Dear Readers Another school year has come and gone. Time goes by so fast, not just in the school year but in life as well. In this issue, we provide articles for all ages – from adolescence to senior citizens. Modiin Maccabim Reut is a young city at only 20 years old but the residents run the gamut from newborn to 102 years old! This summer our local young netball players are competing in the Maccabiah (page 30). Amutat 50 plusminus gives advice to the middle-aged population looking for jobs (page 34). The sandwich generation benefits from tips on how to deal with their aging parents (page 20). All ages can enjoy the healthy recipe from Chef Eli Mizrahi of Maccabis that is quick, easy and delicious (page 44). We continue with our efforts to help our readers get to know the city council members. We interviewed Elad Shimonovich, a young council member who has been instrumental in organizing activities and events for all the residents of the city, especially the younger population (page 16).

Lesson in Leadership By: Rabbi Dvir Ginsburg “The

su preme qua l i ty for lead ersh ip i s unquestionably integrity ”

Eisenhower’s quote about leadership may ring hollow in today’s world, as finding such a leader is a challenge. When we turn to the Torah, we see the incredible power leadership can have, and how the greatest person to live was unable to complete his mission due to one error. Smack in the middle of the Torah portion of Pinchas, God directs Moshe as follows (Bamidbar 27:12-13): “God said to Moshe: ‘Go up this Avarim Mountain and look at the land that I have given to Bnei Yisrael. [After] you have seen it, you too will be gathered to your people, just as your brother Aharon was gathered. Because you disobeyed My words in the wilderness of Tzin, when the community quarreled, [you were] to sanctify Me through the water, before their eyes.’” Rashi asks a basic question: Why is this reminder of Moshe’s sin placed here? He then offers two puzzling answers. First, he

explains that Moshe assumed the decree against him entering the Land of Israel was abrogated since he was being charged at this point with apportioning parts of the land. Or, maybe he would be allowed to enter the Land of Israel, since he had been able to travel in the portions of Gad and Reuven. God responds that He had not rescinded the decree. Both explanations imply that Moshe believed God might have changed His mind, so to speak, regarding Moshe’s fate. Was this a possibility? God had made it pretty evident when informing Moshe about his error and the resultant punishment that he was not going to enter Eretz Yisrael. Moshe clearly entertained the possibility, though, that there had been a change in plan. Why does God reject it outright? Before answering, we should clarify what might seem obvious. God’s punishment to Moshe is a manifest expression of His middat hadin. Yet we have seen instances in the past where through tefilla and teshuva, the Heavenly decree was reversed,

and the middat harachamim was expressed. This is an inherent principle in the arena of schar v’onesh (reward and punishment) where an individual is capable of bringing about a change in the Divine decree. There is no reason whatsoever why Moshe should be excluded from this principle, and we can assume he completed his process of teshuva and tefilla as a result of his error. Therefore, when Moshe saw indicators that the plan may have been altered, he rightly posited that a change could have occurred. With this in mind, then, we turn to God’s responses to Moshe’s expectations. There were two primary features in Moshe’s error in the incident involving the rock. The first was his own error, when he hit the rock rather than speaking to it. The other was the profound negative effect it had on Bnei Yisrael,“…you did not sanctify Me within Bnei Yisrael” (Devarim 32:51). This second aspect to Moshe’s action was a defect in leadership, which could not be repaired. In Rashi’s first explanation, God explains while Moshe may have done teshuva for his own personal error, he could no longer continue as leader of Bnei Yisrael once they crossed the Yarden. His role as leader had been permanently compromised as a result of his action, no matter the extent of his teshuva. In the second explanation, Moshe’s ability to enter the lands of Reuven and Gad implied to him that he would be able to continue to Eretz Yisrael. It could be that Rashi is telling us that Moshe felt he would not enter as Moshe Rabbeinu, the leader of Bnei Yisrael, rather as Moshe, member of the nation. In other words, with Yehoshua taking over as leader, Moshe would give up the role of leader for good, a welldeserved retirement. Yet such a role was not possible for Moshe, as the nation could never separate who he was as an individual from his role as leader. Therefore, he would never enter into the land. He did have the right to benefit, on a lesser level, from the perfection offered from Eretz Yisrael as evidenced in his sojourn through the portions of Reuven and Gad. But he would never enter the land outright. The power of and responsibility of a leader is on full display with Rashi’s commentary. The greatest human to live, Moshe, was unable to continue his mission even after his teshuva. While many today seek out leadership roles, one must be aware of the tremendous impact he or she can have, and how an error in judgment can sever the relationship. Our leaders today can use the example of Moshe as a reminder of the precarious nature of their roles. Rabbi Dr. Darrell Ginsberg is the Rosh Yeshiva of Yeshivat Migdal HaTorah, a gap year yeshiva located in Kehillat Tzierei Modiin, Givat C. He is also the director of Amudim, a gap year midrasha opening in September 2017. 7

Bringing “Happiness through Flowers” to Modiin and the Wider Community By: Sophie Vardi

When I first made Aliyah, I made hand-made cards which I sold in gift shops and florists in Jerusalem and Tel Aviv. There was one particular florist, Prachim v’Ganim, in which every time I entered the shop I felt an intense happiness by being surrounded by so many beautiful flowers. I went on to train as a florist there and worked in the shop for several years. I took a break from floristry when my children were young but always missed the flowers, so when I saw a Facebook post two years ago asking for someone to teach an elderly lady in Modiin floral design on a weekly basis, I jumped at the chance. The experience however, has been much more than simply design.

