As the calendar fills up, so does my cup. The Metropol office is buzzing through events season, with Christmas just around the corner.
This time of year is such a revitalising time for us, to connect with our community in person instead of through a page, and celebrate the life we live in Ōtautahi.
I found the same sentiment in my conversation with Karen Hattaway, restaurateur and founder of Manu, the thriving new space on our cuisine scene. We spoke about this city’s resilience, and, how that resonates with so many of us.
As we run the race to the holiday season, it’s a timely opportunity to remind ourselves that we are almost another year stronger. Karen, like so many others, is

Choice, over chance: Karen Hattaway
Karen Hattaway was the visionary behind Queenstown hospitality establishments
Blue Kanu, Pier, and Captains, and is now at the helm of one of Christchurch’s top-rated restaurants just three months in: Manu. She tells Metropol Deputy Editor Nina Tucker about the force of choice and a movement powered by personal trauma.
Not long ago, Karen began shifting away from the Queenstown hospitality industry, in a bid to slow down and relax. “Yes, for a whole 14 weeks,” she laughs. Retirement wasn’t for her. Something was telling her to bring Manu to life. Despite 27 years in the hospitality industry and some of the top eateries in New Zealand cuisine under her belt, Karen is without an ego. “We don’t take things for granted. We learn and look around about how we can make ourselves better.” Laugh at yourself, Karen encourages, and practise gratitude. It’s cliché, yet the emotional and psychological benefits of being grateful are paramount.
Karen suffered the unthinkable – sexual abuse as a child, at five years old. These horrors would not cause her to self-destruct. It all comes down to choice, she explains. “We make a choice to not let things that have been horrific in our world define us.” At age nine, Karen chose to stand up, and every choice since then has honoured her childhood self.
Triggers remain, and she explains that recovery is a work in progress to this day. Moving forward with resilience is what she focuses on. “I choose to see something better. I choose to see the positive.”
Karen’s mind and her voice are her most powerful assets. “This story is painful,” yet she uses it to share the message of hope, healing, and understanding. Now, she’s on a mission to do more. At Manu, Karen produced products and initiatives such as drink caps to cover and protect a woman’s drink from being spiked, the ‘Angel Shot’ for women needing safety, and donating 50c from every cocktail to women who have suffered trauma.
“I’m shining light into dark places,” she says. Her trauma coupled with years of insight into the hospitality industry was impossible to ignore, and with a platform like Manu to stand on, she is. Date rape drugs have been around for long enough, with thousands of cases reported proving it is a huge concern. Yet, authorities and governing agencies are still doing little to fight this epidemic. Karen explains we need more awareness, conversation, and change because these occurrences are still prevalent.
the shared connection of a traumatic past is why Karen chose to settle here. She references an earlier discussion. “This city made a choice. It decided to survive. I truly resonate with that.”
Manu brings memories from Karen’s travels in vibrant Morroco, with influence from her Pasifika cousins and Māori heritage, and nature’s textures and colours. The space is a cultural homecoming. Rich to see and feel, it’s impossible not to elicit emotion. Curves represent coastlines and seashells, and each aspect ignites the senses. While she adores spaces with clean, minimalist interiors, Karen admits she doesn’t have the discipline, and built Manu to be warmer, soulful, and to celebrate her culture and diversity.

“I know what it was like to be unsafe, and I don’t want another woman to know what that feels like,” she says. Karen’s drink caps stretch to cover wine and water glasses, hidden inside small gold sacks to be kept discreetly in a handbag. She has plans to speak to Christchurch Liquor Licensing to table proposals and protocols with the industry, to reduce drink spiking and safeguard women. Karen envisions an industry where women can go out with their girlfriends without watching over their shoulders, feeling preyed upon, or having to quickly finish their drinks before going to the bathroom. “It’s my duty,” she says.
Four months of 100-hour work weeks with her “wonderful grounding mechanism and incredible partner” John Nicholson brought the Cambridge Terrace restaurant to life, yet Manu is constantly evolving. “She’s still growing. We’re still feeling our way,” Karen says. “It’s a little bit like going to a new school. We’re making new friends.” The embrace from the Ōtautahi community has been vital. Christchurch felt like the right place for Manu, and

