Again, great seeing both of you back on the 27th. I want to thank you for giving me the opportunity to visit your home, and to assess your real estate needs. As you are well aware, TE has so many varieties of homes, neighborhoods, and price ranges, therefore, I wanted to make sure I looked at the whole picture. I took a hard look at the entire TE - Wayne/Strafford, Devon, Berwyn areas - what has sold, what is for sale (your competition), and what homes I feel are comparable in style, size/square footage, age, and amenities. While there were many homes to use as comparables, I stayed in Berwyn/Devon/Strafford/Wayne - this provided the closest matches. There are a number of items that I used to compare against these other homes, that influence the market value of your house:

What increases value of your home – as compared to some of the others:

Complete recent renovation through-out

Exterior entertaining area

Cul-De-Sac & Walk to location (train/town, schools)

Decrease value (perceived by today's buyers who have seen the recent sales):

Size of family room

Corian v. Granite/Quartz & kitchen size

Some comps are new construction

Recommendations to make your home more sellable (this list is small compared to others I’ve sold):

Organize and thin out closets and storage areas

Have windows cleaned by professional (they looked fine when I was there, but depending on what winter does, it may be worthwhile doing this – I can make some recommendations of contractors)

Floor in pool table room

Touch up painting t/o in areas that we discussed, and consider repainting 3rd floor.

Set up 3rd floor as a bedroom

I will also give you a general checklist of things to do to ready the house for photo day and first day on the market – as we get closer to April. I would also like to get through one more time once JJ has moved.

With all of this being considered, the preceding market analysis suggests a list price of between $1,912,000$2,090,000. Currently in TE there are only 4 single homes for sale between $1,800,000 - $2,500,000. I did not use one as a comp because of its location on a busy road.

In today’s market, I would put your home at the higher suggested range. Keeping in mind, however, that we will have to revisit the pricing again right before we list it. Lower rates, updated comps/sales, and on market competition at the time of our listing, may make a difference in our list price.
