PRIOR TO LISTING FOR SALE

PRESENTING YOUR PROPERTY FOR SALE

You are ready to sell your home, what do you do now?

Your agent can give you advice on how to get your home ‘sale and photo’ ready. They will take into consideration your time and spending restraints.

Complete and sign Sale Authority and discuss the marketing plan with your agent.

Appoint a solicitor or conveyancer and discuss documents required to sell property.

Ensure all certificates for extensions, shed, pools, fences etc are current and correct as these will be required for the Section 32.

Complete Vendor Checklist and inform the agent if anything in your home does not work i.e old gas heater, wall air conditioner, fireplace. Arrange a spare key to be cut to pass on to your agent.

With the right investment prior to a sale campaign you may be surprised in the increased value. Here are some tips to get you started: •

Declutter and remove all unwanted items (inside and out).

Give your house a good clean, wipe away marks on walls, windows and blinds.

Neatly arrange all furniture and artifacts.

Hide electrical cables and unwanted hanging wires. Tidy garden, declutter and clean outdoor areas.

Vendor Guide The marketing plan has brought interest to your property and your agent has successfully negotiated an offer, which you have accepted!

UNDER OFFER:

Ensure all details for the Contract of Sale have been provided - Full names (including middle names), current address, mobile numbers and email addresses as well as solicitors information.

There could be numerous inspections in the next 2-4 weeks from the purchasers lender for a bank valuation, a pest inspector, a building inspector. Your agent is happy to meet all of these inspectors at your property to ensure access and to not disrupt your time.

Make an appointment with the solicitor to go through the contract.

Once all conditions have been met the property is now sold and unconditional.

Our agent can give you tips on the moving process and how to best get your property ready and clean for handover.

The agents will be contacting you closer to the settlement date to arrange a final inspection of the property roughly a week before settlement. You may or may not be present for this inspection. If vendors do attend it is generally to show the purchaser how things like heaters, coolers, pool pumps etc work.

This stage happens when the vendor and purchaser have both signed the contract of sale. This generally occurs before finance has been approved.

The sales agent will keep you updated in regards to the special conditions (i.e finance, pest and building inspections) and how they are progressing.

Preparing your property for the new owners WHAT YOU CAN AND CAN’T TAKE WITH YOU There are often grey areas when moving out, unless it is specifically stated in the
