Property Management Market Update With less than three hundred properties on the rental market in the Bendigo and Greater Region, it’s safe to say there are more tenants than there are houses.

According to the Real Estate Institute of Victoria, our quarterly price change is 8.8% - this is the difference between the current median price and last quarter’s median price. This is massive growth, our current median rent is sitting at $310.00 per week and our rental yield at 3.6%. https://reiv.com. au/market-insights/suburb/bendigo A few market trends we have found is that although we are seeing substantial numbers come through our open homes, we aren’t receiving as many applications as we might expect. The feedback we have received is that people are being scared away when they see

so many other prospective tenants at the open homes.

We are also noticing an increasing number of tenants who have been served different types of notices to vacate by their landlords, either 60 days for renovation/sale or 120 days no specified reason. We believe with the new residential tenancy’s act (due to commence 2020) landlords and agencies are moving on tenancies to start new ones, as it will be very difficult, come next year, to remove tenants from rental properties without valid reasoning.

We are still seeing a lot of people relocating to Bendigo from other states and cities. Although we have seen an increase in our rental return here in Bendigo our market is still much more affordable for the majority of renters.