I was sure that there is connection between flowers and wellbeing, as I saw first-hand the positive impact working with flowers had on both of us. After some research, I discovered a scientific study was carried out in 2007 at Rutgers University in the US, which proved this point. The study measured the emotional impact flowers have on people’s health and concluded that the presence of flowers triggers happy emotions, heightens feelings of satisfaction and affects social behavior in a positive manner. I decided to share my love of flowers with others and this is how “Happiness through Flowers” was born. Since establishing a small business in January 2017, I have brought “Happiness through Flowers” workshops and concept design to both private clients and organizations. I work on a 8

regular basis with OneFamily Fund, Israel’s leading charity which supports Israeli victims of terror. I have brought “Happiness through Flowers workshops” to injured victims and their families, bereaved children, bereaved mothers, and bereaved siblings at OneFamily retreats and summer camps throughout the country. The participants said on multiple occasions how much these workshops meant to them

and how positive they felt during and after the session. It is such a privilege and honor to be able to give all these people, the positive gift of flower therapy to help them cope with the pain and trauma they have experienced. In honor of Shavout, both last year and this year, I also had the wonderful opportunity to bring “Happiness through Flowers” to sick children in Shaarei Tzedek Hospital in Jerusalem and Schneider Children’s Hospital in Petach Tikva. I helped the children make flower crowns, and despite the children being so unwell, their faces lit up and their smiles were boundless. It was also an incredible experience to work with both Jewish and Arab patients, using flowers as a medium to break language and cultural barriers and to bring different people of all ages together sharing the intrinsic beauty of flowers. The study at Rutgers University also suggests that certain flowers and colors of flowers bring positive energy to a person’s mood, such as white flowers to give a calm Continued on page 10

sensation or yellows and orange flowers to give a person some added energy. When I design centerpieces for an event, I like to choose flowers for my clients which will bring a positive energy to the event. I also like to bring in an idea that was used regularly by people in Victorian times, where every flower was given a special meaning to reflect different emotions. Roses were often used to represent romance; Alstroemeria to represent friendship; Baby-Breath to represent early memory; Lisianthus to represent calmness and Gerberas to bring a cheerful fun element to centerpieces. These are just a few examples of many types of flowers and their meaning.

A New Dimension to Therapy By: Yair Simons

Do you cringe when someone asks you, “How are you?” Most of us can reply, “I am fine.” “Doing OK, thank G-d.” Then there are those who have aches and pains, or maybe there is something bothering them and they can’t function the way they would like to. If a person feels unsettled or is uncomfortable for an extended period of time, they will reply, “Yeah, I am OK, I guess, but…” When a person has physical pain it is important to go to the doctor who will help analyze what the problem might be and suggest how to cure it. But what if you have already been to the doctor, already taken the prescribed medicine or rested or took a break and the discomfort is still there? You are disappointed and wonder: what more can I do to help myself?

Enter, Three Dimension Therapy. 3D Therapy can help analyze the root cause for repeated and mysterious pains. There is good reason to believe that the root is an emotional issue that was never treated. You can work together with your doctor, if you are seeing one, continuing to take any medicine he has prescribed and begin 3D Therapy – which is to begin to treat the root of the issue. Some patients of 3D Therapy have begun treatment while suffering from stomach pains that won’t go away, or, headaches, back pains or other type of pains around the body. Others are plagued by tiredness or general feelings of weakness, anxiety or specific fears. Therapy for the nefesh and emotions release tension, opens blockages and can reveal what’s really bothering the patient. Continued on page 14

The “3D” in 3D therapy refers to the three dimensions in which we experience our lives. These are: emotions, sensations and beliefs. The emotions and beliefs have a tremendous impact on the nefesh (mind / soul) and the body, which are strongly connected. It follows, that an effective therapy necessitates a combined approach. Working in therapy with both the nefesh and the body has a powerful effect and strong impact. In a therapeutic setting, experience an ancient therapy which has been brought into the modern arena in Israel by its developer, Yuval Levi, MA. How does it work? Emotions are part and parcel of our lives. If negative emotions are very intense, last a long time or hit at a low point in someone’s life, disease might be the result. By finding a way to release the emotions through the various medians of the body, balance in the energy levels are restored and the disease is thereby cured. Aspects of this therapy are based on ancient Chinese understanding of the parts of the human body, with each part serving a different function on an “energetic” level. For example, the lungs are compared to the “prime minister” or defender of the body as they are the first part of the body to meet with the outside world, through breathing. Blockage of the lung meridian stems from an attack by an emotion of despair. Despair sets in when hope is lost and each time that one feels too far

from one’s life-goals. A person suffering from despair might then notice the effects on the lungs – he may feel a shortness of breath or suffer from asthma. Three Dimension Therapy uses unique tools to unload and release negative emotions or painful memories and replace those, and recharge the patient with positive emotions such as hope, belief and regeneration. It is simple and safe, and there are no side effects. Many people notice relief from issues relatively quickly with this particular type of therapy. The uniqueness of 3D Therapy is that the patient can see for himself that it is working: Physically – you can see the improvements – the malady is cured. Emotionally – you usually feel so much better, and have a sense of well-being. This therapy has been recommended by conventional doctors. It is not completely in place of conventional medicine; it complements the conventional medicinal healing process. Yair Simons, is a caring, warm personality, a therapist who specializes in 3 Dimension Therapy. He has worked with patients of all ages and backgrounds. He is also a trained rabbi and would love to be in contact with and treat potential patients. See the ad for Therapy for the Nefesh and Emotions on the ModiInfo website for further information.

