EDITOR'S NOTE

WE ARE HAPPY TO ANNOUNCE OUR LUCKY WINNERS OF THE SURVEY COMPLETION

It’s 100% true that halfway through the Change Issue I made the decision that the next magazine would be the Happiness Issue. It was only then that I realised the next issue would be Issue 88 and I remembered that meant something in Chinese fortune. I ‘Googled’ it and was pretty blown away to find out that 88 means ‘double happiness’. Wow, really, what are the chances of that?

What makes you happy? Are you happy?

Would you like to be a little happier? It’s my absolute wish that Matters Magazine is your goto magazine for inspiration, education, connection and that it really does make you happy to read each issue. I can’t even begin to tell you how happy it makes me to receive some of the feedback we have been getting lately; the results of our survey were absolutely sensational. You told us that you loved to read the magazine cover to cover, you didn’t just flick through. You told us you loved the fact that it was quarterly, giving you lots of time to read the whole thing. You also told us that you preferred shorter articles with pop-out sections. And you told us that you often looked in the magazine to support local businesses here on the Sunshine Coast for products and services. That sure does make us happy.

WHAT MAKES YOU HAPPY www.whitesgrocers.com.au www.mattersmagazine.com.au 7

FEATURE

IN PURSUIT OF HAPPINESS

I was born in the middle of 1960; I don’t remember that day, but I believe that it was a happy one for Elaine and Jerry Exton. I was their third daughter, sister to Debbie and Julie (and later sister to their fourth daughter, Sheree). Clearly mum and dad loved HAPPY sounding names.

BY VICKIE MAGIC I can’t tell you much about those very early years, but it wasn’t long until I remember my dad saying to me, “You can be, do or have whatever your heart desires in this life; all it takes is belief. If you believe you can then you are halfway there.” Wow, how lucky was I, having a father that was so inspirational and so positive; sure was a great start to life. Dad always encouraged me and I remember when I started my running career he would help me to mentally visualise myself winning the race. He would say, “If you can see it, you can achieve it.” From the age of 10, I started to win all the running events at school and not long after I joined the Southern Cross Running Club. I loved our Saturday running events and I especially loved the 800-metre and 1500-metre distance, soon becoming Queensland Champion for the next six years. It was a great feeling to be the best in the State. The best I ever did in the Australian championships was third, and I was pretty proud of that. At a young age, I got to travel to various places around Australia and this made me quite intrigued about travel in general. I was a little bit silly believing I knew what I wanted at just 18-years-old and getting married to an older guy. Alas, it didn’t last long so off I went overseas to find myself. I think about that now and honestly realise that I didn’t have to travel overseas for that; I really just needed to look in the mirror. I searched for almost seven years for myself on and off, travelling all over the world. Nowadays I truly believe we constantly search outside of ourselves for love, for answers, for power, for potential, for treasure, for wisdom, for passion, for purpose, but none of those things is OUT THERE; they are all WITHIN us. I probably could have saved myself a lot of time and money if I had realised that sooner.

8 ISSUE 88

But I don’t regret a second as my travels took me to around 78 countries. My friends would often say I was so lucky, but I don’t think it was luck at all. It was all very well planned out. We often think we can’t do something until we decide we can and then it's actually way easier than we ever imagined. I travelled to some amazing places and met some amazing people; I seriously have to say I have had the best life. When I stopped travelling, I decided I should actually get a job that might allow me to travel with someone else paying, so I joined the Department of Foreign Affairs and Trade. I spent a year-and-a-half in Islamabad, Pakistan, and almost four years in London and stayed with the department for 11 years. I really do think that living abroad makes you appreciate your home so much more; we truly are the lucky country. It sounds like quite the life but was I really happy? On and off, yes, but it really hasn’t been until the last five or so years that I have found true happiness inside and out.

Discovering and learning the true meaning of THE POWER OF THE MIND and finally truly understanding THE POWER OF CHOICE have changed my life. Every minute of every day we get to choose how we feel; every minute of every day we get to make decisions that will either make us happy or sad. I’ve learnt that it truly doesn’t matter what happens; sometimes really bad things happen to really good people, and sometimes really good things happen to really bad people. The reality is that we, you and I, get to choose what we make everything mean and the meaning we give everything determines our level of happiness. I used to think that circumstances, the wins and losses in life, were what determined my happiness. If this happened, I would be happy but if that happened, I would be sad. Nope, untrue; good or bad stuff can happen and we get to choose how we react. For me, now, I simply look for the lesson, the gift in the bad stuff. I take it and then leave it where it belongs, in the past. I’m not saying this is easy, because it takes a while to truly learn, but I am definitely living proof that it is possible.

SO MANY PEOPLE ARE WAITING FOR SOMETHING TO HAPPEN TO BE HAPPY; THEY SAY IT WILL HAPPEN WHEN THEY: y Lose weight y Complete this course y Get a new job y Get a partner y Leave a partner y Get married y Have a baby y The children grow up y Buy a house y Move house y Move to a different city y A different country y Have a certain amount of money in the bank y Pay off the house

INSERT YOUR 'WHEN I' RIGHT HERE... I find it hard to believe sometimes when people actually hold on to the crap that happened so long ago; sometimes the other person doesn’t even remember the incident. But here they are being all bitter and twisted a million years later, for what purpose? Ain’t got no time for that! As we get older we start to see people around us whose lives has been cut short and the more of those we see, the more we truly understand that life IS short and the PURSUIT OF HAPPINESS is not later, but right now. We can’t put it off for another moment. For some, it’s when they retire; OMG that could be a long way off. They put their whole life on hold thinking that later, sometime in the future, will be their time, and they will absolutely be HAPPY then.

But for some, they never reach that time, so their whole life was spent in limbo and the PURSUIT OF HAPPINESS continued right up until the end of their life.

Good things do come inBYsmall packages VICKIE MAGIC

Don’t let that happen. The absolute truth is that YOU WILL NOT

BE HAPPY WHEN YOU ARE SUCCESSFUL; RATHER YOU WILL BE SUCCESSFUL WHEN YOU ARE HAPPY. Seize the day; your life is right now. Don’t wait another moment, another second. No matter what is happening in your life right now, if it's something bad choose to simply learn from it; surround yourself with people that light you up. If something makes you feel heavy, don’t do it. If something makes you feel light, do it. Don’t make it difficult, make it easy.

THE PURSUIT OF HAPPINESS IS RIGHT THERE IN FRONT OF YOU WAITING FOR YOU TO GRAB IT BY TWO HANDS.

Studios from $80,000 on your land Contemporary lines, timber floors and quality finishes make our homes both sophisticated and relaxed f

Being happy is about looking for what’s right in your life and being grateful for that. Sometimes we spend so much time and attention thinking about what’s wrong, looking at what’s wrong, whinging about what’s wrong without even really realising that we are actually manifesting more of what we don't want. So take it from me, start to really focus your attention on what you do want, and start focusing less and less on what you don't want. That will definitely help with the pursuit of happiness. f www.themagicsuccessformula.com

BEING HAPPY DOESN'T MEAN EVERYTHING IS PERFECT, IT MEANS YOU HAVE DECIDED TO LOOK BEYOND THE IMPERFECTIONS.

FIRE UP COACHING

CONFIDENCE

IS KEY

Coaching is now being fully embraced by organisations of all sizes for the many ways it can support individual and organisational effectiveness. Over the past 18 months, I have had the privilege of being involved in the Aboriginal Career Development program for the Victorian Public Sector Commission - a continued initiative of Barring Djinang, the fiveyear Aboriginal Employment Strategy. As we celebrated the completion of the program, it was heartwarming to have 14 Aboriginal employees from six Victorian Government departments and Victoria Police share stories of personal success, having completed their 12-month coaching programs.

The positive energy in the room was contagious and even the Commissioner told me of his surprise at so many participants thanking him for the program. Importantly, whilst the coaching focused on planning their career paths, the overwhelming benefit participants received was having the personal confidence to step forward and have their voices heard, and to be proud of their stories. The program became much more about ‘being’ than ‘doing’. Caroline Kell, program participant and Senior Project Officer at the Department of Health and Human Services, spoke about her experience: “I have a deep desire to advocate for the Aboriginal community. The Career Development Program enabled me to have confidence in my abilities. I now put my hand up for tasks that I previously shied away from. I learnt a lot about myself in order to help others.” Whilst the coaching participants expressed such gratitude for the opportunity, the five coaches from the FIREUP team all overwhemingly requested to be involved in the next round, describing it as ‘one of the most wonderful coaching projects they had ever been involved in’. We enthusiastically look forward to the next cohort in July. ca FIRE UP Coaching P: 1300 347 387 M: 0409 686 772 Kathy.McKenzie@fireup.com.au www.fireup.com.au

LEGAL MATTERS

TOP 5 MYTHS OF FAMILY LAW

Everybody knows someone who has been affected by divorce. When it comes to family law there are many myths based on stories of somebody who knows somebody. It’s time to bust some of these myths. It’s important to remember each family law matter is different and it’s also important to get individual advice tailored to your unique set of circumstances.

There is a time limit of 12 months to commence proceedings from the date of the effect of the divorce. There is a time limit of 24 months from the date of separation for de-facto matters.

COMMON MYTHS INCLUDE:

We always encourage clients to finalise their property affairs prior to filing for a divorce

EVERYTHING SHOULD BE SPLIT 50/50 IF WE WERE IN A RELATIONSHIP

There is no rule that says assets must be divided equally between the parties. To determine how assets are divided we look at: • The length of the relationship • The financial contributions • The non-financial contributions • Role as homemaker/parent • The future needs of the parties

SEEING A FAMILY LAWYER MEANS I NEED TO GO TO COURT No. Court should be the last option when resolving your family law matter. Parties should always stay in control of their matter and not hand their matter over to a judge, who does not know their life or their children, to make a substantive decision on their life. There are a number of options to help parties stay out of court including mediation, arbitration and collaborative law. Parties should be encouraged to look at alternative dispute resolution mechanisms.

WE HAVEN’T DIVORCED YET, SO I DO NOT NEED TO SORT OUT FINANCES Parties can separate their finances any time from the date of their separation.

IF YOU AGREE TO A PROPERTY DIVISION, YOU DON’T NEED TO GET LAWYERS INVOLVED If you have reached an agreement with your former spouse, it’s very important that the agreement is documented. An agreement can be documented through a Binding Financial Agreement or Consent Orders. You will require a lawyer to be involved to draft the necessary documentation. If you don’t finalise your matter you can run the risk of the other party coming back for a second bite of the cherry or even trying to claim an inheritance you have received post-separation.

PARTIES NEED TO JOINTLY APPLY FOR A DIVORCE A divorce is separate to property or children’s issues. You do not need to have both parties to consent to an Application for a Divorce. A divorce application can be filed individually or jointly. It is always imperative to get advice tailored to your specific needs. Your free personalised pathway to separation can be downloaded

We understand families, we have families too At Chomley Family Law we aim to help you reach a quick resolution whilst achieving a lasting agreement and avoiding high conflict situations. We offer the following services:

• Separation/ Divorce • Children/ Parenting rights • Defacto • Child Support • Binding Financial Agreements • Domestic Violence • Dispute Resolution • Grandparents Rights • Same Sex Relationship • Paternity You wouldn’t hire a plumber to change a light bulb. OF YOUR PRODUCTS, SERVICES OR IDEAS The reason why most businesses aren’t as profitable as they want to be is that they’re selling the wrong thing. No matter what your product, service or idea is, that’s not what your customer buys... What they buy is how they feel about your products, your services or your ideas. Have you ever been in a fancy restaurant, where the food’s great yet you got bad service? Would you go back? Of course not. Yet if we go to a restaurant where the food is good, and the service is awesome, it becomes our favourite restaurant, right? So, what we’re really buying is a feeling.

When you, your family and the team that you work with are all genuinely happy, your customers pick up that feeling when they walk in and subconsciously think, ‘I don’t even know what these people are selling, I just want that’! With all the companies around the world that I’ve worked with, helping them achieve results so big that even they thought were impossible, the first thing I address is personal development. At our Find Your Fire retreat workshops, we teach people the number one key distinction between highly successful people and the people that just have average results. And we help them put that into consistent, habitual action. The secret we teach them is how to think and feel differently from the average person and differently from how they used to think and feel. While most people are focused on the problems of the world, successful people are looking for the opportunities. Imagine the different results that level of thinking produces for you. There is no way to happiness; happiness is the way. It’s a decision! ca www.kurekashley.com

WHY YOU’RE NOT SELLING ENOUGH

‘A GOOD BY SHARI HALL

WHO CONTRIBUTED

Who is this man who goes from working diligently as a professional legal consultant helping law firms improve their profitability, to a champion for lost causes, providing pro-bono services, organising community charity events, and leading the way for social justice for all? Sounds like a super hero story! Well, maybe it is. As a senior school student, Travis Schultz was told in no uncertain terms, “You are probably not suited to law given the high TE score required to get in. You could always become a police officer” said his guidance counsellor. Luckily, these words did not have a negative effect on the impressionable teenager. What if Walt Disney, who was fired from his job at the Kansas City Star in 1919 because he “lacked imagination and had no good ideas” had listened to his employer? There would be no Cinderella or stories where fairy tale dreams come true. At 16 years old, Albert Einstein failed the examination for entrance into the Swiss Federal Polytechnic School in Zurich. He didn’t pass the test, but he did go on the develop the Theory of Relativity, and is known as one of the most brilliant minds to have ever lived. Bill Gates, one of the wealthiest men in the world, dropped out of Harvard University to start a business which actually failed miserably, but then became the developer of Microsoft and the philanthropic Gates Foundation. With parents who were strapped financially assisting his siblings through University and private school, Travis secured a position one week after senior school graduation as an apprentice with a local Sunshine Coast law firm. This allowed him to work full time in a paid position doing his ‘Articles of Clerkship’ while studying externally at night time over a six-year period to achieve his law degree. He discovered during this time that civil litigation – including insurance, injury work, and negligence cases – and assisting the underdog, those who are in a tough spot due to no fault of their own, brought him immense joy and satisfaction. In a three-year period, Travis became the managing partner at an established Mooloolaba law firm. Sixteen years later, he sold Schultz Toomey O’Brien to Slater and Gordon with a head count of 76. In business he’d been taught the importance of time costing as a management tool, collection of upfront fees to reduce risk, and limiting the risk associated with outlays incurred in running a case. The business must come first, people and profession, second. Travis often wondered if there was a different and better way to do business. Upon leaving his old firm, he consulted with other professional service firms, developing systems and processes that helped to improve their profitability and maximised their revenue. Still, his passion for serving the public set him on a solo path down the road less travelled and staying true to his personal philosophy of wanting to provide clientfocused, low cost legal services, he founded Travis Schultz Law.

