As Bendigo continues to grow, the city’s property market is undergoing a subtle but significant shift. While new estates on the fringe still attract their fair share of interest, it’s the older, previously overlooked pockets of Bendigo that are starting to tell a new story - one of affordability, convenience, and quiet gentrification.
Suburbs once considered less desirable, such as inner Golden Square, North Bendigo, California Gully, White Hills, East Bendigo, and even some of Bendigo’s inner-city streets - think Hargreaves, Queen, King, and Myrtle - are drawing the attention of first home buyers, investors, and renovators alike.
The question is: what’s driving the change?
One of the most obvious factors is price. With the cost of building a brand-new home soaring, many buyers are turning their gaze to these established areas where existing housing stock is still relatively affordable. Buying an older home at the right price, then investing in renovations - particularly if you’re handy yourself or have access to skilled family and friends - has become an increasingly attractive path to home ownership.
Importantly, many of these suburbs offer convenience that can’t be replicated on the fringe. Schools, shopping precincts, playgrounds, and medical services are often just around the corner. Public transport is more frequent, and in many cases, it’s possible to walk or cycle to amenities. For families, wider streets, established shade trees, and lower traffic volumes create a safer and more enjoyable environment for children.
Beyond bricks and mortar, there’s also a community aspect that
shouldn’t be underestimated. Many of these neighbourhoods have long-standing populations, with second and third generations growing up side by side. What’s the first step I should take if I’m thinking about building a home?
The very first step is to sit down and have a conversation with a reputable builder whose business offers a design and construction service.

What are the main things I should consider when looking to build?

Budget: It’s important to understand what you can comfortably afford before you get too deep into the design process. Speak with your bank, broker, or financial advisor early to get clear on your borrowing power so your dreams stay realistic and achievable.
Functionality: Think about how you live now and how that might change. Do you need a second living area for the kids? A study nook or a guest room? Smart design isn’t just about style, it’s about functionality for years to come.

Do I need to purchase land before finding a builder?

One of the evening’s most memorable moments at the 2025 McKean McGregor Gala Ball came when we welcomed Glynn Chambers to the stage. Here is his story.

March 25, 2024. The day I wasn’t supposed to be getting cancer.
A few months earlier, I’d noticed two small lumps on my neck. “Probably nothing,” I thought, but like my Dad always taught me, I went to get them checked. My GP told me they were lymph nodes, swollen for any number of reasons, likely nothing serious. Still, we ran the tests.
One scan led to another, one biopsy to the next. All inconclusive. Finally, surgery gave us the answer.
Two weeks later, I walked into the surgeon’s office certain it would be good news. So certain, in fact, that I had my four-yearold daughter with me, pigtails bobbing as she sat absorbed in her iPad. I had counselling clients booked that afternoon. I was already mentally back at work.
Then came the words:
“You have cancer. Follicular lymphoma.”
I was stunned. I was young, fit and healthy. I played hockey, drank lightly, wore sunscreen and never smoked. None of it mattered, cancer didn’t care.
That moment turned my world upside down. No psychology training, no amount of professional experience could prepare me for the tidal wave of fear, grief and uncertainty that followed. Night after night I woke at 3am, the same question thundering through my mind: Is it still true? And every morning, reality answered: yes.
Over the following weeks, my thoughts spiralled:
• How long do I have?
• Will I see my kids grow up?
• How bad will treatment be?
The answers didn’t come quickly. More scans. A bone marrow biopsy. Long meetings with my oncologist. Slowly, the reality set in, this was incurable. Treatment could push it back, maybe for years, but it would almost certainly return.
I started radiotherapy, wearing a rigid mask bolted to the table each day for precision. Claustrophobic, confronting. Complications followed, swallowing felt like razor blades, I lost my voice and I couldn’t eat. Then came chemotherapy.
Chemo is a word heavy with dread. The night before my first session, I sat on the bed and wept to my wife. Facing it felt like going
to battle with Goliath. And yet, I showed up. I took the treatment. And then repeated the routine six times - drugs, sickness, recovery, repeat.
Physically, it was tough. But the greatest challenge was mental. One day I was healthy; the next, my life was reduced to blood tests, pill boxes, temperature checks, and the cycle of treatment. Anxiety and fear became constant companions.
As a psychologist, I didn’t see that part coming.
Cancer is a lonely road. My mates and family supported me, but none had walked this path. Searching for connection, I found my way to the Gobbe Wellness Centre.
From the moment Simone welcomed me, I felt cared for. I joined an oncology yoga class, something I had once scoffed at and discovered an hour each week where my mind could slow, my nervous system could calm, and I could simply breathe. Teachers like Nardine and staff
like Jenna made me feel seen, remembered, cared for.
I found massage, reflexology, and, eventually, my own psychologist, each service easing the weight I carried. Week by week, these small acts of care gave me strength, reminded me I wasn’t alone, and kept me grounded in what mattered most: being the best Dad I could be, even in the middle of a fight I never wanted.
And here’s the extraordinary part: all of it was free. Funded by the Wellness Centre. At a time when cancer strips so much away, including financial stability, this community gave me care without cost. For that, I am deeply grateful.
Fifteen months on, I can say my scans show no signs of cancer. It will almost certainly return one day but right now, I am well. Radiotherapy and chemo did their work, yes, but I also credit the calm nervous system, the kindness, and the community that held me up through the storm.
What I’ve learned is this: support services like those at the Wellness

