Like many do-ityourself decorators, I’m always on the lookout for ways to bridge the gap between my limited skillset and the world of ne design. I look for what great designers know that the rest of us don’t, like how to pull o daring color pairings.

To combine colors at home with con dence, cue the color wheel

O en DIY decorators get the furniture plan right, nail the neutrals and install the right xtures, but then cringe like the Cowardly Lion when choosing color. Afraid of making a mistake, of mixing colors that “don’t go,” even the bravest DIYers timidly default to neutrals and maybe one accent color. The result? Safe and boring interiors.

Yawn.

Well, here’s a leaf from the designers’ color-courage handbook: When looking to combine colors, remember opposites attract.

Let’s go back to grade school for a moment. Remember the color wheel, that round rainbow that radiated all the colors? We learned how the primary colors — red, blue and yellow — mixed to form the secondary colors — orange, violet and green — and their hybrids: redorange, blue-violet, yellow-green and so forth.

We learned from some art teacher or maybe a parent that colors could be warm or cool, making us puzzle over a

Spring home sales return to normal

Temperatures and the real estate market are nally beginning to warm up. That’s a welcome change but normal for this time of year. November and December sales were the slowest since the 2008 recession. With mortgage rates remaining over 7%, little inventory and declining consumer con dence in the economy, there was concern that our market would continue a weak performance into the spring. Fortunately, rst quarter sales popped up like spring da odils.

Market time is about the same as last year. Half the sales made during the rst quarter were within the rst 30 days of the listing and sellers received 99.6% of their asking price. The longer a home stays listed, the greater the discounted price sellers receive. Sellers who haven’t sold their home within the rst 30 days will end up selling for 97% of their asking price. Listings over 60 days will sell for 96% of their listed price and homes on the market over 120 days will likely sell for 93% of their listed price. Cameron Park nished the quarter with 50 sales and $645,000 for a median selling price and the greater Placerville area reported 48 sales and a median selling price of $640,000.

Rural property values are troubling. Typically, homes on acreage will sell for slightly less than the county’s median price. In 2016, when the county’s median price was $425,000, the median price for homes on acreage was

$415,000. In 2018 the county’s median was $498,000 and homes on acreage was $475,000. In 2020 the county’s median was $525,000 and homes on acreage $499,000. That small price di erence has been steadily increasing. Last year homes on acreage sold for 6% less than the county’s median price and this year homes on acreage are selling for 12.5% less than the county’s median.

The cost and availability of homeowners’ insurance is one reason for declining demand and consequently a lower price for rural properties. Homes in more rural areas of the county are larger and older. They require more maintenance and are more expensive to maintain. The demand for rural properties peaked in the 1980s and ’90s. Many families moved to our county for the rural lifestyle. That’s still ■

temperature we could see but not feel. We learned that color a ects mood; it can calm or energize. This, honestly, is where the lesson got a little out there.

Then came the explanation of complementary colors, those opposite each other on the color wheel, which had an “extra special” relationship, like the sun and the moon.

I don’t know about you, but that was the point when I started scratching my head with a No.2 pencil thinking privately those colors looked terrible together. Who but an elf at Christmas would wear bright red and green?

It took me years, and more school, to gure out what the big complementary fuss was about, to discover that indeed if you want to create rooms that cohere color-wise you need complementary colors to collide. Designers know, and now you do, too, if you want to take a room from ho-hum to fabulous, from asleep to alive, if you want to make a room snap, you need to inject opposite colors.

Blue is the zig to orange’s zag. Yellow is the yin to purple’s yang.

But, you say, you don’t like red and green together, except on a Christmas tree. Purple with yellow is gaudy, and blue next to orange only works for sports teams. I get that. What you’re forgetting, however, is that colors come in shades, many shades. Red ranges from the deepest burgundy to the palest pink. So, rather than cherry red and leprechaun green, picture an emerald velvet loveseat set against a ballet-slipperpink wall, or celery-green-tweed chairs in front of a red brick hearth. Imagine an eggplant leather chair alongside linen drapes the color of butter, and pale aqua towels displayed against a coral wall. You get the idea.

Complementary colors work together because — without getting too scienti c — they each have (spectrum-wise) exactly what the other is missing. Like a well-matched couple, together they are complete. (Hence the word complementary, not complimentary, to atter.) Complementary colors work because they bring out the best in each other. Blue makes orange more orange. Yellow enlivens violet. Together they create what designers call visual tension, a good kind of tension, the way a riveting plot holds a book together or suspense binds a movie.

All to say, if you want to kick your home décor up a notch, use colors that live across from each other on the color wheel. Here’s how:

• Consult the color wheel. If your rooms are boring and you’re not sure why, look at the colors in each room. Identify the neutrals — the creams, whites, browns, grays and tans — then see what’s le . Maybe nothing? Maybe one main accent color in varying shades? Maybe a discordant jumble? Now revisit the room’s color scheme. Choose one accent color to emphasize, say teal, then look across the color wheel and consider adding a touch of its opposite, like pumpkin or apricot.

• Be open-minded. Consider the range of shades that belong to each color, from the deepest version to its most hushed tone. Each shade can work harmoniously with a partner color of any intensity on the other side.

