June is here with the 90th edition of MBE Business Magazine.

Most of May was a rather uneventful month weather wise. It was not until the last week of May where temperatures hit the high 20’s and really showed us what we can look forward to when summer comes in June.

As we turn the calendar to June, the official start of summer is just around the corner. Father’s Day and Summer Solstice are just a few of the special days on the June calendar.

Trinity Sunday, also known as the Feast of the Holy Trinity, is observed on the first Sunday after Pentecost. On this feast day, Christians celebrate the Holy Trinity which consists of God, the Father; Jesus, the son; and the Holy Spirit. D-Day falls on June 6th. On June 6, 1944, at the height of World War II, the Allied troops landed on the beaches of Normandy to fight the German troops in what became known as D-Day. Operation Neptune, as it was formally designated at the time, started the effort to liberate France from German occupation. It was the largest invasion by sea in history. American, British, and Canadian forces played a big part in the planning and execution of the operation. Thus, for many people, it is important to commemorate the victory on June 6 every year.

World Blood Donor Day is observed on June 14 across the world. The day is part of the global public health campaign created by the World Health Organization to raise awareness in different areas of blood donation.

Every year on the third Sunday of June, June 18th this year, Father's Day is celebrated across the country. It is a day to commemorate fathers and the crucial role they play in people's lives, from childhood through to adulthood.

The Summer Solstice in the Northern Hemisphere occurs between June 20 and June 22. It is the longest day of the year that marks the arrival of the summer season. The solstice happens when the Earth arrives at the point where the North Pole is at its maximum tilt in relation to the sun. This is why days are longer during the Summer Solstice. In Canada, the official first day of summer is June 21st.

AVOID ARROGANCE IN YOUR LIFE & BE MORE DOWN TO EARTH

Avoiding arrogance in your life & being more down to earth is the real secret to success in life. If you achieve something in life, most people become proud, which is unacceptable. Ironically, if you save yourself from being proud, you have accomplished something in your life & you have lived it. Naturally, if you get a decent job, succeed in business, or achieve popularity, that’s the real test of your life. Being in a high position or role doesn’t make you feel proud. Instead, it would help if you were responsible. If you have power with you, that’s the real test of your life and how you react.

The real test in life is how you react to power & your position of money & success. If there is a little bit of ME or MYSELF in you, only you can do this & nobody else can do this. That’s not your attitude. It’s your arrogance. Thus, there is very little difference between attitude & arrogance.

I can cook this food better; It’s ‘ME’ who can do something better. All this is full of sheer arrogance. If you have this ‘ME’ attitude inside of you, something which I have seen in 99% of people, it will create issues, as this is my observations & research.

It would be best if you minimized this ME or MYSELF from inside of you so that you can achieve success.

HOW TO ELIMINATE THE ‘ME’ FACTOR FROM THE INSIDE?

To succeed, people need to eliminate & even minimize the factor of ‘ME’ from inside their personalities. It’s the nature of most people, as they like to be praised, as praise & acknowledgements give them the energy they need from the inside. Most people who like to be praised get positive energy from that praise.

The way to eliminate this ‘ME’ from your personality is to stop it as soon as you get praised. You need to become more “down to earth” or learn how to become more practical and realistic. For this to happen, you have to make sacrifices. Naturally, sacrifice & the attitude of sacrifice always paves the way for success.

THERE ARE SOME KEY THINGS THAT YOU NEED TO BALANCE YOURSELF:

In your life, there are some key things that are needed for the sake of balancing yourself. A beggar on the road asking for money from everyone passing by can’t have that ‘ME’ inside him. Neither is it in someone who is living a hand-to-mouth life. A ‘ME’ is something that is created inside someone’s personality due to the power that God gives. As soon as you get the power, the money or the authority, you tend to hurt people. This is where you need to balance yourself.

The primary reaction you need to take now is in your own heart. Just decide to eliminate that thought & think that you have to benefit people and no one will get hurt by you. The way of thinking, or the perspective, needs to be different.