Meet Council Member Elad

Shimonovich

By: Rachel Kops & Caryn Meltz Elad Shimonovich was 15 when his family moved in 1998 from Tel Aviv to Modiin (long before Modiin merged with Maccabim and Reut). Starting from when he was a teenager he always felt the need to be involved in local activities such as being active in the city’s youth council, writing for the local newspaper as well as participating in Tzofim (Scouts). He was always interested in politics, both national and local. After his army service in the air force, he wanted to delve into national politics. He started by volunteering in 2006 for the Kadima party. There he met Yoel Hason, who in turn made Shimonovich his aide after he was elected to Knesset. Shimonovich was the youngest parliamentarian aide at the age of 22. In 2009, he worked on Tzipi Livni’s campaign as an avenue to working toward his dream of working in the Prime Minister’s Office. After Livni lost the election, Shimonovich returned to his roots where newly elected Mayor Haim Bibas asked him to be the spokesperson for Modiin Maccabim Reut. He was a mere 25 years old at the time. While working, he also attended university, completing a degree

16

in political science and diplomacy at IDC and then a second degree in law at Bar-Ilan University. In 2013, Shimonovich left the spokesperson’s office to run on Bibas’s list for the upcoming election and secured a spot on city council. He currently holds the culture, sports, youth, and teen portfolios. He also heads the names committee, which is responsible for choosing the names of neighborhoods and streets. Shimonovich joked that what makes the names committee shine above the others is “events come and go but street names last forever. One day I’ll be able to take my grandchildren to a street in the Nofim neighborhood and say ‘‘I helped with picking this street name.” Shimonovich had a smooth transition into his new position as city councilman. Having worked as the city spokesperson for many years gave Shimonovich an added edge to knowing the players in the Iriyah and how the system works. Shimonovich said, “I am also blessed with experienced staff that helps implement all the programs and changes.” Shimonovich specifically chose the portfolios that he heads as having grown up in the very young city of Modiin, there was not much going on and wants to make a difference. Shimonovich is determined to change the reputation of the city as a “sleepy town”.

He wants to build the community and for residents to have a life inside the city. With the support of Mayor Bibas, Shimonovich has been able to add cultural activities as well as many youth activities. They are too numerous to mention all of them but certainly residents have noticed the change in city life. There is the annual International Circus Festival, Food Week (Taim LeHakir), and in the summer, Sports Mondays, Tuesday Night Movies in the Park and starting this July paid performances in Park Anabe – there will be no need to leave the city to see top Israeli artists. Shlomo Artzi, Omer Adan and Moshe Peretz will all be performing in Park Anabe this summer and tickets here will be cheaper than other venues. The park can accommodate five thousand people – a thousand seated and an additional four thousand on the grass. The park will only be open to ticket holders on show nights. Modiin Zone will have activities, shows and events for teens all summer long. In addition, he is also working hard to make the city a viable option for post army/national service youth and young couples to come back to and live here again. The city has many low-cost housing apartments and helps young couples get their qualification certificates. The new Youth Center, Yuda (named after Yehuda HaMaccabi), that recently opened is Shimonovich’s baby and is a project close to his heart. The center offers finance workshops, lectures for new mothers and a cheaper psychometric course, to name a few. What most people don’t know is that serving on city council is

a volunteer position to which Shimonovich invests a lot of his time. In his “other” life, Shimonovich worked for two and half years for the Federation of Local Governments and now heads the Economic Company of Ganei Tikva. He conducts his council work in the late afternoons and evenings as well as on Fridays. Shimonovich plans to continue to serve the public and has no interest in moving into the private sector. Shimonovich said, “This is only the beginning for Modiin Maccabim Reut. There is a lot of potential for growth. It is one of the best cities in the country – full of life, offering something for everyone and it’s an incredible opportunity to be a part of it.” Shimonovich has accomplished so much in the public sector at the age of 33. We look forward to seeing where the future takes this talented public servant!

Getting Ahead of Home Repairs By: Dave Katz

Summer is finally here and for many people that means it’s finally time to take care of all those little things around the house that you’ve been pushing off. Now is that time where we usually compile lists of the necessary repairs; that broken tris, the leaky faucet and the overdue gardening job. Before calling a professional, there are several things you can do on your own that will not only save money, but also future headaches as well: Try to clean your a/c filters regularly, all you have to do is take them down, and run them under water in your bath or shower, once they are clean let them dry and put them back. Buy a can of WD-40 and oil your locks and hinges. Go under your sink and clear out your sink trap, it unscrews counter clockwise; make sure to put a bucket underneath to catch any excess water; empty it out into the trash and screw it back on. Taking care of these things on a monthly, or bi-monthly basis, will prevent most of what can go wrong with your doors, air conditioners, and plumbing. It’s all too common for people to

18

delay repairs until the holidays. This seemingly harmless decision could end up costing you significantly more, and that’s if you can even get an appointment. The holidays are busy enough, there’s no need to make them harder on yourself by adding construction and repairs. We recommend taking care of repairs no matter how small – as soon as possible. This may seem unnecessary, but we can assure you that this will save you money and aggravation. When something is broken people tend to be less careful around it, because “it’s busted anyway” or “how much worse can it get” causing things not only to get worse, but also to affect the things around them. Take that broken door lock as an example, “it’s only the small bathroom”, or “on the back bedroom” so it’s not urgent, right?! However, six months later after having lots of guests and family over, that broken lock has been pulled or pushed, too hard, too many times… and now the handle is falling off and the hinges are loose. What could have cost you 250 shekels now will cost you 400 shekels.

