Feb. 27th - Inaugural event The inaugural event for Cuisine for a Cause was a tremendous success. Cuisine for a Cause is a quarterly fundraising event that offers attendees a once in a lifetime dining experience, with one hundred percent of the proceeds going to a cause of choice. Participants attend an intimate candlelight dinner in a premier home where they sample seasonal cuisine crafted by a local chef. This event is the brainchild of Melissa Murphy, designated broker-owner of local real estate powerhouse, Prime Real Estate Group, and broker, Stuart Prey. The menu was designed by culinary star, Kristen Ward, owner of the local French-inspired cafe, The Ivory Table. Using her versatile culinary training, Ward masterfully combined seasonal specialties with the era and feel of the venue. Participants at the inaugural event commented that the meal was an extraordinary combination of flavor and value for the evening. As a show of support for the strong medical community in our region, Partners at Prime selected Sacred Heart Children’s Hospital as the first beneficiary. Joyce Cameron, Chief Development Officer for Sacred Heart Children’s Hospital, accepted the check for $2,500 raised through ticket sales. These donated funds will help support six of our local hospitals.

May 20th - 2nd event Our spring Cuisine for a Cause was held in the iconic Wilber Hahn house. Designed by K.K Cutter, one of most celebrated architects in our region, this house is an outstanding example of Craftsman-style architecture. The three-plus acre estate adjoins Lincoln Park and boasts a breathtaking view of the city. The beautifully manicured grounds include a guest home, several natural rock outcroppings, basalt-rock detailed arches, and a small pond. The main home includes formal spaces, a library, and an open concept floorplan. French-trained chef, Kristen Ward, rejoined the event and introduced a fresh menu with spring carrot soup, crab cakes, and braised pork cheeks. The chosen recipient of the evening’s proceeds was the local Ronald McDonald House. Ronald McDonald House is a home away from home for families in our community facing medical situations. It is a community asset and is well deserving of this donation. Proceeds totaled $2,100 from this sold-out event. The summer Cuisine for a Cause date has been set for July 28th in Coeur d’Alene. The specifics of the location will be released shortly. One hundred percent of the proceeds from the event will go to the Anna Schindler Foundation. Welcome to Prime Lifest yle Summer Edition! Summer in the Pacific Northwest is a cherished time of year. Up here we joke that summertime work schedules are on “lake time”. When asking locals about their weekend plans, a common answer is: “Going to the lake.” This can be frustrating to visitors because there isn’t just one big lake. Actually, there are 76 regional lakes to be exact. Each lake has its own personality and draws diverse interests and lifestyles. Liberty Lake and Newman Lake, both conveniently located along the Washington-Idaho border, support a great work-life balance with the majority of people residing on the water year-round. Known as having some of the warmest lake temperatures in the area, these are very popular spots come summertime. Lake Coeur d’ Alene with its one hundred miles of shoreline offers the largest diversity for lake enthusiasts. It draws year round dwellers, seasonal residents, golf aficionados, athletic participants through Ironman, and tourism through the CDA Resort. Hayden Lake draws a small mix of year-round residents with the majority being seasonal owners. This lake is near and dear to my heart because of the many summer days I spent with family and friends soaking up summer and creating lasting memories. Heading north, Priest Lake is a gem you don’t want to miss. It features acres of pristine undeveloped shoreline and is the home of the iconic getaway, Hills Resort. Pend Oreille (pronounced: pahn dor-ay) is the largest lake in Idaho and captures the most miles of waterline and a depth of over 1,100ft. From the southern most point of the cozy Bayview community, to the shores of the city of Sandpoint, this lake offers a breathtaking setting among the Selkirk mountains. Swimmers up to the fitness challenge should consider participating in an annual tradition called the Long Bridge swim that stretches almost two miles across the lake; it just happens to be on my bucket list for the year. Luxury Market Update National headlines report that the real estate market has been making improvements recently. Reading stories of bidding wars, low inventory, and anxious buyers desperately trying to get a foothold into an appreciating market, we worry: Does this feel like a 2005 deja vu? While it’s true that there is a glimpse of familiarity, there are too many differences in both buyer and seller mindsets to say past mistakes are being repeated. During the fast paced market of 2005 until the bubble burst in 2008, the key theme was irrational exuberance driven by the anxiety of missing out. However, unlike the subprime crisis of yesterday, today there are several factors leading to low inventory rather than just one single factor. First, foreclosures are at an all time low. Nationally we have seen bank-owned property drop from a peak of thirty-five percent to a current low of eight percent. Second, Millennial buyers are purchasing homes at a record breaking pace. Builders are constructing new homes as quickly as they can considering the limitations of the current industry, including a lack of developed, build-able lots. Seasoned luxury home builder, Ted Miller, commented on the challenge of the market citing that land developers need to bring more build-able lots of land to the market in desirable areas: “So many developers left the market after the market crash, builders are scrambling to find inventory to keep production up and I don’t see a resolution in the near future.”