HALF-FILLED & HALF-EMPTY- ‘The Perspective That Matters:’

Take a glass of water & fill it halfway. It’s a Chinese psychology training that determines a person’s perspective & psychology. Some people would claim that the glass is half-filled. However, there will be others who might say that the glass is half-empty. Your perspective of life entirely depends upon you and the way you think.

MINGLE YOUR POWERS WITH PEOPLE:

If you share your powers with others, mingle with them and distribute them, your life will be better in the future. Your life will take on an entirely new direction. You shall start moving outside the attitude of selfishness. Once you start giving the benefit of the doubt to others, you will start thinking about how you can help others. I am not talking about starting a charitable foundation or funding one. However, you shall be able to give directions to others. At least you can tell people how to proceed in life! You can become a good guide.

People must take pride in being with a dynamic person like yourself and also feel good about their energy levels. This is a process that will extend your life going forward.

Suppose you go somewhere to buy a jacket at a store which is frequented by those looking for bargains. That same Jacket bought from a Montane brand shop is far more expensive. The best jacket for you is the one that shall keep your ego in check. Similarly, those who want success in life keep themselves lighter. The lighter you are, the more easily you shall rise above others. The best way to keep yourself lighter is to share moments of happiness with others around you.

REMOVE THE PRIDE FROM THE INSIDE:

Don’t be proud of yourself. The lighter you are, will allow you to avoid all kinds of bad thoughts & emotions. You will be able to progress quicker. This is similar to climbing a mountain. The lighter you are, the easier it is to climb higher. The more you are burdened with money and bad thoughts, the earlier your mission will end. Even your value for money will diminish.

Intelligent people should always keep themselves lightweight in the way they think. Take pride in what you do. Don’t worry about revenge or the arrogance of your money. Those are the people who will have better lives than others.

You will always enjoy these little tips if you keep following them.

You will feel good about yourself. These things, i.e. some little thoughts, can change your life.

All I am trying to do is tell you via this article that these are little things that can be life changers only if you follow them.

A FINGER CAN BE BROKEN EASILY, BUT NOT A FIST

Therein lies a difference between the power of five individual fingers on your hand & once it is being transformed into a fist. Can we even imagine or evaluate the 'Power of One' or the power of being united, which is far more centred on elements of unity & being united at all times?

A finger might be good for pointing things out to someone or just being someone who knows how to be judgmental. However, once it turns into a fist, it gets difficult to break the unity, the power & all the attributes that relate to the 'Power of one.'

There is a story that connects well here. It is about an ailing father who is on his deathbed & wanted to convey a message to his five sons. He requested each of them to bring a piece of wood or a log. Every one of them did accordingly as their father asked them to do. Later, he asked each of them to break the wood into two pieces. All of them were strong enough to break the wood into two pieces. Later, he asked them to bring the same piece of wood again. All his five sons, surprised & curious, did the same. However, this time he took a piece of cloth to make a knot & combine the five logs. All five

logs are now combined. The father then requested that all of his five sons try to break it into two pieces, starting from the weakest link. To their surprise, none of them could break that log of five pieces of wood into two as it was made one after being tied together.

MORALE OF THE STORY- 'The Power of One:

The moral of this story - the five sons & their ailing Father, revolves around the power of one. He told his sons through collecting pieces of wood that once you are alone, everybody can

estimate the power of one.

The ailing father on his deathbed used the story, which is an old myth, to convey to his sons the message of staying united & strong.

TOGETHERNESS & UNITY IS THE KEY:

Similarly, the values associated with being together & being united at all times are key. Ironically, under an umbrella of a company, it holds vital elements of employee success. It always motivates the employer to do whatever they can for the company's success.

Suppose the company is in a crisis amid bad times. The power of unity can help fight any financial crisis, credit crunch or even situations similar to a pandemic. Many companies, during the pandemic, have been able to survive due to the employees' being united at all times.

HOLDS IMMENSE COMPETITIVE ADVANTAGE IN THE CORPORATE WORLD:

Employee unity & employee ownership bring immense competitive

with robust solutions is a key part of the corporate agenda that helps growth & create employee values & a culture of competition.