Another benefit of taking care of repairs as they happen, is not having to come up with large amounts of money at once – that list adds up quickly. There are plenty of expenses as is, so why make them even more financially draining by adding in all of your home-care needs? Even if you don’t think that things will get worse or you’re not worried about the money, why wait to fix that busted screen just because you don’t need it right now? One day, you just might want it, and you’ll wish you had taken care of it while it was still on your mind. Small imperfections in a home can make a big difference in our perception of our living space. It is important to take all repairs seriously, no matter how small or tedious.

Helping a Parent Who Needs Help but Refuses It By: Sharon Beth-Halachmy As a member of the “sandwich generation” you likely know first-hand the challenges of simultaneously caring for your aging parents, your children, your job and yourself. It’s a juggling act and keeping all the balls in the air can be overwhelming. You want to be there for your parents. You want to support them. But you’re concerned. You’re worried about them. You feel burdened (even though you won’t use that word), and you feel guilty that you feel burdened. So, with a deep breath you dive in and (lovingly) take on the responsibility. Except that you hit a wall: your parents don’t want your help. They don’t want any help at all. When the world turns upside down you gently push your parents to accept help. Your well-intentioned suggestions turn into exasperated demands. The more you push, the more your parents pull back, fiercely holding on to their autonomy (wouldn’t you?). So, you come on even stronger – it’s hard NOT to. It’s

an expression – conscious or not – of your strong love and desire to help your parent. But you aren’t getting anywhere. There is an ocean of advice available on how to “deal with resistant parents”. Some will urge you to include your parents in the decision-making process, suggesting that you ask your parents about their preferences, and take those preferences into account when making decisions. The problem is that much of the prevailing wisdom seems to accept an inevitable parent-child role reversal: an assumption that the adult child knows what is best for their parent; that the adult child is the decision-maker. But unless an aging parent is emotionally or cognitively unable to make decisions, role-reversal is not inevitable, and it’s usually ineffective. In fact, it may have the opposite effect. We’ve seen aging parents hide challenges, distance themselves, or even emotionally fire their well-intentioned children who have assumed the “inevitable” role of parent to their parent. What CAN a concerned adult child do to help their resistant parent? 1: Do not try to take charge; do not take try to “parent your parent.” Actively communicate your respect for your parent as an adult, despite the changes they are going through. Facilitate independence as much as possible. Independence. We fought for it when we were toddlers, again when we were teenagers, and we take it for granted until we begin to lose it as we age. Then it again becomes a fight. Honor independence and dignity. In our work with seniors, every step we take is consciously driven by our deep understanding of, and respect for, the needs and rights of older adults to maximum independence and choice of where and how to age. Our role is to support and empower, not to direct. Children who internalize the goal of empowering, rather than dictating, have a higher chance of being able to get their parents the help they need. 2: Utilize parties outside the parent-child relationship. Honestly, sometimes, a parent just won’t accept any kind of guidance from their children, no matter how knowledgeable Continued on page 22

or capable they are, and no matter how emotionally aware or sensitive they try to be. When that happens, don’t be afraid to look outside the family for support: a friend, a doctor, a relative, a clergyman or a geriatric care professional. With love coupled with wisdom, you’ll be able to help your parent make the transition to a new stage of life. Building Trust In our work, one of the most common calls we receive is from adult children who are unable to convince their parents to get help they feel is necessary. When we step in to help, we have the advantage of being perceived as objective; someone on equal standing. But we also have a challenge: developing a relationship based on earned trust. Rachel, one of our Care Managers, shares a story of helping a client who initially adamantly refused her help. “She’s a retired surgeon, used to being competent and independent.” Rachel started slowly, beginning the relationship by just “reaching out as a friend. We had friendly chats, but nothing sensitive, or at all related to her current state. I shared stories about my life, enabling her to get to know me. I asked about her life to get to know her. It took months of small talk, of reaching out and being there, before I took the next step: offering help.” To build trust, one must find common ground. Avigail, another

of our Care Managers, tells of a client whose son brought her to Israel at age 92 so that she could be with her children and grandchildren. She found many aspects of her aliyah transition challenging, but the greatest trauma was a missing pair of beloved boots. It was a small-but-large thing that accentuated everything in her life she had given up by moving. After her son brought her a new pair, Avigail came to their next visit wearing HER pair of identical boots! “I told her, ‘I heard you got your boots – and I get it. I love mine, too!’ We connected. That’s one of the reasons I chose this profession: building bonds comes naturally for me.” The Next Step: Offering Help When you have built trust, how do you move on to offering help? Avigail explains, “I usually start with technical issues, like helping clients with Bituach Leumi. That’s not an emotionallyladen situation, so there’s usually no opposition, enabling me to become an active, positive presence in my client’s life. When they see that I’m working on their behalf and there are improvements and accomplishments, they’re able to let me in on the emotional side.” Rachel adds that she met little opposition with one recent client due to two factors, “I had put in months of just being there for her as a friend, so she felt comfortable with me. I also started offering help for the things she KNEW she needed help with.” Rachel accompanied her to doctors’ appointments when she couldn’t