“We’ve created quite a unique point of difference in the market. I’m not trying to be disruptive, but rather simply set up a firm that reflects my values and those of the team with whom I work,” Travis said. “We’ve set ourselves a benchmark of committing 30% of our resources to the community, professional and charity causes we think are important. We’ve also decided that where there are outlays (out-of-pocket expenses that add up to thousands of dollars in most cases) that have to be paid along the way to sustain a case, we’ll simply pay those ourselves, and we don’t charge anything extra for doing so. That’s a very different way of servicing a client, and we like to think it’s better.” Three other major points of difference set Travis Schultz Law apart from the rest: *Their clients always receive the lion’s share of their settlement by a guaranteed cap on costs of 33% in no win/ no pay matters (compared to 50% at most other firms). *Their boutique practice where genuine expertise and commitment to personal attention is consistently delivered by accredited specialists. *Their heavy investment in continued personal development for the team to ensure they remain industry leaders. Once a young man who was told he was unlikely to succeed, Travis Schultz has become a successful role-model and vested participant in the Sunshine Coast community life. He is on the Board of the Sunshine Coast Turf Club and the LifeFlight Foundation, is the Deputy Chair of Matthew Flinders Anglican College and Chair of the Flinders Foundation, Councillor of the Queensland Law Society, organiser of the Travis Schultz Wine Maker’s Masterclass for Sunnykids, and for fun, enjoys writing a weekly wine column and serving as the Brand Ambassador for Coastline BMW. Most importantly, he relishes his role as a father and the Assistant Coach for his 11-year old son’s rugby union team! Words of wisdom to live by from a former low-scoring high school senior:

“I’m inspired by authors of change; people who can see a better way, a better world, a better place, and have the intellect, drive, and creative genius to make it happen. Those are the people who keep me focused and set a benchmark which I may never meet, but can certainly aspire to.”

14 ISSUE 88

“I think at times, people are scared to commit to taking on a responsibility that might benefit some other group in the community, a charity, or enterprise. It takes focus, discipline, time management, and efficiency, but it can be done.”

WHENEVER HE COULD’ “I’m the happiest when the people around me are happy, and I’m in a space where there’s no friction or tension, and all is well. Finding that environment with a glass of Bordeaux in hand while sitting on the back deck is a great place to be.” “There are a number of days in my life I wish I could relive. But I don’t see any point in looking backwards, as nothing is going to change. All we can do is learn, and become better for the experience. Mistakes have been made. There’s no point trying to justify them. The road to mediocrity is paved with excuses!”

“I love feeling good about what we do and how we do it. There’s nothing more rewarding than a happy client or a grateful community group. It’s the accumulation of these great moments that give me so much satisfaction. It’s much more rewarding than seeing just profits. It’s old fashioned, but I struggle with the commercialisation of any profession, so I’m just trying to cling to those professional values and standards of yesteryear.” “When I’m gone from this Earth, I just want to be remembered in a positive light. I’d be happy if I was simply remembered as being a good bloke who contributed whenever he could.” e www.schultzlaw.com.au

ASK ALVIA

... Dear Alvia

Is it true my super is part of the property pool? Do I have to share my super in our divorce? I have worked really hard to build up my super and he has no super at all; that just doesn’t seem fair. Susan Dear Susan What’s yours is yours and what’s mine is mine is not the case when it comes to dividing assets in a property settlement; most things become ‘ours’. I cannot give you legal advice and I strongly suggest you speak to a solicitor. Some of the couples we have worked with make the decision to exclude certain things; super has been excluded on occasions. However, other factors come into play and personal circumstances will dictate how the property will be shared. This will lead you to the decision you make regarding who keeps what, and what you both decide is or isn’t included. Alvia

What is my separation date: the date she moved out, the date we said it was over or the date we moved into separate rooms? Brian Dear Brian That is a great question and one we are often asked. It is the date you or you and your partner decide it was over, or the date provided by one of you to Centrelink if registering for payments for child support. We had a couple who said their separation date was five years ago, although they were still living under the same roof and sleeping in the same bed. They had kept up appearances for their children’s sake but agreed the marriage was over on a certain date. If you cannot agree on a date, and need to provide a date for obtaining a divorce, you may have to provide an affidavit from people who can verify why they believe you were separated on a certain date, and one from yourself. If this is the case then I would recommend you have a chat with a lawyer and seek clarification; there are free legal advice services in most areas throughout Australia that can help you with this question. Alvia

Do I have to go through the Child Support Agency for child support payments or can my ex and I just do it ourselves? I can’t face dealing with them; everything seems to get complicated. I hear of people constantly getting letters and demands. It is also impossible to get hold of them on the phone and each time it’s a different person. I just want to give the money to my ex for the kids and keep it simple. Steve Dear Steve You do not have to go through Child Support Agency (CSA); you can have a private agreement. However, if your ex decides that she prefers to use CSA then that is what has to happen. We work with many clients who at first feel it is a difficult process but once everything has been set up with CSA, they feel it is not such a complicated department to work with. If you don’t have a good relationship with your ex, I would really recommend the CSA collection method. If you have a good relationship, then both of you can work out how the contributions are made and what is more beneficial for the children. It might also be worth having a chat with a lawyer. There are many factors that can affect the value of your business when it comes to selling and asking the question, ‘What is my business worth?’ These include: • Industry Outlook: If the outlook for your industry is bright, your sale price will go up. • Customer Base: An extensive customer base with no single customer representing more than 5-10% of revenue will push the price up. • Depth of Management & Sales Teams: If you, the business owner, wear all the hats, the price goes down. • Strong Background: Being able to tell a good (and truthful) business story is critical in helping a buyer recognise the value of a business. Selling through an experienced business broker will compile a good story that best showcases your business to potential buyers.

• Industry Consolidation: If your business’ industry is experiencing consolidation - that is, big companies getting bigger through acquisition - then prices for smaller businesses will rise.

• Revenue: The bigger a business's revenue, generally the higher the selling price. A business with $25 million in annual sales will usually sell for more than a business with $5 million in sales. • Market Position: If your business dominates your market, or holds a unique niche in the market, it is more likely to sell at a premium. • Multiple Buyers: This is one of the most important factors; when there are multiple buyers vying for a business, the price of the business has a good chance of exceeding the price paid for a business sold without competitive bids. Your marketing strategy needs to drive this. • Contractual Arrangements: A lengthy lease, licence, franchise agreement and/or customer contracts all create certainty for a buyer; they will pay you more. • Street Appeal: Last but by no means least, your business needs to be presented so it is appealing to the eye. Consider a fresh coat of paint, new signage, a spotless workshop - you only get one opportunity to make a first impression so get it right! A business broker will help you maximise your financial return for all the hard work you have done and ensure the transaction runs smoothly. m www.franchisebrokers.com.au/dione-mauric

Ask Your Business Broker When selling your business it’s always a good idea to ask your business broker to point out these factors, so you can concentrate on all the positives and potential. Business brokers are not only trained and have the experience to guide you when selling your business, but they can also help you prepare the business for sale. A well thought out exit strategy and executed plan prior to going to market gives you the best chance of a higher value sale. What else should I consider? • Track Record: If you have a track record of constantly growing sales and profits, buyers will be willing to pay you more.

ENTIRE FIT-OUT SOLUTIONS

NEVER UNDERESTIMATE the power of a professional fit-out We’ve all experienced it; you know that feeling you get when you walk into your favourite brand store? Everything is as it should be. The entire shop, from the entrance to the counter, makes you feel a certain way. It makes you feel good. Take an Apple store for example; the layout and styling of their stores perfectly match the company’s value: ‘Think Different’. When other tech companies create grey computers, Apple creates a range of Macs in bright primary colours. Where other tech companies sell through distributors, Apple created its own stores. Where those distributors pack as many computers as possible onto their shop floor, Apple rents out huge spaces in prestige locations and thoughtfully displays just one model of each of the products they offer.

1. Enhances your customers’ experience meaning they will come back next time 2. Improves traffic flow - allowing you to get more customers through your store 3. Improves how your customers perceive your brand which contributes positively to your marketing efforts 4. Boosts staff morale - by providing them with a space that is exciting to come to every day 5. Makes the most use of the space you have available allowing you to be more efficient with storage and the like

The impact space can have on how you do business is often underestimated. You’d have to admit that you get a different feeling when you walk into your bookkeeper’s home office then you do when you walk into your accountant’s CBD office.

At Entire Fitout Solutions, we work with our clients to make all of the above a reality. ca

IS YOUR COMPUTER

STILL MAKING YOU HAPPY? Do you remember the day when you first laid eyes on your beloved computer? All your computing dreams were to come true with this new shiny piece of hardware! You were so happy!

Start looking at your computer with a different mindset, an out-of-the-box approach to ‘How can I best use this technology to set me apart from the rest?’

The excitement of being able to complete your daily office tasks more efficiently and the speed of the new system filled you with joy. But, as the years passed, your poor old PC grew slower and slower and your requirements of your beloved PC changed to suit your job role.

• Is my computer delivering me fast and reliable services?

To truly get the best from your computer it must suit your daily duties; for example, if you are a salesperson who travels to meet with clients, you would be looking for a slimline laptop with a durable but fashionable look and feel to suit your image.

Maybe it’s time for an upgrade to the latest computer hardware.

Is your computer holding you back? Ask yourself these very basic questions:

• Does it suit my job role? • Am I using the latest technology to give me a leading edge in my industry?

If you are an office worker, you want a computer that is fast, reliable and that just works every time. If you are a contractor, you would want your mobile computer or device to provide your clients onsite instant access to invoices to get paid more effectively. Just like your car your computer needs regular servicing and updating to ensure it continues to meet your needs and make you happy.

THINKING ABOUT REFINANCING?

PURSUIT OF HAPPINESS

MY TOP THREE STYLING SECRETS

Here are just a few of the ways an experienced broker can assist you in the process:

In Medical Intuition happiness is held in the organ of the heart. When people feel happy they create their hearts’ desires. True happiness is the journey, not the outcome, and when you shine your brilliance and enjoy the journey, that true happiness stays. And that is when your heart feels full.

1. Choose the main rooms to focus your styling efforts and budget on. These are usually the kitchen, living/dining, outdoor entertaining and master bedroom.

• Help work out whether refinancing is ‘worth it’. There are things to consider, including rates, features and benefits, as well as costs when moving between lenders. Refinancing won’t always benefit you or meet your requirements. • Give you choice! Brokers have access to a range of lenders and will compare their products to help ensure you are getting a loan suited to your circumstances and goals. • Find the product that suits you. Brokers are able to assess your goals and objectives - both immediate and future. A loan with the lowest interest rate may not give you the options you want. • Avoid pitfalls. Brokers know the policies for different lenders and products. They may also have access to product options that aren’t available in the general market. From start to finish, a good broker will be there with you, making the process as hassle-free as possible. To pursue your dreams and goals is what your body is always asking you and that is what makes you healthy and happy. Happiness is not a state-of-mind all the time, as what the body wants is peace and contentment. It’s a state-of-mind where no matter what happens you know everything will work out. That leads to true happiness. Today, allow your body to talk to you. Why not do one thing today, right at this moment, to make peace within yourself and give you your heart’s desires and happiness? Millennium Education Ph 07 5641 4009 Mob 0414 758 360 Web MillenniumEducation.com

2. Style to create an emotion and display a lifestyle. Think luxurious hotel suite for the master bedroom. European pillows, accent cushions and a throw for the bed, teamed with bedside tables and beautiful lamps will help create this feel. For those cozy family evenings use accent cushions and throw rugs on the sofa, velvets and chunky knits for the winter with linens and cotton for the summer, all tied together with a rug under the coffee table. 3. Colour your World Work with a neutral base and add your colour with art, accent cushions and accessories. My go-to colours are blues and greens. Not only do those colours photograph well, but blue denotes the sea and sky and gives you a sense of calmness, peace and serenity; green means growth and health and evokes feelings of abundance and security. Use plants, flowers and fresh greenery to finish off your styling. Simple and Savvy Ph 0414 741 227 Web simpleandsavvy.com.au

HOW WELL IS YOUR HAPPINESS IS ORGANISATION PLAYING? MINIMISING YOUR TAX

“I did it!” Her breath is fast but strong; sweat and tears of joy roll over her body. Her gaze proudly surveys her home, her kingdom, from atop a mountain she’s conquered.

I asked a mate who used to be a soldier what they did to encourage team cohesion, trust and camaraderie. His reply was, “Lots of drinking sessions”. I was taken back a bit thinking I would get a long technical explanation, but there was gold and some kind of fuzzy logic in that statement. He went on to say: “They always spent a lot of time together, training, eating and sleeping in close quarters.”

That was me getting back my fitness after years of sitting, studying for my nursing degree. I committed, trained at home, and designed exercise plans that protected my injuries from 15 years of martial arts, explored healthy, delicious food, and rode my motorbike without feeling like I’d prefer to just lie down! In civilian terms, it’s not a life or death situation, but poignant nonetheless. It can be a tough task working with so many personality types; it can affect our productivity, mental health and relationships, sometimes to the point of exhaustion. It also reminded me of an old saying, “Those that play together stay together”. So how well is your organisation playing? Listen to how much laughter and fun there is. It’s probably a good measure of how cohesive your team is. If you would like to know how you can benefit from team challenges and leadership training contact me at Reconnect Learning Australia. Property investors can claim their property depreciation with a tax depreciation schedule; it’s easy, quick and affordable and with the end of financial year approaching, now is the perfect time to get this in place if you don’t already have one. What is a Depreciation Schedule? If you don’t know, you are not alone. Four out of five property investors do not realise that they need to provide their accountants with a tax depreciation schedule for each investment property they own. Without one, investors are missing out on claiming thousands of dollars of depreciation each year. The first five years of any investment property is the key to maximising tax depreciation, giving investors more money to grow their investment portfolio. At Laurent Property we understand that good management extends to assisting clients with maximising the performance of their investment property. Providing access to professionals that help facilitate optimum performance sets us apart from your typical property manager; we can introduce you to tax depreciation agents and home loan specialists whom we trust. HOME IS WHERE THE HEART IS

BE CAUTIOUS OF THE LOCK IN CONTRACT

HAPPY CHANGES

The Australian dream seems to have gone from owning a family home to having two homes, three cars, four TVs, a boat and more electronic devices than you have fingers. My mother-in-law fondly tells me of the house her hubby built; they moved in without carpet or couches, just bare walls and over time they patiently finished it off. They never had a mortgage - and they did it all on one wage!

Over the last few months, we have had multiple businesses approach us about quoting for ongoing HR Support. They have been alarmed by information that they have received about the risks associated with employment.

Life is too short to be unhappy. For many of us, this awareness is a catalyst to set up our own business and create a legacy.

Perhaps we need to peel back and stop trying to live like the Jones’. Maybe we should give ourselves permission to live how we want in whatever makes our heart content, whether it be a rustic farmhouse or a beach-side shack. Home is where the heart is, after all; a dream home needn’t be expensive, just happy! Think it might be time to change the pace of where you live? It’s as easy as giving me a call or email for a noobligation confidential chat.

We agree that employment legislation can be difficult to navigate; however, we don’t agree with small businesses being asked to tie themselves into lengthy and very expensive contracts for HR Support. HR Support should be flexible to suit the individual business, which could range from minor project work to a full outsourced HR solution. HR support should obviously encompass risk management; however, good support should also provide strategic advice to ensure sustainability into the future. Your outsourced HR provider should not only be able to offer compliance solutions, but also be able to partner with you on the high touch (and often more difficult) areas of creating a positive performance culture in your business, and providing effective management to engage and retain your staff. Our advice is to shop around and find out what choices are available to you. Kate Brown & Mandy Ward Suncoast HR Services Email info@suncoasthr.com.au Web www.suncoasthr.com.au

We start out with passion, joy and high hopes for the future. However, the reality of owning a small business can be somewhat different; a few years down the track those high hopes may be replaced with worry, stress and the thought of packing it all in and returning to a simpler life working for someone else’s legacy. If you are at this crossroads there are two key questions to ask yourself both financially and personally: • What is the cost to continue? • What is the cost to NOT continue? Quite often, we forget to ask ourselves the latter; if we don’t change, what is that costing us? Having an honest conversation with yourself helps realise solutions and opportunities and the cost of taking no action provides motivation. Awareness and action will reignite those high hopes for a happy and fulfilling future - just like it did at the start.

