After a cold winter with record snowfall, we are looking forward to warmer
weather and spending some time reflecting on everything that has happened for our company and our community in the past year. As always, we continue to pride ourselves on putting our client’s needs first, evolving with the times, and remaining innovators within our industry. In the past year, we have welcomed 20 new real estate agents to our team to help us continue to grow, innovate, and cultivate new ideas. One of our new ideas includes the video series we launched on YouTube to showcase the beautiful areas of Spokane and Coeur d’Alene. This new series encapsulates our dedication to providing the highest quality professional services we can to alleviate our clients’ stress throughout the process of buying or selling a home. After hours, we found the time to volunteer at 2nd Harvest Food Bank and Post Falls Food Bank to help give back to our community. Last Christmas, we spread the holiday spirit by volunteering with Holidays with Heroes, a mission that pairs Spokane Police Department officers with underprivileged children to take them to buy Christmas gifts for everyone in their family along with all the fixings for a delicious Christmas dinner. We are thrilled to have the opportunity to work with incredible local business partners, including Switch Design and Raising the Bar Northwest. In addition to expertly staging homes, Switch Design helped us create a beautiful, functional office space that fosters creativity and collaborative work.

A Home with H Designing a Dream Home
In 2016, Amy and Joey Tilton began creating their dream home from the ground up. Built on 10 acres of land in a premier location just 20 minutes away from Spokane and Coeur d’Alene, this custom home boats spacious interiors, updated amenities, and designer details at every turn.
Timeless Interiors
A long-time lover of interior design and architecture, Amy Tilton drew inspiration from the 1909 craftsman house she grew up in on the South Hill—particularly for the fireplaces and finish work throughout the home. Although

she loves traditional architecture, in designing and furnishing this home, she chose styles that will prove timeless. Her attention to detail is clear in every room of the house, from custom oversized crown moldings to polished nickel interior door knobs to beautiful wainscoting throughout the house. Functional Beauty
As a commercial excavator, Joey Tilton knew this 10-acre lot was the perfect canvas for their dream home from the moment he laid eyes on

it. While his wife was instrumental in the design and execution of the decor, Joey brought a myriad of functional elements to the house. From start to finish, he used only the best contractors in the Spokane area to ensure the house was built with the highest quality in every phase of the process. He took extra steps to ensure water and power ran throughout the entire 10 acres by including heat tape in the gutters, two efficiency gas forced air systems, two instant hot water heaters, extra insulation, and indoor and outdoor
compressed air. Likewise, he hardwired internet to each TV and computer in the house to guarantee quick, reliable service. As a result, gas and electric for the entire house cost an average of only $150 each month. In addition to the community’s secure gate, the Tiltons installed wifi-enabled security locks on the house as an added safety measure that can be activated on-the-go. Thanks to his meticulous work throughout the building process, the house is safe, secure and flawlessly functional from top to bottom.

In the resort town of Coeur d’Alene, developers and people looking to build on a flat lot are finding that most are no longer available, or the remaining few do not allow for lake views or are in neighborhoods that don’t make sense to build a custom vacation home in. What most do not realize is that sloping lots not only allow for a more dramatic architectural statement but can also provide for a home that has stunning lake views while being more energy efficient and eco-friendly. It is a common misconception that sloping lots cost far more to build on when compared to a flat lot. While this may be true for a builder who has never built in the Coeur d’Alene area (or has limited experience), an experienced builder with the right architect will confirm that the sloped lot premium is more of a myth. You architect will also tell you that a sloped lot can create the opportunity for passive cooling and heating if they are oriented well and near the Lake. Taking advantage of passive solar heating and cooling can substantially reduce the long-term cost of owning a home. When building on a south facing sloped lot like the one below that is currently listed with Prime Real Estate Group, there are many opportunities for dramatic design and passive heating and cooling. Building a home into a hillside results in part of the home buried below grade (the rear wall). Below grade temperature is a constant 65 degrees, resulting in the entire house’s temperature being a more constant and comfortable. With properly located large view windows, overhangs, and decks the natural cooling and heating will be further augmented reducing energy demands for the home. While the passive cooling and heating opportunities are rewarding for a south facing lake view lot and home, such a lot will allow for spectacular lake views and sunsets, and the potential for a unique and dramatic architectural statement limited only by the imagination of you and your architect.