make it on her own, and took her to an MRI at 3am (!) because that was when the clinic could fit her in. “She came to regard me as someone she could trust to be there and look out for her best interests, even when it was inconvenient.” Later came the stage of broaching sensitive topics and her need for help. Knowing Our Clients How do you approach these topics without causing backlash? “Admitting you need help is a very sensitive and potentially uncomfortable situation.” Rachel invested in their relationship initially, proved she was present emotionally, and projected the ability to relate to our client as an independent adult, so it flowed relatively smoothly. Later, when Rachel visited this same client, she found an egregious hygiene situation. Informing the client that this was intolerable would have failed. She had a mature, level-headed discussion with the client concerning health dangers inherent in such situations. The client realized it was not a manageable environment and was open to discussing realistic possibilities. “Once you’ve invested time getting to know your client well on a personal level, you have a good feel for which strategy will work best.” One formerly social client, in the early stages of memory decline, feared awkwardness. She hadn’t left her house in a year! A day care facility was the best option, but our entire Care Management staff knew she would refuse. Avigail and the client went together to have an evaluation, and the doctor stressed to the client and her family

that a day care facility was necessary for exercise, socializing, and practicing memory retention exercises. She needed to hear it from the doctor – not from her children nor from us. “Whenever she says she doesn’t need to go to the day program, I bring in the doctor’s opinion. For her, that authority is more powerful than any arguments I (or her children!) could make.” Enabling Life “Today, my client is at home with full time help,” Rachel adds. “It hasn’t been an easy transition for such an independent woman, but it has gone relatively smoothly. She is at peace with her situation and with her family, who she views as facilitating her ability to remain as independent as possible. Ultimately, I love our clients and want the best for them. We’re privileged to have the tools and understanding with which to help them attain it.” Sharon Beth-Halachmy is CEO of B’Lev Shalem, a life care management company for seniors in Israel. She and her Care Management team address the full spectrum of needs unique to seniors in Israel, from the routine of daily living to medical oversight, community and advocacy. Behind the Business:

Computer Online By: Caryn Meltz and Rachel Kops

The Meshulam brothers, better known as Tomer and Kfir, the brothers who run and own Computer Online, are no ordinary computer geeks. They are personable, joking around with their clients and each other. Tomer is married to Mor and they have three daughters, and Kfir is married to Chagit and they have a son and a daughter. They both live in Modiin, not the same neighborhood, although they almost moved to the same street. They grew up in the area and decided to run their business and raise their families in Modiin. Tomer and Kfir‘s family moved to Reut in the early 90s where they were the first ones to populate the northern part of Reut with the help of a generator for electricity. Tomer is the oldest, Kfir the youngest and the middle brother who is not in the family business lives up north. Tomer was in the first graduating class of MOR high school. The two have memories of riding dirt bikes and ATVs on the hills of the area, better known to us as Modiin! With the building of Modiin came a lot of dust and then one day they opened their eyes and there was a city.

After serving in the combat engineering unit in the army, Tomer worked as a computer technician and then bought into the computer store chain, Computer Online. They had stores in Shoham and Hod Hasharon, then later added branches in Petach Tikvah and Tzurei Gal, and lastly Modiin in 2002. When the partners decided to dissolve the partnership, Tomer kept the Modiin store, located in Country Center, the one close to home. Tomer was looking for someone reliable and dependable to help run the business and who better than his brother who had finished serving in the air force as a drone technician and had a few years of experience at Shekem Electric. Brothers working together may seem like a big risk. Tomer said, “There are arguments like with any brothers but there’s nothing like working with a brother.” Kfir chimed in, “It’s an amazing privilege to work together.” The two built up the business and have a third technician on staff to help with the computer repairs and house calls. Their customers have remained loyal over the years in spite of the opening of Azrieli Mall and Yishpro Center. “We don’t see ourselves as salesman,” said Tomer, “It’s a disadvantage to the business side, but a huge advantage to our clients as we want to give them the best value for their money. If we feel that a product doesn’t fit the needs of the customer, we tell them.” Kfir added, “It’s in our best interest to sell the best product.” When you buy a computer from them, you can always come straight to them for repairs rather than having to go through a third-party to have it fixed. The brothers are in contact with Ezer Modiin and donate old computers to the organization. They take old unwanted computers and use old parts to fix them up so that families in need can have a working device. It’s been almost 15 years since Tomer first opened the doors to the branch in Modiin. They keep up with the market and sell the latest gadgets. Their prices are competitive and they always make sure to give their customers the best deal on what they need. They work quickly to get repairs done and the product back to their clients. They are currently working on upgrading their website to sell online.

