New Home + Condo Guide
Finally, the news every new homebuyer wanted to hear: the Bank of Canada cut the key lending rate by 25 basis points to 2.5 per cent, that can certainly spur the fall new home market, particularly in Edmonton that is already seeing substantial population growth. So, let’s wade in to what promises to be a busy season.
Daytona Homes leads of the charge with a spate of new showhomes in new communities that continues their rapid expansion in the Edmonton market. In our cover story, we also talk about Daytona’s diverse quick-possession homes that really sets them up for success this fall.
We have stories on Front-Drive Garage Homes, on Kitchen Designs, and a look at what lures new homebuyers to Edmonton’s southeast. But our coverage of the BILD Alberta Awards tops this issue. We were there at the ceremonies held in Banff and it was a night filled with celebrations and reconnecting with old friends and acquaintances. Congratulations again to all the winners and finalists!
And if that isn’t enough excitement yet, we have the Edmonton New Home + Condo Expo happening from October 18-19 at the Edmonton Expo Centre. We’re really excited to be hosting this event as we continue our promise to “guide” our readers to the best opportunities to own a new home in Edmonton. Come by and check it out, who knows this just may be where you find your dream home.
See you then!

STORY
Edmonton is expected to remain as one of Canada’s most active housing markets this fall, thanks to its strong economy and relative affordability compared to other major cities. Daytona Homes aims to capture hearts and minds (and market share) with its exciting fall line-up of new homes and buyer incentives.
Daytona Homes is wellpositioned to make the most of this strong homebuying season, as it opens new showhomes in more new communities. Their robust line of quick-possession homes incorporating sought-after styles and availability ensures they have the right product to cater to a wide variety of lifestyle and timing needs.
“This fall, Daytona Homes is opening the doors to exciting new showhomes across Edmonton,” says Jill Williams, Business Development Manager at Tacada, Daytona Homes’ parent company. Williams says buyers can now tour their brand-new Scorpio model in Chapelle Gardens in the southwest, and they have also just unveiled their Tiguan II showhome in the dynamic and exciting southeast community
of Alces. Both are single-family, detached garage models. “We’re really excited about these two new showhomes.”
Alongside these showhome launches, Daytona is also offering the Pick Your Path fall promotion, giving buyers the flexibility to choose the incentive that best fits their lifestyle.
It’s always the right time to buy a Daytona Home, but this fall might even be more advantageous. The recent decision by the Bank of Canada to cut the key lending rate by 25 basis points to 2.5 per cent is of course key point for homebuyers. Further incentives from Daytona are the cherry on top.
“This fall, buyers have two great opportunities,” Williams says. “For those who want to build from the ground up, our limited-time Pick Your Path promotion makes it the perfect moment to start – offering flexible incentives that add even more value to a presale purchase,” she says.
“For those eager to move sooner, Daytona also has a strong lineup of quick-possession homes
completing now, allowing families to settle in before the holidays. Whether you’re looking to build your dream home or move right in, fall is the ideal time to make it happen with Daytona.”
Functional and fashionable style prevail in Daytona Homes’ showhomes that emphasize comfort for the family. Their latest showhomes take the notion to whole new levels of stylish functionality.
“We are really excited about these two new showhomes. The Scorpio is designed with today’s families in mind featuring openconcept living with stylish finishes,” Williams says. “While the Tiguan II boasts a versatile design that includes a main floor bedroom with full bathroom, a feature that’s proving incredibly popular with multi-generational families.”
The Scorpio, now open in Chappelle Gardens, is a standout model this fall. It is a 1,638-squarefoot laned home with a spacious central kitchen, open-concept great room, and flexible main floor den. “It’s designed for modern living,” Williams says. It has three bedrooms and two-and-a-half baths and answer the lifestyle needs of first-time homebuyers.
Meanwhile, the four-bedroom, three-bath Tiguan II showhome in Alces has been drawing plenty of attention for its smart inclusion of a main floor bedroom and bath. Quite uncommon for a laned home, but the Tiguan II is able to use all 1,707 square-feet of living space efficiently. “It is ideal for extended family or flexible living arrangements. Both homes reflect Daytona’s thoughtful approach to design.”