There is always room for improvement & everything could be better. However, we are still considering the most ideal case scenarios.

DON'T BREAK YOUR UNITY ON VERY SENSITIVE OCCASIONS:

A company is like a family. A close-knit family that is well-knit with all the family values, similar to a real family, like father, son, mother, sisters, and brothers.

Keep your unity intact in both circumstances, family and home, while you are working in an organization with an oath for organizational growth. Especially when you, as a family, company, or organization experiencing certain sensitive situations. Always analyze the situation & be sensitive to the needs of the family or the organization.

LIFE IS LIKE A ROLLER COASTER:

It's a fact that life is like a roller

good and bad times. Be a visionary and realize the situation & make decisions.

Your four fingers and one thumb combined can create a united fist, shall motivate you and align your thinking to be collective. Collective success is more concrete thinking than focusing on individual success. Individual success causes companies to usually break into two & later into subdivisions.

Ideally speaking, there is never a partnership made in the heavens, but there is always one that will make you realize the true importance of the 'Power of one.'

MULTITASKING & ITS MANY BENEFITS IN THE CORPORATE SECTOR

MAKE IT A HABIT TO ASK FOR REFERRALS:

Make a habit of asking clients with favourable experiences for referrals, as, according to a popular American novelist, if you don’t ask, the answer is always no. Applying the same context & linking that to business & customer service, you need to ask for referrals regularly to keep winning business.

According to customer-centric research, 85% of satisfied customers are more than willing to give referrals. However, only 29% do, probably because they were never asked to give referrals.

Referrals are precious and, depending on how well your meeting went, can even be asked for during the first meeting with a customer. Generally, customers are most excited and engaged when learning about a new product or service.

Some feel uncomfortable asking for a referral as they believe they are asking the client or the customer for a favour. WORLD ENVIRONMENT DAYJUNE 5th, 2023 ‘FIVE DECADES OF PURE ENVIRONMENTAL ACTION’

World Environment Day is one of the most important days focused on climate action & the world's environment. The first World Environment Day was held on June 5th, 1973. The day has grown gradually into a platform for raising all kinds of environmental awareness and environmental action. The day is led by the UNEP, the acronym for the United Nations Environment Program, and every year, the day's focus varies according to the theme. For example, in 2015, Italy hosted it in Milan, and the theme focused on the tagline "Seven Billion People. One Planet. Consume with Care," Similarly, it has been 1973, hosted by various countries with a different theme every time. A day similar to World Wildlife Day, celebrated on March 3rd & World Oceans Day, which falls on June 8th,

THE ROLE OF THE UNITED NATIONS & UNEP:

United Nations is the body responsible for starting the day under the UNEP. It is the sole responsibility of the United Nations to focus on growing environmental concerns, whether climate change, forest Wildfires, rising sea levels, deforestation, and issues related to illegal animal killings & saving endangered species & wildlife. All fall under the category of environmental issues as they are part of the ecosystem. Throughout the year, several international conferences are held in different parts of the world with a focus on environmental awareness & immediate action. Environmental action needs a strategy to be discussed & the best platform for that is the conferences held in various countries around the globe.

WORLD ENVIRONMENTAL DAY- JUNE 5th, 2023 - IVORY COAST:

Ivory Coast shall host World Environment Day in 2023 in West Africa. The current year's theme is 'Solutions to Plastic Pollution,' the prime objective is raising awareness about environmental degradation while motivating people for environmental protection.

Below, we will discuss the last decade of the key highlights of selected World Environmental Days held in various countries & also the various themes of the day;

WORLD ENVIRONMENT DAY 2022- SWEDEN:

World Environment Day 2022 celebrated the 50th Anniversary of the UN International Day. The host country selected for the day was Sweden, which pledged to stop issuing licenses for new coal, oil and natural gas extraction.

Sweden, a country in Scandinavia, has played a massive role in environmental protection. Also, one of the environmental activists & the youngest to raise their voice regarding climate change is a Swedish named Greta Thunberg. She has also been nominated for a Noble Peace Prize every year from 2019 to 2022.