NEW WORLD MARKETING HAPPINESS IS MEETS OLD WORLD! PEACE OF MIND Technology has put everything within our reach, both as consumers and business owners. Previously, if we needed marketing or advertising, we would engage a consultant or advertising agency; now we have the ability to create advertising ourselves via platforms like Facebook, Instagram and the like. We can even build our own websites.

What would give you peace of mind in your business and make you happy?

Yet I wonder if all business owners have the experience or skill to create great and impactful advertising. Whilst it ends with an ad, it actually starts with a great strategy which is a four-step process establishing Awareness, Engagement, Consideration and the Sale. This is the part of ‘old world’ marketing that is as relevant today as it was 100 years ago.

• Keep costs low and streamline administration

Think about: • What will make my business stand out? • What message with make me relevant? • What functional or emotional benefit will mean more to my prospect? • What will help me close? Creating what we call ‘cut-through’ in an ever-increasing competitive marketplace is just as critical today on Facebook as it was 100 years ago in the newspaper. Craig Levitt - Marketing & Success Coach Life & Wealth Academy Mob 0414 681 189 Email craig@lifewealthacademy.com.au

Is it to run a successful business that consistently delivers core products and services to a high standard to your customers, and remains viable by achieving two main goals: • Improve sales and profitability

These goals are controlled by bookkeeping systems; however, bookkeeping is the task most business owners least enjoy. Wouldn’t your life be happier if you outsourced your bookkeeping to professionals and you got on with running your business and doing the things you enjoy? FitBooks Online Bookkeeping and BAS services are designed to make your budgeting easier by introducing simple systems that are less intrusive and easier to use. We can assist you with training and we are always there to support you. Having FitBooks Online take care of your bookkeeping and support your business in achieving its goals will take a load off and put that smile back on your face.

HAPPINESS DEFINITELY EQUALS COMFORT AND BEAUTY With this being the ‘Happiness Issue’ it got me wondering – do blinds and our other products make people happy? It got me thinking about how Harlequin's products and services can evoke happiness. Happiness can come from being comfortable and being surrounded by things that make us happy. Our products certainly are both of those things. Shutters freshen and uplift the whole interior and exterior of the home and create warmth, cool and insulation for all weather types. Feeling good at home is the place where happiness begins. If you’re not comfortable it’s pretty certain you won’t be happy. On the other hand, if your home is looking good then you’re feeling good. You wake up in the morning having had a great sleep because your curtains have blocked out the morning sun. Now you just press a button and the curtains open to a lovely day outside. Life’s good and you're smiling; yep, Harlequin Blinds sure can make you happy.

ALL ABOUT MEAT

CAN WE EAT HAPPINESS? WITH MARTIN PENNAY

Food may be a necessity for our survival, but it’s so much more than that. It triggers countless heart-warming memories and provides inspiration for many new ones. It enables our emotions to be securely embedded in memory through sight, smell and taste unlike any other experience; a whiff of stewing bolognaise or baking cookies can send us straight back to happy times in Grandma’s kitchen! We can all recall an unforgettable dining experience where the ambience, décor and service complemented the food to

create an indelible imprint in our minds. My wife and I have always explored restaurants, and one of the most memorable dinners we had was many years ago at the Tippling Club in Singapore. The trend of pairing inventive cocktails with each degustation course was just emerging, but the experience was even more sensational because we were with our closest friends, eating and feeling happiness course after course.

Most of the time it’s not fine dining that sends us into a blissful tailspin but comfort food, aptly named because it’s purely about the love and care in the simple combination of basic ingredients. Our children love how Granny bakes her potatoes (they do taste different) and how Halmuni (Grandma in Korean) makes her toast (yes, even toast). Food absorbs love and our bellies remember that love through the passage of the years; that original happy experience is reincarnated through our senses again and again. Nothing creates and triggers happy memories quite like food. Share your love through food and enjoy it in the company of those you care about; you can indeed have happiness and eat it too! ca

FOCUS INTENTION RESULTS EVALUATE UPGRADE PERFORM TOP 10 TIPS for finding that happy place again after being made redundant Ending a role whether voluntary or involuntary creates a whole range of emotions. I know from personal experience that losing a role you love is a tough pill to swallow. However, there are some good strategies to ensure that a redundancy becomes a moment in time that you learn from, rather than a devastating event that you never recover from.

RECOGNISE WHAT IS WITHIN YOUR CONTROL Many decisions by organisations are made because of events and circumstances that you have no control over. Getting caught in blaming and anger is quite normal but the sooner you can find a way to focus on what is within your control, the sooner you will redirect your energy and attention in order to move forward. It is completely normal to grieve when you lose a job you love, especially if it is sudden and unexpected. If you are struggling to get past this, seek help from a professional. I know when my future was ‘freed up’ for me, I was really struggling at one point; two sessions

28 ISSUE ISSUE87 88 1

with a great psychologist made me see other options and possibilities. She also recommended I read ‘Mindset’ by Carole Dweck and years later, I still reference that book on a regular basis.

KNOW YOUR ENTITLEMENTS Often the emotional roller coaster we step onto when we lose a job means we walk away without accessing outplacement programs or knowing what our options are. If you are not sure what your entitlements are, take some time to find out; if you don’t have outplacement services to help you can visit www.fairwork.gov.au/termination/redundancy/ pages/how-much-redundancy-pay.aspx

DEVELOP AN OPTIMISTIC MINDSET If you have never thought about how you respond to major events, it may be time to discover more about how to think more optimistically. Martin Seligman is a world expert in Positive Psychology and his website has lots of invaluable resources to help you understand your thinking about your redundancy. Pessimists tend to think of bad events as lasting, spoiling everything and blame themselves for their occurrence. None of this is particularly helpful in helping you move forward so take advantage of his website and do the Optimism/Pessimism survey. It may also be time to discover your Signature Strengths; you will find these at www. authentichappiness.sas.upenn.edu/Default.aspx

ENGAGE IN HEALTHY COPING MECHANISMS Whilst there may be a part of you that wants to drown your sorrows with alcohol or eat your way through a plate of Tim Tams as a way of coping, these will not do anything for you longterm (or even short-term for that matter). Physical activity and healthy food will help you stay in the right mindset to make good decisions and cope with the things that you cannot control. Some helpful websites are www.health. gov.au/internet/main/publishing.nsf/ Content/health-pubhlth-strateg-foodindex.htm and www.realfit.com.au

ESTABLISH A POSITIVE NETWORK It is very important to surround yourself with positive people when you are going through a challenge. If there has been a large scale redundancy it’s essential to harness the positive energy that can come from change. After the collapse of Ansett, there were many

examples of teams banding together to support each other through the depression and anxiety. These teams would come together to talk through issues and make plans for the future, capitalising on each other’s strengths and using the network. As time goes on, and you start to feel stronger, keeping your networks is important. You never know who is connected to who so get active and make sure you connect with people.

MAKE SOUND FINANCIAL DECISIONS If you are not good at deciding on investment decisions or making sound financial decisions, get some professional support. Often people look at the cost of professional advice and think it’s too much but take it from someone who learnt the hard way, that advice may save you a fortune down the track. The Financial Planning Association of Australia is one place to start www.fpa.asn.au

MAKE A PLAN Start to write down weekly goals to avoid falling into the pattern of just letting time float by aimlessly. Decide on your key priorities; these will vary for everyone but ensure that every week you write down three actions that will progress you towards your future goals. If you are not good at doing this yourself check whether you can have access to a coach as part of outplacement or engage one yourself to start moving you forward. The ICF Website is a source of professional accredited coaches www.coachfederation.org

TALK ABOUT THE OPPORTUNITIES Take the time to talk with someone you trust about all the opportunities resulting from this. You may not feel like it is positive currently but Einstein famously said that the previews of our imagination are life’s upcoming attractions. If you are running movies in your mind of all the doom and gloom ahead you may just be contributing to creating that at some level. Much better to get dreaming about what might be possible now - what will a bright future look like. What will you be saying in 12 months about this? How will it feel to have created an opportunity out of what seemed like a big negative?

GET YOUR RESUME RIGHT Make sure you give yourself the best opportunity to move forward by making sure your resume is professionally done. If this is not part of your outplacement there is a wealth of information at your fingertips on the internet on how to put one together. This is another area where it’s worth investing in a bit of professional advice if this isn’t a natural strength; it will pay big dividends.

GET THE ATTITUDE OF GRATITUDE GOING Finally, be kind to yourself by thinking every day about three things you can be grateful for. This is another one of Martin Seligman’s pieces of research that shows that paying attention to what went well every day helps us to develop resilience and that will be important in taking you to the next step.

COMMONWEALTH GAMES:

BIGGER ISN’T ALWAYS BETTER Perhaps more than any other occasion in recent memory, the Gold Coast Commonwealth Games highlighted just how much government policy can impact on small businesses. While the whole world observed 12 days of incredible sporting achievements, comparatively few would know of the deserted roads, malls and restaurants that, under any other circumstances, would have been buzzing throughout the school holidays. In what was billed as a game-changer for the fortunes of Queensland tourism, the state government (in conjunction with the Gold Coast 2018 Commonwealth Games Corporation (GOLDOC)) presided over 12 days showcasing the best in international sport. It was fantastic to watch. Unfortunately, these same authorities are also responsible for decimating the Gold Coast tourism industry from the beginning of Easter through to the end of the Games. They orchestrated a heavily-funded and deliberate program to keep people away from the Gold Coast during this period, and God only knows why. What happened on the Gold Coast throughout the Commonwealth Games serves as a warning to other destinations like us. Like the Gold

Coast, our region is a Mecca for significant sporting events, many of which have been subsidised by council to attract economic benefit. These events contribute culturally to the Coast community and it’s true, they also put us in the national spotlight. Marquee events such as triathlons, marathons and velothons all come with the promise of big cash boosts for the local economy. Sometimes, however, people end up staying off the roads and away from tourist hot spots during these events. When the holiday hordes were told to stay clear of the Gold Coast last month, the Sunshine Coast and Northern NSW enjoyed a significant boost in visitor numbers. Since the end of 2013, an independent group known as the Sunshine Coast Events Board has helped guide council in its decision-making to ensure public monies are invested to support the best events for the region. As a member of the inaugural Events Board, it’s been both interesting and rewarding to observe both the process and the everincreasing rigour to establish which events best benefit the Coast. As highlighted by the Commonwealth Games, bigger isn’t always better. The types of events that work for business are often not the elite sports but more so, community participation events, food festivals, music and cultural experiences. The Sunshine Coast is a collection of unique villages and playing to the strengths of each sub-region in promoting events is the key to sustainable growth. ca P: 07 5492 0555 www.rumbaresort.com.au

FINDING HAPPINESS BY GIVING BACK LOCAL MOTHER-OF-TWO CARLY BYRNE IS AMONG 119 STUDENTS ABOUT TO MAKE THEIR DREAMS BECOME REALITY THROUGH TAFE QUEENSLAND.

In January 2017, the Sunshine Coast Health Institute (SCHI) opened its doors for the very first time, offering locals access to a unique and innovative study experience unlike anything previously offered in the region. Now nearly 18 months on, 119 students from TAFE Queensland’s nursing, aged care and health assistance courses are excitedly preparing for their graduation and the beginning of a rewarding career of caring for others. Thirty-nine-year-old single mum-of-two Carly Byrne is among 36 Diploma of Nursing students participating in the first nursing class to graduate from their studies at SCHI this June, and could not be more excited to move on to the next stage of her career. Having juggled her studies with a part-time job, all while raising her two daughters, this is the moment she’s been waiting for. “As a mature woman and a single mum, I have to work to pay bills and look after my kids, so balancing my studies with that has been difficult. But I have loved studying, I enjoy the challenge, and there are stacks of women out there doing it, so why can’t I?” Carly said. “I’m so excited and so proud of myself for getting to this point. I can’t wait for this new chapter of my life – who knows where it will take me?” she said. Carly completed a Certificate IV in Justice Studies at TAFE Queensland’s Loganlea campus in 2012, preparing to pursue a career in the police force where she could give back to society. However, upon completing the qualification she realised she wanted

to help people when they were most vulnerable and decided to change careers. After moving to the Sunshine Coast, Carly secured a job cooking in a local aged care facility and found herself inspired by the selflessness of the carers. “I saw the nurses and the amazing work they do and I just thought, ‘wow’,” Carly said. “Then they started building the Sunshine Coast University Hospital, so it seemed like the perfect time to do it,” she said. Carly’s decision was indeed well timed – with the new hospital service and the Sunshine Coast’s growing population, demand for skilled workers in the health and social assistance sector is forecast to grow by 9.6 per cent over the five years between 2017 and 2022 (according to Labour Market Information Portal). In addition to that, with the opening of SCHI last year, Carly has had access to state-of-the-art educational facilities during her studies. “I chose to train at TAFE Queensland because my previous experience with them had been fantastic; they were so supportive and it was financially accessible too,” Carly said. “This experience has really blown me away. The facilities at SCHI are second-to-none, so having access to these resources as a TAFE Queensland student is amazing,” she said.

I chose to train “ at TAFE Queensland because my previous experience with them had been FANTASTIC; they were so supportive and it was FINANCIALLY ACCESSIBLE too.

CHOOSE YOUR OWN WAY TO GREAT HELP PEOPLE IN THEIR TIME OF NEED WITH A CAREER IN NURSING AND HEALTH CARE

SCHI is one of the largest joint ventures of its kind on the Sunshine Coast and is a reflection of the partnership between Queensland Health, TAFE Queensland, University of the Sunshine Coast, and Griffith University. Boasting a 370-seat auditorium, 150-seat lecture theatre, three clinical laboratories, e-learning labs and simulation suites containing state-of-the-art technology that replicate a variety hospital rooms, SCHI sees diploma and bachelor students cohabitate in a purpose-built training facility located in the Sunshine Coast Health Precinct. “Studying on the same site as the Sunshine Coast University Hospital gave me a chance to make connections with the staff and you really felt a step closer to actually working there,” Carly said. “I’ve been undertaking my placement at the hospital and it’s been amazing to be able to see how everything happens there and the sort of facilities they work with. While having the chance to train hands-on with patients has been my favourite part so far, it’s also been great getting to experience surgery and the incredible technology they use,” she said. MAYORAL BUSINESS

TAKING THE SUNSHINE COAST

to the world

We have just celebrated probably the most eagerly anticipated day so far in the history of the Sunshine Coast Airport Expansion project, which will take our region to the world. I was delighted to join Member for Fairfax Ted O’Brien and John Holland Group project manager, Berry Freshney, to turn the first sod for the construction of the new runway, which is on schedule for completion by Christmas 2020. To be known as Runway 13/31, this new runway will help transform our Sunshine Coast economy and revolutionise transport to and from our region. At 2450-metres long and 45-metres wide, it will be capable of accommodating Airbus A330 and Boeing 787 aircraft. That’s larger aircraft than ever before flying in and out of our airport. The new longer, wider runway will enable direct access to new markets in Asia, the Western Pacific and other locations in Australia which cannot currently be serviced with direct flights.

