fter a very swift 2017 in the real estate market, we are seeing 2018 continue to bring additional opportunity and excitement in our area. Did you know Idaho is ranked as the number one state for growth in the nation? According to the U.S. Census Bureau estimates for the national and state populations, Idaho became the fastest-growing state in the U.S. Washington state ranks fourth on the same list, coming after Nevada and Utah. Net migration was the strongest factor in our region, as economic opportunities and the low cost of living were key factors. Additionally, Seattle remains in the national spotlight for being the strongest market for appreciation in the last five years, seeing 68 percent appreciation in the last five years. Guess which city ranks second on this list with 53% appreciation during the same time? The gorgeous lakeside city of Coeur d’Alene.

Downtown Spokane Bank Building to be Converted into Modern Food Hall
W
ithin the circles of Spokane’s city planners, there are underway plans to redesign the first floor of the former bank building into the city’s first modern food hall. The building is located in downtown Spokane at the corner of Wall Street and Riverside Avenue. The building has housed banks for decades. Originally built in 1908 and dubbed “The Marble Bank”, it has since housed financial institutions such as The Bank of Spokane Falls, The Old National Bank, Union Trust Company, Fidelity National, Sterling Savings and, most recently, Oregon based Umpqua Bank. Despite its rich history of hosting banks, Spokane proudly welcomes Spokane Central Market. GO propertybyprime.com

Recently, this building changed ownership as it was bought by Alexander Good Depot LLC for $6.5 million. The company is an investment and development firm that is based in Seattle. One of the partners of this company is Interurban Development which is owned partially by Rob Brewster, who was born and raised in Spokane and ventures in real-estate activities in Seattle and Spokane. Brewster first became famous after the restoration of Montvale Hotel and Holly-Mason Building in Spokane. The second partner for the company is Confluent Development which is a Colorado-based real estate company. The plans indicate that the building design will remain true to its original form. The first phase will involve demolition of the former banking setup. Interior changes include stripping away walls and low ceilings to open the concept and focus emphasis on a communal space. During the second phase there will be exterior renovations such as removing awnings and columns and stripping away plaster to expose the original brick. “The idea is to make it feel like it could’ve been done a hundred years ago”, said Rob Brewster. Unlike food courts, which cater to fast food chains, Spokane Central Market will focus on bringing local eateries, artisan bakeries, a ramen house, a brunch diner and a lounge. In total, fourteen tenants will be sharing the space.

Cities such as Tokyo, Chicago, New York City and Rome are no stranger to this type of food hall and many contain retails shops as well. Brewster , who is based in Portland and Seattle, has worked on a number of developments including a space that holds nine small eateries in a former baggage and carriage transfer building. It is also drawing non-food industry tenants such as GuideSpark, a San Francisco based human resources company. Spokane patiently awaits the completion of this exciting new addition in the center of town. While over twenty potential vendors have expressed interest, the lucky fourteen remain a mystery until the opening. We do know, however, that according to Brewster, the food hall will be nothing like the common food courts of the United States which he says are “all about fast food, everything lined up, boring”. iverfront Park is the former site of Expo ‘74 and the World’s Fair and is has made the list year after year as one of the top tourist attractions in Spokane; however, it had not seen a significant upgrade in more than 40 years. Spokane was SUMMER 2018 |

the smallest city to have hosted a World’s Fair at the time, and at the end of its six-month run, over five million people—roughly 28 times the city’s population had attended. It was due time for an upgrade. In 2014 Spokane citizens overwhelmingly approved a $64 million dollar bond to improve and redevelop the Park. The Redevelopment is the comprehensive plan to update and improve Riverfront Park for the next generation. One of the most exciting phases of the redevelopment is Riverfront Park’s Skate Ribbon which was completed in the fall of 2017. After a long wait the path premiered as The Ice Ribbon, consisting of a 16 foot wide, 650 foot long pathway with a 3,500 square foot attached pond. The entire path is surrounded by handrails to provide safety to those just learning to skate. The ribbon sits on the South edge of Riverfront Park. Nearly every day in the winter, The Ice Ribbon has scheduled activities such as free ice skating lessons, cheap skate nights, live music, themed dress up events (even for dogs!) and happy hours. On site is also the Sky Ribbon Cafe which offers food and beverages ranging from gourmet sandwiches, wraps and salads to kids’ meal favorites like grilled cheese, hot dogs and ice cream. Spectators as well as skaters can remain inside the windowed eatery, sit on the patio or enjoy a cup of hot cocoa from the cafe while nestled around one of the fire pits that surround the ribbon. During the warmer months the Ice Ribbon transforms, mirroring the beautiful Northwest landscape surrounding it, and becomes the Skate Ribbon, allowing visitors to pack away their ice skates with their winter clothes and break out the roller skates, skateboards and non-motorized scooters. Admission to the path is free, unless you need to rent equipment. While rentals will be available only between 11 a.m. and 7 p.m., park visitors may skate and scoot all day, from 5 a.m. to midnight. The Skate Ribbon is sure to be an icon in Spokane, joining the likes of the Clock Tower, the Looff Carousel and the Garbage Goat! We will see you there!