Third, the “boomerang buyer” is a strong and growing market segment from the estimated seven million homeowners who lost a home to foreclosure. Any seller who lost a home during the market downtime, required a seven-year waiting period to qualify for a new loan. According to RealtyTrac, over one million purchasers are expected to re-enter the market in 2016 with that number continuing to increase until 2019. These factors drive the average market, but what about the higher-end market in both Spokane and Coeur d’ Alene? While many lament about the low inventory, which price points are most affected by this market shift? How dramatic has the market shift been between the Spokane and the Coeur d’ Alene markets? I’m passionate about studying market trends and have some insight for those seeking a better understanding of the market fluctuations we are experiencing. Evaluating the market in $250k segments, we saw the largest shift in the entry level of the Spokane market. Based on current inventory levels from 2014 to 2016 and the number of sales per month, the probability of selling a home rose from twenty-two percent to thirty-four percent in 2016. The second largest increase was a twelve percent rise in the $250-$500k price point. Coeur d’ Alene also saw the entry level market increase most with a six percent increase from 2014. What about owners who own properties in the luxury market? In the Spokane market, both 2014 and 2015 saw only six sales over $950k, and since January of 2016 already posted four sales. Based on the current inventory of thirty-one homes listed for sale over $950k, this equates to a probability of sale increasing from one percent to two percent. Conversely, the Coeur d’ Alene market normally records a significantly higher number of million-plus sales with thirty-nine sales in 2014, fifty-eight in 2015, but only nine to date in 2016. By this time last year, twenty-seven percent of the million-dollar sales were recorded, and currently if the total number of sales were to remain constant at roughly sixty sales, we are at only fifteen percent of the total sales for the year as the market reports through April. Reflecting back only a few years shows a definitive increase in sales versus inventory, yet how does this reflect versus the peaks of the market? Going back to the market data of 2005 and 2006, we see the most million-dollar sales in each market. In ‘05 both markets reported a four percent probability of selling with Spokane reporting fourteen sales and CDA reporting forty luxury sales. To summarize, the high-end market has improved since the downturn without question, but the upper-end inventory remains elevated from 2005 levels requiring sellers to remain patient. The Spokane market demonstrates an acceleration in the rate and quantity of higher-end sales, while Coeur d’Alene seems to be showing a slight lag in the luxury market.

Our Mission The mission of the Anna Schindler Foundation is to support families fighting childhood cancer in the Inland Northwest and raise awareness of this disease.

Why We Help Due to our personal experience of having a child with cancer we understand these families face loss of income and family displacement for weeks, months, sometimes years. There is increased financial need and stress due to child’s illness and treatment. The Anna Schindler Foundation works to advocate for these families during their crisis.

