed design will extend to Main Street, where fencing along the median will have a rail brand theme.
DOWNTOWN GARAGE
A $20 million bond proposal for a new downtown parking garage was approved in May of last year. The garage plans to include over 400 parking spaces on five levels. There are plans for activated use on one side of the first floor of the garage including a potential coffee shop or bakery. The parking garage is tentatively scheduled for completion by the fall of 2025.
CITY BLOCK DEVELOPMENT
The city of Frisco is looking at ways to redevelop property on Main Street between 3rd and 4th Streets to support the plaza. This would include a little under 40,000 square-feet of property owned by the city of Frisco, the Frisco Economic Development Corporation and the Frisco Chamber of Commerce, as well as privately owned property. The goal of this redevelopment will be to make the downtown more walkable, while activating the 4th Street Plaza to complement the Rail District.

McKinney Downtown Redevelopment
The City of McKinney is constructing the new McKinney City Hall at the northwest corner of Throckmorton and Virginia streets in Downtown McKinney. McKinney City Hall is scheduled to open in early 2025, and staff will vacate many city-owned facilities, including the Development Services building and the current City Hall. City Council has selected M2G Ventures as the preferred development team to partner with the city to redevelop the city-owned properties in Downtown McKinney as they have experience in designing several Texas cities, including Fort Worth, Dallas, and Austin.
The City of McKinney’s captivating historic downtown has grown to include boutiques, curated restaurants, and engaging events all while maintaining the city’s distinctive personality. The goal of the redevelopment is to expand the downtown experience while protecting the city’s unique charm.
1876 Country Club
Slated to open for golf later this year, Celina, a fast-growing city 40 miles north of Dallas, is slated to get a luxurious new addition: the 1876 Country Club. The club, named after the year the city was founded, is being built in the Legacy Hills development by Centurion American Development Group.
1876 will feature an exceptional golf experience along with a full-service clubhouse, tennis courts, swimming, casual and fine dining options, and social opportunities. The facility will also include a state-of-the-art fitness center including men’s and women’s locker rooms with saunas, a group fitness area, and private member areas. While founding golf memberships are already available for preorder, the club is looking to eventually offer both tennis and social memberships as well.
The 1876 golf program will include an 18-hole course designed by Lee Singletary. A driving range, practice facility, and short-game area will also be included on the property. While the course will play to a length of 7,337 yards from the championship tees, five sets of tees at each hole will make the course playable for a variety of handicaps.

Frisco’s 1,000 Acre Grand Park
BREAKING GROUND 2025
The 1,000-acre urban oasis promises to be a versatile and vibrant community space, offering a plethora of activities and amenities meant to cater to all ages and interests. Grand Park will span more space than New York City’s Central Park, featuring diverse landscapes that include restorative zones and meticulously planned areas, as well as wetland cells and trails.
Land dedicated to Grand Park now totals 1,035 acres and spans from near Lake Lewisville up to immediately east of the Dallas North Tollway around the Frisco Discovery Center. There are 16 acres of pond space altogether across the five districts. Each district will also have water fountains, restrooms, and a 14-mile trail system connecting them. Civic Park will be the first to break ground as part of Phase 1 of construction which is scheduled for fall 2025.

The Project Divides Nearly 300 Acres Of The Park Into Five Distinct Districts
Sports Park
The sports park covers 45.9 acres and is dedicated to various athletic pursuits, which includes table tennis, pickleball, volleyball, a skate park, disc golf, tennis, a dog park and more. This district aims to provide plenty of opportunities for physical activity and sportsmanship, while also fostering a sense of community among users.
Botanical Garden
The botanic garden is the largest district, covering 78.1 acres and will serve as a haven for nature lovers. There will be a nature conservatory, a series of curated gardens, lawn spaces and trails suitable for weddings and events, as well as educational opportunities.
Adventure Play Area
The adventure play area spans 39 acres and is designed with children and families in mind. The area boasts wetland-inspired playgrounds and play areas that encourage exploration and imaginative play.
Nature Center
The nature center encompasses 36.7 acres and offers essentially untouched nature trails and Blackland Prairie, offering visitors a chance to experience the beauty of the region’s native landscape.
Civic Park
Civic Park encompasses 68.9 acres and will be the heart of Grand Park, featuring a 5-acre pond and peninsula, an event lawn capable of hosting 7,500 people, rock climbing areas, a splash pad, a food truck area and wood decks along the pond.

PGA Frisco
The PGA of America took residence in Frisco in 2022 as part of a 660-acre development appropriately named PGA Frisco. Highlighting the new “Home of the PGA of America” are two 18-hole championship golf courses, Fields Ranch East & West, along with the Omni PGA Frisco Resort and the PGA of America Coaching Center powered by T-Mobile—a state-of-theart golf coaching and training facility that provides high-tech and hands-on experiences for lessons, club fittings and golf fitness.
In other words, the ultimate golfer’s paradise for men, women and children
of all ages and abilities.
PGA Frisco has already captured the golf world’s attention, hosting the 2023 KitchenAid Senior PGA Championship, the 2024 PGA Professional Championship, two High School National Invitationals and the National Car Rental PGA Jr. League Championship. A lot can happen in two years, and there is much more to come.
In the next decade, Fields Ranch East will host several major championships, including the 2025 and 2031 KPMG Women’s PGA Championship, the 2027 and 2034 PGA Championship and the
2029 Senior PGA Championship. Sprinkle in a few more high school invitationals and PGA Jr. League Championships and it’s easy to pronounce North Texas as golf’s epicenter of excitement.
In addition to the courses and the PGA of America Coaching Center, guests can putt around on The Dance Floor, a 2-acre, natural grass putting surface woven throughout the Monument Realty PGA District. Designed for golfers of all ages and skill levels, The

Since that first spring in Sports City USA, the PGA of America remains dedicated to making golf an inclusive and accessible sport for all as golf continues to gain momentum among women and other minority groups. In 2023, more than 26.6 million Americans played 531 million rounds of golf. Of that 26.6 million, 3.5 million were between the ages of 6-17 and 7 million were women. Beyond the health and wellness values, the sport sparks tremendous economic growth and job opportunities, including a $7.4 billion economic impact in Texas (out of $226.1 billion nationally) and more than 1.65 million jobs nationwide across over 15,000 golf facilities. Locally, Frisco reported $11.34 million being pumped into its economy in May 2023, when the PGA of America hosted the KitchenAid Senior PGA Championship and nearly
25,000 visitors attended the tournament and other Frisco-based events.
As major championship golf becomes a staple of Frisco, and as a commitment to the Frisco community, PGA of America’s VendorMatch program will provide procurement opportunities for local and diverse-owned suppliers to support these events and foster inclusion within the local supply chain, providing economic vitality for the host communities. The program serves as a conduit to not only feature local businesses, but also keep a portion of the money generated within the host site’s city limits.
Last year, Tequila Sheela, a Friscobased company founded by Sheela Marshall and Natalie Merrick, provided tequila-based cocktails at the KitchenAid Senior PGA Championship— thanks to VendorMatch. In future years, companies ranging from food services, floral and landscaping, printing, AV assistance and more will all be needed to help create the small cities that bloom when championship golf rolls through Fields Ranch.