I prodded at what she does when her mind is not deep in new ideas or ways to revolutionise business. “That’s what I do,” she replies. “It’s not a job, it’s a passion.”
The experience between each guest and her wait team is described as a partnership, with the freedom to feel. Karen’s ethos in expressing each dish on the share-inspired menu is a simple list of main ingredients. The rest is up to you. She avoids long, gruelling paragraphs that tell you how each dish will taste and feel. “I want your eyes and your tastebuds to do some work.” That’s just one element that captures Karen’s restaurant, and who she is as a person. Comforting, inviting – like a whanau.
Manu brings a wonderfully fresh identity to Christchurch cuisine, and the community in general with a team as vibrant as the interiors. The young crew was handpicked on purpose, “because if we don’t train our young people, who’s coming up in the ranks to look after our tourism and hospitality industries?” Karen questions. “They are real, they make mistakes and learn. That’s all I can ask.”
“If I’m going to pass the baton on to somebody, I want to leave [the industry] in good, safe condition. Women’s safety is my priority.” She has plans to stick around for a while yet though. “They will probably have to wheel me out,” she laughs.

Among those helping teach Christchurch’s young people so they can look forward to a better future is Police Youth Services officer Jo Ryder, as Metropol Editor Lynda Papesch explains.
Mother, mentor, and enthusiastic runner all describe Jo Ryder. Add to that professional athlete, dedicated policewoman, and trailblazer, and the picture starts to fill out.
A former professional triathlete and member of the New Zealand Youth Development Cycling Team, Jo graduated from police training in 2007, after an early career as a primary school teacher.
While teaching, she realised a lot of students she was working with were exhibiting behavioural challenges.
“I wanted to be able to help prevent children and young people from becoming the victims of harm, or perpetrators of crime, and help build their futures to be brighter.” Her solution was to initially join the police, then
become the founder of Trailblazers Aotearoa. In preparation for the physical competency test for joining the Police, Jo switched from cycling to long-distance running, and in doing so discovered a sport good for the body and the soul, for physical and mental development.
Her achievements in Ironman competitions and marathons are testament to Jo’s dedication and determination to being the best she can be; a skill and mindset she’s now passing forward, via her police work and Trailblazers. The latter is a volunteerled initiative that uses physical activity and trail running as a vehicle for young people to overcome the impact of adversity, founded after Jo also experienced significant thoughtprovoking interactions with young people in schools through her work as a police officer.
for the young person and their whanau.” Each day and each response can be quite different, she adds. “I’ve taken young people indoor climbing, out to the SPCA and out picking up rubbish. The key at the end of it all is positive engagement. Most young people that come to police attention have experienced trauma and so I do my best to put things in place that help reverse the impact of that.”

“I realised that the positive effects of physical activity and trail running in particular had tangible benefits to the rangatahi in this country. The programme curriculum is designed based on neurobiology and traumatology.”
The focus of Trailblazers is on healing and building resilience to stress. “Too many children are excluded from groups due to challenges and barriers beyond their control,” explains Jo. “In my role as a police officer, and my life as a mother of a child with disabilities, I have seen too many children fail to thrive because they have been inadequately supported to participate in group activities.
“Sport is not, in general terms, always designed to heal and able to support children impacted by trauma and adversity. The programme [Trailblazers] really seemed to work so I was driven to establish it as a charity so that we can be sustainable and positively impact more children.”
While Jo is currently a Youth Aid Officer, in the New Year she will be returning to the role of School Community Officer. Both roles involve working with children and young people who offend, or are at risk of offending, with a focus on helping prevent both harm and offending through early intervention initiatives and positive engagement.
Trailblazers is still an important part of her life. “I develop the term plan and bring the new participants on board. I lead or co-lead the weekly sessions.
“I try and ensure the sessions are always inclusive and that they holistically develop each participant, including our adult volunteers who also benefit from the positive vibe and connections.”
A parent of children with disabilities, Jo understands first hand, just how hard it can be for children and their families to find groups that can support their diverse needs. “I love it when we get a new participant that may have struggled to successfully engage in a group, and then see them shine with us. I love seeing the kids making friends and chatting away to their mentors/volunteers,” she laughs.
“The aim [of Police Youth Services] is to try to keep young people out of court and take the least punitive approach,” says Jo. “We hold them to account, and respect the victim’s views on the matters, but unless public interest requires otherwise, if we can, we use alternative means of dealing with the matter.
“A lot of the work is collaborating with the young person and their whanau, and learning what the underlying factors may be that are contributing toward their offending. We then put together a bit of a plan to both “right the wrong” and build some protective factors to prevent further offending, and improve overall outcomes
Get-togethers are also a chance for participants’ caregivers to get a break, and/or chat with other parents. “It’s not really about the running, although when we are up in the trails, it’s so cool to see them having a blast and enjoying the view, and seeing the self-regulation that comes from running.”
Why are young people so important to Jo? “We are not all dealt the same cards in life and in some instances, families need a little more support than others at times in their lives,” she adds. “It’s important that we help those that are yet unable to help themselves, this being our tamariki and rangatahi. If we focus on this, we will grow a brighter future for all.”