With more than $10 billion of public and private sector projects in the pipeline, our trajectory as one of Australia’s leading cityregions - one that is healthy, smart and creative - will continue to climb; just like the aircraft that will take off from our new runway. As we prepare to lay the foundations for the runway, the start-up activities associated with the dredging works are now underway. From mid-year contractors Dredging International will dredge and move more than one million cubic metres of sand from the Spitfire Realignment Channel in Moreton Bay to a dredge line off Marcoola. The sand will then be pumped into the project site via a pipeline that will run underneath David Low Way. There are so many people who have made significant contributions to getting this important project to this point and I’d like to sincerely them all for helping us along the way. My best wishes go to everyone working on the ground, and on the water, over the next two years as our runway comes to life. c

Having this greater capability will unlock more tourism opportunities, new international trade prospects and will provide the springboard our export businesses need to get their products and services to markets faster and more efficiently. The Sunshine Coast Airport expansion is one of the five gamechangers in our 20-year Regional Economic Development Strategy, all of which are now either underway or completed.

And it doesn’t stop there.

ROBBING THEM OF?

Over past weeks I have wrestled with some issues being raised about children and the impact that technology is having on their emotional, social, intellectual and physical development. I read a blog by Martine Oglethorpe where she explores these issues. When considering your child’s digital diet it is important to move beyond the notion of keeping kids safe to look at the activities their screen-time might be denying them. For the sake of living a balanced life, ensure your child has sufficient time for:

1

SLEEP: It is super important that kids are getting a good night’s sleep. Keeping devices out of the bedroom when they are young, and avoiding the screens for at least an hour before bed, helps ensure their sleep needs are met.

2

BOREDOM: Today’s kids don’t tend to get as much time to be bored as kids used to. It’s an important skill to be able to fill in their time themselves. Bored time promotes creative play and thinking.

3

CONNECTION: Face-to-face interaction is crucial for social and emotional development and wellbeing. Time with friends, siblings and family members must always be a priority. Learning to engage, problem-solve and read body language and facial expressions are all vital skills that need real-life time and experience to develop.

4

PHYSICAL ACTIVITY: A healthy body and mind require activity and movement. Kids still love to get out and play. However, some may need a bit more encouragement to remind them.

5

REFLECTION: Whilst playing games may be described by many kids as their downtime, kids also need downtime that

involves doing very little. It is in these moments of reflection that our ideas come to us and our creativity for other activities flows.

6

FOCUS: There are times of the day when all of us need to be focused on tasks. These may be homework, chores, reading a book or the newspaper, building something or making something. There needs to be time in kids’ days where they are able to focus solely on a task without the distractions of a screen.

7

FAMILY MEALS: Getting plenty of good food is very important to kids’ well-being, but it’s not just about the food. Sitting at the table with parents, siblings or others helps children to develop good habits while they are young which they can carry into the future. There will be times when these needs are not completely balanced, but if we can use this as a guide and aim to fit the many key experiences our kids need into each day, we are much more likely to ensure they grow up with a healthy respect for their screens and a healthy respect for the many areas of their life that need to be nurtured. m

FITNESS MATTERS

What Is EMS Training

AND HOW DOES IT WORK? EMS stands for Electro Muscular Stimulation. This means the skeletal muscles are contracting through the effect of low-frequency impulses. (They do not affect smooth muscles, such as major organs or the heart). It is no different to conventional training or daily activities, where the muscles are contracted and controlled by your brain, but EMS training does it more efficiently by working alongside your brain to contract your muscles. The individual is fitted with a vest and some straps that deliver a signal to all the major muscle groups. During a 20-minute workout, you do slow movements and hold poses while a low electronic tingly impulse is applied to the skeletal muscles. This makes them work harder and more efficiently. This training is up to 18 times more effective than a regular strength workout! There are no side effects and it has been proven to be safe to use. EMS is used to strengthen the deeper layers of muscle, which also helps to improve posture and treat and prevent back pain, whilst being gentle on the joints. This makes EMS training an effective fitness tool for anybody aged from 16 to 100-plus years. This workout is suitable for beginners, experienced and professional athletes.

THE FACTS • Up to 90% of the muscles are stimulated during a Personal Trainer Guided workout • It stimulates 40 percent (totalling 98 percent) of the muscle fibres that you can’t reach with a normal workout (total 58 percent) • 20 mins per week is sufficient to improve your health, shape and strength • 90 percent of EMS trainees reported a reduction in their back pain and, in 40 percent of those, the chronic back pain completely disappeared • EMS training showed great results for post-pregnancy for abdominal separation and pelvic floor strengthening in women • It’s ideal for people with recurring pain and injuries, as EMS is gentle on the joints and strengthens muscles that will support those joints • EMS is more effective and time efficient than conventional strength training • A 20-minute session equals up to six hours of normal strength training m Fit In 20 Ph: 07 54925287 Mob: 0458 888 923 Email: train@fitin20.com.au www.fitin20.com

WHEN DID IT BEGIN? EMS has been around since the 1960s and was first used in the field of training top athletes. In the next 40 years, EMS travelled the world and gained popularity in the medical and general workout field. The past two decades have seen an increasing amount of research showing the benefits of the technology beyond medical usage, and this has contributed to its popularity. When used properly and responsibly, EMS truly is an amazing and safe method to help people achieve their goals in sport, body confidence and to live a healthy pain-free life.

Think about it; as a customer what would make you happy? You may think that’s your answer right there - or is it? For me, it’s about the experience. IT’S ALL ABOUT HOW YOU MAKE ME FEEL. That’s because I am a kinesthetic person; I am all about the feeling. The most important thing for me is the feeling I get when dealing with you and your product or service. For an auditory person, it will be about what you say and how you say it; they will want to hear that you'll deliver on your word. And for a visual person, it will all be about how it looks, how it makes them look; it’s all visual. To truly make your customers happy you need to understand them, their needs and their personalities. You more than likely already know that people process information differently so, if you really want to make ALL your customers happy, you need to optimise your customer service strategy to fit the three major learning styles. If your client is VISUAL they are all about pictures, diagrams and even text. They may take detailed notes to help them absorb information. They will likely be watching your body language and facial expressions carefully to contextualise what you’re saying. When they speak to you they might say things like, 'From my perspective', or 'Yes, I can definitely picture that' or 'I see'. Visual people take in a lot of information at once; they want the DETAIL. Give them brochures, leaflets, pretty cards etcetera; show them screenshots and diagrams that show how something works. Summarise for them after a meeting, sending them a text or email (with a picture). Send them through a copy of the presentation. Your AUDITORY customer wants you to TALK TO THEM. They also very much want you to listen to them; to listen with a view to hearing, not a view to speak. They want you to truly explain the concept or idea. They don’t need you to write it down, they don’t want text messages or emails, they want phone calls and face-to-face visits. They will often repeat what you say

to confirm they understand. You may even think they aren’t looking at you; that’s because they are listening intently. They use words like, “Absolutely, that rings a bell for me” or “That sounds right” or “That is just music to my ears”. The auditory customer wants conversation; they want to have a discussion about the features and what the features will mean for them. They don’t really need to see a presentation. For your auditory customer, keep written communication to a minimum and be detailed and concise. Speak more on the phone; they will be even more impressed if you record the phone call and send it to them. Then there’s your Kinesthetic customer, like me. We are all about the physical hands-on approach. We want to do, to experience rather than hear or see. We may use hand gestures or body language for communication. The words we use are, “That feels right to me” or “If I follow my gut, it’s saying...” or “Stay in touch” or “That is very comfortable”. We want to be involved. We love handouts, especially if you actually place them yourself in our hands. We love a demonstration of the features; we don’t want to talk about the features or see a static picture, we want to do. In general, we just want you to show us not tell them. As you don’t really know the exact type of customer you have (at first), you can’t rely too much on any one of these tactics. So it's important to include a mix of verbal, visual and kinesthetic cues. Once you know what type of customer you have, you can ensure you use the method that is going to keep them engaged and excited. Did you know that unhappy customers share their experience with 20 people or more while satisfied customers share their experience with just three or four people?

I believe that it’s about having genuine relationships. To have genuine relationships you really need to listen to your customers. Sometimes we listen to speak, instead of listening to hear. When we really listen to our customers we can understand exactly what they want and need and then deliver on that. WHAT MAKES THEM HAPPY AS A CUSTOMER and here is what they said:

JOELLE BARNES TABLETOP

“I often find a warm, genuine and sincere greeting is all that is needed to establish a happy relationship between you and your customers. My belief is that you should always be the first to say ‘hello’ to a customer, never the other way round. Saying ‘hello’ first is very powerful; not only does it give the impression that you’re warm, professional and customer-focused but it also allows you to confidently connect to your customers and build a great relationship with them. The key to happy customers is to leave them feeling important and valued, regardless of whether they have spent money or not. www.facebook.com/tabletopd

Real Estate has a reputation as an industry MOTIVATED BY MONEY

The drive for ‘money, money, money’ creates agents counting their commission before the ink is dry on the contract; counting transactions rather than relationships or happy clients. Happiness is not something one automatically or commonly associates with real estate agent performance. But to me, it is an essential KPI. Don’t get me wrong, I certainly need to earn an income and that is dependent upon sales generated and commission earned. But it is not my driving force. I am a great believer in the old adage of ‘do the right thing by people and the money will come’. And client happiness is a measure of my success, as evidenced by testimonials such as these:

This awareness to the importance of giving access became close to my heart and I made a commitment to myself and made it my mission that through my two practices “Caloundra Bulk Billing Surgery” and “Cooroy Family Practice”, to provide easy access with no financial pressure, to people who need health services and cannot afford to pay the gap of a private practice. I believe that patients are grateful and happy that they have access to 100% bulk billing medical care, served with dignity and respect and they receive complete thorough care. www.calbbs.com.au www. cooroyfamilypractice.com.au f

SUNCENTRAL

A City of the Future IS BEING CREATED

TODAY

In the future, cities that thrive will be those that are connected, smart and sustainable. They will be places where people live, work and play in equal measure, an intersection of personal and professional lives.

To create a new city centre today that will be able to meet the needs of residents and workers in 2040 and beyond is both a challenging and an exciting proposition. How will their daily lives differ from ours? What technology will they use? Will cities of the future look the same? That is the task that SunCentral Maroochydore is tackling as it develops the new 53-hectare CBD for the Sunshine Coast, and the vision is shared by leading technology, health and property firms that have expressed a desire to be involved in its delivery. A recent call for expressions of interest from technology companies to participate in creating one of Australia’s most connected, technologically advanced CBDs attracted dozens of high-quality submissions. Building on a greenfield site with no legacy infrastructure to remove or replace, SunCentral Maroochydore has the unique opportunity to create a city centre with unprecedented communications and technological abilities, from high-speed internet connectivity to the capacity for driverless vehicles.

40 ISSUE 88

Ducting for cutting-edge telecommunications is amongst more than $10 million of underground infrastructure installed in the new CBD along with utilities such as water and sewerage mains and the first CBD-wide underground automated waste collection system in Australia. This year work also began above ground. Asphalt has been laid on the first streets of the new CBD and kerb and channeling work is being completed, allowing the new city centre to take form and shape. The coming months will fill in the picture, with vertical infrastructure in the form of smart street lighting and extensive landscaping to provide colour and texture to the urban precinct. More than 320 trees will be planted in the 11-hectare commercial heart of the new CBD, forming tree-lined boulevards and a 3500 square-metre public park while extensive cycle and walking paths will connect people’s places of work with residential apartments, vibrant restaurant and retail districts in the future city centre. Much of the new CBD’s public realm infrastructure will be powered by the Sunshine Coast Council’s solar farm at Valdora, ensuring the new city centre’s carbon footprint will be lean and green; 40 percent of the development will be dedicated to parks and public spaces including waterways and a canal-side Corso lined with boutique shops, bars and restaurants. Over the course of its 20-year creation, the new CBD will generate

more than 15,000 jobs, breathing new life and vigour into the region’s economy. Construction on the first buildings is expected to begin in early 2019, with approvals already in place for a total of 150,000 squaremetres of commercial space, 65,000 square-metres of retail space, thousands of new apartments, plus a premium hotel and convention and exhibition facilities. While Maroochydore will provide a smart and dynamic city centre for workers and residents in the future, other projects are also underway to ensure the CBD is connected on regional, national and global levels as well. The Sunshine Coast Council has committed to using its Transport Futures Fund to contribute towards the delivery of light rail, a project that will link the new CBD to key coastal centres in the region while preserving the area’s enviable lifestyle and environment. In addition, in March this year, the new Maroochydore CBD came a step closer to accommodating a fast rail service between Brisbane and the Sunshine Coast, when the Federal Government named the North Coast Connect rail line project as one of three shortlisted for funding to develop a business case. In 2020, the expanded Sunshine Coast Airport will be operational, setting the region up as a destination for Asian holiday and business tourists and directly connecting Maroochydore to lucrative international markets.

Artist impression of the future Maroochydore CBD

And a proposed international submarine broadband cable landing on the Sunshine Coast and connecting directly to the city centre offers further potential to transform the region’s economy and enhance its reputation as a destination of choice for the technology, research, e-commerce, media, health and education sectors. This connectivity to the rest of the country and the world will be vital for those likely to live in the new CBD and the wider Sunshine Coast in the future. Leading commentator Bernard Salt has suggested the residents and workers of Maroochydore in the decades ahead will be younger, smarter and

more entrepreneurial than ever before. In his study released last year, 'The Activated City: Imagining the Sunshine Coast in 2040', Mr Salt made a raft of predictions about the people who will occupy the new CBD in the future and the nature of their daily lives.

Mr Salt forecast the population on the Sunshine Coast would swell from 350,000 today to 550,000 by 2040, driving the emergence of a new economy based on ‘footloose’ businesses attracted to the region by its lifestyle and connectivity, along with an entrepreneurial sector led by ‘Second Generation CEOs’ baby-boomer retirees still keen to utilise their money and skills. Mr Salt said the increase in the university student population in the region would help develop a hipster culture that would allow the Sunshine Coast to emerge as an artistic and cultural hub. One of Queensland’s - and Australia’s - fastest growing regional centres, the Sunshine Coast shed its image of being a sleepy coastal town long ago. It will soon be recognised as one of Australia’s most dynamic and exciting places to live and work. The future is certainly brilliant for the Sunshine Coast and it’s capital Maroochydore - The Bright City. e www.maroochydore-city.com.au www.mattersmagazine.com.au 41

FINDING HAPPINESS

IS MORE A JOURNEY ... THAN A DESTINATION!

BY TED FITZGERALD SUNSHINE COAST NUMBERS EXPERT

As it is so subjective, finding one definition of what each individual person means by ‘happiness’ is difficult. Years ago, popular film star and comedian George Burns said, “Happiness is having a large loving, caring, close-knit family in another city.” And another gem from a film star of the same period, Ingrid Bergman, is “Happiness is good health and a bad memory.”

On a more serious note, in searching around for what might pass as an objective measurement I looked at work of the OECD (Organisation of Economic Co-operation and Development). It regularly produces the ‘Better Life Index’, reporting and comparing things such as income, employment, education, housing, safety and importantly life satisfaction. To do this the OECD surveys people to evaluate their life as a whole, rather than how they feel at a particular time or particular aspects of their life. The survey covers some 35 countries to rate life satisfaction on a scale from 0 to 10. The average for all countries was 6.6, (0 means ‘not at all satisfied’ and 10 means ‘completely satisfied’)

The 2017 data showed that Australians aged 15 years and above rated their overall life satisfaction as 7.3, higher than it was in 2012 and higher than the OECD average. This was the same as New Zealand and Canada, but higher than the USA or the UK. However, overall life satisfaction is not the same across all age groups. It was relatively high for people aged 75 years and over (8.1), people aged 15-24 years (7.7), couple households with children (7.7) and recent migrants (7.7). Satisfaction levels were low for people with mental health problems (6.6), unemployed people (6.8), one parent families with children (7.0) and people with a disability (7.2). One parent families with children reported particularly low levels of life satisfaction (between 0 and 4).