Daytona Homes also offers front-drive garage and duplex models, and new showhomes for those are already in the works for 2026.
For more than three decades, Daytona Homes has marked its success by the comfort they have been able to provide their clients with efficient, functional home designs, and customer service that goes above and beyond expectations.
Today, it’s easier than ever to find Daytona Homes in Edmonton as they continue to expand in more new communities. Williams says they are particularly excited
for their expanded presence in Chapelle Gardens, Alces and the Orchards.
In Chapelle Gardens, the new Scorpio showhome is a perfect fit to the family-oriented theme of the community. “This vibrant southside community offers families a connected lifestyle with schools, parks, and recreation close at hand,” Williams says.
Alces is a rising star in South Edmonton, and their line of laned and front-drive garage homes offered here emphasize the tremendous new home living opportunities available. “In Alces, families can choose a move-in ready home or build from scratch to suit their lifestyle.”
The Orchards is an awardwinning master-planned community known for its familyfriendly atmosphere. “Here, Daytona offers a variety of quickpossession homes so buyers can enjoy the lifestyle right away.”
Daytona Homes is also currently building in the communities of Rosemont, The Uplands at Riverview, and Edgemont in the west; and Crystallina Nera in the northeast. They are also found in Ardrossan.
Their range of quick-possession homes are found in most of these communities, giving a further advantage to homebuyers who want to move in quickly.
“Each of our quick possession home features professionally curated designer selections, so buyers enjoy a one-of-a-kind style that’s both beautiful and functional,” Williams says. “The advantage of a quick-possession home is simple: you get the quality and craftsmanship Daytona is known for, without the wait of a full build – perfect for families eager to move in now.”
Since 1993, Daytona Homes has been helping Alberta families find
their perfect fit and have handed over the keys to over 4,000 homes in Edmonton in that time. “As an award-winning builder, we’re known not only for our quality craftsmanship and stylish designs but also for our commitment to customer care,” Williams says. “Whether you’re looking for a move-in ready home or want to build from the ground up, Daytona offers the choice, flexibility, and community connections that make buying a new home an exciting and rewarding experience.”

On Saturday, September 20, Chappelle Gardens welcomed guests to their Harvest Your Haven event – an afternoon filled with inspiration, creativity, and the grand opening of six beautiful new showhomes from Brookfield Residential, City Homes, and Daytona Homes. Visitors were invited to stroll through the neighbourhood, tour thoughtfully designed showhomes, and imagine what life could look like in one of Edmonton’s most welcoming new communities. Visitors were immersed in a vibrant celebration of home and community, complete with live music, engaging activities for all ages, and a fall wreath-making workshop that added a charming seasonal touch. Builders were on hand to answer questions, share
painting, a family photo booth, and fall bouquet-making brought colour and creativity to the day. And of course, Tiny and Peanut, the alpacas with serious star power, were a hit with kids and grown-ups alike. Guests also had the chance to enter to win exciting prizes, adding a little extra buzz to an already high-energy afternoon. Beyond the fun and festivities, the event offered a real sense of what life in Starling
South looks like. Surrounded by scenic ponds, natural parks, and winding trails, the community feels like an escape for anyone who loves being close to nature. Any home can be a family home, but the front-drive attachedgarage (FDG) home remains to be at the top of the list – certainly among families. These types of homes are as ubiquitous as the suburbs they are generally found in, and they remain at the apex of the home-buying cycle.
But in these days when affordability is a challenge, homebuilders are getting more creative in their designs of the FDG. The key it seems is flexibility in floorplans and adding value to the home, specifically making the most use of the home to work as a partial rental property or as a multi-generational home where aging parents can stay.
The FDG home is the best home type to fit all the needs of a growing family. It has the space, functionality, and convenience that addresses all their needs. But that doesn’t mean that homebuilders
by PEPPER RODRIGUEZ
can’t find new ways to bring innovation into their design.