Getting Closer to Spokane Falls
T
he city’s hearing examiner, Brian McGinn, has approved a plan to build two 13-story towers along the Spokane riverbank. The mixed-use buildings will house office and retail space, hotel rooms, apartments and condominiums as well as underground parking. The project is part of is one of several exciting developments on the Spokane waterfront. There are strict regulations in place to ensure the safety and preservation of the environment. McGinn says of his decision “This proposal rec-
ognizes the interest of the public while enhancing the natural character of the shoreline, results in long-term benefit, increases public access both visually and physically to the shoreline, and increases passive recreational activities for the public in the shoreline.” Spokane developer Larry Stone’s proposal is another step in making Spokane a live-work-play city. His company estimates that an estimated 200 people will live in the buildings with approximately 300 people working there. While the southernmost of the buildings will be strictly residential, other parts of the buildings will be retain and office space. In addition to the inhabited spaces, there will be plenty of open area with views of the river from a courtyard.
Stone’s project will be part of the makeover of Riverfront Park from which we are already experiencing positive results. The revamped recreational area continues to encourage private and public investment. Former project manager for Riverfront Park’s master plan, Juliet Sinesterra, states that adding more downtown residents will greatly boost the economic vitality of the downtown area. This concept, she says is “A wonderful addition” adding “It provides shoppers for our retailers; it activates the park; it makes the streets safer at night”. Many natives to Spokane already know the beauty and recreation our area has to offer and this development will further showcase that.

T
he Rockwood Mansion is located at 416 East Rockwood Boulevard in Spokane Washington and has been in existence since 1911. This residence, formerly known as the Edward & Helen Cannon House, was designed by the architect Earl W. Morrison and built by Amil T. Johnson. The Cannons spent $30,000 to build their new home. This was significant since homes in the area at that time, according to the first neighborhood covenants had to cost a minimum of $6,000.
Original Design One of the grandest homes in the area, the brick home is part of Spokane’s most exclusive and historic neighborhoods. The developer of the now historic neighborhood placed the earliest known restrictions for the area such as “no outhouse or barn shall be erected”. There were strict guidelines regarding setbacks from the property lines as well.
Design was Colonial Revival Style and construction took place in the early 1900s, making use of formal massing, a hip roof, a wide cornice with brackets, symmetrical fenestration patterns, a prominent façade portico, multi-paned windows, red brick cladding, and classic white trim. The original façade design included the main house, a two-story garage and a carriage house. The main house consisted of six rooms, a living room, a formal dining room, kitchen, a large fireplace, conservatory, den/library, maid’s quarter with bath a large ballroom, a façade terrace and front porch, basalt rock retaining walls, basalt rock steps, and a basalt rock fountain. The interior of the house is finished throughout in oak floors with mahogany and white enamel finish in all of the rooms except the library/den and the ballroom which follow the English style of finish in darker hardwoods. Rockwood Mansion for the exterior of the house also included an inset balcony with a Chippendale-style balustrade at the base of the Palladian dormer on the home’s façade. A balustrade in the same style was also located on the roof-top deck of the west elevation side porch and the east elevation conservatory/sunroom wing.
Historic Renovations Renovations were made to the front terrace design in 1949, replacing the original brick retaining walls, brick posts, and terrace balustrade with basalt rock retaining walls and basalt rock terrace posts. In 2004, the front steps that rose from the sidewalk in front of the house to the terrace/front porch were removed. The West elevation and East elevation second-floor porch decks originally protected with Chippendalestyle balustrades were removed between 1951 and 1961 and replaced with wrought iron balustrades. The Basalt rock foundation was replaced with reinforced concrete in 2004 due to structural insufficiencies as a result of the home’s original foundation shifting on the steep hillside resulting in cracks showing on the exterior. The sleeping porch was enclosed during the 1930s-1940s, the latest remodel in the kitchen was completed in the 1980s (original 1911 kitchen cupboards and cabinets are presently stored in basement), the maid’s room was converted for use as a laundry room in the 1980s, the original vestibule floor was covered with slate in the 1970s-1980s.
Modern-day Rockwood Mansion The sweeping grounds and a wrap around driveway lead to the mansion. The entry terrace to this mansion provides a city park view. This residence is a multi story styled house, with a total of 6 bedrooms & 6 bathrooms and a brand new kitchen. The updated home boasts a new heating & cooling system, dining room, grand stairway, fireplace, mechanical room, laundry room, a detached garage, a new master suite with the addition of a walk-in closet, dressing room and a totally new master bath. The carriage house was renovated into a brand new 1 bedroom/1 bath guest house with updated paint colors and newly painted exterior trims. The hardwood floors and woodwork have been maintained in like-new condition and the mechanical systems are state-of-the-art. With minimal exterior modifications to the original design, the Cannon House, garage, and rock walls retain excellent exterior architectural integrity which is represented in the property’s original location, design, materials, workmanship, and association as a single-family home and garage built in Spokane in the early 1900s. Although, the Rockwood Mansion has been updated, it still hasn’t lost the original character of an early century Spokane historical home.

