Letter from the Editor

Welcome to the Monterey Peninsula oasis. An oasis is defined by Webster as “something that provides refuge, relief, or pleasant contrast.” We have long been celebrating how fortunate we are to get to spend time here on the Monterey Peninsula. Lately, with the pandemic, financial crisis, and geopolitical turmoil around the world, much of our focus has been on community and the safe, healthy, and easy way of living we are afforded here on The Peninsula. Now, this summer, we are celebrating the pure beauty of our oasis. After months of record setting rain, the summer sun has ignited a ‘superbloom’ featuring marvelous displays of wildflowers from the coast to the valley. The beaches are sparkling, the golf courses are plush, and every minute outside reminds us of how beautiful this place is and how lucky we are to live here.

It is appropriate that this edition of Monterey Coast Homes features a colorful piece on ‘Getting Outside’ and exploring Monterey County’s many areas for recreation. Monterey Coast Realty agents John Romley, Ben Zoller and Jenn Menke all share their favorite parts of the Monterey Peninsula and their favorite outdoor activities.

At Monterey Coast Realty and sister company Carmel Realty Company, we celebrate our experienced team of local experts. In this edition of Monterey Coast Homes, we feature some of our agents who are experts in Marina, East Garrison, Seaside and Sand City. They speak to the new local developments and how those markets are emerging and thriving more than ever.

This last month, Carmel Realty Company is proud to have represented the landmark sale of the beautiful Butterfly House on Scenic Road in Carmel. Unique marketing and positioning are required to properly represent a home of this magnitude. We put this same care into representing all our listings to the highest standard. We are proud to showcase more outstanding properties our professional agents have for sale across the Peninsula, along with other highlights of homes recently sold. Please do not hesitate to reach out to us if we can assist you, or your friends and family, with any real estate activity.

We hope you enjoy the magazine

Pebble Beach & Pacific Grove

Pebble Beach is an oceanfront community famous for its 8 championship golf courses and scenic 17 Mile Drive. Quiet and serene, this gated community is epitomized by old-growth cypress trees. Homes in Pebble Beach have ocean and golf course views and benefit from the sunny, mild weather. With a variety of architectural styles and custom-built homes, real estate on Pebble Beach has something for everyone.

The city of Pacific Grove is found on the northwestern tip of the Monterey Peninsula. This one-of-a-kind Californian city is affectionately known as "Butterfly Town USA" and "the last

hometown" by locals with a hotbed of wonderful character homes. Home buyers will be pleased to find a fascinating assortment of estate homes and cottages in a historic Victorian architectural style. Pacific Grove exudes a laid-back attitude with deep ties to its history. Home buyers love the area for its mild climate and fluorescent displays of seaside plant life, particularly along the walking/biking trail that borders the rocky coast with beautiful views out across Monterey Bay.

Monterey County’s Many Areas for Recreation

John Romley Realtor®, Monterey Coast Realty

Ever since Realtor John Romley’s father built him a set of clubs when he was two years old, golf has been an enjoyable and rewarding part of his life.

“Whether it was my childhood summers in Bakersfield of playing sunrise to sunset or my caddying years at Pebble Beach Resorts, the meaningful relationships and memories are plenty,” he says. “It goes without saying, but I play as much as my schedule allows and it's surreal to think about the eclectic mix of surrounding golf course settings: Pebble Beach, Pacific Grove, Monterey, Seaside, Carmel Valley, and the Salinas Valley. Each one has its own micro-climate, architectural style, and picturesque views all while only being mere minutes from one another. There's a reason why golfers travel here from all around the world!”

Since moving to the Monterey Peninsula in 2011, John quickly realized that our area has an endless list of world-class outdoor activities. Over the years, a few of the favorites that stand out for him are hiking and camping in Big Sur, kayaking, deep sea fishing, running in the Monterey Bay half marathon along the Pacific Grove shoreline, and walking along Carmel Beach.

“My wife and I have two children and it's priceless to see the natural beauty through their eyes,” he says. “In addition to these activities, we try to spend as much time as we can at Corral de Tierra Country Club which provides an amazing environment for our family. Needless to say, there'll be lots of pool time and rounds of golf during the sunny months!”

“We have the best climate and the best views, all minutes away.”

Ben Zoller Realtor®, Monterey Coast Realty

While an avid golfer from a local family with a history of deep golf roots in the community, Realtor Ben Zoller also enjoys taking his Golden Retriever puppy, Harlan, hiking near his home at Carmel Valley Ranch. The two will hike a loop to look at goats, cows, horses, donkeys and other animals located in the corral above the resort and to catch sweeping views of Carmel Valley.

“It’s so green after all the rains,” Ben says. “If I’m not with Harlan, I’ll go to the very top to the ranger station.”

Harlan is so popular, that Ben’s had to start removing his headphones when walking him by Carmel Beach, as people constantly stop him and ask to pet Harlan. “He’s a magnet,” Ben says. “And he wants to stop and play with every dog.” Harlan will sometimes come to work with Ben at Monterey Coast Realty, lying at his feet under the table in the conference room, much to his co-workers’ delight, who now make eye contact with Harlan rather than Ben.