“Cantiro front drive homes offer exceptional value by combining spacious layouts, premium features, and community-centric living, says Gary Hoeft, General Manager, Cantiro Homes.
He points out that multigenerational homes – where owners can make room to bring their aging parents to live with them in comfort – are more in demand now and their designs have taken this into account. This is just one of the many lifestyle needs that Cantiro designs their homes for, including work-from-home flexibility, growing families, entertaining guests, aging in place, all while balancing curb appeal with functional living.
“Cantiro’s front drive Life Collection homes, such as the Family Generations 24, are designed for multi-generational families and include flexible spaces like homework stations, main floor bedrooms, and large dining
areas. These homes are built to accommodate evolving lifestyle needs, for every stage of your life.”
Coventry Homes, meanwhile, says the full potential of FDG homes can be easily realized to make them fit the buyers’ evolving needs.
“Front drive garage homes offer incredible value by providing more square footage and functionality on a single lot,” says Coventry Homes Director Marketing & Communications, Tara Van Horn.
“For growing families, multigenerational households, or anyone who needs extra space, FDG homes maximize both interior living and yard space. With today’s rising costs, it makes sense to invest in a home that can adapt with your lifestyle for years to come,” she says.
Cantiro homes offers FDG homes starting from the $590’s. All feature spacious layouts and open concept designs, premium
finishes and design packages, energy-efficient features and smart home technology, as well as access to vibrant, well-planned communities.
Cantiro’s homes are designed around how people actually live. “We offer flexible floorplans, multiuse spaces, and curated interior style packages. This means buyers can choose their home to suit their family structure, hobbies, and future plans,” Hoeft says, and home designs also reflect the diversity of their buyers.
“Our buyers come from a wide range of backgrounds and cultures, reflecting the vibrant mosaic of Alberta’s communities. Many are professionals, entrepreneurs, and families who want a home that supports their busy lives and evolving needs. We also welcome repeat buyers who have experienced the Cantiro difference and are returning for their next chapter.”
Flexible designs within Cantiro’s Life Collection homes feature the buyers’ choice of designed-forreal-life models, curated interior styles, and options like main floor bedrooms, basement side entries, and fourth-bedrooms.
Their FDG homes are found in the communities of Ardrossan, Elan, Alces, Riverstead at Keswick, Glenridding Ravine, Rosenthal,
Castlebrook, Hillshire West, Greenbury, Greenbury Park, and Riverside.
They are offering a variety of incentives to market, including the Big 30 Years Event, where buyers can save $30,000 on select quick possession homes. They also have the Down Payment Savings Program (DPSP), which allows buyers to build their downpayment gradually during construction. Find out more at cantiro.ca.
Coventry Homes has been one of Edmonton’s most well-regarded homebuilders for almost 50 years now, and their ever-evolving line of FDG homes is a source of pride.
“We’ve focused on flexible spaces that meet modern lifestyles – like main floor offices, spice
kitchens, and tech areas,” Van Horn says. “Buyers also love our legal suite options, which give them the ability to offset mortgage costs or create multi-generational living. The response has been overwhelmingly positive, with families appreciating both the style and practicality of our designs.”
Coventry builds front drive garage homes in all of over 17 communities in Edmonton and surrounding areas top communities, including Marquis, Rivers Edge, Keswick Landing, and Nouveau in St. Albert – just to name a few.
More models and communities are coming soon has always been the promise, as the FDG home is a significant part of sales. “Families in particular are drawn to the added space and the convenience of having an attached garage in our Alberta climate.”
She adds that Coventry’s FDG buyers are often families, move-up buyers, and professionals looking for long-term homes. “We attract them with flexible home designs, customizable options, and movein ready quick possessions that fit their timelines.”
Coventry has extended its Free Basement promotion to include select Quick Possession homes. “Buyers of select Quick Possession can now enjoy more developed living space at no additional cost,” she says. Go to coventryhomes.ca for more information.