Kiwi innovators in sustainability
Several Christchurch visionaries and innovators have been rewarded for pushing the boundaries by featuring on a newly-established list as part of the Sustainable Business Awards 2024.
The awards, in their 22nd year, have undergone a major transformation, moving from 10 categories to just two: Disruptive Innovation and Transformational Leadership.
The Next 95 will be an annual list of innovators, entrepreneurs, projects and organisations committed to a future of reduced greenhouse gas emissions, waste elimination, reuse of resources, regeneration of natural living systems, and greater equity.
Organisers of the Sustainable Business Network (SBN) describe the award finalists as those developing potentially ground-breaking new ideas, across diverse
sectors including the build environment, tourism, technology, primary industry, energy and consumables.
The awards were held in Auckland on 27 November with the winners of Disruptive Innovation and Transformational Leadership announced, alongside those highly commended.

Considerations
When Buying a Business in a Mall
Malls are exciting retail locations, attracting excellent numbers of people (foot traffic) to your business.
Key things to consider are:
1. Is the rent being charged in the mall location fair compared to non-mall situations?
2. Have you viewed the lease? How many years are left to run? Are there any other requirements? For example, malls may charge a fee based on sales revenue of the business (in addition to rent). Have you factored that in?
3. Can you ensure that your retail location is clearly seen, highly visible, and ideally in a busy foot traffic area? You should watch the movement of mall customers past the site you are considering.
4. Will the mall promote your business? Can you access marketing support to assist in attracting prospective customers?
5. Do you have a product with wide appeal to the public? If not, you may be better locating the business away from a mall. Some larger products may require customers to access the premises by vehicle, which is difficult in a mall.
6. Are you prepared to negotiate with the mall management for a better location or to remain in a good location?
Some businesses are well-suited to malls and can expect to do well there. Others may be better finding a more appropriate location for their style of business. Seeking professional advice is wise.