Technology is there to aid, not usurp positions No profession can remain immune to changes in technology, least of all banking and real estate. Many real estate agents made a lot of hue and cry when internet arrived and the concept of MLS was introduced. They thought that it was an attempt to downgrade the role and importance of real estate agents. But time has proved that real estate agents have benefitted significantly because of not just the MLS but also all other modern gadgets and technological tools that have evolved since then. In fact, one look at the most popular and successful real estate agents is enough to reveal the fact that all of them have embraced technology with open arms. Technology has helped them to better organize themselves and serve their customers in a more efficient manner.
Technology is Not Always Right Take for example the estimation of values of properties by realty sites like Zillow and Realtor.com. People desirous of selling their homes often look up at these realty sites to know the worth of their properties. Zillow calls its estimates Zestimate and proudly encourages individuals to consider the estimate of their home given on Zillow as most accurate. However, people have often found these Zestimates to be off the mark and very inaccurate in some instances. In such a scenario, the knowledge and experience of a real estate agent proves invaluable in arriving at the right listing price for the sellers. A real estate agent, with all the data available to him about the prices of similar properties recently sold in an area can easily find the most accurate selling price of a property. and is based on specific research and actual sale prices rather than listing prices. A real estate agent will take multiple factors in to consideration before preparing a CMA for their client. Remember, the quality of work an agent presents directly reflects on their reputation.
Any Transaction Remains Incomplete Without Negotiations Technology can never provide a substitute to the negotiation skills of a real estate agent. Can you make use of technology to deal with the buyers who insist on lowering the asking price? What if you are the buyer and the seller won’t budge? You can market the property using internet and social media but you still need the fine tuned negotiation skills of a real estate agent to counter the arguments of buyers. Lender Adds a Human Touch to the Mortgage Process The same is the case with lenders who are a critical cog in the wheel of real estate transactions. Lenders would have been made redundant long ago if disbursement of loans was only about documents and numbers. Any app or online tool can analyze the application of a borrower and decide in favor of granting loan to him if he has the numbers in his favor. The emergence of virtual lending in the shape of Rocket Money reflects the changing face of lending. It is a great way of disbursing money to those who have a solid credit score and impeccable financial documents. But virtual lending does away with the requirement of a loan officer. Every borrower has a unique set of circumstances that need to be looked at by the loan officer. It is the prerogative of this loan officer to tweak rules and regulations in case the applicant is genuine but does not fulfill all the criterions for a mortgage loan. This human touch is missing with Rocket Money and similar such lending arrangements. As an individual seeking mortgage loan from a bank, there is a lot to ask and lot of explaining that is possible only where there is a two way interaction. If the lending process is automated, it would benefit a minuscule section of the population but it will create insurmountable hurdles in front of a large section of the population. The human touch in the form of a loan officer in traditional lending is a way to allow the applicant to give answers to clear the doubts in his mind. This is why virtual lending has limitations and it will never be able to replace the traditional route of lending. It has to be understood by both real estate agents as well as lenders that technology is there to help them rather than to replace them. History has shown that any new technology that was perceived as threat by real estate agents has only helped to make them become even more important for their clients than before. Whether it is using internet to lure customers with a beautiful website or social media to convince clients about their knowledge and experience, technology has only created the position of real estate agents in the world of real estate.
Conclusion In the light of all the factors that have been studied in detail so far, it appears that it is totally wrong to think that modern technology poses any threat to real estate agents and lenders. It is the same thinking that declared real estate agents to be a dying breed when FSBO arrived on the scene.