The theme for the year 2022 was adopted under the slogan "Only One Earth." This means all the global issues that relate to the environment are under one umbrella, i.e.' One Global Umbrella' laying emphasis on the power of one for the sake of resolving environmental concerns.

WORLD ENVIRONMENT DAY 2021- PAKISTAN:

The World Environment Day 2021 was hosted by Pakistan & the focus of the year 2021 was Ecosystem Restoration. It was hosted under the theme "Reimagine.Recreate.Restore". This year the day casts a spotlight on how humanity has been exploiting the planet's ecosystem and also called for a concentrated global effort to repair the damages that has been done.

WORLD ENVIRONMENT DAY 2020- COLUMBIA:

In the year 2020, the World Environment Day was hosted by Columbia & the theme of the year 2020 was focused on biodiversity. Biodiversity is an environmental concern that is both urgent as well as existential.

Major developments took place in Columbia as fourteen world leaders released their differing statements, including Costa Rica, Finland, France & Seychelles and some others.

WORLD ENVIRONMENT DAY 2019- CHINA:

The theme of 2019 World Environment Day was focused on

Air Pollution & it was hosted by China. It is indeed a global crisis or rather an emergency that causes around 7 million premature deaths per year.

China is a country which has also launched its Air Quality Improvement Report (2013-2018) for the sake of showcasing successful policies as well as reflecting on the lessons learned.

WORLD ENVIRONMENT DAY 2018- INDIA:

The World Environment Day 2018 was hosted by India and was the 45th celebration of the day. The theme was 'Beat Plastic Pollution' as plastic pollution is a huge environmental concern of South-East Asia especially, i.e. India, Pakistan & Bangladesh.

In 2018, almost 6,000 to 6,500 people gathered at Versova Beach in Mumbai, the biggest & most populated city of India. The aim was to join the UN environment champion of the Earth Afroz Shah in a beach clean-up. A practice where they collected over 90,000 kg of plastic.

WORLD ENVIRONMENT DAY 2017- CANADA:

World Environment Day came to Canada, which is the largest North American nation as well as the largest of the nations in North America to have given their contributions to the environment. The theme was focused on the tagline 'I am with Nature.' It was here, in the host country, that Canadian PM Justin Trudeau joined UNEP's Erik Solheim to connect with nature by paddling kayaks along the Niagara River.

WORLD ENVIRONMENT DAY 2015- ITALY:

The World Environment Day goes viral & this time it is hosted by Milan, Italy with the theme "Seven Billion People. One Planet. Consume with Care," it is the most popular subject on Twitter in more than 20 countries.

WORLD ENVIRONMENT DAY 2013- MONGOLIA:

The World Environment Day, i.e. June 5th, 2013, was hosted by Mongolia, a country that is in Asia near China. Mongolia is the country famous for being the land of the Mongol Kings who ruled for many years over India. The theme of the year 2013 was "Think.Eat.Save". The campaign highlights the environmental toll of food waste, empowering people to make informed choices for the sake of reducing the ecological impact of food production.

Derivatives: calculus and/or economics

Q.E.D.: Some financial wizards really are wizards – a few thousand can generate a quadrillion while eight billion are needed to manage a lesser one hundred trillion! Financial derivatives approach infinity, while mathematical derivatives approach zero. In the final analysis, they are most likely both approaching zero, as financial derivatives are supported by latent valuations.

IS APPLE THINKING TOO DIFFERENTLY?

In the world of technology, there is a long and storied tradition of people insisting Apple is about to fall on its face – and being wildly wrong about it.

Whether Microsoft CEO Steve Balmer claiming he iPhone would fail to countless commentators asserting that Apple’s latest move was disastrous, the phenomenon of predicting Apple’s doom is almost a sport amongst tech watchers.

With reliable rumours that Apple may be set to launch a “mixed reality headset, “however, the skepticism is now coming from somewhere quite different: the company’s own employees.