Rentals in Israel

Where has the market come to and tips to close the deal By: Amira Solow, Adv. Finding a temporary housing solution in Israel can be quite a difficult task, especially in areas where the demand in the market significantly exceeds the supply. Recently I have witnessed a case where close to the expected time of signing a lease, when the tenants believed all the conditions had been finalized, the landlord raised the rent and changed the conditions after being approached by other potential tenants. Are property owners taking advantage of the high demand? Ultimately it is their right as no one is making the tenants rent their properties on those terms and there are other areas in the city and outside the city altogether with properties being rented at a significantly lower rate. Having seen many friends and clients, whether new olim finding their first home in Israel, or residents who have been required to vacate their apartment, struggle with finding a temporary or long term rental, I realized that it is crucial

28

to provide guidelines as to what to include in a lease agreement and what is important to take into consideration at the initial stage when searching for a property to rent. Below are numerous tips that both the landlord and tenant should consider and address prior to signing a lease: 1. Inspection: Make sure to inspect the rental properly prior to signing the lease. Upon receiving possession, make sure to document the state of the apartment and its fittings, by taking both pictures and videos which shall ultimately serve as evidence of any existing defects or problems, in order to avoid future disputes on this matter. 2. Repairs: In general, the landlord is solely responsible to repair all damages and defects caused by normal and reasonable wear and tear. With that said, the tenant should be responsible to fix any damage caused by negligence or unreasonable use on his part. 3. Early termination: Both landlord and tenant may find themselves in a situation in which they may need to terminate the

lease before the end of the agreed upon rent period. One should therefore include a clause allowing early termination subject to providing advanced prior written notice, or alternatively allow the tenant to find a substitute tenant to take over the lease. The landlord should make sure he has the right to determine if the new tenant is acceptable to him, consent that should not be unreasonably withheld. 4. Extension: The tenant should ask to include an option to extend the lease period. As moving homes is a costly and stressful experience, it is invaluable to have the option to continue residing in the same property for a longer period of time. 5. Obligations: Be wise and be sure to follow the do’s and don’ts set in the lease agreement. For instance, if you are not allowed to make changes to the apartment, have pets, or run a business in the rental, don’t. It is crucial to include these prohibitions in the lease. 6. Insurance: It is highly advisable to insure the rental with both content as well as third party insurance. Often the landlord will demand that they be added to the policy to avoid situations where the landlord gets sued by the tenant or their guests. The landlord on the other hand, should maintain structure insurance as well as coverage for water damage, fire, earthquakes and force majeure. 7. Payment and Utilities: The rent payment is one of the most fundamental terms of the lease agreement. To ensure payments are made in a timely fashion, post-dated checks should be provided in advance for the entire lease period. Additionally, in order to make sure the landlord does not have debts to utility companies such as the electric and water companies, gas provider, municipal taxes and building committee, collecting blank checks to cover these payments is a common demand. Upon termination of the lease the checks should be returned to the tenant once proof is presented that all payments were made 8. Securities: As real estate is one of the most valuable assets, the landlord should ensure rent payments as well as utility payments and potential damage costs by receiving sufficient securities such as: a three months’ rental fee deposit, a bank guarantee, guarantors and/or promissory note. In conclusion, there are various ways for each party to protect himself and this can and should be done amicably while taking everyone’s best interests into consideration and with legal consultation throughout the process. Israel Netball - Aiming High Maccabiah 2017 By: Natalie Tchelet

The average Israeli does not know what netball is. No, it is not “kadur-reshet!” Netball is a team sport played by (mainly) commonwealth countries. It is a ball game similar to basketball, but oh, so different! There are seven players on each side, no backboard on the net, you may only pass the ball – no dribbling or running with the ball, and not everyone can shoot. This means that teamwork and strong passing skills are very important. It is traditionally played by girls only, and has over the years become a symbol for women’s empowerment.

The average Israeli does not know what the Maccabiah is either. Did you know that the Maccabiah games are the third biggest sporting event in the world – hosting more countries and sports events than the Olympics! Ten thousand athletes from 80 countries compete in 43 different sports. Three thousand tournaments are played and 2,100 medals are awarded. Commonly known as the “Jewish Olympics”, the Maccabiah is open to Jewish athletes as well as Israeli athletes regardless of religion. The games are named after Yehuda HaMaccabi, and Modiin, Yehuda’s birthplace, is also the starting location of the torch that’s used to light the flames at the opening ceremony. Israel is proud to have a senior and junior netball team involved in the Maccabiah. The junior team of 12 girls includes six girls from Modiin: Ella Album, Gabi Cohen, Daniella Goldstein, Ma’ayan Lange, Batya Tchelet and Yakira Tchelet, four from Ra’anana: Ayelet Glick, Shayna Bloom, Yael Shmukler and Tikva Clements, and two from Kfar Etzion: Shachar Berg and Tal Altman.

The team is coached by Natalie Zilber (who made aliyah from Australia three years ago, bringing with her a wealth of netball experience) and Jodi Carreira (an ex-South African and founder of Israel Netball 20 years ago). Training is varied and involves fitness, ball skills and obviously playing the game! Building team spirit is an integral part of the process and to achieve this we have taken the girls on outdoor training, two bonding weekends, a surfing course, Zumba classes and other netball related social events. The junior team is co-captained by Batya Tchelet and Ayelet Glick. I asked them to share a few of their experiences with us. Ayelet: Being in the Maccabiah is AMAZING! The coaches have supported me, pushed me, believed in me and at times, screamed at me! I got to meet such cool friends who aren’t only

netball friends but friends for life and together we have leant how to work as a team, how to support each other and how to push one another. I have learnt so many things that aren’t only for athletes playing on the court but for every day. I have learnt that nothing is impossible but you just have to work hard and your hard work pays off. Being able to wear a jacket with an Israeli flag on my back is a huge privilege. I am so excited to represent my country for something that I love doing. I can’t wait to walk in the opening ceremony feeling the excitement of my team, the national pride, the love for Israel and meet Jewish people from all over the world. believed in our team and have given us this opportunity to reach our potential. Batya: Playing netball makes me feel part of something big – there is no ‘I’ in ‘TEAM’ – every player counts – it takes seven players to score a goal. Being in 11th grade is very demanding – you need to be focused and organized in order to make time for netball and schoolwork – it is difficult but rewarding. I have been playing netball for nine years already but being in the Maccabiah pushes the team to a new level. I feel proud to be a religious girl playing sport in Israel for a national team. I hope that women’s sport in Israel will continue to develop.