In these days when the rest of the country is looking to Alberta for affordable housing opportunities – especially in Edmonton – the southeast sector of the capital region is certainly drawing its fair share of interest.
The southeast is generally the area south of Whitemud Drive and east of Highway 2, but much of the new growth can be found straddling Anthony Henday Drive. The southeast does include the older, more mature areas including Mill Woods, but most of the new communities – like Aster
by PEPPER RODRIGUEZ
and Alces - are further along the developing southern edges of the city.
Communities that promote a healthy life-work balance is the norm in these new areas, with commercial, retail and recreational spots found in abundance and residents don’t have to go far to find what they want and need.
Affordable and multifaceted homeowning opportunites abound, as Southeast Edmonton
remains one of the most desirable localities in Alberta. It is centrally positioned, offering relatively easy and quick access to several other areas like Central Edmonton and Sherwood Park. In addition, the area provides everything a growing family needs locally, ranging from schools and shopping to leisure and medical care.
“Southeast Edmonton is a vibrant, family-friendly area with a strong sense of community,” says Tara Van Horn, Director of Marketing and Communications
for Coventry Homes and Impact Homes. “It combines the charm of established neighbourhoods with the convenience of new development, offering great schools, parks, and easy access to Anthony Henday Drive.”
Southeast Edmonton is also close to the Edmonton International Airport, which is great for frequent travellers and for those working at this major employment hub. Transit routes have also improved to provide residents with swift access to many of Edmonton’s sub-areas, as well as easy access in and out of the city.
Aster is an exciting young community in Southeast Edmonton, conveniently located just minutes from Anthony Henday Drive. As the community takes shape, its inviting trails, green spaces, and landscaping will reflect its flower-inspired name.
Developed by Qualico Communities, Aster was identified by the Edmonton Public School Board as a future school site in their Three Year Capital Plan for 2025-2028. The Aster school project has been identified as a Year 2 priority which are priorities requested to meet a crucial need.
Aster is not only going to have its own school, but is is also close to shopping, restaurants, and the Meadows Recreation Centre, Van Horn says. “The recreation centre offers everything from swimming to fitness programs and provides so much ease to residents in the area.”
There are even more new opportunities to own a home here, especially for buyers on tight time schedules, as Impact Homes has several quick-possession homes here. “Impact builds primarily Quick
Possession laned homes with detached garages in Aster,” Van Horn says. “When possible, they feature side entrances to allow for basement development for multi-generational living.” Find out more of what they offer at impacthomes.ca.
Another new community generating much buzz is Alces (pronounce al-sis). It is the Latin word for “moose” – a Canadian symbol of strength, pride and grace. Alces, developed by Cantiro, is inspired by nature and is created for connections.
Alces is a community crafted around the distinctive lifestyle it offers, featuring a gazebo, community picnic tables, park spaces, a bike track, and scenic walking paths.
It is also within minutes of shopping, restaurants, and recreational amenities – the perfect community whether one is looking for a first home or a forever home.
“Alces offers shared-use paths and natural exploration areas, seamlessly blending outdoor living with modern comfort,” says Nick Young, Cantiro’s Development Manager for Alces.
“Residents can expect a balanced lifestyle with access to natural green spaces, modern amenities, and communityoriented living. Alces is designed for families, professionals, and those who appreciate both tranquility and convenience.”
There will also be a wide variety of home styles in Alces, including front drive and rear lane singlefamily homes, three-storey single family homes, duplexes, and townhomes – in short, every home type for ever type of budget.

These days when short video clips are king on social media, it seems everyone is a chef sharing cooking tips and culinary expertise on TikTok or YouTube. So, it helps having a nice, clean and orderly kitchen as the background.
But the kitchen isn’t just about getting the Instagram double tap, it’s the beating heart of the home, the place where life happens. So, a well-designed, functional and stylish kitchen is always paramount, whether one cooks or not.