Centre should not be optional extras. They should be woven into every cancer journey, available to everyone, everywhere.
And that’s where community comes in. Your generosity, your support, makes this possible, not just for me, but for the many others who will face their own diagnosis.
The statistics are sobering: half of us will have had cancer by age 85. It could be your mother. Your father. Your child. The person sitting beside you. We don’t know who, but we do know that when the time comes, people need care.
I’m here today thanks to that care. And I thank you, deeply, for being part of the community that makes it possible.

For more than two decades, Tom Harrop has been a familiar face in Bendigo’s commercial property market. With a career spanning over 20 years, his journey into real estate was never part of a grand plan but rather a leap of opportunity that became a lasting passion.
“I first started in Seymour,” he recalls. “A friend of mine was working in a small real estate office and asked if I’d like to give it a go. I thought, why not? That’s where it began, and not long after, I made the move to Bendigo. Twenty years later, I’m still here, and it’s been quite a ride.”

While enquiry levels have been lower than in previous years, the past month has demonstrated that quality opportunities continue to attract attention, with a combination of on-market, offthe-plan, and off-market sales taking place.

The response, indeed, has been strong. With around 70% of units pre-sold, demand has exceeded expectations. The project features a mix of office, showroom, and warehouse spaces designed to give businesses the opportunity to establish, grow, and remain in Bendigo long-term.
A hallmark of Prime Urban’s approach is its commitment to working with local trades and suppliers wherever possible. For Prime Business Park, the company appointed Kevin Walsh, a wellregarded Bendigo builder with extensive commercial experience.
“While there is no formal obligation for developers to engage local trades, we consider it a priority on every project,” Nick explains. “Bendigo has an exceptional



pool of skilled tradespeople and builders, and we make it a key focus to engage and support them. This approach not only strengthens our development but also creates local employment opportunities and contributes directly to the regional economy.
The project has progressed quickly, with offices and the larger warehouses fronting Rohs Road
now visible from the street and well underway. Works are starting on the next office types and by the end of the year, work will move onto the remaining 23 warehouses at the rear of the site, with fit-outs and final stages scheduled for early next year.
With developments in Geelong, Gippsland, and metropolitan
Melbourne considered, why did Prime Urban choose Bendigo for its latest project? The answer, Nick says, is simple: demand, growth, and opportunity.
“We looked closely at Bendigo alongside other regional centres,” he says. “What stood out was the very low industrial vacancy rate and the lack of supply of modern facilities. Combine that with
Bendigo’s strong population growth forecasts and its position as the hub of central Victoria, and it became clear this was the right place.”
Nick describes Bendigo as “the base for Victoria,” a wellconnected city with a resilient economy and a bright future. The success of Prime Business Park has only reinforced this confidence, and the company is already open to exploring further opportunities in the region.
While much of Nick’s time in Bendigo is spent on site or in meetings, he’s also grown to appreciate the city’s unique charm.
“What stands out about Bendigo is the combination of heritage,
culture, and hospitality - you don’t always find that in regional centres. A good lunch is always high on my list,” he laughs. “Bayleaf and Fox & Giraffe have been our regular stops, and we’ve enjoyed a few great steaks in town as well.”
That mix of lifestyle and opportunity is something Nick believes makes Bendigo not only a strong place to invest but also an attractive place to live and work.