Queensland Household income

So, using the OECD research, it seems that overall Australians are doing quite well in the ‘happiness’ stakes. To narrow the focus down to a local level, and still have reliable data, I looked at the Census figures for clues. Given that it’s hard to be ‘happy’ when you are feeling the pinch financially I felt it useful to compare personal incomes for Sunshine Coast residents with those for all Queenslanders. To my delight, I found that between 2006 and 2016 personal incomes on the Coast increased by 41 percent compared to the Gold Coast and the state average overall of 39 percent. So take a bow, Sunshine Coasters, it’s not only an area with a great lifestyle, it is delivering increasing financial rewards for those who live here. c

TIME IS MONEY

RUNNING A SMALL BUSINESS

IS TOUGH

On top of day-to-day operations and working on growing their market, small and medium-sized business owners are hardpressed to keep on top of backof-office functions. One of the most challenging elements of a business to manage is also its most important resource - its people. Aside from recruitment and staff training, development and management, ensuring your people are providing value to your business and paying them appropriately is a critical, but often overlooked, function of your business. Streamlining how your business manages the cost of your staff offers you a number of benefits: • You will save time and therefore reduce the cost of payroll administration functions • You will improve accuracy and reduce errors - again saving time in fixing them • You will have accurate intel on the cost and return of your employees Once a business has five or more hourly-paid employees, keeping accurate records of their work hours is essential. On reaching 20 employees or more, an employee time clock system that calculates time sheets is essential. For businesses with more than 50 employees, a time clock system that can calculate exact awards and integrate with payroll is critical. Finding the right time clock system for each business is crucial; not every brand or system will suit the same business.

WITH AINSLEY COOMBER FROM AUSSIE TIME CLOCKS Aussie Time Sheets is a Sunshine Coast business making national and international inroads into helping other SMEs streamline their payroll functions. “Our time and attendance solutions are designed for small to medium businesses to automate their manual timesheet process and seamlessly integrate with their current payroll software,” said ATS General Manager David Azzopardi.

“Our solutions help our clients spend less time on payroll tasks. This is achieved by eliminating the need to use time cards, cutting out manual calculations, reducing errors and paying employees for the time they’ve worked.” Aussie Time Sheets offers a range of different brands, all with unique advantages. The friendly team can talk through what type of business you have, what issues you’d like resolved by a new system, and what you would like your employee time clock system to achieve. With a focus on the future, ATS is developing enterprise level software to help its Australian and global clients reach their goals. Winning Queensland Government support through the Ignite Ideas fund means that ATS has the opportunity to fast track its new product to market. “The Ignite Ideas funding has provided the platform for us to commercialise our new software solution and compete globally,” David said. ca www.aussietimesheets.com.au

ABOUT AINSLEY Passion for marketing and business management assisted Ainsley to graduate from the University of The Sunshine Coast with

a Bachelor of Business in 2016. Along with a strong background in retail management, this has led her to her role as head of marketing and sales at Aussie Time Clocks. Ainsley enjoys the challenge this position brings and works hard to implement strategies to increase brand awareness, and engaging with business managers along the way, successfully implementing systems that will increase their productivity and save them time and money.

Divorce, Separation & Break-UpS IF YOUR HOUSE WAS ON FIRE, WOULD YOU POUR PETROL ON IT TO PUT IT OUT? NO, OF COURSE NOT! If your house was on fire, would you pour petrol on the fire to put it out? No of course not! Throwing a courtroom drama into the mix of a separation can have the same effect as petrol to fire. Consider these two options: A) Avoid paying high legal costs, with a fixed fee service and negotiate a settlement based on what you are legally entitled to without going to court. Work with a team dedicated to solution solving all your separation problems at a fraction of the traditional lawyer verses lawyer approach and reach a settlement around 4 weeks – 4 months. OR B) Hand over your case to a lawyer who promises to win your case and make the other side pay. Pay thousands and thousands of dollars whilst your break-up nightmare continues for the next 1 – 2 years or more and you may not even achieve what you believed you would at court. Mediation, negotiation, litigation so many ‘tion’ words and what do they all mean in your divorce and separation? When breakingup is happening the tension, fear, unknown landscape of what to do and what could happen coupled with what if this doesn’t or does happen, everything becomes a blur of ‘it’s all to hard’. Friends and family also throw in their opinion, experience and fears into the mix of unknowns.

The good news is that divorce and separation can be a very simple process, it’s just made complicated when you don’t have the right information. Something I didn’t know until after spending tens of thousands of dollars to my lawyer and 2 years of my life in the courtroom drama was that my outcome was already predetermined right back at the beginning. “How could that be?” I questioned all too late. Although family law has many factors influencing the outcome of your matter, one factor that can have as much (or more) influence on the outcome of your case is the approach of your lawyer. Here at Act4Tomrrow we have deliberately partnered with settlement focused lawyers who want to see their clients move forward as quickly and painlessly as possible, remember not everyone in this industry wants to see that happen. I started my business Act4Tomorrow Separation Specialists to help people avoid the traps of the divorce and separation industry. Four years and hundreds of clients later, working with three likeminded law firms we give you the alternative to a courtroom drama, we move you to a settlement within weeks and at the same time we handle all the nitty gritty daily issues between you and your partner as they arise. SECURE ACCESS

Local I.T. Company Secures

ACCESS TO SUCCESS Coming up to his company’s 20th year on the Sunshine Coast, local technology provider Secure Access director, Jason Garland, shares his secrets to longevity and business success.

Jason Garland, director of successful local technology provider, Secure Access, believes longevity in business is all about knowing what drives business. It’s about understanding the unique strategies and objectives of each individual client that you partner with. With this approach, Secure Access has provided technology strategies and systems specifically tailored to the various businesses they work with. “Technology is no longer just a means of record-keeping and sending emails; it also plays a unique role in the modern business that needs to achieve one of two objectives: either to provide operational efficiency within an organisation that will allow the facilitation of growth, or to provide a platform that will engage customers and drive revenue,” Jason said. Geographically, Secure Access’s main service region covers Wide Bay through to Brisbane CBD. Its reach also extends to the Gold Coast and, in fact, almost all states and territories nationally. The company’s support for their clients sometimes stretches even further, with some trading internationally.

Jonathan, Jason and Corrie

as accounting, law and real estate. We also have several strategic partnerships with local Chambers of Commerce.” I asked Jason about the major problems facing his clients, and the methods he uses to help them solve those problems. “The most common issues found with clients we deal with is that they have overcomplicated, inefficient or insecure infrastructures. Working to discover what the key business drivers are, and then tailoring a solution to their needs to simplify and address the identified problems in alignment with business strategy, is what we do best”, he said.

“Our portfolio of clients falls across most of the major economic industries on the Sunshine Coast,” said Jason.

“We have close relationships with our clients as business technology advisors and often engage at executive and board level. We provide regular business reviews to make sure we know their upcoming position in the market, the challenges they may face and to keep them current with technology strategy.”

“Some of the industries we have extensive experience supporting include large entertainment venues and theme parks, GPs and specialist medical practices, the health and fitness industry, construction, education and many professional services, such

One specific business that Secure Access has been able to help was a Sunshine Coast-based consulting company comprising 25 staff. The company works with clients all over South East Queensland, providing design and project management services.

The challenges this company faced included: • Aged onsite IT infrastructure • Frequent server failure causing operational impact • Technology design lacked the flexibility to support future business growth and strategy • Technology did not provide and support the desired administrative operational efficiencies The company wanted to expand into three new geographic areas outside of the Sunshine Coast within a five-year period. They needed to mobilise their workforce and expand into different markets without requiring extensive office space in a set location. Their business objectives were to: • Implement a technology platform that would provide staff access to all of the tools needed for any location and simplify communication. • Ensure the entire technology platform was maintained for maximum operational continuity • Reduce the amount of paper required to be carried by staff between jobs • Invest in technology under an operational expenditure model rather than capital expenditure Secure Access implemented a hybrid cloud solution which comprised of a number of tools, including: • The Microsoft Office 365 suite of tools including Exchange Online for email, calendar and task collaboration, plus Skype for Business for meetings and staff collaboration and Xero for accounts • Secure Access SecureShare Cloud file sync and share solution to provide anywhere access to documents and allow sharing of files with external vendors while maintaining data sovereignty • Secure Access SecureTel cloudbased phone system to reduce call expenditure and provide a flexible phone system that could be used with handsets and also on staff computers and mobile phones

• Addressed internet connectivity with business grade services and established secure communications between locations with next-generation firewalls • Created a standard operating environment based on Microsoft Windows 10 and Office 365 to maintain staff continuity, provide the most productive operating environment • SecureIT 360! Managed support plan to ensure ongoing support and business continuity and provide fixed cost control for support per user. The Outcome • Achieved a productive mobile and connected workforce with ease of communication and access to data on the go and when needed. • Supported the opening of offices in Brisbane and the Gold Coast • Staff now have access to all the tools they need to wherever they need or choose to work. Lastly but most importantly the thing that makes for a successful business is the team. Jason sits at the top, he is Director and chief of technology, he has been obsessed with technology from as far back as he can remember. Jason says, “We have a brilliant team including our two Business Account managers Corrie and Jonathan who both have extensive technology background and are dedicated to delivering strategically aligned technology solutions to our clients while also maintaining close business relationships. You will often see them at many local networking events and supporting great charities. Coupled with a group of outstanding technicians who range in technical ability and qualifications. The team is super important to us as they are the core of the business and not only work hard but they are consistently researching, training and testing current and existing programs, machines and everything I.T. These guys really are the best of the best and we are a lucky company to have them work alongside us.” e www.secureaccess.com.au

end game - an idea of where you want to go with your business, whether it be to build and sell, grow and hold or pass down to the next generation. Once that is determined then we work with you to determine what else you want out of your business, be that time, money or something else. Our aim is to take you to your happy place. We then work with you to determine action steps with accountability to help you reach your goal. If your business is not making you happy, give us a call to see how we can bring back the love. The Sunshine Coast already has a strong local support ethic, however supporting business that are owned by people who live in your town, go to your synagogue or church, whose children go to the schools near you, who donate to local animal shelters and local charities that support your community can help us in more ways than we realise.

DOES BOOKWORK MAKE YOU HAPPY? Happiness means different things to different people; to some it means time with the kids, going for a surf, a game of golf or even going to work. Personally, I love going to work and I get a great sense of satisfaction in marking something off a to-do list. But when things don’t work out, I’m ‘Not happy Jan’! I know this is the same for many others; they love to be able to ‘knock off’ their tasks. This is why The Bookkeeper Hub created our Xero Fix-It Service. There is nothing worse than doing your bookwork to find there is

something you can’t reconcile or know that something isn’t done correctly. This service allows us to get you back on track quickly, so you can get back to doing the things that make you happy (which is usually not bookwork). The Fix-It Service was designed to make it as simple and painless as possible: • You email us your issues; if necessary we will call you to clarify any queries. • We log in to your Xero File and ‘Fix’ whatever it is that’s causing you grief. • We video us doing the ‘Fix’ and once it’s all fixed, we send you a link to the video so you can see how to fix it next time. • Our ‘Fix’ is sanitised, meaning we blur out any personal information and then the video goes into a library of videos that our members can access at any time 24/7. • We guarantee our fix to be completed within 24-hours, Monday to Friday. So why get bogged down with bookwork that you don’t know how to deal with, or something that’s gone a little pear-shaped? For as little as $27.50 per month, you can have access to our Fix-It Service to let you get back to your happy place. DON’T ALLOW YOUR I.T. PROBLEMS TO STEAL YOUR HAPPINESS Vaughan realised at a young age that computers made him happy. In fact, these days nothing makes him happier than solving his clients’ computer problems.

EXCITING NEW ERA FOR CALOUNDRA STREET FAIR 'Every good town is centred around its Bakery'; this age-old adage is cemented into the Australian psyche, with thoughts of fluffy, pastry-coated meat morsels dominating many Aussies' Sunday mornings. Well, we do things differently in Caloundra! Our pristine coastal haven is centred around the iconic Caloundra Street Fair, which has brought fun, happiness and a sense of community to locals and out-of-town adventurers since early 2002. From humble beginnings, with just 20 stalls contained in a single block, the Bulcock Street Markets have grown significantly over the past 16 years and have entered into a positive new era of Sunday trading. Whilst the Caloundra Street Fair has undergone significant changes recently, a series of new initiatives have revitalised the vibrancy and engagement of the Sunday classic, which has doubled the shopping experience. The new configuration allows the Caloundra Street Fair to join forces with the retail shops and become one community, collaborating and enhancing the Sunday experience in Downtown Caloundra. SPORTFIRST Caloundra owner Sean McMichael, situated on Bulcock Street, says the changes have been overwhelmingly positive for his business. “The change has been great; there's plenty of room to move throughout the market and it’s a really comfortable walk. It’s a much better shopping experience now with retailers on one side and market stalls on the other,” he said. “We have always enjoyed the markets and we are enjoying them even more now with the new layout.”

After finishing his Degree in 1992 (B InfoTech), Vaughan decided to go into the food industry and ended up owning a café and running a corner store. This was not his true calling, however, so it wasn’t long before he entered the world of technology instead and, as they often say, whoever they are, he has never looked back. In 2004 he heard the call of the Sunshine Coast; the advert read something like ‘Help! Real IT support needed, cowboys need not apply’. Armed with his loved ones and a desire to provide the unheard of - real customer support and service - Vaughan and his family made the move. He says, ‘Best thing I have ever done’. Vaughan looks after clients in retail, property, registered training

(RTO), Not-for-Profit, financial services (mortgage brokers, financial advisors and accountants), legal, education, aged care, local government and medical. E: vaughan@DetoxIT.com.au P: + 61 7 5406 9000 M: + 61 404 893 432 www.detoxit.com.au

NETWORKING REALLY DOES WORK People really do buy a product or a service from someone they know, someone they like and someone they trust. Think about it yourself; you are thinking about purchasing a new photocopier. You’ve looked on Google and have an idea of what you want;

someone stands up at a networking event you’re attending and shares that they sell photocopiers. You think cool, I need one, so you go and say hello and see if their product might suit your needs. It’s easier than trusting someone on the internet you’ve never laid eyes on, right? When it comes to purchasing a new product or service we are all going to consider someone we have met, over someone we have not. So, if you’re thinking you need to start putting yourself forward and you’d like to hear some great speakers at the same time, join the monthly Key Business Connections breakfast on the first Friday of each month at the Best Western, Birtinya.

THE MILLION DOLLAR HANDSHAKE The ultimate guide to revolutionise how you connect in business and life. The Million Dollar Handshake is about more than making money; it's also about helping you feel a million dollars. First impressions count and few have as much impact as your handshake. A handshake can let the other person know if we are nervous, over-excited, confident or interested in them, and it can tell us so much about that person too, once we learn the signs. A great handshake can lead to a positive outcome, help secure a deal and result in an ongoing relationship. We can make a good or bad impression within just seven seconds of meeting someone. This book shows you how to create a great first impression. It offers advice on how to let the other person see you

are interested in them, and that they can trust and depend on you. It delves into what you do and don't want your handshake to convey. The Million Dollar Handshake will teach you how to communicate better in all parts of your life, starting with those crucial first seven seconds. But the skills you'll learn won't stop there, because as you realise how your handshake reveals who you are, you'll be inspired to make the positive changes that result in better firsttime and ongoing communication with others. MAINSTREAM and ME Maybe you’ve seen ABC TV’s ‘Employable Me’ program. People with disabilities are becoming more accepted in the mainstream and a part of these winds of change is a program called Mainstream and Me.