Property investment market gains momentum
Christchurch’s property market is seeing renewed interest from investors following recent changes to the bright-line test.
As of 1 July, properties held for two years or more, instead of the previous five or 10 years, are now exempt from capital gains tax. This reduced timeframe incentivises investors to re-enter the market, with Christchurch’s affordable pricing and high demand making it particularly attractive.
The NZ Mortgages team has witnessed a good uptick in property investment activity in Christchurch, with our office seeing an 80% increase in investment applications over the past two months. While mortgage interest rates have been trending lower, the new brightline rules make property a more appealing choice, positioning it as a path toward financial growth.
During the New Zealand Property Investors Federation conference at Te Pae, numerous attendees expressed confidence in the current market and highlighted Christchurch’s unique benefits for investors. heritage PRESERVE CHRISTCHURCH’S
A unique heritage site with historic buildings, parkland, gardens, and an ancient podocarp forest with kahikatea trees up to 600 years old brings young and old together to enjoy Christchurch’s natural beauty and heritage. To ensure this site can be enjoyed for generations, action is needed.
This bush has long been a sanctuary in the heart of Christchurch, cherished for its history, native flora, and birdlife. However, decades of foot traffic at Pūtaringamotu Riccarton Bush have worn down the bush’s paths, with uneven concrete and rotting wood needing urgent attention. To safeguard this unique space, a new boardwalk is in the works, but community support is essential to make it a reality.
For $50, locals can “own” a piece of the future boardwalk—one of over 3500 boards needed to bring this vision to life. The Trust has avoided physically marking the boards to preserve the bush’s natural feel, opting instead for an online ‘e-board’ to display names and messages from supporters.
Local firm Morgan and Pollard has been awarded the contract for Stage 1 of the project, which is set to begin in March 2025. “This will include taking out the uneven and broken concrete paths, and the ageing boardwalk. Work will start in autumn next year, and the bush will be closed for up to 12 weeks,” says Trust manager Shona Willis.
This phase will remove the hazardous concrete and ageing wood, making way for an elevated path supported by special screw piles that minimise root disturbance. While the bush will
close temporarily, the improvements will make the experience safer and more inclusive, allowing better access for prams, wheelchairs, and all visitors.
This boardwalk initiative is an invitation to invest in something lasting. A contribution today helps ensure Pūtaringamotu Riccarton Bush remains a natural retreat for generations, connecting Christchurch to its ecological heritage. Firing up the construction sector
The Government has announced reforms in the building and construction sector to make it quicker, easier, and cheaper for houses to be built in New Zealand.
It takes an average of 569 days for a home to be built and consented, and the cost of building a house is 50% more expensive in New Zealand than in Australia. Both these statistics need to be turned around so we can exit the housing crisis and rebuild our economy.
That’s why we are aiming to implement a new selfcertification scheme for building professionals and accredited businesses carrying out low-risk work.
Our opt-in self-certification scheme will remove unnecessary red tape; while keeping checks in place so we can get houses built quicker, and cheaper. This system will be made up of two parts. One will ensure that qualified professionals such as plumbers, drainlayers and builders will be able to self-certify their own work for low-risk builds. This will bring these tradies in line with electricians and gasfitters who can already self-certify and deliver on what the industry has been asking for. Secondly, the scheme will allow trustworthy businesses, such as group homebuilders who build hundreds of identical homes a year, to follow a more streamlined consent process.
In addition to current quality assurances, this scheme will ensure a clear pathway for customers to remedy poor work, strengthened qualification requirements for building professionals, and strict disciplinary actions for careless or incompetent self-certifiers. This self-certification scheme will be limited to low-risk, basic residential dwellings, to focus resources and build our way out of the housing crisis. These changes come alongside other moves such as increasing the Building Levy threshold to save Kiwis money when completing home renovations, allowing granny flats to be constructed without a resource consent, allowing remote inspections, cracking down on cowboy tradies, and allowing quicker approval for foreign building products into New Zealand.
To grow the economy, create jobs, and build more affordable homes, we need a construction sector that is firing on all cylinders, and our Government is backing them to do so.
Retail rise on the
Christmas and Black Friday sales are sure to boost retail spending. According to Statistics New Zealand, monthly retail spend has already seen its first year-on-year increase since February.
The report offers much-needed confidence in the early weeks of this busy-spend season for many businesses and retailers. The hospitality industry ticked over its biggest monthly rise since November 2023, with retail spending rising 0.6% on a seasonallyadjusted basis. These numbers are the largest jump recorded since January 2024, after flat autumn and winter seasons.
Retail NZ Chief Executive Carolyn Young explains many retailers are still facing challenges, and will be hoping their Christmas and Black Friday sales strategies attract adequate foot traffic. “Many retailers rely heavily on strong sales during this period to ensure they have a buffer for quieter months,” Carolyn says. Satish Ranchhod, Westpac senior economist, says signs of a retail turnaround are beginning to show.

What’s hot in the Christchurch investment market: Strong demand for student accommodation.
With an ongoing surge in university enrolments, student accommodation around the University of Canterbury has become one of the most sought-after investment opportunities in Christchurch. As the demand for housing near campus skyrockets, both investors and parents are increasingly focused on securing properties within close range of the university.
The shortage in student housing is pushing rental prices up, and as a result, property values in these key locations are also on the rise.
Investors who previously focused on other areas are now seeing the value in these high-demand rentals, as properties within a certain radius around the university are proving resilient and profitable. While returns traditionally fall between 6% and 8%, a recent high-profile sale on Waimairi Road highlights the unique appeal of modern and strategically located properties. The property, a six-bedroom, six-bathroom investment, drew multiple competitive bids and ultimately sold for $1.725 million. This sale was a result of a combination of factors: prime location, modern construction, and a solid rental income stream. Although it returned about 4%, which is lower than typical yields, the property’s enduring appeal reflects the current strength of the market.
With student rental yields still outperforming other property types in the university’s vicinity, this is one of the strongest investment markets I’ve seen in my career. Properties that can accommodate five or six students are particularly desirable, and competition is fierce. Investors, as well as parents buying for their children, are vying for these assets in auction rooms, driving prices up and keeping vacancy rates minimal.
For those looking to enter the Christchurch market, student accommodation offers a compelling mix of high rental demand and strong capital appreciation, particularly as Canterbury University’s growth shows no sign of slowing. Most forecasters now seem confident that we are at the bottom of the economic downturn and that property prices will now start recovering. How long this will last for is anyone’s guess but again history would show us that as the economy recovers so will land prices and also expect building material costs to edge higher as well.
What does all this mean? In summary, we believe now is definitely the right time to start planning your