As reported in the New York Times recently, Apple’s rank and file are skeptical of the company’s plan to launch this new headset with “concerns about the device’s roughly $3000 (U.S.) price, doubts about its

utility and worries about its unproven market.

It appears some of Apple’s own are, to pilfer a phrase from the company’s famous marketing, thinking different. The dissent is surprising, but also correct. A mixed-reality headset is not just an unproven idea, but one that faces an uphill battle. And while it’s always a risk to bet against Apple –they are, after all, the biggest tech company in the world for a reason –with the headset, the maker of the iPhone may be about to do something it hasn’t done in some time: make a huge mistake.

The headset in question is part of a broad shift toward virtual reality or augmented reality. In its purest form, it involves putting on a headset that subsumes your sight and hearing into a virtual world. This is the “metaverse” of Meta: s virtual world populated by cartoon avatars and shockingly sterile virtual gatherings. For its part, Apple’s headset is described as being like a pair of ski goggles with a battery pack worn on the hip and that feeds real-time from the world around you into letter screens in front of your eyes.

In part, the ostensible idea is to map information over the world so that you might, say, get directions while

when one asks a rather plain question: well, why would anyone want that?

This seems to be the lingering issue with virtual reality or headset technology: they have the unfortunate knack of disconnecting you from the world and the people around you. While virtual reality’s boosters talk a lot about presence or co-presence – buzzwords for the feeling of being embodied or with others in virtual space – reports so far suggest that, if anything, it all feels horribly alienating.

Then there is the cost, as reports have the Apple device pegged at $3000. At that price, not only will the product be highly niche, the classic tech model of building out an ecosystem will, for obvious reasons, be severely constrained. There are a few things going on here. Apple is so successful because it sells tens of millions of iPhones, iPads, Macs, and Watches every year. The company and it CEO, Tim Cook, are looking for the next big hit – some new product category to dominate with Apple’s trademark blend of hardware, user experience and ecosystem. Cook is looking for a legacy and from the reports, he appears to be pushing his staff to make it happen sooner than later.

Simultaneously, the tech world more broadly is also looking for the post-smartphone sector that will integrate into people’s lives even more deeply and immediately.

In a world in which people both young and old are already complaining about technology already being simply too much, the idea of a headset that swallows your senses is a tough sell. And while Apple might always surprise us – they do, after all, have a track record of doing just that – for once it’s a lot easier to imagine the naysayers are, at least in this case, correct.

SHOULD WE BE AFRAID OF AI?

How scared should we be of the Bard?

That, strangely, is the question that has been on my mind this past week – no, not because of an upcoming exam on Shakespeare, but rather, because that is what Google has named its new artificial intelligence chatbot.

Released two months ago, Google’s new offering follows similar, much hyped products from Microsoft and OpenAI that also work by having you ask questions and returning answers. The reason for the excitement is that,

unlike a Google search, AI chatbots like Bard can sometimes do a remarkably uncanny job of synthesizing information and spitting out something almost like meaning.

No longer do you type in a question like “when did the Second World War start” and then trawl through results for an answer of 1939. Now you ask an AI chatbot “why did the Second World War start?” and it will give back a response about the invasion of Poland and post First World War tension in Europe. That is a sea change.

Bard is perhaps a little more circumspect and careful than its rivals. After bots from Microsoft were prompted into spitting out unnerving or flat out inflammatory information, Google seems bent on preventing Bard from, say, advising you how to make a bomb or engaging in inflammatory topics.

But we suddenly find ourselves at the precipice of a new era of technology that threatens to be just as, if not more, profound in its effects than the internet or the smartphone. And I can’t help but wonder at the question: how scared should we be? Here’s the thing: AI chatbots can at least appear to make sense of things, put ideas together and even write songs or poetry in ways that aren’t altogether terrible. They can be used to make things, too. One recent example saw someone sketch the idea for a website on a napkin, and an AI bot was able to produce a website from it.

In response to an undeniably novel set of technologies, we have seen Silicon Valley suggest that we are but a few years away from a genuine artificial intelligence that would not only be classified as sentient but vastly supersede our abilities as humans.