• Avoid the 50/50 split. You don’t want to represent colors equally. The 60-30-10 design rule is a good one. Have 60% of your room a main neutral color like sand, 30% a secondary color like plum and 10% a complimentary accent like mustard yellow.

• Go beyond throw pillows. While accent pillows are a great way to add color, consider adding color on walls or with rugs, art, upholstery, accessories or drapery.

• You can still be cool. Although pairing opposites always means mixing warm and cool colors, you can still have a room that feels predominantly cool or warm. A calm bedroom decorated in shades of mint and eucalyptus, for instance, can bene t from a splash of salmon or terracotta. Conversely, you can have a sunny yellow kitchen accented with touches of periwinkle, and still have a warm ambience.

• Say it with owers. One of my favorite ways to inject a complementary color in a room is with a simple bunch of single-color owers, such as a bunch of orange tulips in a pale blue bedroom or pink roses in a hunter green study.

Now go ahead and dare to pair.

Trends in homebuying: Today’s real estate landscape

Trends in real estate and home buying go far beyond mortgage rates and home prices. Better Homes and Gardens Real Estate has identi ed several more trends that provide insight into today’s homebuyer and what they are looking for in a home.

Who are the buyers?

There is a big di erence between a rst-time buyer and someone who already owns a home. In fact, the 2023 Pro le of Home Buyers & Sellers by the National Association of Realtors reports a 23-year age gap between a typical rsttime buyer (35 years old) and a repeat buyer (58 years old).

“For years before the pandemic, it was normal for repeat buyers to move within 15 miles of their previous home,” she said. “It jumped to 50 miles a year ago as so many opted to move to more a ordable locations and take advantage of the remote work boom. We are back to a 20-mile radius today.”

What do buyers want?

NAR reported that 39% of repeat buyers traded up, while 33% purchased a smaller home. But home size is not the only consideration, according to Wilcox.

There are also more unmarried people buying homes today. While 59% of all buyers were married couples, single females purchased 19% of homes, followed by single men (10%) and unmarried couples (9%). It’s also noteworthy that 70% of recent home buyers did not have a child under 18 living in the home, a drastic increase from 42% back in 1985.

“It was interesting to see that 60% of all buyers said the quality of the neighborhood was the most important factor in determining where to live,” she said. “We are returning to a real estate market where life events trigger buying decisions. Being close to family and friends is the biggest driver of where people want to be, even more than a ordability.

“We are also seeing a trend in longevity in a home. While most live in their home for 10 years, today’s buyer believes they will stay in their recently purchased home for at least 15 years. Therefore, it is important for potential buyers to look as far into the future as possible when choosing their next home and thinking about job locations, marriage, children, and other factors.”

What about older Americans?

“First-time buyers remain active and continue to account for about 30% of all home purchases,” said Ginger Wilcox, president of Better Homes and Gardens Real Estate. “While saving for a down payment remains a challenge, the overwhelming majority of rst-time homebuyers are not putting down 20% and many are getting nancial help from parents, families and friends. The repeat buyer has a signi cant advantage as they can utilize equity from their previous home to either pay cash or reduce their mortgage as they move up or down in home size.”

NAR shared that those over 60 almost tripled the number of home purchases in senior-related housing compared to the previous year (19% vs. 7%, respectively). Retirement, health of a loved one and the desire to downsize are the driving factors for a move for those 65 and older. Only 3% in this age group say they want a larger home.

The fast-paced housing market continues. It’s important that buyers select an agent with whom they are comfortable, with a like-minded communication style and experience working in the price points and communities the buyer is interested in. It is also important to choose an agent who can help identify reputable loan o cers with various nancing options.

important to some but it’s becoming very expensive. Living on rural acreage near the forest was once considered a privilege. Today it’s becoming a liability.

The pandemic ampli ed how real estate markets can be in uenced by economic policy and demographic factors. Both homebuyers and sellers bene ted from the Fed’s low interest rate policy and government stimulus money during the pandemic. Millions of people relocated from their apartments to the suburbs or distant counties searching for homes to buy. When the pandemic ended, in ation remained. The Feds increased interest rates at the fastest pace in 40 years. Many potential homebuyers decided to postpone buying a home.

The historic events which propelled yesterday’s markets into a buying frenzy and then abruptly braked are no longer in play. Mortgage rates below 4% are a historical abnormality. The tidal wave of homebuyers eeing from the West Coast into rural counties has receded. The new normal for this spring market looks like the old normal. Welcome

slower appreciation, higher mortgage rates and more inventory.

Sellers who swore they would never let go of their historically low mortgage rate are doing just that. They are discovering there are more important things in life than holding a low mortgage rate. The number of county listings is the highest it’s been since last summer and likely to return to prepandemic levels by this fall.

Homebuyers who missed the low mortgage rates of three years ago have been traveling through the ve states of grief — rst denial, anger, bargaining and depression — have nally reached acceptance. Spring mortgage applications have increased 20%. Borrowers are accepting that mortgage rates are not likely to drop signi cantly. From a historical perspective, 7% is a low rate. In the 1980s the rate averaged 12.6%, reaching a high of 17.8% in 1985. Most of the ’90s were around 9%. The average mortgage rate of the last 50 years is 8.2%.