Mainstream and Me is a multi-regional Information, Linkages and Capacity Building (ILC) project funded by the National Disability Insurance Scheme (NDIS). The project centres on creating awareness about inclusion for people with disabilities and has been piloted in Queensland, New South Wales, Victoria and Tasmania. Mainstream and Me is raising awareness about the many facets of life where inclusion which include people with intellectual disabilities raising children and engaging in employment. The Queensland arm of Mainstream and Me has focussed on employing people with intellectual disabilities in mainstream workplaces. The Queensland agency, Parent to Parent hired eight people with an intellectual disability to be trained as peer educators to present the project to businesses, stakeholders across the state. The Mainstream and Me project supports the peer educators to become skilled presenters and to grow their own skill base. Each peer educator has their own reasons for involving themselves in the project, and the people behind the project have a goal of exploring employment opportunities for all eight peer educators and their peers. The team would also like MAINSTREAM and ME to move beyond its one year pilot stage and are exploring ways of sourcing funding to continue the project beyond its funded period, which will come to a close in June 2018. The peer educators involved in Mainstream and Me (or as they like to call it, M and M) started training in September 2017 under the

guidance of the lead peer educator, Fiona Bryant. They learned how some of the world’s best presenters deal with nervousness in front of an audience and were supported in their training by co-founder of Small is the New Big, Ian Urgate. The training has been of value to the peer educators, some of whom had experienced challenges with talking with people aside from their relatives; in effect, the training has helped them come out of their shells and open up to new people and opportunities. The Mainstream and Me team started to present to people across Queensland in February and has received positive feedback regarding how the presentations showcase the benefits of hiring people with disabilities. Presentations include information such as statistics on the employment of people with disabilities in Australia, myth-busting common concerns about hiring people with disabilities and highlighting a process known as Job Customisation, which is beneficial to both the employer and employee. For every peer educator, a video resume has been created and is shown in each presentation. These showcase a person’s strengths and capabilities and provide insights about the person that are not apparent on a paper-based resume. This helps to break down the barriers to employment.

The peer educators have shared their journey together and have become a strong, confident and professional team. The staff behind the project are dedicated to the project and the supporting each peer educator to attain their individual goals. The Mainstream and Me team is committed to showing Australia how inclusion and diversity not only enhance the workplace, but communities as a whole, bringing their brand of change, one smile at a time. a For more information: P: 1800 777 723 FB: facebook.com/p2pqld/ www.p2pqld.org.au www.mattersmagazine.com.au 53

COOPER SMALL

A BUILDER’S DREAMS IN THE MAKING BY MICHAEL AGNEW

In many ways, Beau Small could be considered an anomaly in the construction industry. A builder by trade turned businessman, he admits that even during his building apprenticeship he was intrigued by the inner workings of business. It’s a curiosity that many of us have experienced. Those of us that chose to explore it often have very interesting stories of the roller coaster ride that is business ownership. Beau’s story is very much an example of this. After finishing Year 12, he knew that the best way he could learn the skills he required was by doing; by learning on the job. He decided to pursue a building apprenticeship. Understanding that it’s often not what you know, but who you know and how you present yourself, Beau took the more direct approach of calling potential employers, asking for a chance to prove his worth. He finally got that chance when his future boss had him work an unpaid trial week that resulted in him getting his apprenticeship. Fast forward 10 years through said apprenticeship, through small business ownership, franchise ownership, marriage and three kids with wife, Prue, and through a move from Brisbane to the Sunshine Coast, and here he stands - an owner and director of the Cooper & Small Group, which is the umbrella company for three rapidly growing construction and manufacturing businesses. Spend a day with Beau and you’ll still see first-hand a relentless drive to learn and grow - attributes he says have been the basis for where he is today. 54 ISSUE 88

“We’re always looking for opportunities to reflect, learn and grow. We set our standards extremely high and after everything we do, we ask ourselves “could we have done anything better?”. We try to be tough on ourselves so we’re always getting better,” he said with a smile.

Estate and Sleepmaker, EFS are putting runs on the board and building a strong reputation in the industry, nation-wide. Many of these projects are supported by business number two, Cabinetry QLD, which locally manufactures all of the cabinetry required to deliver a high-end finish.

“I consider our biggest success to date to be the team that we’ve built. They really embody this attitude and its meant that together we’ve been able to work on some pretty amazing projects.”

Cabinetry QLD also works directly with local architects, designers and builders to supply custom cabinetry for residential and commercial applications.

Equally as important is the amazing support from wife, Prue, which allows him to pursue his dreams. It’s nothing for Beau to get caught up with work and not be home until late. Prue understands this and ensures the family unit is well looked after.

“We’ve set these two businesses up so that they can operate independently, allowing each to focus on their craft. But being under the same factory roof allows us to integrate seamlessly to make sure we’re providing the best possible solution for every project” Beau said.

In no particular order, business number one of three is Entire Fitout Solutions. As the name suggests, Entire Fitouts works with companies to design and install office, medical, retail and hospitality fit-outs. Having recently worked with national brands such as Vodafone, Collette, McGrath Real

“The two businesses allow us to be flexible and diverse. This should hold us in good stead in the future.”

Since 2007 Sutherland Training have offered a broad range of courses with particular attention to quality for each individual participant. You will love the friendly and approachable trainers.

Head down to the recently opened Strike Bowling at The Big Top and you’ll see examples of what can be achieved. Many elements of the cabinetry were manufactured and installed by the Group. “The Strike Bowling project was a great example of how local businesses can collaborate to deliver a great result. We were by no means the only ones working on that project. We simply played our role and delivered on what we promised, as did all of the other businesses involved. The result speaks for itself.” Last, but certainly not least, business number three is the Group’s self-titled ‘Cooper Small’. Operating as a specialist commercial and residential builder, Cooper Small works directly with clients to manage and deliver a wide range of projects. The Group has recently commenced the redevelopment of Nambour Central Shopping Centre, a six-monthlong, $2.4 million project due to be completed in September 2018. “Redeveloping Nambour Central is really exciting for us. It’s a high visibility project, in the sense that it will make a huge impact on the local community and really revitalise the entire block. All of our three businesses will play a role.”

upskill now With multiple projects already locked in for the remainder of 2018, Cooper Small is also hitting its stride in the residential field. One of those projects is Beau’s new family home on his recently purchased 40-acre property in Bli Bli. Due to start within the next month, this is understandably what the Small family is most excited about. It might seem like Beau has a lot on his plate. The fact is, he does. And he’s honest about how he keeps it all under control. “I really trust and rely on my family and team for support. From my managers and office staff to contractors, everyone plays their role and as a group, we can always get it done. It’s high energy and sometimes high stress - that’s what makes it so rewarding.” e www.entirefs.com

FOOD = HAPPINESS

Who’s ever been ‘hangry’? You know, that state of irritability due to lack of food or when you haven’t eaten. Pick me! I am one of those who adores food and can become slightly irritated at the lack of food or if I’m super hungry. Thankfully that doesn’t happen too often. In fact, food makes me happy, so it makes sense for me to own a supermarket, doesn’t it? I believe food takes us all to a happy place because it’s often about sharing special time with family and friends. Through White’s IGA unique locavore program, we love to tell our customers about the journey of fresh and local food from the family that grows it to the family that eats it; that’s you, our wonderful customers. As grocers, our job is to connect the two together. Think about this: our local lettuce grower lovingly nurtures his beautiful fresh produce just 30 minutes’ drive away. Hand-picked quality produce is delivered to White’s IGA and made available for your family to enjoy, often in-store the same day or the very

next morning. Not only is that the freshest lettuce you will ever consume in your life but that beautiful fresh produce has a story all of its own. Produced by a local family and made accessible by my family to share and nourish yours.

Food adds vibrancy to any event but also unites us through sharing. It’s the quintessential ingredient to any celebration, socialising with friends, quality family time, date night or even to take a quick moment for ourselves to refresh and sustain us. It’s essential in our lives to remain healthy but exudes so much more.

Food trends can be driven by emotions and a sense of self - to be fit, healthy, well and happy. I love food for many reasons but the one true sense of sharing and enjoying through connection is what makes me the happiest. ca 2015/16 IGA State and National Retail Excellence Award Winner | 2017 IGA National Community Award Winner | 2017 IGA Hall Of Fame

to help avoid bad financial advice The Royal Commission into misconduct in the banking, superannuation and financial services industry revealed unscrupulous behaviour that has impacted many unsuspecting customers. To avoid this situation, some financial planners have deliberately chosen a path that enables them to always put their clients’ interests first and not be impeded by the requirements and constraints of the Australian Financial Services Licensee (AFSL), through which they are licensed. These dedicated financial planners provide the expertise needed to create wealth and professionally manage portfolios. They build long-term and highly valued relationships with their clients.

THESE SIX QUESTIONS WILL HELP YOU FIND THEM:

Who is the AFSL? Financial planners are licensed through an Australian Financial Services Licensee (AFSL). Find out who the licensee (AFSL) is, who owns the AFSL, what associations they have and whether they own or promote a product. If so, you are at risk of receiving conflicted advice.

What research is supporting the investment strategies and recommendations? Unbiased comprehensive research is essential to provide unbiased specialist investment advice. What research resources does the financial planner use and how independent is it? Will the adviser help you understand how much risk you need to take? If low-risk smart strategies are suffice for you to achieve your goals, why consider higher risk strategies? Borrowing is a two edged sword; it magnifies gains AND losses. Diversification and liquidity help manage the risks. Factor in ALL associated costs such as life insurance. Am I making a sound financial decision? Be wary of the ‘Fear Of Missing Out’ (FOMO) tactic often used by firms that are pushing a product. The HERD Instinct is another trap. We often experience a sense of comfort when acting collectively. Be cognisant of which herd you are hanging out with and be prepared to think independently. m www.archfp.com.au

How much are you paying and how much are others making? Professional financial planners have business overheads and many regulatory requirements. As expected, there will be fees payable by you to receive advice and service. To help evaluate if you’re getting value, understand how the fees and costs work and what you are paying for. To help determine if you are receiving conflicted advice, find out how much all other parties will receive. Is the financial planner suitably experienced and qualified for your situation? With experience comes wisdom, a deeper understanding of how best to avoid pitfalls and manage the risks associated with investing. This is particularly important if you are nearing retirement, or have retired when having personalised, risk-focused management of your capital is paramount. One way of achieving this is through an Individually Managed Account (IMA) which enables the maximum control and transparency. These personally customised portfolios can be reviewed as frequently as weekly.

ACCOUNTING MATTERS

GETTING READY FOR THE END OF FINANCIAL YEAR

- GETTING IT RIGHT BY SHAREE WEBSTER, CA DIRECTOR, HOLMANS ACCOUNTING & TAXATION

Small businesses can immediately deduct the business portion of most assets if they cost less than $20,000 and were purchased between 7.30pm on 12th May 2015, and 30th June 2018. This deduction is used for each asset that costs less than $20,000 ie $19,999, whether new or second-hand, in the year the asset was first used or installed ready for use. Assets purchased prior to 30th June 2018, still qualify for the immediate deduction. SINGLE TOUCH PAYROLL (STP): ARE YOU READY? STP is an electronic method for providing the ATO with real-time payroll data at the time employees are paid. All employers who have 20 or more employees on 1st April 2018, will need to start reporting through STP from 1st July 2018. Businesses with 19 or fewer employees can choose to report through STP from 1st July 2018 but this will not be mandatory until 1st July 2019. Ensure that your payroll service provider offers STP; you may need to update existing software or obtain an additional service. If you have not embraced clouding accounting, now is the time! Here we are in the last couple of months of another financial year. This is the best time of year to look at tax forecasting, strategic planning and tax minimisation strategies. It may even lead to happiness! A review of your year-to-date income is the starting point. Once you know where you are, book a visit to our tax adviser to discuss tax planning and strategy. This will ensure you are getting the best tax outcome for the business, you and your family. Ideally, tax planning will lead to implementing some strategies to take advantage of the tax rules; there are always changes! Tax planning will assist with estimating your upcoming tax payments, including PAYG instalments, so you can budget for them in your cash flow. For business, cash flow is king, so you don’t want to have to deal with unexpected tax payments when they could have been planned for. It’s difficult to write an article about the most applicable strategies for every business and every person is so different. So instead, read on to learn about some changes that are coming to an end or about to commence (based on the date of publication). LAST CHANCE! Immediate deductibility for the purchase of small business assets.

60 ISSUE 88

This year the ATO will be paying close attention to work-related expenses or WRE. The ATO has advised that people are claiming too many deductions based on industry standards; for the 2015 financial year that resulted in a whopping $1.1 billion in income tax. Unsurprisingly, the ATO has now flagged its concerns about inappropriate deductions. While the ATO is always looking at unusually high claims of WRE, this year car expenses, clothing, laundry expenses and other deductions (union fees, home office, mobile phone and internet, overtime meals, tools and equipment) are the categories which will receive the most scrutiny. In line with this year’s spotlight item, the ATO has released the ‘three golden rules’ of work-related deductions. The Assistant Commissioner stated, “Firstly, you must have paid for it and not been reimbursed; secondly, it must be directly related to earning your income and not a private expense, and thirdly, you must have a record to prove it.” CONCESSIONAL CONTRIBUTIONS CAP AND CONTRIBUTION CHANGES Effective from 1st July 2017, the concessional contributions cap was reduced to $25,000 for everyone (regardless of age) and is set to stay at this amount for the foreseeable future. However, from 1st July 2018, the 10 percent salary rule has been abolished. This means that even if you are employed, you can make personal deductible contributions to your super fund. This is great news for those working for international companies or who only supplement personal income with casual or part-time work.

BUT BEWARE, always contact your super fund directly to ensure you are completing the correct forms and ticking the right boxes before depositing any funds. Otherwise, you may end up contributing funds in a manner unfavourable to your situation and it can be very tricky to make back-dated changes in the modern world of real-time reporting! HAVE YOU JUMPED ON THE BITCOIN BANDWAGON? Have you thought about the tax implications of your dabbling? Is the sale of Bitcoin ordinary income or subject to the Capital Gains Tax (CGT) rules? The ATO has stated that Bitcoin is not money, but ‘property’ for tax purposes and must be declared. The Commissioner’s view is that, in most cases, Bitcoin trading will generally be ordinary income where the taxpayer’s intention or purpose of entering into a commercial transaction was to make a profit or gain (for example, if you are a trader). AIRBNB - IMPLICATIONS OF RENTING OUT THE SPARE ROOM OR THE WHOLE HOUSE Renting a room out of your existing property does create some income and tax perks. You can claim expenses and depreciation for the percentage of the area of your house that was available for rent. But the downside is, if you rent out your family home (or a part of it), even just a room on Airbnb, suddenly your family home is viewed differently by the ATO; when you sell it, you may face an ATO tax bill for CGT.

The income you make from Airbnb will usually outweigh the later effect of CGT, but not always. It’s something you need to consider carefully. As always remember, when it comes to the end of the financial year, it’s better to get organised now, think positively about the changes you wish to make and let 2019 be the best year to date for your business. Bring on the happiness!