Housing market update
The average home in New Zealand is now worth $901,231, according to the latest Quotable Value (QV) House Price Index.
The mid-November report shows property values have remained largely static in Christchurch and the wider Canterbury region this quarter, despite a modicum of growth in October.
QV operations manager James Wilson says the average home value decreased across Canterbury by just 0.1% in the October quarter, compared with average decreases of 0.7%, 1.1%, and 0.7% in the July, August, and September quarters respectively.
In Christchurch, the average home value has reduced by 0.2% to $759,806 in the October quarter, compared with average decreases of 0.7%, 1.3%, and 0.8% in the July, August, and September quarters respectively.
The neighbouring districts of Hurunui (-0.4%) and Waimakariri (-0.8%) experienced similar declines this quarter, while Selwyn (0.9%) recorded a modest amount of positive growth.
On a shorter time scale of a month, Christchurch, Hurunui, and Selwyn all recorded modest growth of between 0.1% and 0.2% in October.
“More sales recorded in the last month have contributed to a slight increase in home values for the Canterbury region as a
whole. “Though minimal, these latest statistics do show the market has bounced back with a bit more bustle, especially with more transactions in the lower quartile of home values for the month of October,” says QV senior consultant Olivia Brownie.
“With interest rates past their peak, the market overall appears to be at a good equilibrium for buyers and sellers with consistent activity across the residential property market in the region.”

This is the second clinic for Reform Radiology, whose Antigua Street location offers a broad range of conventional imaging services.
The new Molecular Imaging and Therapy Centre offers advanced digital PET-CT and nuclear medicine SPECT-CT scans, a specialty imaging service that is one of the first available at a radiology clinic in the South Island.
How is molecular imaging di erent from scans like CT or MRI?
Unlike MRI or CT scans which provide structural information, molecular imaging demonstrates the function of an organ or organ system by tracking the passage, accumulation, or excretion of a radiopharmaceutical. Molecular imaging plays an essential role in diagnosis of a wide variety of conditions, which in turn can lead to timelier and more effective treatment.
What would a patient visit your centre for?
“Using our PET-CT scanner, we can provide valuable diagnosic and staging information for various cancers, including prostate, melanoma, lung, breast, neuroendocrine, and colon cancer. Using SPECT-CT, we can assess the function and disease states of multiple organs, such as the heart, brain, kidneys, liver/ gallbladder, bones and thyroid/parathyroids, as well as provide sentinel node localisation prior to surgical biopsies,” says Dr Stefan Gabrielson, Nuclear Medicine Specialist. What is nuclear medicine?
Nuclear medicine refers to the well-established practice of using small amounts of radioactive materials and their emitted radiation from the body to diagnose and treat disease.
What is theranostics?
“Theranostics combines the use of one radioactive drug to
identify sites of disease, and a second to deliver targeted therapy. Peptides are used to target specific cancer cells (such as those in prostate or neuroendocrine cancers), binding them to a radioactive isotope that can visualise the cancer’s spread in the body on our PET-CT scanner.
For certain patients, we can then bind the same peptide to a different isotope that selectively targets and destroys these cells, leaving nearby healthy tissue unharmed.
This innovative approach in radiopharmaceuticals offers patients a greater choice of personalised oncological treatment options,” says Dr Gabrielson.

• 120g fresh salmon, cubed or thinly sliced
• Ice bath: 400g rock salt, 200g sugar, 2.5L water

Fish Marinade:
• 2L gluten-free soy sauce
• 200ml sesame oil
• 100ml rice wine vinegar
• 100ml mirin
INSTRUCTIONS

Cure the Salmon:
1. Prepare an ice bath by mixing the rock salt, sugar, and water in a large container.
2. Submerge the salmon in the ice bath for 20–30 minutes to lightly cure it.
3. Remove the salmon, rinse, pat dry, and cube into bite-sized pieces.
Assemble the Dish:
1. Arrange the mixed salad on a serving plate.

• 20g cherry tomatoes, halved
• 5g lemon juice
• Pinch of chilli salt
Prepare the Fish Marinade:

2. Use only enough marinade to coat the cured salmon for this recipe; store the rest for future use.

master ef
Tim Koh, owner and head chef of Sunshine Cafe & Moonlight Bar on Tahuna Street, discovered a love for cooking in university.
Throwing everything he had into becoming the best chef he could be, Tim spent countless hours watching YouTube videos and tutorials and reading cookbooks. “I dedicated myself to the craft,” he explains. From kitchen hand to head chef, Tim started a restaurant and bar in Leithfield that developed a loyal customer base, before selling it late last year. Still, he yearned to continue providing the community with fabulous food in Pegasus. “The opportunity popped up and I took it,” he smiles. He was an accountant before he was a master in the kitchen, yet the change was always meant to be. “I live and breathe good food,” he says. Each day off for Tim is an opportunity to discover and sample the best eats, before finding the flavours, techniques, and stories behind each dish. He brings the best of those components back for inspiration and integration into the plates he creates. “I’m a little bit obsessed,” he laughs, “but finding the best outcome is worth it.”
He shares his favourite quote from the movie, Cook Up a Storm, “The highest status of being a chef is having people taste the flavours of bliss from the tongue to the heart.” That’s the vision he holds for his career, and the impact he makes on each mouth he feeds.

