    Aston Oaks Golf Course on Cincinnati’s west side will once again play host to the Annual Greater Cincinnati Northern Kentucky Apartment Association’s Golf Outing on Thursday, June 22, 2023. More than 160 golfers will hit the links in what is guaranteed to be a day filled with fun, networking and golf. This year the golf outing is presented by Yardi, who kindly stepped up as the Event Sponsor. Thank you also to DMG Management for sponsoring the golfer giveaways this year.

    I hope everyone had a fun and relaxing Memorial Day weekend. It’s a great opportunity to honor the heroes who gave their lives for our country and our freedom. Let’s keep them and their families in our hearts and minds!
          We were heartbroken to share the news on Memorial Day of the recent tragedy that struck our community. On Tuesday, May 23, Nicholas Kernan, a valued member of the team at Uptown Rental Properties, was taken from us far too soon. Nick was a kind and friendly individual who made a lasting impact on everyone he met. Our thoughts and prayers are with his wife Melody during this difficult time.
          
    
    
    In an effort to support Melody as she navigates this unimaginable loss, Uptown set up a GoFundMe account. 100% of the proceeds will be delivered directly to Nick’s wife, Melody.     We’ve also had some excellent education opportunities in May such as the Certificate for Apartment Maintenance Technicians (CAMT) and Certified Apartment Manager (CAM). These courses are very valuable for anyone working in the multifamily housing industry. NextGen had a fun and beneficial networking event at Big Ash Brewery on the loveliest night of the month. Our Independent Rental Owners Committee had a valuable meeting with the Cincinnati Vice Mayor discussing housing issues in the City and how IROs are both affected and how they can help.
          As you can see May was an incredibly busy and productive month! June is going to be another busy and exciting month for us. We have NAA’s Apartmentalize in Atlanta from June 5 to 10; our annual Summer Golf outing on June 22; and finally, a Thank You event for our Diamond and Champion sponsors.     CINCINNATI’S PROPOSED BUDGET INCLUDES FUNDING FOR AFFORDABLE HOUSING, MORE INSPECTIONS, ACCESS TO COUNSEL

    Funding for affordable housing and more multi-family inspections are included in the proposed budget being considered by Cincinnati City Council.
          Mayor Aftab Pureval and City Manager Sheryl Long have presented a $1.59 billion two-year spending plan to council, which has until June 30 to enact the budget. The city’s 2024 fiscal year begins July 1.
          The proposed budget includes $1.5 million in funding for the city’s affordable housing trust fund.
          The budget draft also includes $1 million for the “access to counsel” program that offers legal support and emergency housing to renters facing eviction.
          “Additionally, we know that housing instability is one of the greatest causes of economic and job instability,” Mayor Pureval said. “This budget invests $1.0 million in an Access to Counsel program that will provide both legal counsel and emergency shortterm rental assistance to tenants who are facing eviction.”
          The proposed budget also includes roughly $550,000 for a new pilot rental rehabilitation loan program which according to the budget document is designed to help owners of smaller rental properties address code violations and make enhancements for tenants.
          And the budget proposal also includes $1 million over the next two years for a new nine-member Special Code Enforcement Unit that would provide extra help for housing inspections, blight enforcement and tenant protections.
          “Not only will this new unit work to protect tenants and neighborhoods from poor housing conditions, but their work will gener-
          ate revenue-both directly through citations and indirectly through protecting and improving property values,” Mayor Pureval said in the budget document.
          Mayor Pureval has let it be known that more city resources will be allocated to inspections of apartments and multifamily communities.
          The city’s administration said in a statement that it “recognizes that the City’s finances are in a state of change, as the last of $280 million American Rescue Plan (ARP) funds are being spent, income tax revenue is projected to decrease, and apprehension about the national and global economies persists.”
          “Operating expenses have continued to increase at a rate far outpacing revenue growth, with increases primarily driven by personnel costs associated with multiyear collective bargaining agreements,” Long said in her letter to City Council. “In (fiscal year 2024), we estimate that the city could lose up to $56 million in income tax revenue due to changes in where people work.”

    FALL GOLF OUT MOVES TO ELKS RUN ON
          On Thursday, September 21, GCNKAA will host the Association’s 18th Annual Fall Golf Classic benefiting the GCNKAA Industry Defense Fund. This year’s Fall Golf Outing will once again be held at Elks Run Golf Course on the east side of the city. Registration will open at 8 am with the scramble teeing off at 9 am. All net proceeds of this outing will be used to meet our commitments to the National Apartment Association (NAA), the Apartment Association of Kentucky (AAK) and the Ohio Apartment Association (OAA) government funds as well as provide backing for the legislative committee’s political needs.
          Foursome cost is $800 each and includes per person: round of golf at the golf course, breakfast, late lunch, 2 beverage tickets, snack bag, and automatic inclusion into Hole-In-One contests.