Netball is still in its infancy in Israel. We lack experience, funding and exposure to international tournaments. While other countries offer netball as part of their school curriculum, we only play as part of a weekly chug. Yes, we are growing and developing, but it will take some time to raise the bar. Nevertheless, Israel has determination and drive, and is always commended on our spirit when we take the court. Some very special people have been instrumental in helping us strategically and financially on our journey towards the Maccabiah and I would like to personally thank them for their generous contribution: Dov Newmark, who schlepped the netball gear from the UK (21 kilos!); Dr. Josh Wachspress, orthodontist; Dr. Avraham Abboudi, dentist, Dr. Chaim Silva, optometrist; Ofer and Sharon Edri, hair and cosmetics; Holy Bagel, bagels(!) and certain anonymous donors – to all of you – thank you for supporting us. Be sure to join us in Ra’anana (Aviv School) for all the netball games from Friday, July 7 – Israel vs. Great Britain 13:30 up until the finals, July 16 from 12:00. The games are free! Bring flags and children! El, El Yisrael!!! For the full schedule, go to www. israelnetball.org.il. Natalie Tchelet is the manager of the Netball Maccabiah Team.

Amutat 50 plus-minus

Interview with Shlomit Greenbaum, Branch Manager By: Libby Tzipori

What is Amutat 50 plus-minus? It’s a national non-profit organization that offers a free service to help anyone over 40 find a job. Today it is much harder for the “older” person to find work in an environment where many companies prefer to employ the younger generation. We try to show how age and experience can profit both company and future employees. Additionally, we have consultants who deal specifically with entrepreneurs and setting-up small businesses. What kind of people come to you? Well, we get people from all walks-of-life: those who have recently been made redundant to those who have been searching for a long time. There are those who are put off by the competition when applying for jobs in high demand. There are the technically challenged who find themselves unable to compete with other

34

applicants who have stronger computer skills. We are there for people who are disappointed and frustrated with their job search and its lack of potential, which has resulted in a move from the pro-active to passive state. Basically, we are there for anyone who would like help in their job search. How can people contact you? The first step is to go to our site: www.amutat50.org.il. On the home page there is a sign up link for job-seekers, ‫טופס למחפש עבודה‬. Anyone looking for our help, must fill in their details, attach their CV and submit the form. Once your application has been received, you will be invited for a personal meeting where your options will be discussed and a plan of action created. Guidance is available every step of the way, but it’s important for job-searchers to follow through with the homework regimen: from updating resumes to going through the job sites we recommend. We have a very active database for jobs for Hebrew speakers and are currently working on jobs in the Continued on page 36

Once jobs become available, we try to ‘match-make’ both companies and job-seekers by targeting candidates who have suitable qualifications. How can people volunteer with you? Amutat 50 plus-minus is run entirely by volunteers, some of whom are job-seekers themselves. We are always looking for new volunteers who have the experience and ability to help guide people through their job-search. Thanks to the support of the local municipality, we have facilities centrally based in the Rav Tchumi building on Emek Dotan Street, allowing accessibility from every part of the city. So, if you think your expertise can assist others and you are interested in joining our team, please be in touch. Our motto is: “Turning experience into an advantage - the minus to a plus”. Amutat 50 plus-minus offers three individual meetings, telephone support, and meetings with the entrepreneur and employment advisers for free.

Understanding the Benefits of an Appraisal Report By: Ronen Goldman

As the years pass, our belongings change according to our life situation. As families grow, so does the amount of things we own or inherit from relatives. However, while our possessions are very dear to us we often do not know their true value. When setting up an insurance policy it is possible to throw out educated guesses about what contents are worth, but without a trained eye, it is very easy to under or over estimate the true value of the contents in our homes. What is the best way to resolve that issue? An independent appraisal report. Not only does an appraisal report provide an accurate valuation of your possessions, it can also save you money. Simply put, an appraisal report can help you avoid situations of over and under insurance. What is “over insurance”? Over insurance is when a person has over estimated the value of the contents in his home. The insurance company will only pay out according to the loss adjuster’s report in the event of a claim, which reflects the true value of the contents in the home. Insuring yourself for more than the true value will only lead to needlessly

paying a higher premium for the same level of coverage that you would have received with an appraisal report. By having an appraisal report you will pay a premium according to what you have, and as a result not waste money on over estimated sums. What is “under insurance”? Under insurance is a situation you do not want to find yourself in if you have an insurance claim. Under insurance means that you have insured your contents for less than their true value. If for example, you have insured your general contents for 100,000 NIS when in reality they are worth 200,000 NIS, you have in essence under insured by 50%. In the event of a claim, the insurance company would only pay out the relative amount (in this case, half of the value). That means that if you had a dining room table whose value was 20,000 NIS and was damaged in a fire, according to the scenario above, the insurance company would only pay out 10,000 NIS for the damages caused, reflecting the 50% under insurance. To ensure that you are covered correctly and that a claim would be properly compensated for, an appraisal Continued on page 40