Christmas is just knocking, and streets are starting to don their festive season attire. From the popularity of traditional colours, to modern themes segueing to white or black trees, there is no right or wrong. Christmas is a time to decorate from the heart.

Pick a colour, a pattern, or embrace nature. If you can’t decide, go all out with a tree in every room. If you love piña coladas or polka dots, the smell of fresh pine, or snowflakes, incorporate them into your theme. Imagine a tree laden with sea colours, coconut shells, shell ornaments, driftwood trees, and swizzle sticks. For patterns, start with a ribbon and tie your own bows. Plaid, blue velvet, red satin, or burlap; whatever takes your fancy.

Work with colour. It is one of the easiest paths to head down. Start with your favourite tree colour, be it green, red, pink, blue, black or white, then add a secondary colour with baubles and tinsel. Options are endless, although sometimes less is best.
Check out some of the local shops for inspiration. I spotted a gorgeous tall white tree decorated only with peach-coloured silk paeonies. It definitely stood out from the crowd. Another stunner that popped up on my radar was a black tree, decorated only with gold and silver ornaments. Great for the wow factor.

Learning Life's Lessons
I’ve often found that some years are made up of that unpredictable mixture: surprise and challenge. So as this one draws to an end, I thought I’d take the time to reflect and share what I’ve noticed..
And that’s been a combination of good magic and the odd wake-up call.
It’s my 30th year in this incredible industry and with a tenure this long I’ve gained what I hope have been some significant wisdoms.
So much so that recently, whilst presenting as a keynote speaker at an Australian real estate conference, I chose to share some of them. It was a nervous start as my overseas colleagues are a tough bunch, but it was beautifully received and the time disappeared as the content hit the mark.
I firmly hold to the saying ‘intelligence is what you know, understanding is what you do and wisdom is what you become’ and much of that has come through utilizing the following opportunities.
Mentors – and I have three –have not only provided clarity to my sometimes distracted or overthought perceptions, they have encouraged me to think and engage in a growth mindset. The accountability this provokes
has been essential to developing strong business processes and I try to pay their actions forward by mentoring others myself. For anyone considering getting a mentor, do it, and now –selecting either a professional or an admired friend or colleague.
I’ve also, and this has been a big step, finally understood that life is not only measured in success or failure, all or nothing, rather it’s the commitment to getting better and moving forward towards your goals each day that brings the greatest learnings and simple joys.
After all, there’s a certain beauty in delayed gratification.
I share the belief that ‘good people find good people’ and I get to work with some of the best in the industry, not only regionally but internationally. And I’ve learnt that if you get the chance to work with good people, the best practice is to guide and challenge, not (as many try to do) enforce and change.
Of all those good people, I can say it’s my absolute pleasure to work with Cameron Bailey, Chris Kennedy, Michelle Fu and my husband, John McFadden.
These are my business partners, peers and friends, and to say that every year working with them gets better is an understatement.
Nothing, however, exists in isolation and all of us benefit from an enriched personal life as well as a successful professional standing.
For me, it’s important to acknowledge the amazing support and unconditional love that family and friends provide and this year I’ve needed that as I’ve accepted the growing frailty of aging parents. Daily visits with my parents have been part of that process and cherished by all of us.
So how, in real life, do you get all these elements working in some sort of order? By being intentional.
I’ve become deeply intentional around daily habits and learnt to lean into my strengths. I’d encourage others to do the same as they conclude 2024 and move into a new year.
Who knows what’s ahead, but whatever it is, I wish you a beautiful entry into another year. And do take some time to reflect on the wisdoms that constitute your own life just as I’ve shared some of what has shaped mine.

