GATHERING AND SUBMITTING YOUR DOCUMENTS

DO DON’T
Do keep the following Original Documents on hand or be sure you have access to them through your bank or employer’s website - weekly pay stubs, bank and credit card statements, and any other important financial documents.
Do use your own personal bank account or gift fund if acceptable for your Earnest Money Deposit. To ensure these funds are properly applied to your down payment or closing costs, check with your Loan Officer first.
Do provide the following Documents for the sale of your current home - sales contract, closing statement, and employer relocation or buy-out program where available.
Do alert your Loan Officer if you will be using gift funds to cover closing costs. Not all mortgage loans allow the use of gift funds. Credit card advances are strictly prohibited for use as down payment or closing costs.
Do report any employment changes including a recent raise, a new promotion, transfer, or any other change in your pay status such as salary to commission.
Do note that a new credit report may be pulled just before your closing.
Do not open new, close existing, or transfer funds between any asset accounts without speaking first with your Loan Officer.
Do not deposit any money other than your payroll deposit including cash or the proceeds from the sale of personal property without notifying your Loan Officer. Documentation of the source of these deposits would be required and could greatly impact your ability to close on time.
Do not change jobs or employers during or up to 30 days after your closing without speaking to your Loan Officer. Such a change may have significant impact on your loan approval.
Do not make any major purchases such as a car, furniture, appliances, etc. prior to closing, as this may impact your ability to qualify for a loan.
Do not increase credit card or student loan balances or other lines of credit during the loan approval process, as this could affect the amount of money you qualify to borrow.
Do not fall behind on monthly payments, spend money allotted for your down payment, or close any existing lines of credit, as your previous purchase history is an important factor in determining your credit score.