Yet on the other, there is a chorus of technology watchers who are ringing the alarm – that the technology is

being released recklessly, is unreliable and will exacerbate misinformation, polarization and more.

The whole mess is being made worse by the rapid pace of change. Just a year or two ago, it seemed impressive when software could recognize objects in pictures.

Now you can ask for an image of Donald Trump playing Barack Obama at basketball and you’ll get a reasonably convincing but entirely fake image. Again: sea change. Having thought about it and read reactions endlessly, here is what I believe; somehow, AI is both overhyped and underestimated at once.

It is overhyped because the belief, prevalent among technology boosters, that what we call AI will soon become an actual intelligence is overblown. It’s not that it is not advancing incredibly quickly; it’s that actual intelligence and sentience are far more complicated than merely putting bits of information together. They require intent, ego and self-awareness.

What we have seen so far from AI tech is nothing like that, and any eerie humanlike qualities it may appear to have are all anthropomorphic projection. AI doesn’t actually “say” or “do” anything; it is a series of highly complex inputs or outputs that merely appear to, and there is thus far no sign that is going to change any time any time soon.

This is to say nothing of how riddled with errors its answers can be, how it amplifies misinformation in authoritative sounding tones, or how, since it is trained on what already exists online, can replicate existing bias.

Yet in its current state, it is not hard to see how transformative it might be.

Simple human thought like analyzing data or statistics, forming basic pieces of writing, or performing simple tasks-all of these are conceivably doable by AI within the next few years.

This is profound. It is not that we are about to be replaced by technology. It’s that each major iteration of technology restructures fundamental parts of how we relate to one another and the world. The printing press changed how we thought of the self and the nation. The TV changed how we thought of mass culture. And AI may well change that delicate balance between what we think people are good at and what we believe technology is useful for.

How scared should we be of AI? If the worry is some sci-fi dystopia about superintelligence deciding to eradicate humanity, then likely not too much. How, where and to what ends we deploy technology is up to us and even with AI, that is still true. Claims of humanity’s obsolescence are, at least for now, wildly overblown.

Yet all the same, critics who dismiss AI as some silly fad – a glorified spell check or autocomplete, as some have said –are missing something significant. It’s not that machines can truly think. It’s that they can get close enough. And in that simple distinction is a coming cataclysm. Fear – and the willingness to do something about it – is exactly the right response.

Those two rival organizations consisted of The National Basketball League founded in 1937 and the Basketball Association of America in 1946. Although the NBA came into existence much later than the other three major North American sports leagues such as Major League Baseball (MLB), the National Football League (NFL) and the National Hockey League (NHL), the NBA spent its early years trying to catch up to the other professional sports leagues with their earnings and popularity. However, nearly a century later, the NBA has become one of the biggest and most popular sports leagues in the world. It has become so popular in North America that it has surpassed MLB, as the

second-most popular sport. The NBA earnings have also reflected this rise to fame that the league has had. According to Forbes, the total revenue reached $8.76 billion in the 2018-2019 season, and each team is worth at least $1 billion, with the average worth being $2.12 billion. What makes the NBA special is its large variety of sources of income.

Television contracts play a key part in the NBA’s revenue stream, as is the case for all major sports leagues across the world. Since the games can be viewed on TV, free of cost, besides the cost of one’s cable provider, it is a very appealing option for anyone trying to watch. Not to mention that in the 2016-2017 season, the NBA revamped their contracts

with TNT and ESPN, to an estimated $24 billion over the span of 9 years. That $24 billion in addition to local packages that each team negotiates on their own (In Canada, the Toronto Raptors get additional revenue from Sportsnet and TSN) are put into a shared pool where all teams share in the league wide revenue.