However, assistance pets are utilised in so many spaces nationwide, and often referred to in these instances as emotional support animals, the service sometimes called animal therapy. Libraries, hospitals, schools, community centres, and workplaces can all be home to animal therapy sessions. A trained handler will bring a therapy animal in to offer companionship and comfort.
A study on the benefits of animal-assisted therapy found that it provides medical and psychological assistance for patients undergoing serious medical or mental health issues. Stress, trauma, and uncertainty are common risk factors of such conditions, yet time spent with pets offers a welcome distraction, healing, and consolation. Feel-good hormones are sent to the brain, resulting in a magnitude of positivity on mental health, including less anxiety and loneliness.
Research further supports a correlation between therapy animals and positive heart health, with reductions in heart failure from patients who spent time with pets. Between cardiovascular benefits and stronger immune systems, patients can better manage their medical conditions. Assistance and therapy animals can also break down barriers between patients who find it hard to speak openly with their therapist or doctor.
For many with neurological disabilities, animal therapy is seen to be one of the greatest catalysts in skills improvement. Pets don’t judge, and are much easier to relate to, especially for those going through challenging times.
• Animals encourage spontaneous communication and the motivation to try for neurodivergent children in speech or social therapy sessions.
• Assistance pets can be anything from cats and dogs to guinea pigs, horses, and birds.
Cuddling pets releases feel-good hormones and neurotransmitters such as dopamine, oxytocin, and serotonin. So how does that help people heal?
• Dopamine: encourages feelings of pleasure, bonding, satisfaction, and motivation.
• Oxytocin: associated with feeling safe and building trust, while lowering blood pressure and the production of cortisol. Oxytocin also increases the pain threshold, according to research, which boosts motivation in physiological sessions and the speed of healing.
• Serotonin: boosts mood, to increase feelings of whole wellbeing and happiness, and reduce depression.

Annihilate those aphids

Warmer days, and muggy humid weather often brings an outbreak of aphids in the garden, especially on tender young roses.
By all accounts, many Canterbury gardeners are already experiencing explosions of the little sap-sucking insects. Dealing with them usually includes regular spraying, and this is where opinions differ on what spray to use to eliminate the pests.
Recently, a TikToker posted success with mixing equal parts of full fat milk and water, then spraying it all over the plants, noting, “If you do it consecutively on aphids for a number of days, the aphids will actually suffocate from the fat in the milk”.
Of course, commercial sprays are available from garden centres, and there are several recommended environmentally-friendly solutions. My go-to is soapy dishwater, however here are some suggestions from other gardeners. Spraying should be repeated every 3-5 days for 2 weeks to ensure eradication.
• Use the flat setting on a watering nozzle to hose plants with a steady, low pressure stream of water, focusing on the underside of the leaves.
• In a spray bottle, add 1 tablespoon of dish soap and a few drops of vegetable oil to one litre of water. Spray thoroughly as above. Wait 20 minutes and then rinse with water.
• Finely chop 3 large cloves of garlic, and soak in 3 cups of water in an air-tight container overnight. Strain the tea through a sieve so just the garlic-infused water remains. Mix in a teaspoon of dishwashing liquid, put into spray bottle and fire away.
Aphids are small sap-sucking insects and members of the superfamily Aphidoidea. Common names include greenfly and blackfly, although individuals within a species can vary widely in colour. The group includes the fluffy white woolly aphids, and the black variety.

The city of choice
A privilege of being Mayor is the opportunity to attend openings and announcements, and there are three I wanted to highlight here.
Earlier this month, I had the privilege of speaking at the announcement of a $250 million expansion of the Christchurch Engine Centre.
This will be a terrific boost for our city’s economy, creating 200 new jobs. The Engine Centre supports innovation and export revenue across the city and underpins the thriving aerospace ecosystem here, so I really welcome this announcement.
Secondly, the recent unveiling of New Zealand’s first purpose-built Youth Hub.
This project has been led by Dame Sue Bagshaw and aims to provide everything our young people need to improve and maintain their mental health.
Over the past few years, Christchurch youngsters have faced some big challenges. The Youth Hub will be a onestop-shop offering safe spaces and accessible facilities and will really benefit our young people and our city.
Finally, on 10 December I’ll be attending a one year to go event for the Special Olympics National Summer Games 2025. It’s been 20 years since we last hosted this in Ōtautahi Christchurch and we’ve gone through significant changes over that time.
With our new infrastructure, world-class facilities and a thriving central city, we have created a welcoming and vibrant place to visit. As a city we are ready to host and want to showcase our new facilities to the rest of New Zealand and the world.
It’s fantastic to see these things happening in our city, driving economic growth and making us the city of choice.