What We Do Family Support

Awareness

We assist every family that has a child diagnosed in the area. Each family receives meal cards while inpatient at the hospital. We endeavor to defray travel, grocery, medical, living and even burial expenses that are incurred because of a sick child. Our goal is to lighten the load for every childhood cancer family.

43 children are diagnosed with cancer daily. Cancer is the most common cause of death by disease for children in America. In 2014, 75 families heard the words “Your child has cancer.” in the Inland Northwest. As a community we can be aware and make a difference.

When a child is diagnosed, the family is diagnosed. “It’s cancer, I can’t tell you whether its benign or malignant, but you need to get to Sacred Heart.” The doctor’s words forever etched in my mind for the rest of my days. I remember standing in front of the CT scan screen shocked, then looking out at Anna on the table thinking….I have to go over to her and act like nothing is wrong. On the ride home to collect clothes and belongings I stopped at McDonalds to get her something to eat. She had not eaten all day. She was such a trooper during her first blood draw the CT IV, she didn’t shed a tear. I remember the nurses being amazed with her calmness. I gave her the Happy Meal which she happily started to indulge. Then my phone rang, it was Joe. He called to tell me the doctors didn’t want her to eat anything because they had to do further tests. I had to then take her meal from her. Anna didn’t complain. When she got home, she gave her meal to her little brothers. I know in my heart she knew something was very wrong, her demeanor changed for the rest of her days. We believe Anna sensed something because she asked Joe, “Dad, am I going to die?" Our lives are now gauged by before Anna and after Anna. It still is really hard to believe what has happened. Our lives have been redefined in every aspect, never to return to our blissful ignorance of before Anna. We continue to experience the aftershocks of Anna’s sickness and death. We all (even dear friends) still feel the aftershocks. Tears, trouble with motivation, feeling misunderstood, lack of total joy are a few of the side effects of losing Anna. Every happy moment are tinged with heartache because little Toot isn’t here to share the memory. Looking at our kids, they experienced heartache and loss in its rawest form at a very young age. Anna’s best friend asked her mom, “Mom, people wouldn’t know I lost my best friend, would they?” It is so sad that children have to feel this pain. Graduations, weddings and special moments all without their sister/friend to share them here on earth. As I sit here, I find it hard to describe what it is like, I can’t describe the feeling, these feelings only shared with those that have lost. These feelings can’t be learned in any forum, blog or book. It is only learned by experience. Loss will come to everyone sometime in life. It is what you do with the loss that determines how you walk forward. There are positives that have come from our tragedy. Our faith tested, we withstood the storm and will continue with God’s help, your prayers and support. Our family has a heightened sense of compassion and love, as well as, a desire to share it. We have grown closer and have an appreciation for each other because of our hurt. We try not to take for granted the little blessings in our daily lives. It’s because of Anna that Blake is in our home and that we started the Anna Schindler Foundation. We know we are not alone in this experience of having a child with cancer. We will help others any way we can through their journey. We are now pursuing our endeavor of Anna’s Homes (pediatric oncology housing in Spokane). These are a just a few of the blessings. Three years ago today redefined our lives as we knew it. When we were in the trenches we were grateful for you, our thankfulness has not altered. Thank you for all your love and support over the last three years. Please continue the prayers for families battling cancer and those who have lost their loved ones. The Tombari’s Story Moving from San Francisco to Spokane sounds daunting. Moving from San Francisco to Spokane with a baby adds another layer of effort. Try moving from San Francisco to Spokane, with a baby, into a 1930’s-era home that needs to be remodeled from top to bottom. That is just what Spokane native, Will Tombari, and his wife Toni decided to do. Both Will and Toni attended Gonzaga where he graduated with a BA and MA, and she with a BA. They moved to San Francisco where Toni graduated with her MA from USF. After spending eight years in the Bay area attending college and establishing professional careers, as well as getting married and having their first son, Ace, the Tombari's eyed the quality of life offered by the Pacific Northwest. In 2012, they decided to make the move. Toni, a sixth generation San Franciscan, clearly deviated from the norm when she made the decision to leave the big city. “I knew what challenges we would face raising our family in San Francisco and that lifestyle was no longer appealing to us. I certainly miss some parts of the urban life, but I wouldn't change my decision for anything." Toni emphasized many advantages to living in a smaller city. Most notable for her: convenient parking, great restaurants at an affordable price, more accommodating and friendlier citizens, and many more kid-friendly opportunities. “Spokane was, and still is, a complete diamond in our eyes. It’s a place where the American dream is real, where strangers smile and strike up friendly conversations with you, where nature is everywhere.”