          It’s been years in the making, but the Greater Cincinnati Northern Kentucky Apartment Association Prestige Awards are making their return on Friday, April 19, 2024. Some final details are still being worked out but we wanted to give you a ‘heads up’ on how to best prepare to spotlight the excellence of your company, your community, or your industry peers.
          
    The deadline to enter the categories below is FEBRUARY 2, 2024, so plan now to make sure you have ample time to get the best photos to make your community stand out. Think about landscaping, amenities, renovations, and more.

          CATEGORIES
          Best Company Logo - Any owner or property management company is eligible. Judged on theme, typeface, overall graphic, design and execution of the logo in various applications (digital presence, signage, other collateral). Submit copy of logo as jpg or pdf file, as well as no more than two corresponding digital images of logo in use.
          Best Community Logo - Any community is eligible. Judged on community name, theme, typeface, overall graphic, design and execution of the logo in various applications (digital, signage, other collateral). Submit copy of logo as jpg or pdf file, as well as no more than two corresponding digital images of logo in use.
          Best Renovation or Property Update - Judged on overall design and execution of the renovation project. Submit total budget cost and total number of units, floor plans and no more than four photos depicting before and after renovation.
          Best Property Management Company - Judged on maintenance program, resident retention, employee incentives, associate incentives/recognition, training/education programs, and support of local Association Activities. Submit a typed written essay no longer than three pages, a 30-second video on why your company deserves this award, and one photo of management company, headquarters or staff.
          Best Independent Owner Property (Under 200 units) - Judged on overall presentation of the community. Submit floor plans, site plans, and any other supporting materials and no more than three photos.
          Best Owner or Property Management Company Website – Entry must be a corporate website which is not part of an apartment internet advertiser. Judged on ease of use, content of information, links to apartment communities, employment and investment opportunities. Also judged on promotion and advertisement of the website. Submit no more than three photos of the website and pro-
          motional pieces. Also include internet address for viewing during judging.
          Best Community Website – Entry must be a community website which is not part of an apartment internet advertiser. Judged on ease of use for current and potential residents, content of information, links to community amenities, and content of information. Also judged on promotion and advertisement of the website. Submit no more than three photos of the website and promotional pieces. Also include internet address for viewing during judging.
          Best Property Management Company or Community Social Media Plan – Entry will be judged on how all the pieces of your social media campaign fit together. Judges will look for creativity, innovation, sound communication skills and results. Winner must be successfully executed across two or more platforms. Submit no more than three photos, any promotional pieces and addresses for your social media sites along with a one page overview of your social media plan including results.
          The following categories have been broken down into Category 1, Category 2, and Category 3 according to the following criteria:
          • Category 1: Property built and between 2019 and 2023 including properties still under construction
          • Category 2: Property built and fully delivered between 2009 and 2018
          • Category 3: Property built and fully delivered before 2008
          Best Floorplan - Judged on overall layout, use of space, lighting, miscellaneous architectural features. Submit a copy of the floorplan as well as no more than three photos.
          Best Landscaping - Judged on use of the site, overall design and layout, use of hardscape, flowers, trees, shrubs, etc. Submit no more than eight photos of the overall community.
          Best Amenity Package - Judged on overall design, layout, marketing tools, furnishings, etc. Category includes: clubhouse, pool, fitness center, and other resident amenities. Submit no more than eight photos and corresponding digital images.
          Best Decorated Model - Judged on use of color, texture, furniture, accessories, and window treatments. Submit no more than eight photos and link to virtual tour is applicable.
          Best Specialty Housing Community – Geared toward student, military, senior, or LIHTC Communities. Judged on overall presentation of the community. Submit floor plans, site plans, brochures and any other supporting materials. Submit no more than 8 digital images including amenities, model and landscaping. Include property web address if applicable.

          3 TECHNOLOGY TIPS TO PUT MORE TIME BACK IN YOUR DAY

          As a property management professional, you have a lot to juggle: giving prospect tours, handling resident packages, running reports, and more. To keep up with your workload, use these three technology tips to put more time back in your day.
          USE MOBILE APPS
          Take advantage of your technology partners’ mobile apps to improve your efficiency. For example, you can use your property management system’s app to check an apartment’s availability while giving an apartment tour. If you’re walking the property and have multiple keys checked out at once, use your key control provider’s app to scan each key tag to easily identify keys. To update apartment listings and manage your online presence on the fly, use your marketing partner’s app.
          REDUCE TIME SWITCHING BETWEEN APPLICATIONS
          According to a Cornell University study, people spend about 36 minutes a day switching between applications. To reduce that time, try these three tips:
          • Consolidate tasks. If employees are already checking keys out from a key control system, have them use that system to clock in and out, manage work orders, and track resident packages.