In celebration of International Chefs Day in October, our culinary team partnered with local chefs to create and donate lunches for “Full Bellies”, a grassroots Christchurch charity that supports families by providing nutritious meals to school children. Using locally sourced ingredients, the chefs prepared 560 lunches for our tamariki, which were met with smiles and rave reviews from the kids.
Our commitment to giving back continues with our team supporting men’s health through ‘Movember’ as well as organising our annual drive to collect food and Christmas gifts for community charities in December.
There are countless meaningful ways to give back, whether through volunteering, supporting local businesses, fundraising, meal preparation or donating items. It’s not about how much you can give but the impact even small acts of kindness can have on those around us. Childhood days spent enjoying the beachside delights of New Brighton instilled an abiding love for the area in Emma Chapman-Lindsay. Now she’s helping rejuvenate the town, one development at a time.
Half of the Chapman-Lindsay Development partnership, Emma grew up in Queenspark, and spent many of her childhood free time visiting her grandparents in New Brighton. The seaside suburb has always been vastly underrated, she says. Together with husband and business partner Bryce Chapman, Emma wants that to change.
Their development company is currently putting the finishing touches to its latest project at 50 Marine Parade in New Brighton. Ultimate seaside living, the four townhouses are directly across the road from the beach, with amazing sea views, far and wide.
This is the couple’s third development in the seaside town, part of their wider plan to rejuvenate it.
Three of the four townhouses have sold already, proving to be as popular as previous projects, one of which sold for more than $1 million.
“Initially we wanted to help turn New Brighton around, get it moving forward, and do something that would encourage other developers to create high-quality homes in this amazing location.
“It’s beautiful coastal living, a seaside lifestyle at its best,” says Emma, who still loves the area so much that she lives nearby.”
Currently at the insualtion stage, the latest townhouses should be painted before Christmas, and completed by February 2025, says Emma.

Museum contracts awarded
Cantabrians will see their new museum begin to rise from the ground next year.
The contract to build the new base-isolated basement and five-level building has gone to Leighs Construction Ltd. The build will include a large floor to ceiling atrium, a new home for the 26-metre long blue whale skeleton. Tenders for the construction contract were all well above the museum’s anticipated budget. The projected cost has also increased due to an extra $3.8 million to remove asbestos from the Robert McDougall Gallery and another $5 million due to unexpected ground conditions, which has slowed progress beneath the gallery.
The projected total cost of the redeveloped museum is now $247 million, up 20.5% from $205 million in 2022, with a planned re-opening in mid-2029. The museum’s funding shortfall has now increased from $44.6 million to $86.6 million.
Museum Board Chair David Ayers says it has enough committed funding secured to complete a weathertight and insurable building and base-isolated basement, and to install any plant that is integral to the building construction phase.
“We’re really disappointed with the increase given our strict cost control to date. But we’re not alone in facing escalating construction costs. It wasn’t unexpected against the inflationary backdrop of recent years,” David says.
“The museum is being developed in discrete stages to ensure that we’re not committing to any work that we can’t afford. This careful and responsible approach means we have time to raise the remaining funds.
“In the meantime, we need to keep building to maintain the buying power of the funds we already have,” he adds.

Stunning heritage rebuild
Developing an historic hillside site takes a special kind of energy. The kind of energy that doesn’t see problems, just little tasks.
The kind of energy that doesn’t see current conditions as permanent, instead visualising richly abundant potential.
When the energy generated by Simon Fenwick of Nest Residential was combined with the problems and conditions of a site in Lyttelton, it ignited a conflagration of creativity, a chemical reaction that resulted in a stunning home capturing the views of the harbour and the quirky village charm.
“The owner acquired the site 15 years ago,” says Simon. “It hosted a mostly rotten worker’s cottage at the front with a 186sqm freehold section at the back.
The hillside was covered in weeds but the next week I rather grudgingly pushed my way to the top to be completely surprised by an exquisite framed view of Lyttelton harbour. I thought, we have something
to go on here.” Simon drew a simple design of a dormered cottage with a deck and living area at the top, and two bedrooms stepping down the hill. “Perfect right? With that, the landmines started going off,” says Simon. “The site was heritage zoned, built over a protected brick barrel stormwater tunnel, accessible only by foot, and contained archaeological middens with historic cooking remains.
“Neighbours were concerned about loss of light, the narrow street was easily blocked by our builders, much to the beeping annoyance of local traffic.”
The chemicals were synthesising. “The unstable ground raised the foundation costs, but a year of restoring the cottage and closing in the new build showed the slope, angles, and views were coalescing into something special,” says Simon.
“Relinquishing my Scandi zone, Brie at Frobishers instituted a playful retro-look complete with period-piece circus wallpaper and striped tile layouts that really suited the project. Such a satisfying project and a great end result.”