“Nobody cares about me anymore,” Ben acknowledges. In all seriousness, Harlan has been the perfect companion for Ben to explore Big Sur, Carmel Valley, the dog mecca of Carmel Beach, and more.

When Harlan’s having a well-deserved nap after all his activity, Ben hits the golf courses, sneaks in a road bike ride, or a mountain bike ride on the many trails at Fort Ord. Although he lived in Oregon and Colorado, both stunning areas, Ben says there’s nothing like the various microclimates and outdoor experiences on the Monterey Peninsula.

“There are so many options here for different types of terrain and for so many activities,” he says. “We have the best climate and the best views, all minutes away.”

Carmel Highlands, located just south of the Point Lobos State Reserve, serves as the northern gateway of the Big Sur coastline and boasts some of the most exclusive and expensive real estate in the area.

Jenn Menke Realtor®, Monterey Coast Realty

Realtor Jenn Menke grew up in Carmel, and after college and a brief stint working out of the area, she missed the Monterey Peninsula so much that she returned back home. Now living in Pacific Grove with her husband and two children, Jenn loves exploring every niche of the local area, while making time for a run by one of the many stunning beaches on a regular basis.

“Running on Scenic past Carmel River Beach and Carmel Beach (and then through town) is my favorite run,” she says. “I try to do a 6-mile loop at least twice a week. Other days when I’m busy with work and kids, I might run 4 miles on the bike path in Pacific Grove.”

Jenn also loves the trails off Highway 68 in Pebble Beach for a brisk hike with her Whippet-Chihuahua mix, running by Asilomar Beach in Pacific Grove and challenging herself by sprinting up and down the stairs at Veterans Memorial Park in Monterey.

“The time I take for myself to exercise outdoors is like personal therapy for me,” she shares. “I feel better throughout the day and try to make sure it happens.”

Jenn appreciates the “basically year-round” ability to be outside while taking in different views around the area. “My favorite run is after it rains and the sun comes out,” she says. “It’s almost never too hot or too cold to be outside.”

Since the recent superbloom (where an unusual number of wildflowers have dotted the green hills), she’s taken her kids hiking to look at wildflowers in Garland Ranch Regional Park in Carmel Valley, done more strenuous hikes without kids at Soberanes

Canyon Trail (just down Highway 1 south of Carmel), picked huckleberries while her dog plays at the Lynn “Rip” Van Winkle open space in Pacific Grove, gone foraging for Chanterelle mushrooms in Pebble Beach and has taken her kids for gentle strolls at Palo Corona Regional Park in Carmel Valley.

“I appreciate this area so much and couldn’t wait to come back,” she says. “I understand why people want to live here. It’s laid back, there’s no traffic, and all the nature is so calming in a world of chaos."

Monterey & Seaside

Monterey is a historic town of Spanish and Mexican heritage and the first capital of California. Monterey's Cannery Row, once the Sardine Capital of the World, is now a famous waterfront area that houses the popular Monterey Bay Aquarium, the elegant Monterey Plaza Hotel and touristy Wharf #1. Its many residential areas include homes from cottages, to ranch-style family homes, to easycare condos, to hillside villas with incredible bay and ocean vistas.

Seaside was founded as an extension to nearby Monterey and is known as a more affordable alternative to better known cities like Monterey and Carmel-by-the-Sea, while maintaining many similar

scenic oceanfront views. The Seaside homes for sale offer incredible values in an amazing natural climate that you'd expect along this section of California's beautiful coastline. Residents of Seaside enjoy fantastic access to the sandy shores of Monterey Bay and Fort Ord Dunes State Park. There's also numerous opportunities to live alongside the fairways of Bayonet and Black Horse Golf courses.

A thriving beach town, Marina provides great access to the area's universities, as well as some stellar recreation. The selection of Marina homes for sale is broad, offering everything from larger, single-family homes to more modest condominiums and singlelevel ranchers. East Garrison is an inviting new development located on Reservation Road east of Marina and west of the Salinas River. Just 5 miles from the foggy coast, it boasts a sunny near perfect climate. This premier planned community is built on land formally known as Fort Ord and designed with opportunities to live, shop, play, explore and enjoy in a village-inspired setting. A PATH TO THE FUTURE

NEW LOCAL DEVELOPMENTS PROVIDE DIVERSE OPTIONS

Marina, Seaside and Sand City are emerging markets across the Monterey Peninsula that are thriving, bustling and booming. These are some of the fastest growing local markets and have so much to offer homebuyers in terms of design, features, investment and proximity to services. Many of our real estate agents are fully integrated into these communities and are proud residents in the area they are selling. This area has seen huge transformations, especially the former Fort Ord in Marina, which has transitioned from a decommissioned army post into an amazing community with a college, parks, trails and more new homes and services being constantly added.