Possibly the highest revenue-generating aspect of the NBA is its merchandise and sponsorships. One thing the NBA has done that other leagues have not been able to do to the same extent, is advertising their superstars. The NBA has taken stars such as Michael Jordan, LeBron James, and Steph Curry and has turned them into profitable assets that have everyone wanting their shoes, jerseys, and anything that has been marketed by these superstars. They’ve turned these athletes into celebrities and made them the face of the NBA which has put the league into the global market. One of the most popular shoes for the last decade has been the Air Jordan, along with Jordan’s clothing line, and his Jerseys, all of which are under the NBA’s massive deal with Nike. This does not include all the other stars, generally at least one star from each team, that have signed immense contracts with companies such as Nike, Adidas, Under Armour, etc. With the NBA reaching a global scale, the league's sponsorships have skyrocketed, from sponsors for teams, players, and even the arenas.

The final large contributor to the NBA’s revenue is their ticket sales. Even though the NBA’s ticket sales still fall behind many of the other sports leagues, it doesn’t mean that the ticket sales aren’t a big part of the league’s revenue. According to ESPN, in the 2023 season, home games averaged between 15,00020,000 fans, with ticket prices constantly changing but generally staying within $75 - $200.

The NBA was in its infancy stage as a sports league, not a half century ago, but as of late, with the development of stars along with brilliant marketing, the NBA has caught up and in some cases, exceeded the long-time sports leagues such as the MLB and NHL (The NFL is still the flag bearer when it comes to TV deals). With the game changing rapidly along with the culture, the future of the league is on solid ground and one would assume that the future is very bright for the NBA.

International Drug Day is a day of vital importance globally & will be celebrated on June 26th, 2023. The day will be celebrated against drug abuse & illicit trafficking as well as the use of banned substances which is a growing concern, especially in North America. This is a day declared by the United Nations as the UN wanted a specific day for the sake of drug awareness amongst the masses, especially the youth. Making them fully aware of the health consequences of drug abuse & use of banned substances as well as the social challenges that they might have to face in society due to the use of illegal substances.

Drug awareness internationally is mainly for the sake of making people aware of how it becomes a challenge for their health & wellness. Obviously, the day is observed annually to determine actions and cooperation to check drug abuse and prevent drug trafficking. It is America’s number one public enemy & the numbers are growing fast as the day is supported by individuals, communities, and organizations that are working together to rehabilitate those that are suffering from drug abuse, also for the sake of making sure that no drugs are consumed or traded illegally. Something as simple as sharing useful resources or a piece of useful information that relates to drug abuse can obviously prevent someone from turning to harmful drugs.

A BRIEF HISTORY OF INTERNATIONAL DRUG DAY:

The day has been in observation since the year 1989, i.e. exactly 34 years from today. Obviously, the late 80s and early 90s were the eras when the youth was globally destroyed due to the ill effects of drugs. The use of banned substances has caused many deaths in the United States, especially in the early 90s & most of them were found to be sudden deaths or due to drug overdose. Moreover, it also emerged as a growing concern amongst the celebrities who were found dead in their homes due to drug abuse & overdose of banned substances. The selection of the date, i.e. June 26th, was precisely something that commemorates Lin Zexu’s dismantling of the opium trade in Humen Town, Guangdong. The incident took place exactly on June 25th, 1839, i.e. just a few days before the first opium war in China.

Canada’s Real Estate & housing is currently dependent upon certain factors & these are the factors that will shape the housing market this year. A large number of homeowners list their houses for sale in the spring season. This is also known as the seasonal variation in real estate & housing. Obviously, there are many buyers who are amongst the ones looking to settle into new homes before the fall. These are ones faced by some key challenges that include the rate of inflation, the BOC or Bank of Canada’s benchmark rates, the mortgage rates, the housing supply, the rental market and the level of immigration.

The factors that affect the behaviours of buyers in real estate are as follows;

They justified this by saying that this is important for the sake of restoration of affordability. Thus, as long as the rates of borrowing remain high, it will be difficult for the developers to build the amount of housing according to the targets.

THE MORTGAGE RATES:

Another factor affecting Canadian real estate & housing is the mortgage rates & currently, the variable mortgage rates are higher than the fixed rates. Under normal circumstances, the reverse is true; however, for now, the rates remain volatile.