You’ll not only increase productivity, but also reduce your liability by having a reliable record of who’s used which keys and why.
          If you have smart locks, you can even preprogram fobs and store them in the system to avoid programming fobs every time you need access to certain apartments.
          You don’t have to feel bogged down by repetitive tasks. When you put technology to work for you, you’ll tackle your workload more efficiently.

    Importantly, a huge part of creating a positive resident experience is fun resident events. However, it can be difficult for your property to host regular, planned events; often, it’s normally not a question of whether your team wants to do events, but rather a lack of time, ideas or budget.
          To help you fill out your resident event calendar for the spring and bring a spark of joy to your community, here are five easy, affordable and unique ideas:
          PLANTING DAY
          Organize a planting day in the community garden or a designated area on the property. Provide gardening tools, seeds and soil to residents who wish to participate. You can also invite local experts to provide gardening tips and advice. Take photos of residents
          planting and gardening together and share them on social media and your community website.
          HOST A HOLIDAY POTLUCK AND CREATE A COOKBOOK
          This idea is a cool twist on a classic resident event.           Organize a Spring Fling party in the community center or common area. Include activities such as face painting, balloon animals, a bounce house and carnival games.           COMMUNITY YARD SALE
          Spring is the perfect time to clean out clutter and declutter homes. Host a community yard sale in your apartment community’s parking lot or common area. Advertise the event on social media, post flyers around the property and promote it on your community website. Encourage residents to participate by offering incentives like waived rent fees or prizes for the best-decorated booth.
          SPRING CLEAN-UP DAY
          Host a spring clean-up day in the apartment community.
          
    Encourage residents to participate by providing free garbage bags, gloves and refreshments. You can also organize a contest for the most creative trash pick-up team and offer prizes such as gift cards or free parking spaces.
          FOOD FESTIVALS
          Spring is the perfect time for food festivals. You can host a BBQ, a taco festival, a pizza party or any other foodrelated event that you can think of.           TAKE ADVANTAGE OF THE MARKETING OPPORTUNITIES

          Strategic Wi-Fi implementation can deliver on all fronts or fail to meet the ever-changing needs of today’s multifamily communities if not done right.
          
    Wi-Fi access is a requirement for today’s renters, and multifamily operators have an obligation to supply or facilitate reliable wireless service for their communities. During the Apartmentalize 2023 session, “Ask the Experts: Managed Wi-Fi, Bulk WiFi and Connectivity Infrastructure,” presenters will dive into the different options available to operators in a not one-size-fits-all environment.
          Moderated by SmartRent Executive Vice President Mitch Karren, and a panel featuring Quarterra Director of Community Technology Justin Foster; Venterra Realty Director of Ancillary Services Josh Delzell; and Carroll Senior Vice President of Operations and Business Development Rob Gayle, the session will explore the nuances of Wi-Fi selection and deployment.

          Panelists will stress that Wi-Fi decisions should center on creating the best possible resident experience. Residents want connectivity in their homes from the moment they move-in, not a week or two down the road when the cable company has availability to set it up.
          “We’re shifting as an industry because residents are now connecting all kinds of devices to their Wi-Fi,” says Gayle. “They’re connecting everything from their Roomba to their TVs, to their speakers, to their thermostats, to whatever. They want those things set up on day one and have a same connectivity and speed throughout the community not just in their unit.”

    • Bulk Wi-Fi provides internet service for each apartment home, typically at an optimal price due to economy of scale, though it removes provider choice from residents. Each home is equipped with a modem and cable connection, as are common areas and offices.
          
    • Managed Wi-Fi is similar to bulk but provides a more robust experience for residents, staff and guests. Residents can maneuver throughout the entire community on the same network without any downtime. The property staff can have their own dedicated network for mobile maintenance and prospects can use the network for enhanced self-guided tours.
          The session will urge operators to consider their capital commitments and anticipated returns alongside the service level they plan to provide to residents. Residents, as well as onsite teams, have an increasing dependency on Wi-Fi for their daily work/life needs, making reliable Wi-Fi an essential amenity.
          “Residents want seamless access the minute they move in and to stay connected everywhere onsite, from their home to the fitness center and in the elevator to the parking garage.” Karren says. “As operators shift to pods and centralized models for leasing and maintenance, reliable internet becomes even more critical. Wi-Fi went from a nice-to-have just for residents to a must-have for residents, staff, prospects and vendors.”