Both Will and Toni have families with real estate backgrounds, so it was easier for them to make the decision to purchase a property that required updating. Situated on a quiet dead end street, on close to a half-acre lot, 508 E 14th is a solid brick, traditional home originally built in 1935. There was worn carpet covering elegant well-maintained oak flooring and a 1970's era kitchen remodel. The property was first listed for sale at $750,000 mid-summer in 2011. After sitting on the market for almost 250 days, Toni and Will saw the strong bones and the potential. “When we found our house on 14th, it literally had an energy that sucked me right in. I felt it in my heart before we got out of the car,” Toni recalls. It was clear that many previous buyers had rejected the high price tag, which forced the sellers to adjust the price for the current dated condition. The selling price was eventually settled in the mid-$400k range. “We were meant to be here. In the four years since we moved, Spokane has seamlessly filled the gaps that were missing for us in San Francisco. The location is quiet and picturesque on a beautiful, private dead-end street, yet we can walk two blocks and get sushi and a cocktail without the traffic, the waiting for a table, the parking tickets, and the high-dollar price tag. Gorgeous places like Manito Park, comparable to Golden Gate Park, both with Japanese gardens, are only blocks away with no crowds or fighting over parking. Will could, and still does, come home to have lunch with us in the backyard, with plenty of time to get back to work and even time to drop off dry cleaning on the way. The convenience factor is unbeatable and you don't lose any charm or appeal. I feel like our house on 14th gives us the best of both worlds and then some.”

Q: The Pacific Northwest has quite a few builders/contractors in the area. What sets Edwards Smith apart from other companies in the area? A: Every project we do is unique and will never be duplicated. We’ve developed a copyrighted system for managing that custom building process. Our system provides the personal attention necessary to ensure the client’s distinct needs, desires and goals are realized.

Q: What have been the most challenging projects that Edwards Smith has had thus far? A: We are asked to perform incredible feats on many projects. Of course, every steep lakefront lot presents unique challenges, but some other examples include the following: • Accommodating major design and structural changes when the decision was made by the owners of a commercial project to alter the building mid-stream. They added 3,500 square feet to an upper level, which also required modifications to the 3,500 square feet below the addition. • Many of our homes have very technical heating systems. One home in particular, in addition to the heating system, was a challenge due to its sheer uniqueness, including a bowling alley, massive timberwork and mahogany paneling throughout. • Sometimes our clients have a difficult time making a decision and sticking with it. One client selected plumbing fixtures that were then purchased, received and returned six times before settling on the final product. We allow our clients the space to make the right decision for themselves. • Timelines can present another challenge. One client needed his home completed by June during one of the heaviest snow seasons we’ve had in North Idaho history. We had to tent the entire house to meet his completion date.


Q: Edwards Smith has been mostly residential in the past, but seems to be transitioning into commercial projects. How has this been for the company/team? A: Since the onset, about 10 to 20 percent of our portfolio is made up of commercial projects. That hasn’t changed. Lately, however, we’ve been getting more recognition for the quality we bring to that arena.

Q: Edwards Smith was fortunate to work on the DIY Network’s blog cabin. How was the experience? A: There were moments of stress, but, overall, it was a fun and unique opportunity. Our team was up for the challenges and performed wonderfully. We’re glad we did it.