STOP PRESS – As announced in the 2018 Budget this week, this tax option has been extended another year. m

HAPPY AT WORK...?

How to fall back in love with your job and create a career you don’t want to escape Each year job searches surge in January and February; with approximately 50 percent of Australian workers considering a new job each year, there’s no doubt that careers are top-of-mind for many employees right now. For life and career strategist Bella Zanesco however, this number doesn’t even scratch the surface of how dissatisfied Australians are with their jobs and career.

BELLA ZANESCO

62 ISSUE 88

Bella explains, “For five years I have been coaching people who are unsure about what to do next in their careers and want brutally honest advice from someone who has been where they are with as much as stake as they have. I spent two years conducting research for my debut book, 'Smart

Girls Screw Up Too' - a no-nonsense guide to creating the life you want - and found that work-related issues were one of the main causes as to why Australian women are feeling so uninspired.” “In fact, six in ten would choose a different career if they had the courage to start over, seven in ten don’t pursue what they really desire because of the money, and a whopping 50 percent have a mental health issue relating to their work. These statistics highlight how essential it is for Australians to fall back in love with their jobs, both for their own health as well, as the country’s economy.” To help improve your wellbeing at work, Bella offers her expert advice: • Understand that there’s nothing wrong with staying for the money. If the money you earn in your job gives you the freedom to do what you want outside of work then there’s no shame in staying in your job for the financial stability. However, if your position makes you a slave to your company and you aren’t feeling appreciated, or you're suffering a mental health condition relating to your work, then it’s not worth staying. • If you are considering quitting, write a list. Write down five things you love and five things you don’t about your job. Once you’ve got that down you can decide whether you need to have an honest conversation with your boss or whether you need to look for new opportunities. • Be strict about your work-life balance. It’s important to set boundaries in the first 100 days of a new job and then stick to them. Whether it’s leaving on time every day, or not checking emails after-hours, it’s crucial that you value yourself and your personal time.

• Don’t quit on a whim. Under certain circumstances, if you’re being bullied for example, or if there’s a toxic culture, it’s absolutely okay to quit. But if you’re bumbling along in your job and things are okay, use the time to work out what’s next before making the move. Why? Because leaving without a plan can send anyone into a downward spiral. • Understand what running your own business entails before you commit. Often when people quit their daily grind, they venture off with the dream of starting a successful business from scratch. Don’t get me wrong, if this is what you want you absolutely can, but first, you need to be honest with yourself. If you’re thinking about starting your own company, before you quit your job, register a business name, write a business plan, collaborate with someone or pitch to an investor. It’s essential that you understand and be comfortable with what you’ll need to do, before diving in head first. Dialling back to four days a week and starting a side hustle is a great way to test the waters.

“As daunting as this process can seem, it’s too important not to commit to creating a career you love. In time your wellbeing will improve across all aspects of your life, and you’ll become part of the 15 percent of women who are truly happy with themselves and with their life," said Bella. FINN FRANCHISE BROKERS

SUNSHINE COAST BUSINESS BROKER RECOGNISED FOR EXCELLENCE IN FRANCHISING FOR SECOND YEAR RUNNING! Queensland business broker Dione Mauric’s work supporting Sunshine Coast businesses has been recognised with a win at the 2018 Franchise Council of Australia (FCA) QLD/NT Excellence in Franchising Regional Awards. The Finn Franchise broker, who is based on the Sunshine Coast, received the Multi-Unit Franchisee of the Year Award at the industry awards held in Brisbane last week. The award is in recognition of her work supporting local franchises such as the Coffee Club, Guzman Y Gomez, Pizza Hut, Raw Energy, Ultra-Tune and many others. Servicing the franchise sector, Dione has been with specialist business broker firm Finn Franchise Brokers since 2010, working with businesses in Far North Queensland and Sunshine Coast. She helps franchisees sell their business and franchisors find franchisees for their new sites. Support includes assisting buyers and sellers with valuations, business profiling, due diligence, marketing, communications and contracts. Dione said it was an “absolute honour to receive the award in recognition of her team’s hard work across the two Queensland regions”. “Helping families make life-changing decisions by achieving their dream of becoming a business owner, is something we are very passionate about," she said. “We're a professional services business so it's very important that franchisees understand what we do and the value we can add. So, we spend our time out in the field talking to franchisees on a daily basis, helping them with their exit planning strategies.”

64 ISSUE 88

Len Ferguson, Co-Founder and Director of Finn Franchise Brokers, said Dione’s award was well deserved and she had built a “strong reputation on the Sunshine Coast and Far North Queensland as the first person many franchise owners turn to when considering selling their franchise”. “Dione is one of our first franchise partners and has seen the evolution of our franchise system. Now more than ever Dione is an outstanding contributor to the growth and development of the franchise along with other franchise partners,” he said. Dione is now a finalist in the FCA’s national awards which will be held in Melbourne on October 18. Good luck Dione, we will be cheering for you.

INSURANCE MATTERS

What happens IF ... ?

If a disaster happened and your business could not operate for an extended period of time, would you be able to stay afloat? The sad reality for many is probably not.

The Insurance Council of Australia suggests that up to 70 percent of businesses fail if they did not insure, or fully insure, for business interruption following a significant loss, such as fire.

setup for your business. As most people can appreciate, there are many options and misconceptions in the community about different insurances; it can seem like a minefield.

So what is Business Interruption Protection and how can you be protected?

Just like an accountant or lawyer who provides you with professional advice, based on years of training and experience, a qualified insurance adviser can help guide you and your business’s needs.

Business Interruption Protection is a tailored insurance policy that covers your business’s loss of income in the event of a disaster that prevents your business from operating as normal. Whether it’s due to a disaster, such as fire, or other circumstances, such as machinery breakdown or prolonged phone and internet access disruptions, Business Interruption Protection is a unique policy designed to cover the shortfall of income that you may experience due to these events. It helps keep you and your business afloat. This may include regular business expenses that need to happen irrespective of the functionality of your business, such as:

When arranging insurance, many people don’t seek out advice or fully understand the details of their policy; unfortunately, this can lead to them being under-insured or not insured in their time of need. An insurance broker can give you the advice to make sure you have the right cover for your unique business needs. An adviser will help you assess your business risks and exposures and source the market for a policy that will offer the best cover and value, saving you time, effort and stress and allow you to focus on what is important to you. m Aweso Insurance www.awesoinsurance.com.au

MAKE YOU HAPPY!

In the finance Industry, it is crucial to make the customer’s experience a happy one. Approximately 68 percent of your customers will leave you or your brand if they are upset with their treatment.

WITH YOUR CURRENT INVESTMENT PORTFOLIO? BLUE WAVE PROPERTY STRATEGIES WITH CHRIS PULLEN

Do you have an investment property portfolio? Don’t know where to start? What makes a good property investment and what makes a bad property investment? When investing in property, shares or any other investment, you are investing to better yourself and create wealth and freedom. So how is your current investment property performing? Are you happy with your results? Do you even know what return on your money you are getting? Is it creating more cash flow in your life? Is it creating freedom?

you would get an average of five to six percent on the growth of the property. However, property goes in cycles so sometimes you will get 10 percent; other times you’ll get two percent. Timing in the property market is extremely important; if you invest at the right time and buy a $500,000 property and the market goes up by 10 percent, you make $50,000. If you sell in the downturn then it can create a loss which makes us very unhappy! I prefer to build a property portfolio using advance strategy techniques, where we aim for cash flow, equity uplift, and profits or forcing capital growth. Some of these techniques are helping Blue Wave Property Strategies clients get returns on their capital of 50 percent, which is amazing. Now that is Happy Investing! m

A ‘happy’ investment portfolio is going to be different for everyone; however, getting positive returns is always a good start. You also need to have a plan and goals so you know what you are trying to achieve. The safest investment is a term deposit with a bank, maybe giving you about two percent, which is hardly keeping up with cost of living. For an investment property, I would like to think

PROPERTY INVESTMENT STRATEGIES

RIDE THE WAVE TO SUCCESS WORDS BY SHARI HALL

After 15 years in the hospitality industry, then additional years serving as part-owner and director of a large wealth creation company a one-stop-shop for property investment, financial planning, accounting and insurance Chris Pullen was struggling to work less than an 80-hour week. He was either chained to his desk or flying interstate delivering presentations nationwide, all the while desperately missing time with his family and those precious, irretrievable moments watching his children grow up. How was this success? How was this happiness?

Chris became an expert at developing and strategising diverse property investment portfolios for his clients but where was his plan for creating the ideal work-life balance that equated to both exceptional client satisfaction and personal, family lifestyle bliss? It finally came to fruition in February 2013, when the avid surfer and volunteer lifesaver at Alex Headlands, founded Blue Wave Property Strategies, to educate, inspire and empower others to ride the wave of wealth through property investment. “For us, it’s about inspiring you to achieve your wildest dreams, educating you on the right property investments for your portfolio and empowering you to commence or continue your wealth journey”, he said. Being a professional, time-poor family man himself, it’s easy to understand why this profile forms the majority of his client base - people wishing to build a large property portfolio faster, struggling to pay off that much unwanted owner-occupier debt. He confesses that property investment is not rocket science; it’s a matter of getting the fundamentals right, doing your research and, most importantly, taking action, rather than sitting on the fence due to fear or lack of knowledge.

“AT BLUE WAVE WE WANTED TO DEVELOP A CUSTOMER FOCUS, PROVIDING GREAT INVESTMENT OPPORTUNITIES FOR OUR CLIENTS. WITH A STRATEGY AND A PLAN, TAILORED AROUND CASH FLOW AND EQUITY UPLIFT OR PROFIT IN THE DEAL, WE HELP PEOPLE MAKE GREAT GAINS IN THEIR PROPERTY PORTFOLIO.”

72 ISSUE 88

THE MOST IMPORTANT ADVICE CHRIS HAS TO OFFER ANYONE CONSIDERING ENTERING THE PROPERTY MARKET IS TO KNOW YOUR OWN NUMBERS. How much do you earn? How much do you spend? What kind of savings have you accumulated? What equity do you currently have in property? What are your current loan and credit card repayments? Paying down a personal home loan is a major goal for any investor and is a priority when developing a portfolio. It may seem a daunting overwhelming task but putting a strategy and plan in place is key to achieving not only financial success over the long-term but freedom to live the life you’ve dreamed about. When craving inspiration Chris reaches out to the masters of creativity and innovation, Richard Branson (Virgin) and Elon Musk (Tesla).

“THEY ARE GO-GETTERS AND HAVE MASSIVE DREAMS THAT THEY PUT INTO REALITY,” HE SAID.

BLUE WAVE PROPERTY STRATEGIES

Reflecting on years long past, Chris wishes he had been taught about wealth creation when he was 18-years-old and had started buying properties in his 20s. His advice to current clients is to get into the property market as fast as you can, particularly here in South East Queensland, where there are plenty of opportunities and pockets that are still booming. With the assistance of Blue Wave, understanding the new lending regulations coming from the banking royal commission isn’t such a challenge, and learning when and where to look for the right investment is their speciality.

A mortgage broker, fully licensed real estate agent and financial planner, with decades of experience in multiple industries necessitating outstanding customer service skills, Chris is devoted to helping everyday Australians achieve wealth, freedom, prosperity and the lifestyle of their dreams through advanced property investment strategies. Implementing the correct investment structure to safeguard your income and protect your family’s financial future is one of his main priorities. Understanding a customer’s wants, needs, financial goals and objectives is the main component of designing their unique investment strategies. Teaching clients more advanced strategies, like land subdivision or new construction, helps them capitalise on wealth building opportunities, maximising their investments! Happiness for Chris is providing great communication and great opportunities for his clients, and enabling them to buy their first investment property and eliminate personal owner-occupier debt in less than 10 years. Of course, happiness for him now is also giving back to his community by saving lives at the beach, cooking, participating in any outdoor recreational activities and travelling with his family. From working 60-80-hour weeks to leading a life that provides the optimal work-life balance for him and his family is exactly what Blue Wave Property Strategies does for you. One of Chris’s favourite quotes is from John Lennon:

‘LIFE IS WHAT HAPPENS TO YOU WHILE YOU’RE BUSY MAKING OTHER PLANS.’

He has a plan for you, so you can enjoy your life and simply be happy. www.bluewaveproperty.com.au

BY VICKIE MAGIC

You might already know that my dad, Jerry Exton, was one of the major influences in my life. He taught me from a young age that I can be, do or have whatever my heart desires, provided I let my mind know, provided I can convince my mind that that’s the truth. It’s surprising how we humans can allow our minds to STOP us, to convince us that we are not ENOUGH. Dad definitely taught me the power of the mind, and how it is quite different to positive thinking. I think that positive thinking is believing that your garden has no weeds. You walk out into the garden with blinkers on saying, 'There are no weeds, no weeds, no weeds'. Let’s face it, that doesn’t’ really work, because the truth is that pretty much all gardens have weeds. I believe that the power of the mind teaches us that every garden has weeds and it’s important that we see them and pull those suckers out as quickly as possible. It also teaches us that we shouldn't focus on the weeds; it’s more important that we don’t water the weeds. We must, however, water whatever we want to grow; so we must water the flowers and pull out the weeds quickly. To me, that is the essence of the power of the mind. Focusing all the attention I can on the flowers, to what I want, talking about it, thinking about it, being grateful for it. How many of us constantly water the weeds, talk about them, focus our energy on them, tell others about them, think about them and then get completely consumed by them?

ffer o t o n Why cts a m o d n some ra dness? of kin 74 ISSUE 88

I have found that you really do reap what you sow. The more I give, the more I get. The kinder I am, the kinder people are to me.

I’ve definitely found that watering the flowers brings me more flowers and watering the weeds brings me more weeds.

But even more what I have found is that kissing frogs MAKES ME HAPPY. My dad taught me from a very young age that being KIND is at the root of developing who we are. When we are kind, when we give, when we kiss frogs, so to speak, we reap the rewards times ten. So, have you kissed any frogs today, have you helped someone along their troubled way? Honestly, kindness is one of the most rewarding things we can do. It isn’t hard to be kind but sometimes, because we haven’t practiced it for a while, we think it is. Then we think we have to be selective with our kindness. I’ve found that the older I get the kinder I get, the less judgmental I get. I absolutely believe that every single human is just doing their absolute best in any given moment with where they are right now. And where they are right now depends on where they have come from. The real truth is that you and I have no idea in most cases where the person right in front of us has come from, so we need to give people a break. We need to just be kinder, nicer and less judgmental. You know that

It really sounds so simple, doesn’t it? My dad sang this song lots of times, 'Have You Kissed Any Frogs Today?' Google it on YouTube: Jerry Exton, 'Have You Kissed Any Frogs Today?' Dad was religious and I’m not, but in essence, he taught me a way of being that I am proud of. He once said to me, 'You may not be a Christian but you sure act like one'. I love that because I think that we don’t have to be a certain thing to act a certain way, or even not be a certain thing to act a certain way. I love that we don’t actually need a label. I believe that inside all of us is someone that is kind, someone that wants to give love and someone that wants to receive love. We just get a little messed up along the way; something happens to take our trust away, something happens that takes away our faith in humanity. We can’t believe someone would do that to us; we can’t believe someone would behave a certain way. Kissing frogs is simply about restoring our faith and starting from scratch, giving people a break and not making the person in front of us now bear the brunt of someone that hurt us in the past. It isn’t easy this kissing frogs thing but is it possible. If you hold a grudge, or are holding onto an argument, or holding on to being right, just because you are right, remember that life is short. Give up being right. Give up judging others. Kiss frogs and be kind. f www.themagicsuccessformula.com

No matter how happy we are, we could always be a little happier. BY VICKIE MAGIC The truth is that each and every one of us just wants to be happy. We might say we already are, but if somebody said to you, 'Take this pill and you will be happy for the rest of your days', I bet most of us would take the pill! Why is it that we, as in you and me, continually sabotage our happiness? WHY DO WE DO IT? Over and over we are the ones, most of the time, who stand in our own way. Sure we will often put the blame on others, he said, she said, didn’t say, did this, did that, did the other thing. We say if it wasn’t for this (insert your reason here), I know I would be happy; they are to blame, the incident is to blame. But that’s not true. There is usually only one person that stands in our way, and we see that person every day when we look in the mirror, telling us all the reasons why we're not happy, and usually blaming an incident or a person. I don’t know about you, but I believe that it’s time to stop. BUT HOW? You may be thinking, 'Yep, she’s right, but I just keep on getting in my own way. I just keep on doing exactly the opposite of what I know works and I just don’t know why. What is wrong with me? I’m not normal. Why can’t I be happy like all those people I see in fakebook, I mean Facebook; they have it all, they look beautiful, they are so happy, why not me?' Your happiness (and mine) is there for the taking. We are the ones that continually confuse things. We criticise We condemn We complain We whinge We constantly look for what’s wrong. I certainly know I used to. We are very good ‘rubbishmaking machines’; very good ‘meaning making machines’.