“The kitchen should feel effortless for cooking, dining, and gathering, while also showcasing a beautiful and timeless design,” says Kristina Plank, Marketing Manager at Excel Homes. “A well-planned layout ensures the space flows seamlessly, with optimal storage and plenty of natural light.”
by PEPPER RODRIGUEZ
McKenzie Campbell, Interior Designer at Coventry Homes says the best advice she can give their buyers is to invest in the kitchen upfront. “The kitchen is the heart of the home, and it’s not easy to make major changes after it’s been built. So, focus on getting the elements that matter most to you right from the start. You can always save money on smaller details that are easier to change or add later, but prioritize things like layout, integrated features, storage, and finishes that will make the space functional and timeless.”
A big part of the new homebuyers’ journey is picking a home with the kitchen that most fits their lifestyle. Showhomes are key in
giving buyers a sense of what’s available out there, but advice from experts on current style trends, innovations, and materials is always vital.
“At Coventry Homes, we always emphasize functionality, storage, and style,” Campbell says. “Open layouts with large islands, ample cabinetry, and integrated dining spaces are key to creating a kitchen that’s both beautiful and practical. Creating a functional yet aesthetically pleasing workspace.”
She does see new trends in custom built hood fans, quartz backsplashes, island details such as decorative panels, detailed posts and waterfall edges. “We also are seeing people mix more materials together within the kitchen like different coloured countertops, different backsplash materials or
doing a bold accent colour in the butler’s pantry off the kitchen.”
While Plank says recent trends Excel is seeing include extended islands with seating, walk-through pantries that connect directly to the mudroom and garage for easy grocery unloading, and spice kitchens perfect for cooking aromatic dishes.
“Appliance upgrades such as built-in wall ovens, gas cooktops, and smart home technology are also becoming more popular. Modern finishes such as quartz countertops, fullheight backsplashes, and black or gold hardware add a touch of sophistication.”
The standard kitchens that both Coventry Homes and Excel already include all the essentials and designed with functionality and convenience in mind. But they are flexible enough and easy to upgrade should the buyer choose.
Among the most requested kitchen upgrades Coventry is seeing are custom tile, full-height upper cabinetry, and built-in appliances are popular upgrades. “Along with an ample amount of pot and pan drawers and garbage + waste pullouts. We are also seeing customers upgrade to custom painted cabinets to show case bold warm accent colours and are starting to venture away from an all-white kitchen.”
Plank says the kitchen might be the one place buyers should include in their upgrade plans, because they are harder to change later.
“We often suggest investing in timeless features like cabinetry and countertops since these create the foundation of the kitchen and are harder to change later, while smaller details can be updated over time,” Plank says.
Popular upgrades at Excel include cabinetry, extended islands, under-cabinet lighting, and gourmet appliance packages.
Showhomes are the best way to get inspired for your own home, they present the aspirational ideas that homeowners can adapt for their own style. Kitchens can have the biggest impact on the look of the home, so pay attention to the details they include.
The Rosewood show home in The Orchards exemplifies Excel’s signature kitchen style, Plank says.
“It’s open-concept layout flows effortlessly, blending modern design with everyday functionality. The kitchen features an expansive waterfall island with seating for four, sleek two-toned cabinetry, ample storage, and generous counter space. Under-cabinet lighting, built-in smart appliances, and a matching quartz countertop and backsplash create a seamless, upscale look.”
Additional touches like upgraded island light fixtures, a modern black faucet and a pot filler elevate the space even further. A custom wood hood fan and dedicated coffee station add warmth and convenience, making this kitchen both beautiful and practical. Find out more at excelhomes.ca.
While at Coventry Homes, Campbell says their Kail showhome in Crystallina Nera is a showstopper, featuring a functional layout paired with a warm inviting colour palette.
“The kitchen show cases elegant detail within the island with a featured post, a furniture base moulding and decorative panels. This is paired with a custom built in hood fan along with the mixing of materials utilizing a quartz and hammered tiled backsplash within the same space. We’ve also mixed the hardware styles with simplistic knobs and more detailed handles all in the soft champagne bronze finish.” For more information, go to coventryhomes.ca.