report is crucial in order to avoid this happening. How does an appraisal report solve this issue? The appraisal report offers a detailed list of items in the home, eliminating estimates and guesses from the equation. The insurance policy and the premium are then adjusted according to the report, allowing for little room for the insurance company or the insured to dispute the value of the contents in the event of a claim. One should be aware that the appraised value is based on “new for old” (replacement) value according to Israeli retail prices. What if I don’t agree with the figures listed in the appraisal report? As mentioned it is important to keep in mind that the appraisal report reflects the replacement value of the items in your home according to Israeli retail prices. That means that the “second hand” outdoor furniture you may have purchased for 500 NIS may be listed as 1200 NIS, which would be in line with the retail price for a new item. There are however, certain items that can be insured for an agreed value such as artwork, jewelry, etc., where one can insure specific pieces for a lower agreed sum insured. The reason one would consider insuring valuable items at a lower agreed value is to lower the premium while maintaining a reasonable sum insured in order to replace the item, albeit for a lower value piece.

Can I opt for an agreed value on regular contents in an effort to lower the premium? Simply put, no – doing so would lead to under insurance. The best way to lower premiums, while accurately insuring your contents would be to look into the option of a higher deductible/ excess in the event of a claim. How frequently should I reappraise my contents? Since the items in your home can change over the years and the value of precious metals can change, it is highly recommended to have an appraisal done every three to four years. Many companies will offer this for free. Should one purchase new items between appraisals, or conversely remove items from their home, it is possible to update the policy by informing your agent and by sending a copy of the proof of purchase. This ensures that the policies have been updated accordingly, and reflect the items either purchased or no longer owned by you. What other advantages are there to having an appraisal report? In the unforeseen event of a claim, an appraisal report will ease the process by removing the onus from you to prove that the items were in your possession as they will be clearly listed in the report. As such, the claims process will be complete in a far more efficient manner. Even though it may not appear that way, an appraisal report can be one of your most valuable assets. An Aliyah Story: David Nachenberg By: ModiInfo Staff David Nachenberg made aliyah 21 years ago after having visited Israel seven times. He is a graduate of SUNY College at Oneonta, with a degree in General Studies and a minor in Educational Psychology. A former assistant teacher at the Ramaz Lower School in New York City, he visited Israel during summer vacations, and was on volunteer programs three of those visits. After making aliyah, he moved to Jerusalem after a brief stint in the north, in Nazareth Illit. He then met and got married to Chana, who had been in Israel several years already at that time. They moved to the city of Modiin in 1998 and their daughter Sara was born during Sukkot that year. A few years later, Chana was tragically injured in the Sbarro terrorist attack and has been in a permanent vegetative state ever since. David raised Sara as a single dad and now she is serving in the IDF. David has recently received a divorce decree and is looking for a shidduch. During Nachenberg’s time in Jerusalem is where his creative energies were unleashed. A frequent guest on Shabbat at Rabbi Mordechai Machlis’ house, he started writing raps for each parsha to perform there at meals, and has since written about each and every one of the 54 Torah portions and about all of the holidays in both English and Hebrew. Many Modiin residents have been treated to his Torah parsha raps at their various congregations, at kiddush or at a Shabbat meal. He has also written raps about various sports teams, and once performed a rap about Elitzur Ramle women’s basketball team on the court before a playoff game. He recently released his first CD, which features seven songs in English – four of which are about Jewish topics and a CD single featuring two songs in Hebrew. He has music videos on YouTube that you can view by searching “Rap Daddy D”. Nachenberg, who goes by the name Rap Daddy D, says he really needs the views so that they can go viral. An ardent autograph collector, he has met and received signatures from two former Israeli prime ministers, many of Israel’s top singing stars, and also various sports stars from Israel and abroad who have played here. An avid 10-pin bowler, he has played in leagues here in Israel

for many years, and runs an adult bowling club here in Modiin, and says that they are always looking for more bowlers to join them on Monday nights on the lanes. He used to jog and has done several short distance “fun-runs”, but admits that he has unfortunately lost his motivation for jogging in recent years. Nachenberg has also written many freelance feature sports articles in both English and Hebrew for various newspapers and magazines in both Israel and the USA. Today he works as an assistant in an after-school program with first and second graders, and is looking forward to his summer vacation, when he will be working in the States for a couple of weeks. David’s limited edition CD is available for sale – English CD for 25 NIS and Hebrew single for 10 NIS. A portion of the proceeds will go to tzedaka. Contact David at rapdaddyd@gmail.com.

Light and Healthy Summer Meal By: Chef Eli Mizrahi, Maccabis I recently discovered a secret that many of you already know. When you reach the age of 40… you go to the doctor for a lot of tests. My doctor, with a lot of empathy, solemnly informed me when he got the test results: “There are no more parties! This is it. Now you have to maintain a healthy lifestyle, eat healthy and exercise regularly. Eli, maybe you have a recipe I can share with my friends who work out with me at the gym? But one that can fit into everyday life, quick and easy?”

Here is one of my personal favorites. It is quick, healthy, aesthetically pleasing and filling even though it has

no carbohydrates and is suitable for the lazy among us. Beteavon and Be Healthy!