78 ISSUE 88

That person didn’t invite me to that event and that means this about me, and we make up a meaning. They don’t like me. What did I do wrong? What did I say? What didn’t I say? Why didn’t they invite me? They obviously didn’t want me there. We make up some meaning that makes us feel LESS THAN. Sometimes the truth is that they just didn’t invite you, they just didn’t think of you. Or we truly believe that we didn’t achieve something because of something someone else did or didn’t do, often leaving us with the feeling that we are ‘NOT ENOUGH’. We often feel we are never quite what we want to be? Not tall enough Not short enough Not smart enough Not pretty enough Not slim enough Not rich enough Not worthy enough Not this that and the other thing ENOUGH Seriously IT’S ENOUGH. It has to STOP. We are THE THING THAT IS STOPPING US FROM BEING ENOUGH, HAVING ENOUGH. FEELING ENOUGH, IT’S ENOUGH. Are you prepared to make a decision right here, right now for you, that it’s enough? Are you willing to do what it takes to STEP UP AND INTO THE BEST YOU POSSIBLE? You can you know! You actually already have all that you need to be as happy as you want to be, it’s within you. IT’S YOUR HEART. Your heart is love and love is ALWAYS kind. So why are you being mean to you? Why are you telling yourself that you're not enough? I know I spent way too long telling myself that I wasn’t enough.

or f k o o l n a You c wrong or what's n look for... you ca We constantly think that we will be HAPPY when we are SUCCESSFUL. But the real reality is that we will only be SUCCESSFUL when we are HAPPY. BUT HOW? It’s old but true and it comes down to training our mind to work with us instead of against us. You are whatever you say you are - FULL STOP.

SO STOP SAYING THE THINGS THAT YOU DON’T WANT AND START SAYING THE THINGS THAT YOU DO.

You may think that hatred and resentment are someone else’s fault and that you can’t HELP IT. You may think that you just feel how you feel. You may think if this person changed or that person changed, or this or that didn’t happen, everything would be fine. You may think it will be perfect (and you will be happy) when you get a partner, leave a partner, get a degree, get a house, move houses, get a certain amount of money, get a job, leave a job, lose weight, blah blah (insert your 'thing' here) But it won’t because wherever you go, YOU ARE. Unless and until you SURRENDER to you and SURRENDER to everything being perfect just as it is, even when and especially when it isn’t, then nothing will change. You can actually train yourself to find joy in learning the lessons from the challenges life bring. “Glad I learnt that lesson, I’ll have a full coat of armor the next time that sucker tries to pull me down”. We are so good at holding onto the past; some of us are actually still angry about things that happened a very long time ago. We allow stuff from yesterday to stuff up today. Why would we do that? Why would we bring old stuff into the present? Why would we allow something that is not even happening now to wreck our 'now'? We have all done it and we have all known someone that has done it.

The reason is that we are human.

, t h g i r s ' whata choice. t's i

It’s the same with the future; how many of us stress and worry about something that may or may not ever happen in our future? We allow that stuff to fill our minds with WHAT IFs. What if this, what if that, what if the other thing. Sure, stuff happens, life is not all rainbows and lollipops and I'm not saying it is; I'm simply saying let’s only allow the stuff that is happening RIGHT NOW, AND RIGHT HERE UPSET US, not stuff from the past or the future. Just imagine how much HAPPIER we could be if we made that decision.

I can’t believe how long I stayed stuck in my own crapola and that’s the reason I am sharing this, that’s the reason I am so passionate about this stuff. No-one has to stay stuck; each and every human can live with joy, passion and the happiness they so desire.

So, the next time something from the past or the future tries to destroy your amazing wonderful NOW, just become an observer. When you become an observer or your mind, you are no longer trapped by it. Just remove yourself and pretend that you are a friend helping a friend. Talk to teh problem that is trying to enter your now and say, “Nope, you are not welcome, ping off. I am not allowing you into my NOW”, and don’t let it in. The first time you try this, even the second and third, it probably won’t work. But keep on doing it and you will get good at it and pretty soon you will see that you can actually shut the door on that crap.

I see you. I see your heart. It’s full of LOVE. It wants to give love. It wants to get love. It wants to be love.

There is no way I would let something from yesterday or tomorrow upset my today. People are constantly trying to remind us of why we were upset and how we still should be, but what for? So that we can rob ourselves

You are at the steering wheel, you are the driver, you are the designer of your future, and the creator of your destiny.

of our JOY? I say the past is the past and it is NOT WELCOME HERE, the future is the future and we have no idea what it holds.

FEATURE

But you are standing in the way; you think you should look a certain way, or be seen a certain way, or you won't achieve your goals of success.

Forgiveness is the gift that keeps on giving. Forgiveness gives us peace. When you don’t forgive, it’s just the same as drinking poison but expecting the other person to die. It’s actually you that dies, that pain of anger, it slowly kills you. You don’t have to forgive to their face; you just have to say, “I forgive you”. I believe that everyone is just doing their absolute best in any given moment with the tools they have and the tools they have depend on where they have come from and quite often we have no idea where that is. So just let it go and forgive. It doesn’t mean you have to become best buddies, you don’t even have to talk to someone that caused you pain, but if you are searching for happiness, this is the key. If you want BLISS stop being so stubborn. Life is so short. You may have pain right now - I'm not saying our world is pain-free, physically or mentally. And you may not have your life's desires right now. But honestly, when you surrender to everything and accept ‘what is’, everything changes. Be grateful for what you have right now, practice daily gratitude, whatever you focus your attention to you get more of, why not focus on what you want more of. When you begin to look for the gift in the lesson you get from the stuff that isn’t perfect, you will begin to see that it doesn’t matter what happens one iota; all that ever matters is what you make it mean. You and I get to choose that. We can choose it means we are not enough, not loved, OR we can choose that people just do what people just do and it means nothing about us. When we choose that, we maintain our happiness. Who doesn’t want that? I know I sure do. So the next time someone (yes, I mean you) attempts to rob you of your joy, stand up for you. Stand up for your happiness and refuse to budge. Refuse to move, refuse to allow your feathers to be ruffled; imagine yourself putting on your Teflon onesie, and let it slide, nothing sticks to that sucker. I certainly don’t mean be a walkover; I just mean make sure that the meaning that you give things serves you and makes you feel good.

3 BIGGEST MISTAKES BUSINESS OWNERS MAKE WITH FACEBOOK ADS

‘My nephew’s girlfriend did a Facebook ad course on YouTube so she’s running some ads for me’.

‘conversion’ objective not ‘page post engagement’ as this objective targets people who are more likely to engage with your post (comment, like or share).

Whether it’s a business owner having a crack themselves, or an established business spending $50,000 per month on Facebook ads via an agency to manage their campaigns, there are three costly mistakes I ALWAYS see.

Haven’t Invested Enough When you only spent $50 on your Facebook ad campaigns (which most likely have mistakes #1 and #2 above), you’ve pulled the plug too soon. You will need to invest approximately $1500 into your Facebook ad campaigns to gather the necessary data to test audiences, messages, ad creative and other variables. m

These mistakes can have a very negative effect on your Return On Ad Spend (ROAS) in the short and long-term. No Facebook Pixel Installed You might as well advertise in the Yellow Pages! If the Facebook Pixel isn’t installed on your website, you cannot track the performance of campaigns which are directing people off Facebook to your website. If you want to generate leads by sending people to a page to give their email address or book a call, Facebook won’t be able to collect accurate, real-time data or optimise your campaigns for improved performance to lower your cost per acquisition. Using The Wrong Objective The campaign objective you select determines the audience Facebook will promote your ad to. Therefore if you want someone to go to your website to opt into your email list or purchase a product, use the

A workplace injury can have far reaching consequences for you and your family and it’s something many of us think will never happen to us. But what if it does?

Workers Compensation in Queensland Thankfully, workers in Queensland are fortunate to have the protection of one of the most comprehensive workers’ compensation schemes of any Australian state or territory. Under the Workers’ Compensation and Rehabilitation Act 2003, a ‘worker’ is a person who works under a contract and is an employee for the purposes of assessment for PAYG withholding under the Taxation Admini stration Act. Psychiatric Injury Where a psychiatric injury is concerned, there is strict criteria in relation to the type of injury claims that can be accepted. It is always wise for a worker to seek advice about their circumstances before lodging a claim. This will allow them to assess whether their circumstances will fall within the definition of an ‘injury’ under the Act. Pre-existing conditions Where an injury suffered by a worker is an aggravation of a preexisting condition, it does not necessarily exclude benefits being available but will limit the acceptability of the injury by WorkCover only to the extent of the aggravation caused by work. Time limits apply so it’s important to act quickly The Act sets a time limit for applying for compensation as six months after the entitlement to compensation arises. However, it is important for a worker to lodge their application within the first 20 business days. What happens after acceptance of a claim? Once an injury has been accepted by WorkCover, they will fund reasonable rehabilitation services including paying for medical and rehabilitation treatment and lost wages.

LEARN TO ZIP UP YOUR TEFLON ONESIE

aL d ie s Re tre a t

Where a worker does not make a full recovery from their injury, they will generally be assessed by the insurer, so they can make a lump sum compensation offer which will be based upon the degree of ongoing impairment (called a “DPI”). At this point of the claim, a worker will have to decide to accept either a lump sum from the insurer or pursue damages. Once they make this decision, it cannot be undone, so it is critically important that workers understand their rights before choosing which path to take. The consequences of making an uninformed decision may last a lifetime. Seek professional advice If you, or someone you know has suffered an injury during your employment, you will need to lodge an application quickly. Keep documentation regarding treatment costs and other “out of pocket” expenses and seek advice from a lawyer, especially if it looks as though the injury could have ongoing consequences. There are generally, no fees for initial consultations and you will have a much better understanding of the process. ca To find out what makes us different, go to www.schultzlaw.com.au

I’VE BEEN INJURED AT WORK... where to next?

DO MORE OF WHAT MAKES YOU

BY VICKIE MAGIC

Have a think about it. What does make you happy? Do you ensure that you take some time to play in the mud? Sometimes being a little bit naughty is a good thing! You know what, life is meant to be a game, it’s meant to be fun. DO YOU HAVE FUN? Have you been taking life too seriously, and not enjoying it as much as you should? Do you think it’s time to turn up the FUNOMETER? Then read on. The truth is whatever you say the truth is; I say that over and over and over, but honestly. It starts in your mind, your thoughts, your decisions, and then with what you say. Whatever you say with your mouth, your words, they are your truth. So if you say, “I never have any fun” or “My life is not fun”, then chances are that is absolutely your truth. What comes first, the chicken or the egg? Whatever you say is your truth and then all there is left for you to do is to live that truth. So, if you want to change your life, even a little, it starts with your thoughts and then your words. Start by telling yourself, “My life is full of fun, my life is perfect” - even if that isn’t true for you right now. Now, you might say “that’s stupid”, I’m not going to say what’s not true but honestly, everything starts with what you think, then what you say, then what you do. If you say, “I am boring, my life is boring, my life is crap, I am not enough, my life is not enough” blah blah blah, then you simply have to live that 'truth'. It's not hard but won’t make you happy either. On the other hand, if you say, “My life is magical, my life is amazing, my life is fantastic”, all you have to do is live that truth. It must start with your words; it must start with a decision from you that that is what you want.

HAPPY IS IT WHAT YOU WANT? You know it is and yet we, you and I, constantly self-sabotage our own happiness and we do that by reminding ourselves of what we are NOT; what we don’t have, what we can’t do, what we don’t want. Then, of course, what we focus on grows so we end up, through our own actions and thoughts, getting even more of what we don’t want. What if we focused instead on what we love, what we do have, what we want? I can tell you without a shadow of a doubt, this is how we get more of what we want; this is how we begin to truly live into that life we are searching for. Try it for a bit; focus every single bit of your attention on WHAT YOU WANT, not what you don’t want, which believe it or not is what most of us do. Did you know that our minds focus four times MORE on the negative than the positive? FOUR TIMES MORE. That means if you are going to flip this, you are going to have to put some concerted effort into doing so. You are going to have to work at it.

PLAY IN THE MUD PLAY GAMES DO SOMETHING THAT MAKES YOU LAUGH THAT MAKES YOU HAPPY ACTUALLY look at the things you are doing. What plans do you have this weekend? You’re not working, are you? Even if you are, take some time out to ensure you do something fun, something you enjoy, something that will bring a smile to your dial. You only ever miss (FOR ABSOLUTE CERTAIN) the shots you do not take, right? Take the shot, sure sometimes you will miss, but sometimes you will get it in. And guess what, the more shots you take the better you get and then one day, whamo, you wake up and you are one of the best shooters on the planet and you didn’t even see it coming.

DON'T PUT THE KEYS TO YOUR HAPPINESS IN SOMEONE ELSE'S POCKET. 86 ISSUE 88

, DON T WASTE IT.

SUDDENLY YOU ARE HAPPY. You pinch yourself and say wow, I can’t believe how lucky I am, I can’t believe this is my life. It's everything I ever dreamed it could be and more. Seriously, don’t be so serious. You can be successful and happy; in fact, I would like to tell you that happiness is one of the TOP, if not THE top ingredient needed to be successful. Yes, being successful doesn’t make you happy, being HAPPY MAKES YOU SUCCESSFUL. Right now I can tell you that I wake up every day and pinch myself to believe how happy I am, how lucky I am; I am married to the man of my dreams, I have two children I could not possibly love more, I live literally less than one minute from the beach. I have a fabulous family, the most amazing friends and I look in the mirror and love who I see. Life couldn’t be much better, but it wasn’t always this way. I used to wish I could be like other people; I wanted to be smarter, slimmer and happier. I wished for all the things I didn’t have and that made me unhappy; it made me feel like I was not enough. This all changed once I learnt the trick of realising everything was perfect - even when it wasn’t. Once I started to see what was before me as perfect, to love my family, my life and MYSELF just as I was, EVERYTHING started coming up roses! Everything started to look pretty and make me smile. Sure, I still don’t have everything I want, but I sure as hell have all that I need. You do, too. f www.themagicsuccessformula.com