Q: Where does Edwards Smith see itself in the next 10 years? Staying regional? Expansion? Etc. A: Our company remains committed to serving clients in North Idaho and Eastern Washington. We will continue to focus on processes and experiences that contribute to the success of building unique, one-of-a-kind custom projects. If the marketplace recognizes our processes are different than the status quo and we need to expand because of it, we’ll grow responsibly. That means ensuring we have the right team in place so each project gets the time, attention and expertise it deserves. Assisting our clients in achieving their goals is our number one priority. Jennifer Nicholson, owner of Switch Design, assists hundreds of our clients in a variety of roles: pre-listing consultations, vacant home staging, designing home finishings for remodeling projects, and new construction designs. Jen most frequently works with sellers as they prepare to list a property for sale, and by assisting in vacant home staging. Enjoy the following Q&A from this talented design guide. Q: Do you do other design work beside staging? A: I believe in playing my strengths - I am really good at what I do when it comes to staging - my eye is set on how the home should look for showings and photos. What I like most about staging is that everything I suggest is so the home will show at its best to the widest population possible. My opinions are based solely on that goal as everyone’s design tastes are different. If my design style matches a potential client’s then yes, I have and I will do other design work. I have successfully worked on client’s design projects from kitchen and bath remodels, new paint, light fixtures and flooring selections to new furniture selection and placement. I am always honored when a staging client calls me back once they have moved into their new home to have me help them place and arrange their furniture and décor - its the biggest compliment out there! -well besides the home selling within the first week of hitting the market of course!


Q: What is your training and background? A: My background is in business marketing and sales - I sort of just fell into this business five years ago when I was approached by a friend of mine to start some sort of interior design business. We got to doing some research and felt like Home Staging would be a good place to start - as it turned out, it was. Home Staging is a perfect fit for my talents and skills as I naturally have an eye for looking into a space and realizing its full potential. However, it is not just being able to see a space differently, it is mostly about communicating my ideas to the homeowner is way that is supportive, positive and of course, persuasive. I look back and I can’t believe I have been doing this for 5 years. I absolutely love it. I’m honestly always amazed by the transformations that take place before my staged homes hit the market. I’m proud of the homeowners I work with because I know it is not easy as I typically leave them with a very long, detailed list of things to do to get their homes ready. I know how much work is involved and I am always so happy to see the end results.

Q: How does your staging (both occupied and non) process work? A: Ideally I am involved at the very beginning of the listing process. The Realtor gets the listing, I provide the staging consultation, the work is completed by the homeowner, professional photos are taken and then it hits the MLS. If homeowners do this in the very beginning, then they know that their home is the best it can be for photos and for showings. They are prepared and it shows. Once I hear from the Realtor, I contact their homeowners and schedule the staging consultation. An occupied consultation usually takes 2 hours, as I am very thourough, going room by room preparing my detailed list of instructions. Once complete I walk through with the homeowners to verbally share my ideas to make sure everything sounds doable - if not, we can come up with a backup plan. I leave them with their list and a timeframe. Once they’ve completed the items from the consultation, I can come back and see the changes. Once photos are taken, it’s ready for the MLS. As for vacant staging, each property is different so I schedule time to preview the home so that I can bring in just the right pieces from my inventory to showcase the home’s individual, unique features.

Q: What advice can you give a homeowner about preparing their home for sale? A: Start by working with professionals - your home is your largest asset, work with a team that can get you the most for your investment. Be ready when the home hits the MLS. It is not easy living in a “staged” home. It may not feel like your home anymore - but that is part of the process - I always like my homeowners to begin visualizing their new space as they start packing treasures from their home. Clean, clean, clean. Your home must always be clean. You may have to leave at a moments notice for a showing so be sure you get into the habit of constantly putting things away after you use them. Have a plan for your pets and make sure there are no pets or pet items in any of your MLS photos!

The old Playland Pier Merry-Go-Round will ride again...in it's new home in Memorial Field Park.