Our agents are eager to share some of the most exciting and vibrant features of the community that are enhancing our already wonderful area with more options. These include biking on Fort Ord trails, enjoying newer Marina restaurants like Salt Wood Kitchen & Oysterette right next to the beach, or quick options like Blaze Pizza, Smash Burger and Dametra Fresh Mediterranean (also located in Carmel and Monterey), the upcoming Brass Tap brewpub, and more.

Realtor Renee Catania’s first brandnew home with her husband and young children was in the Sea Haven community in Marina, where she also served as a board member. It was a chance for the young family to get the residence they wanted for a relatively affordable price in a developing town while Catania also started selling heavily in the community she quickly grew to love.

“The area has so much new energy,” she says. “Between Cal State University Monterey Bay’s growth, the pro soccer team, (Monterey Bay F.C. Union), three new home developments, new restaurants that service the entire Peninsula and future talks of more recreational activities, how can one not get excited?"

Broker Associate Maria Finkle lives in neighboring East Garrison in Marina, where she has been actively selling homes in the community she values for years. “I love living in East Garrison and the number one reason is how wonderful it has been to get to know my neighbors,” she shares.

The pair also enjoys the monthly Night Market event in neighboring Sand City, with bands, artist booths and food vendors in the artist’s community that is mixed into large retailers. Sand City also hosts the West End Celebration each August, a popular music and arts festival. But their favorite pastime is attending the Union soccer games they can walk to from their house in Marina.

“It’s a great way to bring our community together,” Emily says. “We are season ticket holders and often go with our friends. The games are so much fun, there are fantastic food trucks, and we always have a great time.”

Realtors Kean Matthams and Emily Weidner live in The Dunes master planned community in Marina, which is located next to bike paths, shops, restaurants, a movie theater, and an upcoming mixed-use retail and residential development known as The Dunes Promenade which will bring live-work townhomes, shopping, a craft beer bar, a grocery store and more.

“We take the bike path from our house to Marina State Beach,” Weidner says. “And we love running through Fort Ord State Park. When we first moved to Marina, the appeal was to get a brand-new house with a spacious interior that’s very on-trend and stylish. The area is very clean, and we have great neighbors and are conveniently located to just about everything.”

The couple enjoys that there is a distinct flavor and identity to all the towns in the Monterey Peninsula. In Seaside, Sanctuary Climbing and Fitness provides a challenging, fun workout, while nearby, The Butter House offers a unique spin on breakfast: American dishes with Filipino and Pacific Islander flair. At Butter House, their favorite breakfast place, Matthams and Weidner enjoy dishes like pork belly fried rice and loco moco, a seasoned beef patty paired with gravy and eggs. Also noteworthy are popular spots Acme Coffee, Counterpoint Coffee, Maligne restaurant and Other Brother Beer Company.

“Broadway Avenue in Seaside appeals to a younger crowd,” Weidner shares.

Broker Associates David and Thérèse Kent fell so quickly in love with The Dunes that they bought their own home there within a week of seeing the neighborhood. The longtime Realtors are now known as The Dunes Team, and frequently sell in the community that they value for its diverse and welcoming demographics.

“We love our daily walks to the Fort Ord Dunes State Park, just a few minutes from our front door,” Thérèse says. “We love our neighbors. Everyone’s new so everyone is open to making friends. Proximity is vital with shopping close by, restaurants, fitness centers, Starbucks and our new Promenade due for completion late next year, all within walking distance. There are bike trails galore, along the beach or into the never-ending Fort Ord Monument. Just a quick ride through the college campus and you’re there. Other nearby attractions include an equestrian center, paragliding, handcar tours and skydiving. It’s a fun place to live.”

With more modern homes being built, improvements and connections to neighborhoods being added, parks, proximity to the beach, and easy access to Highway 1, these communities have consistently appreciated in value, making them not only wonderful places to reside but also great investments.

“There are so many wonderful people in this community, and we watch out for each other. We help each other and enjoy strong friendships that have grown over the years.” —Maria Finkle
“The area has so much new energy... how can one not get excited?" —Renee Catania

Monterey-Salinas Highway

Spanning the area between Monterey and east toward Salinas, is California State Route 68, also known as, the Monterey – Salinas Highway. This corridor offers many communities and developments for those looking to be close to town with space among the natural terrain of the oak-studded coastal hills. Communities found here include Corral de Tierra, San Benancio, Toro Park, Spreckels, and Pasadera, with its Jack Nicklaus designed golf course. An array of single family homes and estates can be found offering sweeping views of both rolling hills and the ocean beyond.

At the end of the corridor lies Salinas - the largest municipal in Monterey County located at the mouth of the Salinas Valley roughly eight miles from the Pacific Ocean. It has a climate more influenced by the ocean than the hot-summer interior ideal for the floral industry, grape vineyards, and vegetable growers. Salinas serves as the main business, governmental and industrial center of the region. It is known for its vibrant and large agriculture industry and being "The Salad Bowl of the World".
